Avalon is considered a good neighborhood in Orlando. Though this assumption is generally true, avoid at all costs taking a property run by Avalon Management. Rude and discourteous service are the norm. After having our application approved, we submitted photos of issues that required immediate correction. Within the hour they did a 180 and stated 'this won't be a good fit'. FYI, as a client you should never feel forced to accept a property with issues. The axiom the client is always right is not the way Avalon does business. I feel sorry for the owner of the house. He has trusted folks with his property that are not taking good care of it and worse, turning away qualified clients. We took our money and thanked God that they were not ours landlords. read more

I've been using Avalon Management for going into my second year now. Overall I'm impressed by the level of professionalism and response from the entire staff. I was looking to find tenants for my home when my wife and I were moving out of state for a new job. The property management staff promptly made an appointment to come by, do a tour of the property and take pictures. The person who came (John I think) came by and went over the terms of the management agreement. I decided to take advantage of the full package where they would find the tenants and manage all aspects of repair for the property. This seemed like the easiest for me as I wanted to be as hands off as possible with the management of the tenants. Their fee is pretty straightforward and their organization of documents and owner statements helps keep my life easier come tax time. It's easy to set up a direct deposit and the payments are collected and deposited in a timely manner. They will even agree to take and manage HOA payments by deducting them from the rent paid. When an issue comes up like a repair is required, or a homeowner's association notice is issued, they are quick to email and eventually follow up with a phone call. I've only had one "issue" with them. They received a homeowners association notice that my walls were dirty and needed to be repainted. Avalon Management quickly took note of this and got a quote for a new paint job. The quote came back pretty pricey. Instead I asked them to get a quote for a power wash and have the HOA reevaluate if the painting still needed to be done. Turns out, that's all it took was a nice power wash of the wall. I began searching for a home in the Avalon Park area and found a home with a move in date that was perfect for my family. Began the lease process to only find an email that the move in date has changed to the following month. The Management offered nothing but sorry, but we can refund your application fees and deposit if you do not choose to stay with this home. Unfortunately, we could not make it work. It would be additional money for this mix up that the Management Company and/or current Tenant caused. My complaint is that they are now stating they canot refund my application fees as well as processing fees when making the deposit. It is not my fault I am not choosing this house now. It is all on them and I should not have to suffer and be out over $200.00. I will be speaking with lawyers. read more

This property management has some of the rudest, unprofessional, and useless staff working there. One particular employee speaks in a very condescending manner. How does this management company continue to keep individuals like this employed there, who have to deal with the public. Orlando, Florida has become a melting pot. There are all kinds of people moving to this state everyday. People should be treated with dignity and respect regardless of age and ethnic background. Thank God we found out how this company operates before doing business with them. I called to request a showing of a home they had on their website. The home was available on 6/10 and our current lease ends on 7/31. We have no problem if the leases overlap by a month if the property suites our needs. They would not show us the property!! The man that answered the phone actually said it would be a waste of his time as well as ours. I couldn't believe it! We are older professional adults and I was completely offended by this. We rented a home in a very nice area in E. Orlando through Avalon Management. We paid our rent earlier than the expected due date every month and took care of the home as if it were our own. After a year of renting the property, we had a roof leak caused by the rain which ended up ruining a small area of our wood floor near the entry way. We called Avalon Management to come view the damage and to also see the leak in the roof. They came out three days later to inspect. The area of the wood damage was really small but the contractors that came to the property wanted to charge to replace the entire floor. None of the individuals that came out even looked at the roof leak. The one contractor that came to the property said he would rather redo the entire floor to make a buck then replace the small area of the floor. (Unprofessional) I waited three additional weeks and called to check the status of the floor and leak because the two items were getting worse and I did not want to be held responsible. Angela the owner of Avalon Management returned my call by cursing me out and calling me names that I have NEVER been called by anyone. The woman is un-professional and her husband is even worse. They used racial slurs and accused me of purposely destroying the home (again, small area of entry way). Avalon Management bullied us for months and refused to fix the floor and roof. A few long months later, we moved and Avalon Management kept $200 from our deposit for "cleaning fees" Which by the way, we paid to have the home professionally cleaned. #1 They didn't follow the appropriate procedure regarding deposit reimbursement as stated by FREC. #2 They refused to do a walk-through with us. #3 They were supposed to send us a letter within 15 business days stating that they had planned to keep $200 out of our deposit and allow us 15 additional days to dispute. They did not. - Per FREC Policies. Read all of the reviews on multiple sites and notice that most are BAD. The few that are good were written by their own employees. Avalon Management's replies to these reviews are defensive. Unfortunately, they're getting away with treating their tenants poorly. I'll keep this review short.... Never would you expect a company to be so rude and disrespectful. At first they are nice, but once you sign up they don't care and talk to you as though you are beneath them and when you try to address a concern they threaten with not handling your request or they'll evict you on the sole basis that they can. Avoid this company at all costs! There are other more professional, respectful companies that you can deal with in the Orlando area. I enlisted the help of Avalon Management to lease my home before moving across country. Approaching the date of me leaving, one of their employees came over to take pictures. My tenants were moving in Aug 1st and I was leaving the property the morning of the 31st since I didn't have anywhere else to go. Though we had everything removed but a few things in the garage and a little bit in the fridge, we still had about a week to be out. This came up in conversation and she said.... "the tenants are moving in on the 31st". I told her the lease started the 1st and no one had contacted me about this change in plans either verbally or in writing. She told me they didn't have to (??) which is not true at all and basically said I had no choice but to be out of my own home. Legally they can't just have people move into my home whenever they feel like it. That is the reason for a lease contract. If anything happened on the 31st, I would have been held liable but they didn't care. She also started being extremely rude about the fact that there were still things in the garage and fridge. I ended up getting a little tearful b/c of the stress she was putting on me during that visit but she left without bothering to acknowledge it. I later called and the owner, Angela, who is the most unprofessional person I have encountered in my life and didn't give me the time of day until THREE days later, told me I caused her employee to cry (which was B.S.... it was the other way around) and called me "vindictive" for staying in my home until the 31st. I tried to meet with her in person multiple times during that week and she simply would not make time to schedule an appointment with me. She was horrible and it killed me to keep working with them but I had no choice...I was leaving and didn't have time to find another company. Moving across country is enough to deal with in itself. It was hard to bite my tongue for this long but now we are no longer working with them. There is actually even more to the story but I feel like only the bullet points of what happened really matter at this point. I worked in real estate myself for several years and have never come across anything like this. They do not value their clients or understand that they have been hired to assist the person leasing a home. They treat you as if they just became your boss and owe you zero respect or customer service. They are not a company to waste your time with and I am just giving you the heads up to be wary of this team. read more

