I lived at The Zone for seven years. Over that time, it went from a wonderful community to a money trap for the unwarry. Management went from truly caring about residents to finding new and creative ways to squeeze money out of them. When they ran out of ideas for new charges, they cut back on services. For instance, the pool was almost always closed, the dog park was never maintained, the door to the clubhouse was always broken, treadmills in the gym never worked, etc. Management also became increasingly bad at communicating with residents. They'll tell you one thing one day and something completely different the next. They'll claim they sent information but it will never arrive. They'll change procedures and policies without telling you. They'll promise you things to get you to renew your lease and then not follow through. If you are unlucky enough to find yourself there, do not have any communication with management that isn't recorded, and absolutely don't trust that their resident portal will accurately keep your records. Record absolutely every interaction, even if it's just to say hello! Edit: Gotta love the insincerity in The Zone's response below. They had years to address my concerns, and they've had months since I moved out to set things right. But, sure, I'm going to give them yet another chance. They aren't able to fix my window for more than a 1.5 month. Created several times tickets​, their maintenance workers said that they are missing some parts so they can't fix my window. I have to leave my door ajar so the fresh air can enter my room!! read more

Do not live here!!!!!!I am writing to warn future renters of The Zone apartment complex in Glendale, Arizona. I had a very negative experience living here and would not recommend it to anyone. The office management staff, including Kelly, are rude and unhelpful. Something is always broken and when I asked for it to be fixed, they either ignored my requests or took weeks to address them. For example, the gate to the community was broken for months, my air conditioner was not working properly for weeks, and my sinks were always stopping up. When I called maintenance, Jessie decided to throw the contents of a clogged sink onto my pre-workout sitting on the counter. I called to speak to the managers and no one would come to the phone. This is always the case. They pretend to be too busy or in a meeting. I have had so many issues since moving in, including a leaking roof that was never properly fixed. Every time I called they would say it's fixed, then one time they put a ghetto plastic bag over it. After so many complaints and calling regional (the last owners), they had to give me a credit on my rent. Sadly, when I went to pay rent, Kelly never added the credit and I had to pay full rent oDr I would have gotten a late fee. Even when they attempt to make things right, it's a fail. I have taken over a year and a half to take time out of my day to write this review and sadly this complex will not care and will not do anything to fix themselves or their staff to create a better experience. THEY NEED LEADERSHIP TRAINING AND STAFF COACHING. The amenities are also a joke. The fire pit is always out of fuel, they took away the Kombucha on tap, and every time they throw a so-called resident appreciation event, they monitor it. We used to be able to enjoy a mimosa by the pool, now they come and say "take one while supplies last" and it's typically during times when most folks are at work, as opposed to being on Saturdays like it used to be. They continue to cut back but had the nerve to add an amenity fee yet forget to open the gym and the fire pits don't work! Don't be sold a lie! Just okay. The biggest complaint from me would just be there leasing contracts and the way the staff handles them and the situations with them. The office staff isn't very knowledgable about leases and contracts and tend to always say they "don't know" when I would ask a question. The maintenance gets there when they can and they usually do a good job but I didn't have a working microwave for 2 months and my dishwasher flooded the kitchen twice. I will say that the pool was nice and always clean and I also enjoyed the gym. However, the gym never had air conditioning so it was always 70 degrees or higher in there. Honestly, I would not renew or rent again here and I would not recommend anyone to live here just from my experiences. read more

BEWARE! The WORST!! These people have no regard whatsoever for their tenants. These are college students who work hard or rely on family support, and management thoughtlessly, without any consideration to them, had their cars towed! Their remarking of the parking lot was delayed by rain, their flyer said would be moved to street, but then had towed to lot, which cost $375 per car! They probably got a kick back. There are much better living options in cstat for the the same price. My apartment was dirty and old when I received it. The units are also extremely dusty. When I moved out I was charged for an insane amount of cleaning fees for things that were damaged / dirty when I received the apartment. Would not recommend to anyone. read more

