    Love the staff!! Great trails, running creek in winter to enjoy sitting by. Lake and recreational park nearby, not too far from the beach. Pools are clean and inviting. Only negative is sites with sewers are hard to get and cell service is horrible almost nonexistent.

    Hmmm. Let's start with the stock photos on the website. Nothing that looks like this is available at this park... the hot tub is drained; the pool is filthy; the bathroom by the pool smells funky and has a slippery floor; equipment for table tennis, shuffle board, & mini golf not available. We were told we have to bring our own. Ouch. Now let's talk about the 1 star vehicles in the alleged 5 star resort. The website advertises "Exterior should be not unsightly, and should be free of obvious, poorly-repaired damages." Please review my photos. These were taken within about 300 feet of my RV and are an example of a lot more vehicles in this park. I understand that not everyone can afford a new or perfectly maintained vehicle. This is not my complaint. My main gripe is the lack of attention this park pays to its own rules. My wife and I just paid hundreds of dollars for a park membership and I could find the same accommodations if I parked on the side of the road in downtown Los Angeles. Photos: The small trailer was in storage, but sitting on the road inside the park. Why not hide trash like that in the back. When I mentioned these eyesores to the "ranger," she asked me for specific site numbers. Hey, why don't you drive around and look. I found these while on foot, I'm sure your golf cart can take you further and faster. She also stated she lives here and one or two unsightly vehicles may have gotten past her at the gate. When my son and his girlfriend arrived later in the evening in his newer and maintained car, he was not allowed in since they "can't just let anyone in, and your dad hasn't let us know what site he picked out." I disagree, as it looks like anything can get past this gate and I returned their requested paperwork with my site selection on it within 2 hours of checking in. My family and vehicles will not be back.

    Cabins

    My family and I love and enjoy camping here so much! Through out the years so much has changed. There's pools in the front of the park and inside. They have so many fun activities for the family and friends to enjoy. The restrooms and showers are always kept so nice and clean! That is a big plus for me! And the staff are all so friendly. There is never a boring moment out here. I do admit, it's very peaceful as well. I would recommend anyone that would like to get away. This is the place

    Don't waste your money paying for the WiFi

    As others have said this park has a dual personality issue going on. Half the park is great 4 stars, the other half is the half we do not speak of and that's 1-2 stars. One half has paved roads, nice amenities, WiFi (more on that later), sewer, good voltage at the power box, trees, pools etc... the one we do not speak of is a gravel lot with just some bathrooms, no sewer, very low voltage and hardly any trees. Now chances are unless you booked a cabin or have a yearly site or something you WILL end up in the unmentionable side. The vast majority of none yearly sites are across the street in the gravel lot. Don't worry though, they do give you some hope of climbing your way out of the slums and back into civilization. They have a list, a crossover list, that gives you the chance to move over. Everyday you have to go at 12pm to the guard house to see how many sites are open and how many are on the list. If you're lucky you may get a site, if not you can ask to be put back on the list and try again the next day (it took 4 days for this system to be PROPERLY explained to me, they even have a hand out about it which no one gave me until the day I got moved over). It's probably worth doing if you plant to stay for a while. The biggest issue on the "other" side is the horrible voltage. With nothing on except some led lights we were as low as 110v if we turned the ac we would dip below 107v this is with all other breakers off. They even give you a paper about how they are not responsible for damages to your equipment. The other side has much better voltage and never dipped below like 114v with normal use. Forget 50 amp, only saw one site that had it in the whole park... and the spot was taken... by a van. Also they offer paid WiFi (on the good side) which we could pickup from our site with a good signal as we were close to the source. That being said it was sooo slow it was practically unusable for any real work. Maybe if you just check emails occasionally. Anything more it's useless don't waste your $$. It's ridiculous considering a few minutes down the road in either direction I can get super fast 4G on T-Mobile, Sprint and Verizon so high speed internet is available, they just chose not to implement it or the company they use Streamwifi just shouldn't be in the WiFi business. Even the page where you buy it claims 2-3 Mbps, I was getting 0.4-0.7 Mbps when it worked at all. Summary. If you're a glamper stay on the good side or it will suck. If you love survivor, living off the land, eating crickets for dinner or tent camping the side across the street is probably for you. Much quieter. If you need to work online from your RV better make other arrangements as WiFi is useless even when you pay.

    WORST thousand trails park I have experienced. Every photo is of the "resort" side of the park. Meanwhile, everyone that checks in is sent to the "ghetto" as it is casually referred to by the annual site holders. Other section has pedestals with wires hanging out, and only one bathroom with working showers for several hundred sites. No sewer and the lodge on that side is padlocked shut. Not only will I never book here again, I would suggest against it for both members and guests.

