I definitely will recommend Kimberly to any of my friends and loved ones as she has been so amazing through this first time home buying experience. We truly could not have asked for a better experience from Ponce & Ponce Realty. From the very…read morebeginning, our realtor, Kyle Yaross, gave us the best first impression and immediately stood out from every other realtor we had spoken with. While others seemed focused on getting us to commit and jump into the process right away, he never pressured us. Instead, he earned our trust and our business simply by being genuine, patient, and truly interested in helping us find the perfect property. As first-time homebuyers purchasing both our first home and a rental property, there was so much about the process that was completely new to us. Kyle walked us through every step, answered all of our questions, explained things when we didn't understand, and made sure we always felt comfortable and informed about the decisions we were making. He consistently went above and beyond for us. Whether it was pulling multiple lists of properties that matched exactly what we were looking for, or spending an entire day taking us from property to property, he was always helpful, patient, and somehow always had a smile on his face. We never felt rushed or like we were just another client. What we appreciated most was that we genuinely felt like he cared about finding the right property for us, not just making a sale. His genuine interest in what we wanted is what earned our trust and commitment to working with him, and that meant so much to us with something as important as purchasing our first home and investment property. We honestly couldn't imagine having gone through this experience with anyone other than Kyle. He made such an important milestone in our lives an incredibly positive and memorable experience, and we are beyond grateful for everything he did for us. We would recommend Kyle without hesitation to anyone looking for a realtor who is knowledgeable, hardworking, patient, genuine, and truly cares about his clients. Thank you Kyle for helping us find the perfect place to call home, helping us take our first step, and for being such an important part of this journey!

Manager Certification Disclosure. Managers are not required to be licensed. Instead, as provided…read morefor in Bus. & Prof. §11504, managers of common interest developments (CIDs) must annually disclose to the board of directors of the association the following information: 1. Whether or not the CID manager has met the requirements of Section 11502 so he or she may be called a certified common interest development manager. 2. The name, address, and telephone number of the professional association that certified the common interest development manager, the date the manager was certified, and the status of the certification. 3. The location of his or her primary office. 4. Prior to entering into or renewing a contract with an association, the common interest development manager shall disclose to the board of directors of the association or common interest development whether the fidelity insurance of the common interest development manager or his or her employer covers the current year's operating and reserve funds of the association. This requirement shall not be construed to compel an association to require a common interest development manager to obtain or maintain fidelity insurance. 5. Whether the common interest development manager possesses an active real estate license. and Management Agent Disclosures. Civil Code § 5375 What we like about voluntary certification of common interest development managers is that they claim to know better but still don't act as if they know the law and governing documents, much less business ethics which are taught in their networking trade unions. Disrespectful of common interest development members, refusing to provide notice of meetings required by law, and misrepresenting and concealing important facts including law and governing documents to members and vendors whether insurance providers, contractors or employees. What's wrong with this is explained in the optional common interest development manager certification process. Law requires disclosure to HOA directors prior to completing a contract with them. Neither TITAN nor any REALTOR handling our particular HOA business for them disclosed timely and adequately that they were NOT certified. And they use a bargain third-party "APFOLIO" service-- like ordering fast food, these days in that it maximizes profits and minimizes contact with Members. The law says particularly out-of-town owners aren't required to agree to website postings rather than disclosures and all general notices via individual deliver via US MAIL to two (2) addresses if preferred at no additional charge to the HOA or members but TITAN pretends that's not the case. And directors at a couple of APFOLIO-customer HOAs behaving the same way are either illiterate, weak, or complicit in supercilious managers secretly operating including vague agendas. The latest was a citation and fine for the water system not being fully disclosed and misrepresented as have other water system problems such as Boil Water Orders and the presence of lead due to inadequately maintained plumbing. But that's what members can get with their money spent on HOA-lawyers to justify it and silence criticism. It's what's wrong with too many homeowners associations. If independent rather than do-it-yourself HOA management is what's wanted, then using a REALTOR is a bad idea generally due to too many conflicts of interest. Interview prospective managers and expect disclosure of whether they've "certified" prior to completing a contract with one. If you catch one having lied about anything then recall a board of directors that won't remove and replace them. My wife and I speak from more than 50 years of combined experience as such California corporation members, directors and officers most of which was in better times.

From high turnover, to working with so many different people, to bad communication etc. This was just scratching the surface. The year working with them was HORRIBLE. I even reached out to their manager and left a message to talk through some concerns. I politely asked for 15-20 min of his time on a call. Days and weeks later, I never got a call back. There were multiple mistakes on our listings we had to point out, no ownership of mistakes but rather people getting on defensive, pointing the finger back, no proper annual inspections (no reports at all), lack of management support or completely ineffective management support. Derek Lowe (Manager) only came in at the very end to escalate the situation rather than make it better. The company also lacks integrity. They kept referencing a valid Property Management Agreement that did not exist. I honestly don't understand why management and ownership were copied on so many emails in the past 3 years; they never actually helped with anything, ever. Jan the owner never reached out once. They just like to collect their 7% a month but do nothing to maintain a strong relationship with their customers. If I could give Hudson Property Management 0 stars, I would. I checked it out as it was being remodeled and I liked it for the price that I was initially quoted from the landlord. My problem with this property manager is that their new property manager Griselda is unprofessional. She didn't answer my pest control request until a month later when I called and only texted back responses like at 10pm at night telling me that in the future that I will have to pay for pest control when that is not what my lease agreement says. I didn't realize it at the time but my unit is constantly getting earwigs and spiders all over the house and even as I'm showering. I have to keep an eye open just in case a spider lands on me.... I was BIT by an earwig while sitting in my living room out of nowhere so obviously it is a needed maintenance. Why am I being penalized for it? I've never had this experience with any other complex. Update: I got a text back from the property management with a different tone. I contacted my landlord who resolved the problem so I will give a Star for that.

He impressed me with his knowledge of specific neighborhoods and his drive to find us a house fast. He went to open houses with us, scheduled showings that we attended, and helped us to submit multiple offers. He was lightning fast with paperwork, and if we ever had any questions about anything, he responded super quickly. I'm so thankful that we got to work with a realtor like Dan. If not for him, I'm not sure that we would have been able to find the right house for us. Because of Dan's help, we found a house that met all of our needs and we just closed this past week! Yay!
