Hands down the best apartment complex I have ever had the pleasure of living in, and I have lived in several over my life. There are too many good things to say about this facility so let me organize it a bit. First off, time spent here - my lease has been on since Sept. 2015 and will be ending Aug. 2017. Second, price point - with the power of renewed leasing our current rent is $1,300 split between my roommate and I (in a 2 bedroom 1 bath apt, we each get our own room for $650 a month). Rooms - I wouldn't listen to anyone who says the walls are paper-thin. I think these people come from houses or extremely loud cities where new apartments tend to put extensive sound-proofing into the construction. As I said earlier, I've lived in many apartments (5) and I know what bad walls sound like. The walls here are perfect for the quiet environment that comes from the people who live at The Willows. I had no issues the first year when we were sandwiched between 2 family units and can only complain about the fresh upstairs neighbors who have the footwork of an elephant (something you can't really avoid anywhere living on the first floor). The presence of bugs has been comparable to that which can be found in the Tercero Halls when one leaves the windows open, and is definitely a feature of living near the edges of the Davis 'City'. Still, nothing one can't handle. This year after the torrential rains we got some ants visiting for the first time but upon asking the Front Desk for assistance we got some Ant Traps the same day and it is working nicely. Structurally everything has been solid, good bathrooms, electric stoves, etc. The only thing I would look out for is the mildew growth during the wet Winters on the windows. One has to make sure they wipe them down daily or leave them cracked to avoid a heavy cleaning come Summer. Facilities/Amenities - Fantastic. 2 laundromats, quarters for cash available at the Front Desk, free cookies most days in the clubhouse, Gym that my roommate uses whenever he doesn't have time to go to the ARC, a CLEAN pool and hot tub, and most of this is available 24/7 via key. My absolute favorite thing about the facilities is that Management is often available every single day of the work week, consistently, during their Office Hours. Which is without a doubt an extreme rarity here in Davis (even had trouble getting management at another place for rent applications, just wasn't there, no sign no nothing). This alone is worth paying for and being at a distance from campus because every time we have had a housekeeping issue it has been fixed within 1-3 days, and often same day. I cannot give enough praise to the team here because of this. Distance - Not actually far at all. 3 miles at most depending on which bike path you take to campus, 10-15 minutes. People over-exaggerate it for sure. I will say that the bus system is a bit lacking though, since the P/Q are often late. Even so, the D/K Lines are a short walk away and so is a marketplace with some food, grocery, and tea options. As a bonus to the musically inclined, Watermelon Music has just moved in directly across the street, right next to a Circle-K gas station (which is a great place for anytime food purchases). And for those who like nature, a good short walking path is available down the street through the Wildlife Nature Preserve. All in all, without a doubt best place I have ever had the pleasure of living in, sad to have to leave. 10/10 would rent again. read more

Look no further if you're looking for one of the most friendly, comfortable, and convenient apartments in Davis! I've stumbled upon the Willows when I was looking for my second year housing. I saw the outside of the apartments when my shuttle was picking up someone from this location and I knew I wanted to live there! I told my prospective roommates about the Willows and we checked it out! My roommates and I all enjoyed living here. In fact, this marks my third year living at the Willows because I love it so much! So far I've found no fault with living here. There's alot to love about living at the Willows such as : - Walking distance to convenient stores ( MandRo Boba, Lamppost Pizza, Westlake Market, Family Dollar, Circle K Gas Station, Watermelon Music Store, carwash) - P & Q Bus Routes in front of the apartment which are minutes away from downtown, campus, SaveMart, Burger King, CVS, Panda Express, Jamba Juice, Togos, Safeway etc. - Access to 24/7 gym, pool, jacuzzi, and two laundry rooms that use debit card payment. - FREE WIFI, COOKIES, & OTHER SNACKS and clubroom access within operating hours (see office for details). -Online access to make rental payments, maintenance requests, etc. for your convenience. -Private Nightly Security Patrol Services -Fun Community Events that usually involves snacks (Halloween, Thanksgiving, Spring etc.) -Clear Panoramic Views of the Mountains But what I love and appreciate most about living here at the Willows would have to be the friendly, reliable, and efficient staff. Angelina Pallotta, Danielle Ninobla, Nina Sherwood, and Emma Samson have are always there to help me out with any concerns regarding my stay at the Willows. I can always count on all of them to carry out my requests with such a positive attitude. Additionally, I also trust on Sam Miller and Casey Colberg to do a perfect job on any maintenance request I may have whether its a clogged bathtub or a faulty AC unit. I would also like to extend my gratitude to Lupe Bribiesca who does an amazing job with maintaining the apartment premises to be clean and immaculate. All of these individuals I have mentioned are all indispensable and are responsible for making my stay here at the Willows to be both comfortable and memorable. read more