    I don't know why the reviews are so bad. We have gone to PP two times for New Years and had a blast every time. It even poured with rain both times but we still had a great time. When we got there they had placed me in a spot way too far away from my group. Maggie, at the front, worked hard to move my spot right away. She didn't complain or act rude. She Was so sweet about it. I tried to find her before we left because I wanted to give her a bottle of champagne and a tip. Next time Maggie! Thank you for making us comfortable! The staff is also very nice. When were were at the big party they throw at the community center every year one of the head staff ladies told our kids to stop acting crazy and she was super nice about it! Speaking of the NYE party, they always have a big party in the community center with a DJ and dancing. It is super fun. In addition they have a youth community center, pools, basketball, and a baseball diamond. We were with 5 families and we played baseball, soccer and football. It was so fun. There are lots of trails to wonder around through as well. They also have a great market and cafe. The people who left all these bad reviews must be really picky because we have never had a bad experience and that's coming from 8 different families. I plan to tell everyone to come visit Pio Pico and have my friends leave reviews too! FIVE STARS Thanks Pio Pico! See you next time!!!

    It is one of the better Thousand Trails parks. The staff was friendly and the park was very popular with off road adventure seekers.

We will be back as soon the summer hits. Walking distance to a beachy peninsular area. Onsite cornhole, chess, & connect four are in the hang area. There are trains all day long but never found it to be a major issue. The loudest noise is the duly and diesel trucks that are onsite inside camp. You can hear the ocean mostly.     We recently spent 3 days / 2 nights in one of the resort's bayfront cottages (there are only six of…read morethese available). The cottage can accommodate up to six guests, but our stay was just for me, my wife, and our wheaten terrier. This review reflects our experience specifically as cottage guests, since those staying in RV spaces may have a very different experience. It was also our first visit to this RV resort, and we did not participate in many of the on-site activities. That said, we truly enjoyed our stay. The resort was very clean, the staff was welcoming and engaging with guests, and we appreciated how dog-friendly the property is. The location is also excellent -- conveniently close to the I-5 freeway, nearby walking and bicycling trails, downtown Chula Vista, and the newly built Gaylord Resort property less than half a mile to the south. While amenities such as the pickleball courts, swimming pool, hot tubs, and putting green looked inviting, we did not personally use them during this visit. We ate dinner at the on-site café both evenings, and every dish we ordered was reasonably priced, generously portioned, and served fresh and hot. The staff was friendly and attentive throughout. We tried the Baja Burger, Fish & Chips, Steak & Frites, Cheesesteak, crinkle-cut fries, pretzel buns, and churros -- all were delicious, and we would happily order them again without hesitation. Our bayside cottage was clean, well maintained, and offered beautiful views of the wildlife preserve between the resort and San Diego Bay. The two-bedroom layout provided more than enough space for us and our medium-sized dog. We especially enjoyed the fire pit, along with the covered first-level patio and uncovered second-level patio facing the bay. Although we didn't use the barbecue grill, it was spotless and clearly ready for guests to use for grilling steaks, burgers, hot dogs, or anything else they wished. Overall, we had a wonderful stay and would absolutely consider returning for another local staycation.

Amira, JoAnna, Rose, & Diane who manages the groups, all were responsible for making our stay comfortable the entire time. Then there is Steve the smiling maintenance manger, " sweet, responsive & attention-to-detail, Kibbie" and dear kind Jorge who found my wallet and husband. The folks at the cafe and bar were enjoyable to be around. All's I can say is we are grateful as can be and returning for 2 months next year. The sunrises and incredible sunsets across from Living Coast Nature Center and bay, the 26 mile bike path from the park to Coronado, the neighbors, holy moly what fabulous hood. The vibe and cleanliness of the entire place is far above others we've been to. All of this was topped by a kind gesture made by Modi, one of the cleaning professionals for the cabins, she gave me the star experience. One day I needed a pvt place to join friends during a long distance celebration of life. "Modi" (I hope Im spelling her name correctly,) with ultimate compassion she showed me a quiet spot I could be by myself. Then came back after cleaning the cabin with a cup of tea! I trust she will be rewarded and not reprimanded for extending such consideration and tenderness. Also we lucked out being here for the month and joining the Pleasure-Way owner's annual rally. Being close to trolley allowed us to get around easily with bike or on foot. Fantastic clean new playground near shuttle to Living Coast! The only thing that is missing is a place to put your shampoo and essentials in the showers. All in all our month was a tremendous experience.
