    We purchased a D.R. Horton home that was subcontracted to Pacific Ridge Homes. We got to visit the…read moresite often to see the progress. With our lovely Seattle weather, immediately we noticed there was a drainage issue. With the houses so close together since their zoned as condos the mid way were flooding. The foreman assured me that the drainage has not been placed and will be installed by time we take occupancy. Another issue we pointed out right away was the yard was installed incorrectly. Instead of tilling down the dirt and filling it was soil before placing the new sod, they left the building material and filled it in with dirt and other debris. After moving in the grass of everyone in our community started to die off after a few months of installation. Either from poor rooting or flooding due to the runoff from poor drainage. Regarding the interior, the rooms were not squared/rectangle. Few of the columns were misshaped, when pointed out with the walkthrough, they stated they'll correct it. Never was fixed. The base boards were not sealed and moisture caused the boards to pucker and flower. They stated that was not a requirement to seal the baseboards. The tiling and a the backsplash were also not sealed. After one cleaning it started chipping and become discolored. Brought this up again to pacific ridge and they stated it not was required to seal. Our vents were not centered (very distracting), pacific ridge promised to fix and that was never completed. After the first time we used the dish washer it caught on fire. Per pacific ridge it was our fault for not turning on the water to the dishwasher. This was not explained to us in the walkthrough. Thankfully we were home and was immediately able to contain it right away. Also everyone in our community gas stoves were installed incorrectly, causing gas leaks in some and other malfunctions in others. Thankfully since there were so many of us, kitchen aid immediately set up a group account to allow us to exchange with little hassle without the help from Pacific Ridge. The built in in the living room fell and cracked. Had to be reinstalled and recaulked after much pleading to come and fix. We had a rat infestation within a month of taking the keys, exterminator stated that the rats took residence during building and the builders did not take precautions. So we had a few family of rats living in our walls. It's a great smell of rotting rats. Exterminators closed up all the possible sites of entries at our costs. The HVAC system which we paid for upgrades for the AC was not installed properly. The upstairs maintained a minimum if 5-10 degrees difference at all times. Front bedroom is 15 degrees hotter at all times compared to the rest of the house. Downstairs bedroom would be 10-15 degrees cooler at all times with a Dr i aft. Builder declined to assist with this problem. We paid over $50k out of pocket to fix all the necessary issues that pacific ridge refuse to fix even though it was part of their one year warranty. Their customer service reps are very kind however cannot provide follow through of the issues reported. We are lucky we are experience home owners and know what is not appropriate for the price and the promises given by purchasing a DR Horton home. Neighbors had leaking roofs, windows were installed backwards and leaking. Do not recommend this builder. So grateful we got out of this horrible house. Do not recommend for anyone. This experience has ruin our future possibly to purchase a new build home. We will never purchase a DR Horton home again or any homes touched by Pacific Ridge. I would give them a "0" star if this was a option. Such a disappointment that DR Horton a reputable builder to be connected to such a poor subcontractor.

Deep knowledge of the market, impeccable negotiating skills and someone who has a genuine interest on your behalf. Julie Hall embodies of all these qualities and so much more. Some years ago she helped us buy in Seattle, during Covid times and crazy competitive market- she made that happen! And recently she helped us sell our home for our move to the east coast. She made this happen in record time and even getting over asking. Not only did she manage the sell of our home, she even helped with the negotiations of our east coast home- she is that amazing. Allowing us the mental space to concentrate on our move and leave our Seattle home in her hands was the easiest and best decision we made. I cannot recommend her enough. She works with a very talented team- from financing to staging. She has no problem rolling up her sleeves and making things happen. I keep telling her that wherever she does, she sprinkles Julie dust and it's 100% true. Her touch is magic- let her make your home dreams come true.

    I do not recommend Julie as a buyer's agent for first time home buyers, those unable to view a…read moreproperty in person, or are new to the region and climate. her best quality was assertiveness and speed to view homes and get realtor info during a market where home showings sold out before interested buyers could get in to see in person. Ultimately for our needs, the decision to work with Julie was a disaster and cost us time, emotional anguish and a lot of money. A lot. Given how anyone we tell our story to including other realtors says, "well you're not using her again! Right?" I feel it's time to share our experience. We worked with Julie for many months 2020/2021 to buy (then quickly sell at a loss) our first home. This was at the tail end of covid while travel was restricted and discouraged and vaccines were just coming online. I toured some places with her in person during visits from out of state but also virtually thinking I was saving a long drive and being responsible because Julie understood our needs. She didn't provide video tours with me but instead would describe things or send video clips. In contrast her assistant Allison gave great video tours and clearer feedback on homes. I should have explicitly asked for video tours. But I shouldn't have had to ask. I was shopping in the luxury market and even Redfin was doing them. Reflecting back, I think because Julie was remodeling her own home and enjoyed that process she was dismissive about the difficulty and costs involved in buying a home that had problems. We were willing to do some remodeling on outdated finishes or floor plans and could afford unforeseen costs so it felt okay to take some risks. But we wanted a move-in ready, watertight home without moisture damage. I explained how I'd lived in a moldy place and was sensitive. It turned out that regardless of our ability to afford correcting what turned out to be bad DIY, deferred maintenance, and poor construction, We learned that we didn't want to. our new home required 80% of exterior replaced as well as the alleged "2 year old roof with warranty" because it was void since no flashing replaced. Julie did communicate that interior finishes and quality were not great like the flooring which we intended to replace or the paint which we also would expect to change. She said she spent over five hours on the property. I incorrectly assumed that meant she had been using that time to inspect it as a realtor would to help me make an informed decision. I was incorrect. Even simply saying that she thought I should visit in person given the condition would have been helpful. If she had only opened the strange wet bar sink cabinet and described the (to be polite) DIY shenanigans or sent a photo, we may have passed entirely. It was one of many red flags. Problems were visible in person. Certainly if she had mentioned the mildew smell evident upon opening the front door, we would also have paused and likely avoided a lot of heartache. Certainly not have overpaid by as much. Ultimately, the home was borderline tear down for us after consulting many professionals, bids, and hiring an architect. for a time we thought we might choose to make lemonade out of lemons and end up with something really stunning. However the scale of project was not what we thought we were buying, even if we repaired the bare minimum. Julie regularly dismissed mold and mildew smells saying that a home just needed new carpet and paint or to "air out"; was dismissive of my concerns of the risk to buy and cost to repair and replace stucco and Dryvit siding on homes we looked at; on more than 1 occasion encouraged us to bid at or over asking on homes that had a record of difficulty selling and price reductions. One sold for about 120k under asking (after a huge price reduction already). She failed to obtain accurate parking rights information on a home that we passed up because we had incorrect information. If you expect your realtor ON YOUR BEHALF to walk completely around the exterior of a home you are not viewing in person and note for example obvious eye-level damage to Dryvit on a 1990's home (golf ball sized white styrofoam exposed) after telling you the house was traditional stucco. as well as obviously decayed original wood windowsills exposed to the Bay, broken seals, and a moldy smell upon opening the front door of a home that had a checkered sales past - find a different realtor. I could go on. This is certainly one review I wish I didn't have the occasion to write.