Honestly if you want a cheap place to live this is fine. I didn't have any problems until move out when they charge you for a bunch of stuff that doesn't even make sense. If you can afford somewhere else then definitely go there. The management sucks and it's hard to even ask about anything bc they act like they care but they really don't. Also moving in it's not dirty but this place isn't nice either. Paint on top of paint on top of paint. Floors are gross too. read more

If I could give The Zone more stars I would! The staff is extremely friendly and personal, maintenance is efficient, the apartments are a great size for pretty cheat, etc. I go in for coffee every morning and am always greeted warmly. During finals week they give out free food and drinks. Donuts in the office every Monday and FREE FOOD FRIDAYS!! This place has the best events and the best staff. Fine place to live for the price, the maintenance team is awesome considering how much wasn't working when we moved in, but the management sucks. They sent me an email saying how my package had been delivered and could be picked up in their office hours until 6 that day. I went at 5 and the office was dark and no one was there and they decided to close all day the next day for "trainings" for the second day in a week. Ended up not getting the $50 package I needed in time. Left lots of voicemails and emails and never heard anything back. You can find better living environment for the same price somewhere else. read more

The property is nice for the price but the management is terrible. I've attempted several times to speak with the property manger but I guess she doesn't like to return phone calls. I would have hoped the the management would care about their residents but boy was I wrong! Also one of the girls is really rude in the office. I can tell that she gets aggravated that I keep calling but I would stop calling if the property manager would actually return my phone calls. I'm tired of the excuses that the girl keeps giving me. Whoever the guy is that works in the office should take the property managers job. He is super nice and actually seems like hes cares about the residents every time in the past that I've spoken with him. Overall, I would say live somewhere else because of the management! Do not live here!!! The tours are nice but there is a reason they don't show you the actual hallways, they are disgusting! The maintenance quit three weeks after out move in day and the rest of the staff quit after that. As of this morning 11/19/15 there was a rat running around our apartment living room... Please do not live here. The management is the worse, both the previous one in 2013 and the current one in 2014. When I moved in, the place looked nasty (there was poop left in the toilet in my bedroom). I complained to the management and they ignored me. When I moved out, they sent a charge for cleaning fee directly to credit agency without informing me first. I called the Zone and they didn't bother to help. Basically I am forced to either pay it or my credit is ruined. I am really disappointed. If I could rate them ZERO star, I would. I've been living here for about a year now and it's been great so far. I have not had trouble with maintenance or my apartment. The few things I had trouble with was a/c, but got repaired the next day. Office staff seems cheerful and ready to help with any issue you may have. They have events to try and get residents to come out and that seems like a nice touch. read more

I've enjoyed my stay at the Zone and have had no issues while living there. Whenever I had a minor maintenance problem it was always solved the same day I put the request in. The pool and hot tub area was always a fun place to hang out and never had to worry about any outside visitors disturbing the place. Would recommend staying here if looking for something extremely close to campus. read more

BEWARE!! Who ever came up with their lease agreements and advertising is a crook. Before I signed my lease (which was for August 20, 2015-July 31st, 2016) I had one question. Rent was advertised as $576/month and I asked "Will rent be prorated for the 11 days in August?" The answer was yes. After waiting for move-in instructions that never came and calling several times I finally went up to the office 2 days before move-in day. I was informed that before I got my keys I would have to pay the full $576 for August and then again on September 1st. They will throw some jargain at you about it being a term lease that is divided over 12 months. The reason this is unethical is because it's not over 12 months, it's over 11 months and 11 days. When you do the math, you will find that you wind up paying $620 a month for a 2 bedroom apartment instead of the advertised $576. Somebody thought they were slick by calling it a 12 month term lease so they could legally advertise a lower rent than you're actually paying in the long run. It's a scam. They will be condescending and say you don't understand what a term lease is but I've paid a term lease for every aparent I've ever lived and always paid the advertised monthly rent price because either one of the months was prorated, or the lease was actually over a full 12 months. I would have no problem with their agreement if they had advertised that what I would be paying was $620 but that is not the case. I was also lied to and told the amount would be prorated for August. read more

