    Black mold growing that took a month to resolve.

    First, the good: The Preserve is in a beautiful location, with wonderful water views and great access to Ring Mountain trails. Very convenient from a commuting perspective, whether you take the ferry into the city, or get on the 101. Great school district (Reed in Tiburon) if you have school-aged children. Other than the location and local amenities, the actual apartments and the living experience is terrible. The sheer volume of tenant turnover is clearly a testament to something being wrong with the property. We saw probably 50-75% turnover in our building in the year we were there. * It is close to impossible to get a response or engagement from the building management on anything. o We had a leak in our unit and black mold (photo attached). It took a month of fighting before they were responsive or would fix anything (they had endless people out for estimates, which were requested by "corporate". We had an entire room blocked off as a biohazard and yet to get them to take any action required herculean efforts and daily follow ups on our part. Given I was pregnant at the time, living with black mold and having zero responsiveness from management on the issue was pretty scary. It's not just an annoyance - it's an unsafe living environment. o Our bathroom flooded as there was a pipe blockage somewhere above us. We were bailing water out of the shower and dumping it into a sink in the other room to prevent it from flooding the bedroom. The entire time we were on the phone with the emergency line who was "leaving messages for approval to get a plumber in". Again, the mysterious "corporate" must approve everything. o The fire alarm went off in the main entrance and could be heard throughout the entire building. It was deemed to be "not an emergency" by the powers that be and they let the alarm continue going off for over 24 hours, throughout the night. o The people who lived below us smoked (the entire complex is non-smoking). When we spoke to the individual who lived there about it and he slammed the door in our face, we asked for help. Not one email (of which there were too many to count) on the subject to the property manager was ever answered. The entire landing of the floor that he lived on reeked of cigarette smoke so it was hardly an insignificant issue or one that wouldn't be noticed. o Moving out was comical. We gave THREE months' notice (the lease stipulates 2 months' notice if you are not renewing) and they charged us 3K for "late notice" which took time and aggravation over a month (well past move out) to get them to correct. I probably wasted 20 hours of my time on emails and VMs that were never responded to or never got us anywhere closer to resolution. I truly believe that things like this are not errors, but ways for them to try to pull one over on you and hope you don't notice or simply leave you so frustrated that you would rather pay than deal with them. Essentially, once you sign the lease, you're on your own and they don't even have the decency of pretending to care. * The building construction itself (as evidenced by the examples above) is bad. There is virtually no sound barrier vertically between the units. We could hear every footstep above us, knew every TV show they were watching, and could hear every toilet flush. In the year we lived here I can honestly say I have never had a good night's sleep. It wasn't the fault of the people above us, it's just simply that the apartments have no noise barriers whatsoever. After a year at the Preserve, I could not be happier to be leaving. The poor construction of the units is one thing, but the complete and utter lack of responsiveness, communication and sheer disrespect that the property management shows towards the tenants makes living there a painful experience.

She spent over an hour with us in her office as we couldn't get the online application to work at home. She was so helpful I knew my young adult would be safe under her watch. When I applied for this apartment, I was applying for a certain unit that I viewed on the tour which is self guided because there is no management. The unit I viewed on the tour said if you moved in within 30 days, you would receive one month free rent. I applied for the apartment and waited close to thirty days. The day I moved in or the day before when I went to go look at the unit. It was a different unit than what I looked at when I took the tour at that point, I had no choice then to just take the unit I had nowhere else to go.. also they never gave me the free months rent. It was a complete LIE. Blair is horrible at her job and has trouble completing simple tasks. The positive reviews on here are from the section 8 residents. Wonderful to be paying $2500 for your rent when your neighbor on section 8 pays $500. They don't have to work so they can keep you up all night so you're nice and fresh on your day at work . Blair cannot be reached on the phone. She does not accept phone calls or make phone calls. Blair only is able to be reached via text. Sometimes you will never hear anything back or hear from some random person that seems to have taken over the text thread . There is INFESTATION in this building AGGRESSIVE, NOT FRIENDLY DOGS. The elevator is disgusting with spilled drinks other bodily fluids left on the floor. They will charge you $300to $400 a month for rip off fees boiler fee sewer fee painting the curb fee. AVOID THIS BUILDING AT ALL COSTS it's a nightmare. I'm so grateful I am out of this building!!!!!

