Service started out promising in the beginning then concluded sloppily once the end was on the horizon and no money was to be made. There were many belabored emails that just went in circles, offering no resolution and no apology. Two tenants moved out while NLR was managing the property and there were damages unfixed and no deposit credited. For example, after the first tenant moved out we were told to get the carpet professionally cleaned, then replaced altogether in order to rent. The repairs department was the exception, especially the new manager. He stayed on top of the jobs, and communicated before and after.

Top Notch Service - Top Notch Everything!…read more I interviewed three realtors before settling on Edward Quach of EQCO Realty. From the word "go," Edward was by far the most prepared- he came to the house with a customized list of comps and a marketing plan, and had already put some thought into his initial suggestion for the price target. Of the other two other two realtors I interviewed (both from "big name" realty groups), one didn't have a price target and asked ME where it should be set without coming prepared with comps, and the other strongly pushed a starting price that was $50,000 under where I started (and sold) with Edward. Edward isn't about pricing low to secure a quick sale. He worked with me to set a realistic price target and outlined a marketing plan to get us there. He didn't mind spending the time to help me understand my options, including taking the time to outline what the costs and revenue stream might look like if I chose to rent out the property versus selling it with him. Edward was always easy to get ahold of- if I ever needed to leave a message (which was seldom), I always received a return call within a few minutes. There was never a point where I felt that I was disconnected or didn't have any control over the process. My property was in good condition overall, but needed some work. I contacted my usual handyman for an estimate (repainting entire interior, carpet for two floors, minor drywall patching, re-grouting a bathroom, replacement of smoke detectors, etc.) and the estimate came in at $25k. I reached out to Edward for help, and his network of contractors got everything done, and done well, for less than half of my handyman's price. When I needed to leave the state to secure a lease on a new property, Edward stepped up to inspect the contractors' work. He sent photos, and offered a video tour to ensure the work was to my satisfaction. Later, when the HOA decided that me asking for a resale package meant that they should notice me to fix four items that they hadn't seen fit to complain about in the preceding 10 years (a few days before closing, no less) Edward came to the rescue again- all I had to do was send him the HOA's list of fixes, and he coordinated directly with his people to get everything resolved. When we had to make the big move in a rush, some important items got left behind accidentally. Edward came to the rescue again, personally running to the old house and shipping a huge box of items to my new address. Long story short, choosing Edward and EQCO was a solid win. This was my first home sale, and I was nervous. Edward was knowledgeable, explained what was happening with the sale (and my options) at each stage of the process, and kept me informed throughout. I highly, highly recommend Edward. Do yourself a favor, and go with Edward- you'll find him to be as responsive, trustworthy, and protective of your interests as I found him to be.

Our real estate agent recommended AW Management to prepare and manage the home for rental while we lived on the west coast. It was a great recommendation, and a recommendation we would pass on to anyone intending to hire a property management. AW Management and Josh Andrews were fantastic. In preparation for the rental, Josh recommended repainting several rooms as well as replacing the kitchen appliances and countertop. He was absolutely correct, and we rented our home within a month of vacating the home. We rented the home for three years from California. Josh was responsive to the renter whenever a problem arose, including fixing a water leak from the second floor bathroom that had bedeviled us for years. Over the years we extensively  landscaped our large backyard. AW Management ensured that the yard was well tended and maintained with no prodding by us. Whenever a large expense was required, AW Management called us for approval. Lastly, AW Management's website allowed us to monitor easily expenses and income for our tax filings. We sold our home this past summer. Thanks to AW Management's efforts managing the property we needed only a few cosmetic touchups recommended by the realtor. We strongly recommend AW Management and Josh Andrew.

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!
