I'm sure this was in the fine print when I signed the lease, but it was a shock to me because all the other amenities are, well, amenities. For some reason, this is an upsell. Also, I moved from the Metropolitan in the City where all these services are included -- community kitchen, BBQ area, theater, etc. The Cove, as I wrote before, has some great amenities, all free. Except the kitchen. I'm going to investigate and see if I can learn if there's a reason for it, like they have an extra insurance charge, or cleaning fee. I'll write another update if I find out something helpful. For now, I'm not changing my 5-star rating. I still love living here. This was a surprise, however.

We sit on our big waterfront porch to watch the pelicans dive, seals play, and the parades of geese and ducks (and chicks in the spring) swim by. We see our sporty neighbors on their kayaks and with their dogs on the paddleboards. We wave to Captain Rob as he sails out with a group of happy passengers. When it's warm, my kids swim across the marina to the outdoor pool and hot tub. In the winter, we spend time in the indoor pool and around the firepits. I have become spoiled by the location. We are across the road from Nugget and Peets and Bel Aire School (and soon to be a nail salon). 101 is right here. Kids can bike to the path along Blackie's to soccer practice and to Del Mar School. There is a bus stop right here for Reed School. Management is awesome. Arnie, Jose, Deybi, Alberto, and team are very responsive and so skilled with building, fixing, solving, and keeping us safe. Sabrina, Jonathan, and Courtney (miss you Pat!) look out for us and are always willing to lend a spare key when we're locked out / do quick sanity checks to make sure we in fact turned off the burner (I did). Who whole team is patient and kind and understanding - and part of the community. And the community is everything. There are regular gatherings (food trucks, live music, yoga) that bring people of different ages and backgrounds together. We had a Thanksgiving potluck one year that filled the entire clubhouse. We have made friends that are family. I don't know if I will ever be able to leave.

This place has it all - breathtaking views of Richardson Bay, six tennis courts, a state-of-the-art gym, Olympic-size pool, jacuzzi, and restaurant/bar. This is truly "resort living" at its finest. I honestly can't think of a better place to live in the entire Bay Area. I more or less grew up at this club. I learned how to swim in their kiddie pool. I hit my first tennis ball on their courts. I enjoyed my first legal margarita in their bar (after I turned 21). Needless to say, this place and I have a long history together. So after years of living in San Francisco's urban jungle, it's nice to come back to a more relaxed lifestyle (and Harbor Point offers that in spades). Don't get me wrong, I still love SF. But it's nice to know that the city is just 20 minutes/a few freeway exits away. It's like getting the best of both worlds. The management of Harbor Point Apartments is top-notch. The tennis and exercise facilities are among the finest in Marin County. The Clubhouse restaurant (aka Nourish Grill) has never been better. I love that I can now charge food/drinks/balls/etc. now to my account. So you can essentially walk around the club without carrying a wallet. My neighbors are all super friendly and considerate. There's plenty of free parking. The property grounds are beautifully landscaped and the bay side views are beyond compare. I wake up every morning to sun shining through my windows and the sound of birds chirping. Seriously - what's not to love about this place?! Harbor Point has been very good to me. I look forward to more great years here in this fabulous community.

Beautiful location and views, but rent hikes and noise from hardwood floors have made living here…read morenearly impossible. Unless you're in a top-floor unit, expect every footstep, vacuum, TV, and even barking dogs to carry straight into your apartment. I've lived in this apartment complex for nearly 12 years and, while the location and views are beautiful, ongoing issues make it difficult to recommend. The property is under Marin County rent control, yet management raises the rent to the maximum allowed each year (just under 8.5%). For long-term tenants, that kind of increase feels excessive and unsustainable. Another major issue is management's decision to replace carpeting with hardwood floors whenever tenants move out. In upper units, this change introduces disruptive noise to the units below and around them. The building is older and not designed for this type of flooring, so sound now carries through walls and ceilings. Since my upstairs neighbor's unit was converted to hardwood, I hear every footstep, vacuum, cabinet door, and TV -- things I never heard in over a decade living here. On top of that, her dog barks constantly, even at small noises like when I open a kitchen cabinet, go on my deck, or come through my front door. At night, any movement in the building can set the dog off, waking me up. With hardwood floors and vaulted ceilings amplifying everything, it often feels like the noise is happening inside my own apartment. My adjoining two neighbors have also been disturbed by the new level of noise, despite not being directly beneath the unit. The vibrations and echoes travel throughout the building -- he can now even hear her TV -- making it disruptive for more than just the unit below. Pros: The maintenance staff (Richard and Kevin) are excellent, the gardeners keep the property immaculate, the location is convenient, and the water views are lovely. Cons: The steep annual rent hikes and amplified noise from hardwood floors make quiet enjoyment nearly impossible for anyone not on the top floor. You may tour a unit when the apartment above is still carpeted, but once it turns over, you'll likely face the same issues.

