OWNERS: READ THIS BEFORE SIGNING. RENTERS: PAY ATTENTION TO…read moreTHE FEES. I am an OCMD property owner who used Ocean City Vacation Homes to manage my rental. I chose them because of their advertised 7% commission, which, yes, it actually too good to be true. After my experience, I believe prospective owners should look very carefully at the full management arrangement--not just the commission percentage. My concerns: * Unauthorized rate changes: I established a high-season rate of approximately $300/night. My property was ultimately booked at rates as low as $99/night in high season. In fact, not a single night was rented at the rate I set. I was told this resulted from an automatic computer error. After this problem was allegedly fixed, it continued to happen the entire summer. I requested documentation showing the original rates, changed rates, affected reservations, and system records. They refused to provide me this documentation. * Minimum-stay issues: I established three-night minimums for the summer, yet one- and two-night reservations were accepted. The explanation I received about how these bookings occurred is factually inconsistent with my rental calendar and the management company has not addressed this error. * Guest fees and owner revenue: Guests are charged fees in addition to the nightly rate, including a $250 cleaning fee. Owners should understand exactly which fees are collected, where they go, and how the company's fee structure affects the pricing and revenue of the owner's property. * Limited owner control: As an owner, I had no ability to control my nightly rates or minimum stays. There is no transparency or communication from the management company and they make changes as they wish. The issue is not simply one mistake. It is the lack of transparency and documentation when those decisions affect an owner's income. My advice to prospective owners: DO NOT SIGN My advice for RENTERS: Pay attention to the total for your reservation--not just the LOW advertised nightly rate. Ask for a complete breakdown of all fees and compare them to other listings.

It is nestled in a nice, quiet neighborhood with a noise ordinance that begins at 10pm. It has a 21+ guest age requirement, which was perfect for all of us staying there for a wedding. The staff is so accommodating and friendly. Special shout outs to Kyle, the reservation desk (and daytime manager, I believe) and to two of the best dining servers, Jessica and her daughter, Autumn. Their attitude and pleasant conversation made the start of our day so much more enjoyable. Jessica even made a special dinner plate for me to take up to the room for my traveling companion who had a wicked headache one morning. So appreciative of both of them. Speaking of dining, I loved the chef breakfasts that were prepared each morning. You received a menu on the table that specified the chef's selection that day. There was also a side table of fresh fruits, breads and juices to enjoy. You could then order a boxed lunch to be picked up by noon based on your selections from a separate menu listing. These meals were inclusive in your daily room charge. So convenient! Finally, they even had a "tea time" spread between 3-4pm, consisting of various teas and cookies, also complimentary. The hotel was completed in 1904 and has an old world feel to the entire inn. There is also a Guest House with several rooms just a short walk from the main house. Televisions are located in Room 12 and the Guest House only, as the establishment wants you to enjoy a relaxing stay where you can escape from life's hustle. Check out their website for descriptions of all the rooms, including ocean views, and other amenities at the Addy Sea as there are plenty of opportunities to enhance your stay. It was a relaxing and enjoyable visit all around and I highly recommend a stay at this location if you are looking to unwind and relax.

Shortly thereafter, @FagersIsland replied that they had rooms during my stay. I asked what the "Twitter Tuesday Deal" was. Low and behold, they messaged me early the next morning with a very reasonable charge for a luxury hotel. 3 thumbs up for social media savvy! On to the accomodations: Although not easy to find, the location is absolutely perfect -- on the Bay, overlooking Fagers Island restaurant and the Route 50 Bridge. The building itself hides how nice the rooms are. 2 person hot tub, 4-poster bed, incredible views of the bay. The fridge comes stocked with complimentary drinks, and when you return to your room at night candles are lit and there is banana bread on the counter. I wished my wife was with me! It's meh for me…read more The outside landscaping is nice and it is a close location to the boardwalk. This is what gives it an extra star. The room overall was spacious. The downside about being so close to the boardwalk is that you can hear everyone walking up and down the street and their conversations. We were on the bottom level so we heard everything! You can also hear other tenants conversations in detail through the walls of the bathrooms. In addition, the max height in the basement rooms is probably 5'7. I'm 5'2 and I could literally touch the ceiling without any effort. The cleanliness of the room was dubious at best. Things had an extra layer of dust on it which meant to me that the room hadn't been cleaned in a while. They had an identified stain on them -- could be blood, could be pasta sauce. Breakfast was meh but it was included in the price. Related to the breakfast, if you were in the rooms you could smell the breakfast being made. Normally, that wouldn't be a bad thing. However, the first morning we were there someone was burning bacon and that was all I could smell in the morning. Ironically, One of my roommates burns their bacon every. single. morning. I was hoping for two days away from the smell of burning bacon but to no avail. If you have an allergy don't believe them when they say just let them know and they will accommodate you. I was only able to eat the fruit. So if you're looking for just a place to put your head at night that gets you extremely close to the boardwalk and you don't care about cleanliness or sleep, this might be the place for you.

There is a nice huge flat screen TV, DVD player, WiFi, full kitchen (electric stove yuk) plates, pots, pans, silverware, and a wonderful view of the ocean from the balcony. There is a pool in the back and a nice short walk to the ocean. 2 full bathrooms and 2 queen size beds in each of the 2 bedrooms. Full washer and dryer in a laundry room with drying rack and a couple of chairs and coolers possibly from visitors past. After looking around and unpacking for a bit some other things start popping out at you. There is a big screen window in the master bedroom but no safety device to keep a child from falling through the screen, you don't get half the channels on the TV (No ESPN!) but nothing major until you notice the place is dirty. If I were the owner I would be pissed that I'm paying for a cleaning service and they are doing a crap job. The carpets were filthy, the couches need a professional steam cleaning (pretty gross). There was a dinner buffet for 3 in between the couch cushions. Pop tart wrappers behind the nightstand. Bugs and dirt in all corners of the house.
