The staff at Ava is absolutely wonderful and have been so helpful to us on many occasions. Throughout the remodeling that they've been doing everybody has really gone above and beyond to make sure the residents are as comfortable as possible. Yeah, there is a lot of construction right now, and yeah, that can be a headache, but again, they've been extremely accommodating throughout. For example: 1) While they were replacing the balconies (they now look MUCH nicer than in the photos here), they discounted residents' rent significantly while they were without access to their balconies, and extended that deal if it took longer than expected to replace your balcony. AND after the balcony was finished they left us a bottle of wine and a thank you card! They also offered a quieter working space during construction for anybody who might need it. 2) Our air conditioner broke last year and it was a several day process to replace it, which sucked, BUT they sent us a cleaning service when the work was done to make sure they weren't leaving any sawdust behind. 3) While the gym was being remodeled (it's now MUCH MUCH better than a previous reviewer said, with all new equipment in an upgraded facility) they got guest passes to the gold's gym down the street that residents could use. I can't say enough about how great they've been through this whole process and the upgrades that they've made have really improved the building. We also have new washers and a dryers, a new Amazon Hub that makes package pick up so much easier, and are having new windows and patio doors installed which they say will help with heating and cooling and with noise reduction. On the noise, I'm surprised that people say the walls are thin. Our neighbors had a newborn baby and I honestly didn't know until a few months later when I saw the baby for the first time. They apologized for all the crying, but I never heard a peep.

    About Me: I've lived at Wisconsin Place for about six years. I'm a single professional, and I…read morerecently moved into a different unit within the building. I wanted to like this place and for a long time, I did. The Good: The location is genuinely great. The neighborhood is safe, quiet, and well-connected to Metro and bus lines. If you're not looking for nightlife, the area is convenient and walkable with nice parks nearby. The front desk staff deserve a specific shout-out. They're consistently friendly and helpful, which is honestly rare for large managed buildings in this area. As a managed building, it's what you'd expect: expensive, but relatively maintenance-free living. The Bad: Over the last year or two, there's been a noticeable decline. When I transferred to a new unit within the building, it was poorly cleaned, the dishwasher and dryer didn't work, outlet covers were missing, and drywall patches hadn't been painted over. Getting these basic issues resolved took repeated follow-ups, escalation to the property manager, and more pushback than any resident should need for move-in-ready basics. Management is pleasant enough face to face but tends to deflect and divert rather than actually address concerns. The most recent issue is packages. The building replaced its prior system with a single open room where packages for what must be hundreds of units sit on unsecured shelves. There's no logging, no delivery notification, and every resident has access. The room is fob-accessed, but it's unattended -- if someone gets through that door late at night, there's nothing stopping them from walking out with whatever they want. It doesn't feel secure. My Recommendation: I used to genuinely enjoy living here and would have recommended it. At this point, I doubt I'll renew my lease. The customer service and attention to resident safety have slipped enough that the premium rent doesn't feel justified. If you're considering Wisconsin Place, the location is excellent, just go in with realistic expectations about management responsiveness and building security. Maybe shop around to the other managed buildings on Willard Avenue or North Park.

    I lived here for about 2 years. They are amazing! The apartments are located right in the heart of…read moredowntown Bethesda- which makes it super convenient for walking to get everything you need. Seriously- I almost never drove. The apartments are clean- and although the appliances are slightly older their cleaning service does a spectacular job deep cleaning prior to your move in. At one point I decided to move to a smaller apartment and Britta made everything super easy to transition and was communicative and helpful. The front desk staff are delightful and helpful- they always have a smile and are always willing to help. My kids loved them as well! I still go back and say hi sometimes when I am in the area- and definitely recommend this apartment if you are looking for a safe, clean, affordable, and conveniently located home in the city.

I rented a studio which seemed pricey, $1495 per month, but it was all about LOCATION LOCATION LOCATION. I didn't have a car, so location was important. It was only a 7 min walk door to door to go to work which was why I chose the apartments in the first place. But it had a great mixture of safe downtown feel close to the metro (8 min walk) and the neighborhood feel with locals walking their dogs around the capital crescent trail. I also loved that it only took 5 min to walk to Target or Trader Joe's, I'm jealous that I left right when the new Anthropologie was opened. The space and size were just perfect for me too. All the other competitive studios were either pricier or much smaller. I had awesome lighting with a breathtaking view of DC. At first it seemed annoying not having curtains or blinds, but I grew accustomed to waking up with the sun. With such great lighting I ended up being a plant lady and lining up the ceiling high windows with house plants. The best part was definitely the front desk and leasing staff. They were always smiling and saying hi and knew my name right away. Often I would go up to the elevator and Kevin would run out reminding me I had a package. They are all so thoughtful and like a second family, it made me feel safe and comforted in my new home. I am thankful for such a great experience in my year in Maryland.

