I'm sure this was in the fine print when I signed the lease, but it was a shock to me because all the other amenities are, well, amenities. For some reason, this is an upsell. Also, I moved from the Metropolitan in the City where all these services are included -- community kitchen, BBQ area, theater, etc. The Cove, as I wrote before, has some great amenities, all free. Except the kitchen. I'm going to investigate and see if I can learn if there's a reason for it, like they have an extra insurance charge, or cleaning fee. I'll write another update if I find out something helpful. For now, I'm not changing my 5-star rating. I still love living here. This was a surprise, however.

And I had a whole day lasting headache because of that even sometimes painkillers couldn't help until the very late night or until I fell asleep. Unfortunately, it's a dog friendly community. And all these crazy dog lovers just don't care about their pet's noise and their pet's waste regardless on pet's waste $500 fine, maybe because of they found that nobody is really charging them. And yes, it was even a case when pet's waste was found in one of swimming pools again, regardless on fine. I've been traveling all the time and barely staying at home, and after four months living there, I was dreaming to move out, because it was like a nightmare. I travel a lot, and when I come back home, all I want is peace and quiet, because it's my home, even if it would be a rent-free apartment, but of course, I paid for it (many people would say a lot). The dog owners just kicking out their dogs on patios, because they don't want to walk them and dogs are just standing there and barking nonstop, just because they are or sometimes because they want their owners to let them back home, but owners hearing that didn't care, or they just left for multiple hours. You can even see dog beds on patios all over the community. That's why almost everyone moves out every year. I was wondering, is there apartment in this community exists that can fit THREE DOGS AND AT LEAST ONE HUMAN BEING at the same time? Yes, there is a dog in each apartment and many of tenants having TWO or even THREE dogs with such a pepper fin walls and living across of each other like in an amphitheater. But before I moved into this community, the sales manager couldn't give me a clear answer as to why people moving out every year. The manager mumbled something like, "Well, I don't know, because residents change jobs or build their homes in six months (Lol) and moving there." For example, I was looking for another community in Sausalito at the same time to possibly move in, and it turned out that THEY ARE NON-DOG FRIENDLY COMMUNITY, and they said that people are living there for an average of 12 years and moving due to work (not after one year of living there, right? And of course, some people might change jobs every year, but it's unlikely). And it's strange to me, at the very least, not to see reviews similar to mine about the inability to live there due to noise and people all over the community are complaining about it. Yes, I loved amenities, and I loved my renovated and upgraded apartment that looked brand new, but you can't live there, because of the dog's noise and the noise from the neighbors. And I was living overseas and around the US and it never been such a bizarre with barking dogs all over, sometimes even a late night.

    Beautiful location and views, but rent hikes and noise from hardwood floors have made living here…read morenearly impossible. Unless you're in a top-floor unit, expect every footstep, vacuum, TV, and even barking dogs to carry straight into your apartment. I've lived in this apartment complex for nearly 12 years and, while the location and views are beautiful, ongoing issues make it difficult to recommend. The property is under Marin County rent control, yet management raises the rent to the maximum allowed each year (just under 8.5%). For long-term tenants, that kind of increase feels excessive and unsustainable. Another major issue is management's decision to replace carpeting with hardwood floors whenever tenants move out. In upper units, this change introduces disruptive noise to the units below and around them. The building is older and not designed for this type of flooring, so sound now carries through walls and ceilings. Since my upstairs neighbor's unit was converted to hardwood, I hear every footstep, vacuum, cabinet door, and TV -- things I never heard in over a decade living here. On top of that, her dog barks constantly, even at small noises like when I open a kitchen cabinet, go on my deck, or come through my front door. At night, any movement in the building can set the dog off, waking me up. With hardwood floors and vaulted ceilings amplifying everything, it often feels like the noise is happening inside my own apartment. My adjoining two neighbors have also been disturbed by the new level of noise, despite not being directly beneath the unit. The vibrations and echoes travel throughout the building -- he can now even hear her TV -- making it disruptive for more than just the unit below. Pros: The maintenance staff (Richard and Kevin) are excellent, the gardeners keep the property immaculate, the location is convenient, and the water views are lovely. Cons: The steep annual rent hikes and amplified noise from hardwood floors make quiet enjoyment nearly impossible for anyone not on the top floor. You may tour a unit when the apartment above is still carpeted, but once it turns over, you'll likely face the same issues.

