I hired Total Home Inspection to inspect a condominium that I am buying, and I am very pleased with the details in the report issued by David Jenkins. It is both thorough and easy to understand, and it includes much more than I expected. Along with an in-depth inspection of the condo unit, David also inspected what he could access of the entire building, including the grounds, roof, crawlspaces, and every breezeway. His report doesn't just show my unit's needs; it also contains information about possible issues at the other end of the building, which could lead to future HOA assessments. I originally choose Total Home Inspection for three reasons that impressed me: David's credentials, a sample condo report available on Total's website, and the immediate attention I received during a holiday, which is detailed next. The seller had accepted my offer to buy this condo on Thursday, the night before Christmas Eve, and I spent a good part of that evening researching several home inspectors. Then on Friday, the morning of Christmas Eve, I contacted Total and three other companies by email, and David responded within 15 minutes. I asked him a few questions about his experience, and he offered to have a member of his team contact me about pricing and availability as soon as possible. I was expecting the next contact to be Monday, but instead, it came on Sunday, the day after Christmas! To anyone looking for an inspector with plenty of experience in condominiums, I highly recommend David Jenkins and Total Home Inspection. We just had David come over and do an inspection on a home we currently are living in and may decide to buy. We had concerns about a few things but I did not tell David what they were initially because I wanted to see if I was paranoid or if the issues I was seeing were legit. I hired Total Home Inspectors to perform a pre-purchase inspection on my home in Birmingham. David, a seemingly knowledgeable guy, explained the process his company uses to inspect a home. After understanding the process I agreed to allow him to perform the home. I reviewed the inspection report and moved into the home based on his assessment. after being in the home 2 days I found major inconsistencies with David's report and the true condition of the home. His company failed to identify plumbing issues and a broken window latch which poses a risk to my family. There are several other company's in Birmingham that I would recommend you use over these people. Their name 'total home inspection' does not lend itself to what you actually receive when the report is issued. I will follow up with a formal complaint to the state licensing board with regard to these issues as they are egregious and should have been caught. read more

I would like to respectfully inform potential homeowners of a negative and unprofessional home roofing inspection experience on July 25, 2016. The contractor I hired was Total Home Inspection LLC. The person representing Total Home Inspection LLC was David Jennings. Mr. Jennings and I had a verbal agreement to address my concerns about my metal roof, focusing on the peak areas of the roofing structure and any and all issues of concern which I brought to his attention. He assured me that he would climb on top of my house and on top of my roof in order to visually inspect the holes in my roof that were located along the peak of my roofline. Upon his arrival, Mr. Jennings was unable to climb on top of my house. And for his failed attempt, I paid $200. He did not offer to refund part or all of my $200 roof inspection fee. Nor did he recommend another inspector who could successfully complete my request. Instead, he took my money and left me in the same position as I was in before hiring Total Home Inspection LLC. A credible, professional, and honorable home inspector would at least apologize for not fulfilling our agreement and offer a partial refund for his inadequate attempt of a proper home roofing inspection. I seek to warn and inform anyone considering hiring Mr. Jennings and Total Home Inspection. I do not recommend hiring Dave Jennings because he did not keep his word to me. I hired Mr. Jennings to climb on top of my roof and inspect it. Before I hired him, I spoke with him over the phone and Mr. Jennings told me that he would climb on top of my roof to inspect the holes in my roof that I was unable to physically reach and inspect myself. These holes are located at the very pinnacle of my roof. When Mr. Jennings agreed to climb on top of my roof so he could see all of the problems, I decided to hire him. I specifically hired Dave Jennings because he agreed to climb on top of my roof. It was THE reason I hired him. I had previously hired an inspector who would not climb up on my roof. Instead, he inspected the lower portions of my roof that could be inspected from a ladder or from a balcony or without having to climb up on my house. Thus, I already had a written inspection report documenting the problems on the easier to reach portions of my roof. I hired David Jennings and Total Home Inspection to inspect the harder to reach portions of my roof, the parts of my roof that weren't covered by my first inspection. I made the mistake of paying Mr. Jennings the $200 inspection fee in advance. When he arrived at my house at the appointed time, he attempted to climb onto my roof but he failed. So Mr. Jennings only inspected the lower and easier to reach portions of my roof, the same portions that already had been professionally inspected by another company. Instead of acting honorably and telling me that he could not inspect my roof as he previously promised and cancelling the inspection, he carried on with the inspection regardless. There was nothing that I could do because I had already paid him. I just hoped for the best and hoped he would offer to refund part of my money. Mr. Jennings failed to keep his commitment to me and climb on top of my roof and inspect all of the poor workmanship and holes in my roof, as he had previously agreed to do. Knowing this, he did not offer me a discount or refund any of my money. Mr. Jennings charged me $200 to inspect my roof but he did not truly or honestly inspect it because he did not climb on top of the roof on my house! He said that he would, but he didn't! He gave me a roof inspection report which I consider to be useless and worthless and kept all of my money. How can Mr. Jennings claim to have inspected my roof when he admits that he didn't climb on top of it? When David Jennings left my house, he failed to address or even mention the most serious leaks in my roof because he never even saw them or knew of them. I knew the problems existed because a previous roof contractor had climbed on top of my house and taken pictures of the holes. And this is precisely why I hired David Jennings. I hired him to inspect and document the holes that were in my roof on the top of my house. But David Jennings never included these holes or other serious problems in his inspection report. My advice is not to hire Mr. Jennings or Total Home Inspection when there are so many other home inspectors that you can do business with instead.
