Rude and discourteous service are the norm. After having our application approved, we submitted photos of issues that required immediate correction. Within the hour they did a 180 and stated 'this won't be a good fit'. FYI, as a client you should never feel forced to accept a property with issues. The axiom the client is always right is not the way Avalon does business. I feel sorry for the owner of the house. He has trusted folks with his property that are not taking good care of it and worse, turning away qualified clients. We took our money and thanked God that they were not ours landlords.

I was looking to find tenants for my home when my wife and I were moving out of state for a new job. The property management staff promptly made an appointment to come by, do a tour of the property and take pictures. The person who came (John I think) came by and went over the terms of the management agreement. I decided to take advantage of the full package where they would find the tenants and manage all aspects of repair for the property. This seemed like the easiest for me as I wanted to be as hands off as possible with the management of the tenants. Their fee is pretty straightforward and their organization of documents and owner statements helps keep my life easier come tax time. It's easy to set up a direct deposit and the payments are collected and deposited in a timely manner. They will even agree to take and manage HOA payments by deducting them from the rent paid. When an issue comes up like a repair is required, or a homeowner's association notice is issued, they are quick to email and eventually follow up with a phone call. I've only had one "issue" with them. They received a homeowners association notice that my walls were dirty and needed to be repainted. Avalon Management quickly took note of this and got a quote for a new paint job. The quote came back pretty pricey. Instead I asked them to get a quote for a power wash and have the HOA reevaluate if the painting still needed to be done. Turns out, that's all it took was a nice power wash of the wall. Overall I'm pleased with Avalon Management and have even recommended them to a couple of my friends.

The Consumer Review Fairness Act (CRFA) signed by former President Obama, protects people's ability to share their honest opinions about a business's products, services, or conduct, in any forum, including social media. My mother and I hired The Carvajal Group/VIP Home Rentals LLC in 2021 to get a tenant for my 84-year-old mother's property. They got us a renter, and 4 1/2 months later, they wanted out of the lease to buy a house. I immediately called Jim and let him know what was going on, and he didn't say anything that he was in the process of selling or getting into the process of selling them that house. the following month in November Two of the three tenants closed on a house that jim and and Deena sold them. but again jim stayed quiet and did not say a word to us about this transaction. Ten weeks later, two of the three tenants abandoned our rental, and the other called in to say they could not afford the rental anymore. We called Jim again and explained what we were going through with the tenants, and again Jim stayed quiet and kept it a secret that he and his wife had sold the tenants a new investment home. Because of the lack of transparency from (Jim and Deena) Brokers at The Carvajal Group, my mother thought that the tenants were really going through a hardship. But 2 out of the 3 tenants had enough money to purchase a $391,000 new town home for investment from Jim and Deena. Jim and Deena made under $24,000 in commission based on the normal 6% commission rate. Since they where the listing agent and dealt directly with the tenants one on one. In addition, since me and my mom was not made aware of this transaction, that the tenants had purchased a rental investment property with renters from Jim and Deena, she or we went ahead and forgave the tenants @ $2500.00 worth of damage and penalties. They only paid us a part of the full amount since we credited as mentioned above about $2500.00. Three months later, the tenant called me about an issue regarding a rental property she had purchased. After my conversation with her, I was intrigued to know who had sold them that property. I searched and I was disappointed to find out it was The Carvajal Group and very upset that they kept it quiet and secret all along, even after contacting them in October about the tenants intentions to break the lease and buy a new home.. I contacted Jim very upset about what had transpired and he denies any wrongdoing whatsoever for his lack of transparency, honesty and integrity in what we believe should have been brought up to our attention. This was his response: "Good morning George, the response was already given on the original thread." As I mentioned before, we've done nothing wrong. My 84-year old mother was affected by this because of all this. Jim will not say why he and his wife keep this all a secret. Why did they not look out for my 84-year old mother's best interests, who was their client as well? if we wouldn't have listed the house for rental with the carvajal group, they probably wouldn't of had this great opportunity to sell the tenants a $391.000 Investment property without another realtor involved. It was thru our rental that was in excellent shape that got the attention of the tenants. The least thing Jim and Deena could have done is let us know what was transpiring underneath our noses. All he to do is just let us know. We were not going to get involved what so ever in the sale. But we believe if 2 out of the 3 tenants responsible for the rental where able to buy a $391,000 house from The Carvajal Group, then they could have afforded to pay all damages of the lease with us. Why did they (The Carvajal Group)(VIP Rental Homes keep it hush hush? They won't tell us why they kept quiet and they won't offer for my 84 year old mother anything to make up for what happened or for the money she lost for their lack of transparency on this whole ordeal.. After an 11 year old friendship we have decided that we will "NEVER" again hire or recommend The Carvajal Group or VIP Rental Homes LLC. This has really been a very regretful experience...