I had a similar disappointing experience the previous day at the Pier apartment complex; readers can refer to that review for details. Both properties rely heavily on AI chatbot systems to schedule and confirm showings, with little to no opportunity for direct human interaction by phone. As a prospective tenant, it is extremely frustrating not to be able to reach a real person when scheduling or confirming appointments. That said, unlike my experience at the Pier, I was eventually able to reach a very kind and helpful agent at this property's leasing office. While they were unable to arrange a showing that day, she made a genuine effort to help and tried to locate another agent to assist me. I appreciated her prompt response and willingness to resolve the issue--sometimes that effort alone is enough to restore confidence. That's why 3 stars were given instead of 1. I drove an hour to see this property, so it's disappointing when companies fail to respect a prospective tenant's time. I'm not sure if this lack of reliability is common among Sausalito properties, but it has certainly been my experience so far.

During the tour, I pointed out a few things in the unit that needed attention. As soon as we returned to the office, Kait took detailed notes on everything we discussed to ensure nothing was overlooked. What truly stood out to me was her follow-through--every single thing she said she would handle, she did. No reminders needed. That kind of reliability is rare! I've moved around quite a bit for work and have dealt with many leasing agents over the years, but Kait has truly been one of a kind. Renting can often feel overwhelming, especially when dealing with management offices, but my experience with her has been the complete opposite. Over several visits and a long thread of emails, she remained incredibly patient, responsive, and kind--even with all my questions (and I always have a lot of them!). Our apartment is beautiful, thoughtfully designed - very open and inviting. It's a bit smaller than our home in the city (~1350 sf versus 1550 sf), but the layout is such that we don't feel the loss of space. It feels like a home already. Our unit was in perfect condition when we arrived, and they accommodated our request to move in a day early. All maintenance requests have been handled in a timely and efficient manner. We've received thoughtful check-in calls to make sure we're happy with our experience so far. The gym is small, but it has essentials that are in good working order and is thoughtfully designed. I'm glad to have it, particularly on rainy days like today! I'm eagerly awaiting winter to pass so that we can enjoy the pool too. It was tough to leave the city after 7 years in SF & 3 in NYC, but we've found Marin to be a welcome change - peaceful, beautiful, friendly, clean convenient, and life is much easier in so many ways! The Corte Madera mall (so convenient!), ferry, and Country Mart are very close, and the cycling and hiking right outside our door are incredible perks.

Often you have to chase down maintenance to finish requests. Potentially dangerous conditions. In our single family Oak Shore rental, no one was able to fix the big heavy sliding doors that failed to easily lock and sometimes were difficult to open. The door sliding mechanism flexes with the heat and seals you in making it difficult to open doors. Very concerning with kids or elderly because they can't open these sliding doors. We also had to use the fireplace nearly every day for a year because the windows do not insulate the home properly. The 2nd and 3rd floor heating and air conditioning a very difficult to use as they both have to be on the same setting at the same time to function. They control all the utilities and then bill you which is very suspicious when you don't know what utility usage you are really paying for. Ironically, when we put in our notice we saw our utility costs triple when we were barely living in the unit. (fortunately we called them on that and they called that an "error by the utility company"). (See AIR Communities class action litigations re utility submetering and adminstrative fees.) The doorbell requires a Ring Subscription but doesn't work most of the time. Then when you leave you have to cancel your Ring subscription or the previous tenant could monitor you - creepy. The door is electronic and you cannot use a key. For being a "eco-consious" home, they expect you to install electric charging for your car in the garage even though they have the wiring. Any cost they can pass to the tenant they will. At exit, we requested an inspection and Nate indicated other than some minor touch ups and walls where TVs were hung we should be good with minor charges. Yet, they charged us for an entire repaint of the home. Yep, we just reviewed and they are in court for class actions regarding illegal security deposit deductions. It was this improper deduction that made us feel we should warn other tenants - Tenant beware with the rentals on Oak Shore Drive in Corte Madera and with Paradise at Reserve and AIR Communities.

My rating would have been a 5, except for the truck/motorcycle noise on Magnolia. If you're an early morning riser, and I'm definitely not, it probably wouldn't affect you. Two long-term tenants I've met live in 2 apartments in the Blue Rock Apartments facing Ward St. and they are fine there. Ask who your neighbors would be. I didn't think about Magnolia Ave. for me when I moved into 505. I fell for living in a quaint town, free hot/cold water, free garbage service, inexpensive laundry, a free parking lot, the carillon chiming the hours 8-6 pm, the Lark Theater a few yards away, walkability, etc. I currently live in The Larkwood Apartments, which are behind the B.R.A.s. Both complexes are owned by one person and have the same on-site manager. I haven't had a problem reaching the manager or getting things fixed, and usually repairs were better than what I had asked for. Perhaps it's because my attitude is that this is my home and I'm always happy to often see the manager on the properties. That makes it very easy to communicate, too. The manager has always been very pleasant and has done several nice things for me, including giving me a full length mirror and an oil bathroom heater tenants had left behind (that I had seen and asked about). A few days ago, my cold water went out in the shower, it wasn't an emergency, but I rang the manager's button, and he immediately came to fix it. Appreciation in both directions goes a long way. My thinking is to put something good into where you live, and it will come back to you even better. Yes, the old Blue Rock was a hotel, built before soundproofing, 60" TV's, and tech (small gifts to neighbors help a lot to quiet things down), but I've heard windows are going to be changed out, apartments are being upgraded (I agree about old metal cabinets) and there are new plants and redwood planters.