I would probably give this place less than one star if I could. On my scheduled move in day the a/c was out and it remained inactive for a week. We had to call the maintenance idiots 7 times and they even had the audacity to say that nothing was wrong with our air. Like we chose to not have air in August in Texas. My problems never got fixed even when I called multiple times and my fan fell on me in the middle of the night due to their lack of attention to my service issues. The partying and loud music never ends and the smell of weed is just horrible. I also love how my $255 final account statement came less than a week before it was due, but oddly enough the collections paper I received came the day I was unable to pay. The apartments are thrown up quickly and they towed my roommate once at 5 am even though she lived there and paid their ridiculously high rent. Do more research and live somewhere else. read more

First and foremost let me say that I am not a disgruntled tenant that stays in The Zone. The things I'm about to state are FACTS and facts only. I'm not gonna get on here and throw my OPINIONS around because if I did nobody would risk even coming here. Now to start off, The Zone is one of the oldest and run down apartment complexes in College Station. All you have to do is come and take a look and then compare it to other apartment complexes in College Station. Second, DO NOT BELIEVE THE MODEL THEY SHOW YOU!! It is classic bait and switch. The model will look very comfy and "homey" and very clean, new and fresh, but in reality you are getting a dusty, dirty cell. The actual apartments aren't near as clean and or look anything like the model. The furniture is stained. The desk in the room is broken. The front of the rack on the bottom of the stove is hanging off.....the list goes on. Then the property itself? The gate breaks CONSTANTLY( cars have been vandalized more than once), they need new a/c units, but won't replace them because they would rather have maintenance come fix it over and over. My a/c had problems 2-3 times since I've been here and I've only been here 6 months and yet and still I have the same unit. The maintenance man that came and fixed it the first 2 times told me flat out they needed new a/c units and various appliances all throughout the complex, but says the PM told them "they couldn't afford it right now". I won't deviate on hear say so I will get back to FACTS. The Zone is charging 499$mo( although I got a deal, or THOUGHT I got a deal at 449$mo) and we were told that if we didn't "lock in" at that rate it rent would be going up. At that price you will get way more bang for your buck somewhere else in College Station. This complex isn't worth anywhere near 500$ or the 449 I'm even paying right now. I am moving to a new complex and I was told by the Property Manager that EVEN THOUGH I AGREED TO FINISH PAYING OUT MY LEASE I would still be charged a 300 sub letting fee which made no sense. However, I got in touch with the Property Owner, and he said that they were in fact wrong. If I continued to pay my rent every month I didn't owe them ANY fees. So one of two things: Either A) They knew that and tried to beat me out of 300$, or B) They didn't know that and as a Property Manager and staff that quote, "has been here for years", how don't they know the policies in which they are LEGALLY supposed to uphold? Either of those shows poor management and/or total disregard for their tenants well being. They also have a policy in which they combine the utilities with the rent, which isn't unheard of. However, for the month of December, I was gone home for the Holidays for a bit shy of a month and my roommate was gone for a good while himself. I asked why my utility bill is still the same and I was told to contact the Aggieland Utilities by the office staff and said they "had no control". Rent was published to be paid on the 1st, and since I am disputing my wattage bill that THEY had the brightest of ideas to combine with rent I can't pay rent without paying the disputed utility bill. Today is SATURDAY the 4th and it has already went up from 568$ to 619$!! I have NEVER been late on rent since being here and they added a tax for taking the time TO DO WHAT THEY TOLD ME TO DO, which was contact the Aggieland Utilities and get it straight with them. I've tried being cordial with them, but now I have to let potential customers know and be privy to the FACTS of my living situation here at the zone. As I said I am in no way mad or upset with The Zone or it's employees. I am merely telling you the things that have happened and/or are happening at The Zone. I would think long and hard before coming here and after careful deliberation.....I WOULDN'T!! read more