    Do you want to guess what's going on with your home sale or purchase? Have to constantly ask…read morequestions because your realtor (and an entire team) won't proactively communicate with you? Want to sit there every night and wonder if you are actually getting proper representation? Then maybe these folks are the right realty agency for you! It's sad. We interviewed 3 realtors and felt really good about hiring Carvajal. But, they are merely reactive rather than proactive agents. Extremely passive. It saddens me to have to put this in writing, but I feel this needs to be pointed out to potential customers. Mind you, right down to the closing, I had to text the agents to find out what was happening! Every day was a new day to ask "What the h*ll is going on?" Right up to the closing - Did the buyers' walk-through go OK - I had to ask since no one said anything of course? We didn't know, they never said. The next day, closing day, I finally had to text and ask is everything going forward??? Why should we be proactively be informed about that, right? Yes they said and also promised to "follow up" with the title company "shortly after" the 2 p.m. close where the buyers were signing (that was at 11:53 a.m. today). No word back of course - 2 p.m. came and went and so at 4:53 p.m. I had to yet again text and ask if everything was done or not. "Yes everything is completed," was the reply. It's like slowly, painfully pulling teeth. I WOULD NOT WISH THIS TYPE OF SERVICE ON ANY ONE. Particularly given how stressful selling a home and buying a home are - in fact we fired them from the buying transaction that were sort of working on with similar enthusiasm a month ago. That's how bad things were. In short, I CANNOT (and will never) recommend The Carvajal Group. Again, it's so unfortunate, but they were paid good money for what I see as disservice. To this end, we contracted with the company "RentWorks" to be the property managers for our home in Avalon Park. They were the property management division of the Century 21 agency in the same location. Jerry, the agent my wife worked with was amiable enough, but seemed a bit flighty - though this seems to be a common trait among Real Estate Agents. He delivered on his promise though, and found us good tenants in just a few weeks. And then it all went downhill. At some point over the next year, Rentworks became Selective Realty. As I understand it, Jerry departed the company, or was otherwise no longer working in the Property Management division. As will happen with homes, some small issues came up over the year. The agent we dealt with was slow to respond in communications, and came to us with stories that would change from one conversation to the next. Since we are out of the state, we rely on the agency - who IS local (less than a five minute drive away) to be our eyes and ears on the ground. The worst issue we have had with them is them charging us for repairs that they have made, but never received our authorization for. The first instance of this was last year when the tenants became concerned with some water seeping in near the back door. The back porch of the house has always been damp, so this was not completely unexpected. But before permitting repairs, we wanted a handyman take a look and provide an estimate. Since we had recently parted ways with our other handyman, Rentworks/Selective Realty said they had one that they usually used. They were sending "American Pro Maintenance". We would later look up this company, and only be mildly surprised to notice that the address for "American Pro Maintenance" was the same address as Selective Realty and Century 21. The handyman was instructed to visit the premises, inspect the damage and report back his recommendation and estimates. Depending on the severity, we would decide how to proceed, or if it was even necessary to proceed. A day goes by, and no word back from Selective Realty or their handyman. A few days go by, and nothing. No response to our communications with them either. Finally after a few weeks, we hear back from them. The handyman had performed the repair and the fee would be taken out of the rent. Wait. What? The tenants were worried that they would be held liable for the damage, and they and the handyman decided it was necessary to perform the repair immediately. They charged us $220 to install a weather strip ($15 from Home Depot). We asked why we had not been notified as he had been instructed, and just kept getting the same line back about it having been "an emergency". Even if it had been absolutely necessary, a two minute phone call from any one of the involved parties should have been made. Selective Realty offered no excuse and no apology, only acknowledging our instruction that NO REPAIRS ARE TO BE MADE WITHOUT EXPLICIT AUTHORIZATION IN THE FUTURE. And yet, here we are again... With another fee for a repair that we never authorized. When we received our rent payment, there was money missing. Checking with the agent, we learned it was for a lock replacement. $150 for a lock replacement ($50 from Home Depot). At first we were told that it was the back door, and the agent wasn't sure if the key had been changed. Then the story changed to it being the front door, and confirming that the key had not been changed. Once again, no excuse and no apology. Well, I'm sorry. I'm sorry we ever hired this company. All we asked for was to be notified of issues PRIOR to repair. In both cases, we WOULD have authorized the repair, but we were not given the option. In short, Selective Realty got us good renters, but has been a terrible property management company. Look elsewhere for your property management needs.

    My experience with Rent Works has been very poor. My primary issue with this company is the…read moreinability of Rent Works to respond to requests for service, account questions and Association inquires in a timely manner. I live out-of-state and require a management company to deal with these questions and concerns without my support. For example, when the neighborhood Association had noted a violation at my property, numerous attempts to contact Rent Works to resolve the issue were unsuccessful. In fact, I had to work with the Association representative and the tenant to resolve the violation myself. Rent Works may be a better choice for locally-based property owners so that communication with the company can be conducted in person.

    Not a fan of this property management company from a renters perspective or an owners. We've had…read moreissue upon issue with the lawn company, and because it's not a service they handled, correcting it has been a pain in the butt. Also, when we first moved in, there was an issue with the AC and they said it was our fault because we had not cleaned the filter, but we had JUST moved in. Also, their "grace" period is until the 4th, not the 5th. Late fees are 5% and 10 dollars per day and if they are closed for a holiday and you are late with the rent due to that holiday they still charge a late fee. I don't think that's even legal and will be looking into it. As far as from an owner's perspective, I don't think they pass along complaints to the owner at all. Not happy that we still have almost a year with this!