    I visited a few times recently as units came on the market and these are my observations:…read more 1. Uneven walkways upon getting out of car ( paved ground poorly done when built (1960's or '70's) and needs a redo. I noticed one unit for sale highlighted a better driveway / parking for unit, whereas those with less attractive / awkward parking/ uneven paving and wonky stairs post no photos of these features. And no one it seems posts photos of the balconies. ( I describe them below.) 2. I find all condo listings suspect when they present interiors and views from a distant spot inside only. Since I know the complex well-enough by now, I want to know the following: * What does the view look like from the balcony ? * Why aren't there photos of the view from balcony? * Why no photos of parking for unit? * Why no photos of stairs to unit? * Why no photos of facilities such as pool or hot tub. ( I couldn't tell what the water-hole I saw was frankly) It looked the size of a tiny spa or kid's pool of sorts but very old, (1960's?); and shrouded in shade by a tree. Dead leaves abounded; cracked, aged, uneven, concrete too; a Keep-Out notice and worn orange tape hung across the old, dark, shaded, decrepit, child-sized, off-kilter, gated entry. Not at all inviting or attractive on the stair-climb to a million-plus dollar unit. I wondered if any improvements had ever been made here as I cautiously climbed a poorly constructed steep uneven concrete stairs. The worst I've ever climbed and I'm agile; fit, a hiker, and in my early 50's. (Think the steep moss-covered stairs on the Steep Ravine trail.) While the steps are not moss-covered; I consider them just as treacherous. They are poorly built; not completely flat; unfinished in appearance; with old, lumpy concrete, and failing, too-short handrails. I have not seen all units however, but noticed only one for-sale unit recently boasted what appeared to be a selling point others could not offer: an improved driveway and an actual parking space with a roof over it. So, if the parking space is NOT posted in photos, you can bet it's not a covered space AND it's tight to get in and out of. (Old design; minimum space for parking and driveways; uneven poorly lit walkway and stairs to unit; etc. (I haven't even considered fire-escapability & safety yet. ( More later.) HOA: ( Home Owner's Association.) Apparently there's some "assessment" owners must pay - I forget the amount --for improvements that need to be made. However, I saw no recent improvements anywhere, only deterioration. Questions about plans were met with vague answers. "Change of ownership." It seems plans are years late in implementation. I could see no improvements period...to the grounds; exterior paint ( frightfully unattractive imo); balconies; stairways; landscaping or what little i saw of "facilities." The balconies I stood out on did not inspire confidence nor did they provide awe inspiring views: I first saw spans of old decrepit flat asphalt rooftops below with ugly little chimneys sticking up from them. The water views were distant and beyond the rooftops; (best looked at if you had them -- from indoors and from quite a few feet back). Perhaps some have better views but I've not seen them. The balconies look like those you would find on an old western movie saloon. They have chunky, thick dark Western-saddle-colored beams donned in old fading, brown, peeling paint. An incongruous frame for a pricy, distant Tiburon water view! This complex wins the First Place Award for the "Ugliest; Oldest; Cumbersome Balconies" that I've ever seen. See your water-view if you must from your enormously heavy-beamed, dark, Western-styled, balcony--whose heavy, dark overhang occludes any view ...which exists beyond the expanse of flat-grey-asphalt rooftops below and rusting-old-white-chimneys that listings rarely show. Seeing that the balconies appeared incongruous and terribly dated; (more Old-West in style and build than surrounding views and homes would dictate), I questioned the application of California's most recent deck-balcony-building and inspection regulations and how these decks have fared upon as such. The floor of the exterior balcony is a layer of asphalt roofing material; old, worn; grey and ugly. The paint on exterior walls is a ruddy-pink-tinged old beige; saloon color to match the saddle-brown thick and very heavy wooden deck overhang; beams & poles. The deck build, design & surrounds only serves to detract from distant views and provides an incongruous and limiting frame. . Everywhere I looked at this development as I approached the units, I was met with old ribboned- patterned, uneven concrete; broken, rotting, too-short, unstable fences alongside poorly/constructed and poorly lit stairs--there was deferred maintenance and unimproved landscaping. Additionally, I almost tripped stepping out of my parked car in daylight--as the concrete was uneven and not level with the parking pad. Photos soon!

I had a similar disappointing experience the previous day at the Pier apartment complex; readers can refer to that review for details. Both properties rely heavily on AI chatbot systems to schedule and confirm showings, with little to no opportunity for direct human interaction by phone. As a prospective tenant, it is extremely frustrating not to be able to reach a real person when scheduling or confirming appointments. That said, unlike my experience at the Pier, I was eventually able to reach a very kind and helpful agent at this property's leasing office. While they were unable to arrange a showing that day, she made a genuine effort to help and tried to locate another agent to assist me. I appreciated her prompt response and willingness to resolve the issue--sometimes that effort alone is enough to restore confidence. That's why 3 stars were given instead of 1. I drove an hour to see this property, so it's disappointing when companies fail to respect a prospective tenant's time. I'm not sure if this lack of reliability is common among Sausalito properties, but it has certainly been my experience so far.