I would give this company zero stars but I have to give them one for the rating. Our daughters found a condo that they rented from them. They were zero help with maintenance. When the a/c went out during one of the hottest days, They took almost a week to fix it. The front door handle came off and they could only go out through the back door for several weeks due to them not fixing it. We also saw the way they treat the owners, which is not any better. We have a condo which we had Avalon management list for rent for us. The builder, who is there everyday told us he had never once seen them show the condo. He showed our condo to a couple who were interested and they rented it. Avalon management had nothing to do with it! They had no problem taking their $1700 commission from it however. Thank goodness we didn't sign up for them to manage it, but only rent it! When my daughters moved out, we decided to make sure they got their deposit back, so my whole family spent 2 days cleaning everything so that they couldn't find anything wrong or have any reason to not give the deposit back. They refused to do a move out walk-through with my daughter and a month later sent a check minus 900 dollars. They charged a $190 cleaning fee! We had steam cleaned all the carpeting thoroughly and they charged close to a $200 carpet cleaning fee. They already had a $250 non-refundable pet deposit but charged a "ozone treatment" fee of close to $200. They charged like a lawyer for tiny little things. Here's an example: The smoke detectors were going off on their own, so we took them off and laid them on the spotlessly clean counter. They charged $5.00 each to put them back on which took all of 1 minute each. The cheap blinds in the window (around $10.00 at Walmart) had cracked off with normal wear and tear on two of the windows. They charged $60.00 each to replace them. I would never ever use this company again, and see that a few new property management places have opened in Avalon. I can only say that they could not be worse than Avalon Property Management, so I would go anywhere else first!! read more

Hands down, worst experience ever! I HIGHLY DO NOT RECOMMEND this company to either property owners or tenants. I had them manage my property for a year and recently I recieved a letter from the tenants attorney disputing the amount refunded towards the security deposit. Upcon calling Avalon Management, Christina quickly dismissed me and said that they will not get involved with this case. I tried ot explain her that they should explain the tenants' attorney the breakdown of all the charges that were deducted from the security deposit. But instead, her repsosne was "We sent you the invoice, and you can send that to the attorney. We don't manage your property any more, so you are responsible, we will not get involved". It is absolutely disgusting the manner they treat their clients! So, save yourself from a future headache and do not deal with this company! read more

Rude, incompetent and vulgar. look up other website reviews and you will read horror stories about these people. All of them true, I experienced them myself. I have had the worse time with these people. If the owner is rude, belittles you, curses at you and plain disrespects you by hanging up on you mid sentense amongs other things like treating people like little kids and shushing them, what can you expect from the employees. They are the worst company I have ever dealt with. If I could give them less than one star, I sure would. I am a 30 year old man, 270 pounds 5'11" and I feel violated because of the way these people treated me and my family. They were nice until we signed the lease then immediately started calling us & accusing us of things unjustifiably and when we questioned them, Angela hung up on us and then banned us from the office. Orlando is one of those cities where rental properties fly off the market, particularly in the summer months. Whatever you do, no matter the level of desperation, do not ever enter into business with this company. We auto-paid our rent every month and also notified them promptly when we found trees damage or issues with the house that could potentially cause long-term damage; however, it is clear that this company only respects the owners of the houses and not the renters. We paid out of our contract and, unsurprisingly, they found every reason to keep our security deposit without providing proper receipts. When we went to ask for the receipts from the company that performed services on the house after moving, they told us that Angela forbid them from speaking with us. Additionally, when we went to office to obtain the copy of the receipts, they threatened to call the police despite no hostile interaction from our end (we asked for them to explain why they charged $125 for one light bulb change in a bathroom, for example; Angela told us that we were "disgusting" !?) It is so perplexing how such terrible and unprofessional people manage to stay in business. Please, please find another option. This is literally the worst business you can find. read more
