Finding a qualified contractor, experienced in stamped concrete, and willing to travel to Allyn can be challenging. Contractors who specialize in this type of work are typically concentrated around Seattle. Joe Derouin personally came to our home to bid the project and spent considerable time discussing our vision and the challenges of the slope, grading, propane fire pit placement and water movement. As the son of a contractor, my husband learned most of the construction trades at an early age and has high expectations when hiring contractors. We tackle most project ourselves and understand material and labor costs. Derouin was the second contractor to bid our project and was very reasonable for the scope of this project. The vision for our project was to convert a tired, sloping golf cart path, block fire pit area and sad block wall to a stamped concrete patio, seat wall and walkway. There were several challenges with this project - connecting the parking pad to the walkways, replacing a side door landing and stairs, balancing the fire pit patio with the new deck stairs and connecting to the lower covered patio. We were fortunate to have the week slated for our job to be dry and were able to complete the project on time and on budget. As other reviewers have stated, Joe and his crew are the best! They are very hard working, enjoy their craft and are very polite and personable. They were always courteous about parking and moving vehicles when needed and did not impede on our daily lives. The yard and work area was always cleaned up at the end of each day and they respected the HOA rules for contractors. We highly recommend Derouin Concrete. Later that year, Will personally installed updated Rain Bird stations (suggested I buy at Amazon to save money) while his crew completed the necessary repairs. I wanted his company to do the project because of Will. Will is a person of integrity, honesty, and someone who you can trust to stand by his work. Since then, Will's staff has completed additions to other areas for watering, essentially relieving us from manual watering. Last year, I asked Will to add a few large rocks to the front yard. Will instead offered an idea of how to completely reimagine the front yard areas. After a few meetings with Will and Sandy, we came up with a blueprint which included a waterfall, moving 3 existing Japanese maples, creating a long walking path with steps, low intensity lighting. And most importantly, dotting the areas with varying species of pine trees and plants. Sandy was very informative in helping us select plants to complement our new landscape areas while blending themes for areas we wanted to keep from earlier landscaping projects. Will and Sandy also created plateaus, mounds and other uneven areas to create a more natural look. The project was completed as proposed. No cost overruns, no unanticipated additions, no delays. What I understood was that he was going to dig it out and grade it, but he said that wasn't true. Had I known that was all he was going to do I would have never agreed to pay $1045 for a 7x32 gravelly, lumpy strip. Regardless, I was willing to pay for the work done, but when I pointed out that he lied about the price of materials, disposal fees, and hours worked, he still refused to adjust the price and threatened to take me to collections, so I paid him. He also refused to provide an itemized receipt. Also, he "conveniently" left out tax in the price of the estimate, so if you do decide to use him, make sure you add 10% to whatever price he quotes. Also, this thing he did, if he thought this was truly what I wanted (a non functional gravel strip) I would hope that a professional landscaper would advise me against it. Maybe say, "Hey, if you want to do it right you'll have to terrace this, grade this, etc. and that'll cost this." Instead, he found his mark (me) and found an easy payday. Afterwards I asked him, do you think this looks good? Does that look like a parking spot to you? Would you put your name on this? He pointedly did not answer those questions. Because the answer to all three of those questions is no. If you want more details, like the the screenshot of his work truck leaving at 10am but he telling me he was working until 11am, check out my text conversation with him. But again, if you do decide to use him, get it in writing, detailed, itemized, and tax included.