Upon entering the office at Vista Belvedere, she took the special time I needed and listened to exactly what I was looking for. I will be forever grateful for the wonderful year I have had at the property. Ruby can be seen out and about talking to the residents and offering lovely greetings to everyone. She is always planning opportunities to get the residents to know each other, which ultimately offers a better experience for everyone. I find her to be extremely well suited for her job as she is efficient, friendly and knowledgeable. Again, thank you for the opportunity to live in this beautiful place, I am very grateful.

    NO current reviews, huh? Hmmm…read more.. DO NOT RENT HERE SIGHT UNSEEN. They are posting units that are currently under major disrepair including open ceilings & bedroom walls that are open, excavated & showing bare studs with only a half inch of stucco between you and the outside world due to water intrusion. The property manager is refusing to repair them blaming everyone else except themselves. Repairs have gone incomplete for over two months with no repair date, just excuses, & are currently accruing daily fines by the city and other entities & they are trying to pass on to tenants. They have AND continue to illegally charge tenants excessive rent of over 10% which is against California law. They are over charging for water, garbage and sewer by 75%, 3X what a stand alone home in the neighborhood is paying, clearly skimming & pocketing the overage. THERE IS NO ONSITE MANAGEMENT. This is also illegal since any property with more than 20 units REQUIRES An onsite manager per California law. Formal complaints against the property manager have been filed pursuing revocation of her Property Management license with the California Dept. of Real Estate & the Better Business Bureau. Property Managers can be held accountable AND sued as individuals, separate from their corporate entities that includes small claims AND civil lawsuits that will financially bankrupt the individual property manager thus putting them out of the industry, holding them accountable for their egregious, dishonest & unlawful actions and inactions. The U.S. Department of Justice (DOJ) filed an antitrust lawsuit against RealPage, alleging that its software facilitated price-fixing among apartment landlords, leading to inflated rents. The lawsuit, filed in August 2024, accuses RealPage of enabling landlords to share sensitive pricing data, thereby reducing competition and harming renters. The DOJ seeks to end these practices and restore competitive pricing in the rental market. CLASS ACTION LAWSUITS. Search "Essex Class Action lawsuits" Another Class Action lawsuit is yet again underway. THEY HAVE CLOSED THEIR CORPORATE DOORS TO THE PUBLIC DUE TO THE HIGH INCREASE OF IN PERSON VISITS FROM RIGHTFULLY SO PISSED OFF RESIDENTS. The following are CURRENT issues that have NOT been resolved & management REFUSES to provide ANY reductions in rent. They've told residents that they can move & they will END THEIR LEASE if they don't like the ILLEGAL practices that corporate has approved or if they contacted legal counsel. Corporate Slum Lords that lie to their tenants. MASSIVE open construction/deconstruction for over 30 consecutive days of parking lots & sewer pipes, water shut off for 8 out of 27 days in February & counting, 10 days and counting of backed up standing sewage in the residents ONLY shower, DEAD RATS IN THE WALLS for YEARS THAT STINK AND THEY REFUSE TO REMOVE THEM. Don't bother with an automated response. You lie to tenants so why wouldn't you lie here? WE WILL CONTINUE TO VEHEMENTLY DISSUADE ANY IN PERSON TOURS THAT TAKE PLACE WITH THE FACTS. There is signage on Red Hill Circle, on Tiburon Blvd., both freeway off-ramps and very soon at every stop light into town that advises NOT to rent/lease at Vista Belvedere, Essex or any of its affiliates. Local news stations consumer affairs advocates have been contacted and the story is currently being investigated.

During the tour, I pointed out a few things in the unit that needed attention. As soon as we returned to the office, Kait took detailed notes on everything we discussed to ensure nothing was overlooked. What truly stood out to me was her follow-through--every single thing she said she would handle, she did. No reminders needed. That kind of reliability is rare! I've moved around quite a bit for work and have dealt with many leasing agents over the years, but Kait has truly been one of a kind. Renting can often feel overwhelming, especially when dealing with management offices, but my experience with her has been the complete opposite. Over several visits and a long thread of emails, she remained incredibly patient, responsive, and kind--even with all my questions (and I always have a lot of them!). Thanks to Kait, what could have been a stressful process turned into a smooth and exciting experience. Units that rent for $6,000 actually cost $6,400++.