I have lived at The Zone for 2 years and I recently renewed my lease for my third year here. There are many things that I am fond of at The Zone such as, the pool, the gym, the study rooms, and the tanning beds; the amenities are awesome here. Also, I have lived here long enough to go through different management and staffing in the office and it is apparent that the office staff cares about the residents and they try their best to accommodate everyone's needs. This is a typical college student-oriented apartment, undergrads specifically. The rental prices are extremely high and the maintenance is extremely poor/non-existent. Office workers are not helpful (also more college students). Usually there is one hard worker, and the rest just sit around, playing with their phones or on the computers. I had been given eviction notices several times despite having paid rent because they are horrible at keeping up with their records. All the "amenities" offered by this apartment are not actually offered. Because it's either always broken or never updated. Also be warned, they will not allow residents to move-in until later August (approximately a week before classes start on the university campus), but will require you to pay a full month's rent. Same with the move-out schedule. Pay for a whole month, but require you to move out mid-July. The apartment itself is just okay. Narrow, alley-way kitchens, small rooms. There is partying all the time, and therefore you will need to deal with the drunks stumbling around. And their resulting piles of vomit. Everywhere. Walkways. Stairs. Near the pool. In the pool. In the parking lot. There will be an almost constant odor of marijuana permeating the premises. The pool is a big draw for many people, including non-residents. Despite the apartment being gated and requiring parking stickers, management allows everyone to drive into the complex and take up parking spots. If the gates happened to be closed that day, these people will sit and wait for a resident to drive through and sneak in. Their cars will not be towed, but I have seen residents' cars towed incorrectly. If you are a minority, be prepared to deal with entitled, racist Caucasians (both male and female) harassing you. I've seen this happen many times. Because this complex is inhabited by college students which do not know how to cook, be prepared for building-wide fire alarms to go off, requiring evacuations. read more

First let me say that its alright place to live unless you have a problem with anything then they well not help you at all and just make it your problem. As soon as you get locked in to the contract they stop giving you customer service and just stop caring about. It really ridiculous how they treated when I tried to renew my lease, they said well as rudely as possible "I guess you not living here next year"and showed me the door.Also they bait and switch the model, the actual apartment resembles the model but not as nice at all as the model. Ask them to show you the real apartment and see what they will say. For the money there are many places much nicer and actually treat you with respect. read more

My daughter has been at the Zone since August of 2012. The first year went by fine. They are not the best apartments but I have seen worse. There were a lot of small stuff that needed fixed and they eventually got to them. She signed a lease for a 2nd year and this year she has had more issues than normal and they are not addressing them. 1st was an alarm going off in someone else's apartment during the winter break. The apartment employees just told my daughter that they could not come look into it until the next day. This was in the evening and she had to go to work at 8 am. It was really loud and she could not sleep. We called and were told the same thing. So we called the Fire department to check it out. They did not care that my daughter could be in danger if it was the smoke alarm (which it was). So they had to address the issue because the fire department appeared at their door. 2nd issue is BED BUGS. She has been getting bites on her body for several months. She reported it in November and here we are in January and still no one has made the time to go check her bedding. Every time she calls she has been told that the pest control company will be there or they do not know what was discovered, etc. I called today and I was told that they would get him there today and would call me back. I called back at 5 pm and found out that the pest control did not go after all because they were too busy but for sure early in the morning. I am not sure what they are doing up there but this is not a place I would recommend for any person based on the response time to issues. I will be calling them first thing in the morning and bug them until they get this resolved but I do not feel that I should have to do that. One of their responses is that they have been super busy catering to possible new tenants. I hope one of them sees this and goes elsewhere. read more