    The facade of luxury housing fades away very quickly once you move in. The floors are warped,…read morerandom doors don't lock and don't fit the door frames, and blinds don't fit the windows. Even more egregiously, you will have to deal with fire alarms going off on a near monthly basis with reasons to include (1) cleaning mishap in the parking garage, (2) it just does that sometimes, and (3) the alarms are sensitive. We once had the fire alarm go off three times within an hour. It has gotten so bad that if there ever is actually a fire, 90% of the residents would perish because they have become accustomed to it going off so frequently. Furthermore, if you have noisy neighbors, nothing will be done. We have been subject to constant banging from 9am to 11pm from the apartment above us for the past several months, and despite reporting it to the property, nothing was done. They marked the action as complete and did nothing. The constant banging continues to this day. Also, the upper management continually diminish amenities while jacking up your rent. When we first moved in, we had 24/7 concierge services. However, management randomly decided to cut this to weekdays during the day, with no concierge at night or on weekends. These savings were obviously pocketed by management as they continue jacking up our already high rent every year. The elevators also randomly stop working. The buttons got stuck or simply wouldn't work, and they had to set it to random for nearly a month. The random settings made it so the elevators would just randomly stop on floors, and you just hoped it would stop at the floors you wanted as soon as possible. There are also incredibly shady people living here. We have heard reports of drugs, a stabbing, and various other creepy happenings, with seemingly no action by management. Someone broke into our car in the parking garage, but of course there were no cameras or any kind of security, so nothing was done. Mind you, this is a parking garage that can only be accessed by residents. Management is also intentionally dishonest, trying to steal money from you when it comes time to renew your lease. In their latest lease renewal email, they sent two options: 12-month lease or month-to-month lease. On its face, the month-to-month lease was shown as being about $100 cheaper than the 12-month lease, which seems odd. However, at the very bottom of the email, they included "situational fees", the last of which was called "month to month premium" that would be an additional 33% increase to the month-to-month price. In other words, although they presented the month-to-month option as $100 cheaper, after the "premium" that they hid at the very bottom of the email, you would end up being charged at least $1,000 more each month. On their website, there is a place to make posts for the community, but an employee must review any post before it is sent, so obviously they don't allow any post warning other residents of this dishonesty to be posted. Even paying your rent is a pain. According to the contract, rent is due on the first of the month. However, most months we have lived here, the rent isn't even posted until the next day. At the earliest, it is available to be paid on the due date, so you don't have the option to pay early. Management also has maintenance come around once each year to disable your A/C in the winter. This wouldn't be a big deal, except for some reason, if we don't run our A/C in the winter, our apartment's temperature gets up to around 80 F. So every year, we have to request for maintenance to come back to activate the A/C so we don't burn to death each winter. There is a gym, but it is very small and not well maintained. One treadmill would randomly jolt you while using it, which poses serious threat of falling and is especially dangerous given many residents are older. We reported this to the concierge. Instead of fixing it, management put an out of order sign . . . on the incorrect treadmill. We had to move it to the other one. On top of that, the out of order sign was just randomly removed, but nothing was done to fix the treadmill. That treadmill remains broken to this day. The gym also gets no ventilation. As a result, it can get really stuffy and gross very quickly, even with only a couple people working out. Management "fixed" this by adding some automatic Febreze sprayer, which will periodically spray out a scented mist that is also unbearable to breathe in, especially if you are out of breath from a hard workout. With the negatives out of the way, here are the positives: (1) no bugs or rats on the upper floors, (2) maintenance team is very responsive, (3) concierges are very kind and welcoming, (4) lots of natural sunlight in the apartments, (5) there are usually community events each month, and (6) the location is convenient with many restaurants, grocery stores, and a walking/biking path within a short walking distance.

From the moment I arrived, she greeted me warmly and professionally, offering a friendly handshake and asking how she could assist me. Her welcoming demeanor immediately made me feel comfortable. Gisele took the time to ask about my specific needs, like my budget, preferred apartment size, and desired amenities. She listened carefully and ensured she understood exactly what I was looking for, so she could show me apartments that would best fit my criteria. She then offered to give me a tour of the property, and as we walked through the complex, Gisele highlighted all the important features, including amenities like the, gym, community area (very nice) and parking options. She also gave me helpful details about the neighborhood, such as nearby stores, etc. I understood the benefits of the location. As we toured the apartment, Gisele walked me through the unit's features, from the spacious layout to the modern appliances and great storage options. She pointed out all the key benefits, like the natural lighting and the view, and answered all of my questions about the apartment's condition and utilities. When it came to pricing, Gisele was transparent and clear about rental prices, deposit requirements, and any additional fees. Gisele left a positive impression.

We…read morefell in love with our apartment and were a little disappointed when we herd the building was being put up for sale. AIR communities purchased the building over the summer and we were due to renew on our lease. It was the perfect time to meet with our new property manager and see if we were going to stay. After meeting with Hana Saed, and she shared some of the exciting plans that AIR had in store for the building we still weren't sure. Hana was personable, professional, and helpful with the renewal of the lease. We felt very comfortable and most importantly cared for. The lobby has been re-done beautifully to include more Luxor lockers for easier deliveries. The pet friendly building is fantastic for our French bulldog, to include a 30th floor dog park when we don't have time to get him downstairs for a proper walk. The new staff is personable and friendly with an amazing maintenance team that has never failed to fix problems the day of. We may never move out! To us the thing that makes a house a home are the people that reside in it. We are grateful we found this property and are appreciative for Hana Saed and her team!

Contractors left our home in disarray -- I have photos of shoes on our bed, our TV laid flat with items stacked on it, and our bathtub filled with personal belongings. A centerpiece plate was broken in the process, which I reported with photos to the service manager, but nothing was ever addressed. * The elevators are unreliable. It's rare for all three to be working at once, and many times I had to call the concierge just to get one moving -- sometimes with no response at all. The "After Move-Out" team was dismissive and unwilling to work toward a fair resolution. Bottom line: Don't be fooled by the 4.4 rating -- this property doesn't deserve it, and even they know it. I'll be checking to make sure my review remains visible, and if it disappears, I'll resubmit it.