Some apartments also offer an incredible view of Mt. Tam. My apartment has a great layout, nice appliances, and solid structure with good sound proofing as compared to other apartments I've lived in. Tom has been the manager since I've moved in and is so friendly and helpful. Luis and Julio (maintenance team), are also incredible, proactively keeping the community in excellent condition, and always happy to help when I have a maintenance need in my apartment.

Example, within one year, our building was out of hot water three times, once for multiple days. One night in a hotel was offered to be covered but nothing for anyone who couldn't go to a hotel. Absurd. The property is very loud if you face the courtyard - all hard services means two kids playing sound like 20. The carpet in the hallways was replaced with fake wood flooring, making the hallways an echo chamber. And today, I found out that my bike was stolen from the garage. I really wanted to like it here and was excited to live here and be near the walking path and stores, etc. Now I cannot wait to move out.

The star of the show here at 815 B Street is the Community Director, Frank Remeneski. Frank deserves all the credit for keeping this multiple unit building a great place to live. He is tireless with his support whether it's emergency or non-emergency maintenance issues. The transformation over time to a 5 Star residence here in San Rafael is due to his efforts! Additional Frank orchestrated my move from 1 apartment to another and made the experience seamless and stress free!

But all of them were posted before the current on-site manager, Frank Remeneski, took over about 3 months ago. The previous managers were diligent and responsive to immediate issues, but they were unable to make any of the much-needed permanent changes or effectively manage bigger issues, such as installing security cameras throughout the building (in response to many reports of stolen packages, as mentioned in the older reviews); causing residents and package carriers to use the security lockers; adding music streaming and TV to the rooftop common area; and commencing the gym construction. Previous managers blamed their employer, the management company, for refusing to do those things. Frank has gotten them all done in the very short time he has been at the helm. Frank has also been exceedingly effective in handling immediate problems. My breakers recently started tripping when using my dryer or running the microwave and air fryer at the same time. He engaged an electrician very quickly to replace several inadequate breakers. When the elevators or garage gates break down (frequently, unfortunately), Frank has been able to get them repaired within a day or less. One of his predecessors oversaw an elevator repair that took several days, during which residents had to walk the stairs as high as four floors. If you're looking for a well-managed, very nice (and dog-friendly) building in a great location in San Rafael, you should check the place out.

My father has Alzheimer's and reached a point where it was no longer medically safe for him to live independently. Their move to assisted living was not a choice -- it was a medical necessity. Despite extensive communication and documentation explaining these circumstances, the property management response was rigid, transactional, and strikingly lacking in compassion. The situation was treated purely as a contractual inconvenience rather than a human crisis involving cognitive decline and elder care. They also levied a "leasing commission" - $5500! - to re-rent the immaculately kept house that took exactly one day for them to re-rent. What was most distressing was not just the financial posture taken, but the tone: repeated legalistic arguments with no acknowledgment of my father's condition, no empathy for an elderly couple in crisis, and no effort to handle the situation with basic humanity. If you are a tenant who expects empathy, discretion, or flexibility when life takes an unexpected and serious turn, I strongly encourage you to think carefully before working with this property management company.

My goal was to secure reliable tenants paying market-level rent within a few short months. Lee Petty and his team were exactly the right folks for the job. They connected me with skilled, efficient tradespeople (electrician, carpenter, painter, professional cleaner) who did high-quality work at a fair price and had the place ready in short order. TPM also handled the rental listing and vetting of prospective tenants. Result: a beautifully upgraded townhouse that commanded the desired rental rate, inhabited by wonderful and responsible tenants who are well liked by their neighbors. While I've chosen for now to manage the tenants and property myself, TPM is available to take that over at any time. I recommend TPM very highly!
