I hired this company to remove broken concrete driveway and replacing it with pavers. From…read moreselection to finish took 5 months, which included waiting for approval by the HOA ACC committee, and a break in the weather. Positive remarks: Neighbors have remarked that we have the prettiest driveway in the whole subdivision. Even the former HOA president asked us for contact information. The contractor included special requests from me to install tree root barriers and replace old irrigation piping under the driveway. Negative remarks: while contractor was usually responsive quickly to telephone calls, there were periods when my messages went unanswered for days. Cleanup was less than perfect. Process: Contractor prepared an excellent contract with lots of photographic examples which made securing HOA approval easy. The demolition process took a full day to destroy and remove the old driveway using a riding excavator. I think that it could have been done in half the time with the addition of an air hammer, instead of using the shovel of the excavator as an impactor, but I'm certainly no expert. The company followed my request to replace the PVC pipes that go under the driveway with schedule 40 instead of the original schedule 10. I purchased the material in advance, and they did the replacement. This was done without charge. The company also followed my request to install "Bamboo Root Barrier" to prevent the nearby oak tree from disrupting the new driveway. They also removed the large roots that had cracked the previous driveway. There was an extra $300 charge for this, due to needing to dig a 3-foot slit trench along the side of the driveway facing the large oak tree. Then they laid down the gravel base. In the contract, we opted for an "open grade base" upgrade for additional $750. I'm not sure why this is an option; it seems to me that it should be standard. The team that came to lay the pavers were two men that were different from the excavators, and clearly were skilled in their art. They carefully placed the pavers in an attractive pattern, paid great attention to getting the surface level, and then installed concrete rim along the sides to hold the pavers in place. Finally, the jointing sand was applied. We chose an upgrade from regular sand to polymeric sand which hardens with water and lasts 3-4 years. We have enjoyed the driveway now for over 3 months, and there has been no visible settling or cracking. Neighbors' remarks have been universally positive. I also asked the company to do a second job to make a path from the driveway around the side of the house to where the lawn waste containers are stored. They did this as well, and this job matched the original job in appearance.

BEWARE! I'd leave a zero if I could. These guys are…read moreunlicensed, advertising falsely, and doing everything wrong. But will argue about it and gaslight you into thinking they know what they are doing. I have had a professional landscaper evaluate everything they did in my yard, and I will most likely need to have it all redone. Including the sprinkler system that was improperly installed. They didn't even properly replant some well established very expensive plants that died within a few weeks. I could go on. They claim to have 10 years experience and to be #1 in Tampa Bay Area, but there is no evidence to be found. There is another Southern Dreams on Tennessee, but not them. But when I initially asked, they said it was. They claimed to have relocated the company to here in Florida. The "owners" only met 4 years ago. I found a tree removal service they had in a small town in Tennessee called Rodrick's. And a scathing review. Beware.