I lived here for 2 years and it was a really good experience. The staff are great. Angelina and Danielle were always super helpful with any issue I had. I'd say they went above and beyond when I was first looking for a place to live in Davis. Maintenance workers also did a good job fixing things that needed repair too. I had an issue with ants a couple of times. But they always took care of it. The location was good and it is helpful being near the P and Q lines if you head to UC Davis campus often. Parking wasn't really a consistent issue. There were a handful of times (maybe 5 or 6 ) across the entire 2 years I lived there that I couldn't find a place to park near my apartment. And only 1 time I had to park on the street (which there is plenty of street parking). Only a few times did I feel like I could hear my neighbors, but typically only on bigger party types of days (e.g., Halloween and Picnic Day). The apartment itself was pretty nice. Central air, dishwasher, etc. It was a pretty standard apartment, and for the price I can't really complain about the amenities that the apartment included. I would have liked having a washer/dryer in my unit, but there are many washers and dryers on the property. It was also great when they upgraded them so that you could pay for the washer/dryer using your debit card. Overall, definitely a place to consider living! read more

The Willows was our first apartment complex. Not knowing much, the staff helped us feel at home and supplied ample opportunities to connect to a family type of environment. Angelina, Danielle, and Nina were all great in responding to us if we had any questions and kept the entire community up to date with a well-ran instagram account and frequent emails. As far as the housing, the complexes are extremely nice and have the best prices in the entire area. It is right outside of 3 different bus lines, so getting to campus is never a problem. Parking is free for all residents of The Willows which is extremely nice (most places charge). Facilities include a rec. area, open to all residents, a pool, and two different laundry facilities (all of them take credit card which is nice). The best experiences I have had with The Willows involve the maintenance crew. Our fridge and dishwasher were giving us problems, so they order both new machines and installed it extremely quickly. They are also willing to help us with whatever issues we have throughout the year and are easy to talk to. The Willows is easily one of the best apartment complexes due to the staff, facilities, location, and price. But what separates them from the rest is the ability to make you happy to come home everyday to a safe and friendly environment. read more

The Willows is a beautiful and peaceful place to live .The apartments are roomy and comfortable . This is the best apartment I have lived in . Since we are on the edge of the city we have the sounds of nature at night and it is similar to living in the country . From my patio I have stunning views of the sunset . The managers have been very nice and unobtrusive .The only time we see them is when we visit the office . The maintenance Dept. is headed up by Sam and he is always willing to go out of his way to help you in any way . When ever we have needed anything done he is fast to respond and does great work .These apartments are made well and I rarely hear my neighbors .The laundry room and pool are open 24 Hrs ,and private enough to require a key . The grounds are kept very well . I asked Sam to plant some Rosemary outside my apartment and his crew put in a wide section of it for me ! I have met quite a few of my neighbors and they are friendly and laid back . The atmosphere here couldn't be better . They have upgraded our apartment with handicapped bars in the bath and other handicapped items without question just on our request . I don't understand how anyone would complain about living here .I love it here and will be sorry when we have to move on . We are going on our second year . read more

I have lived in 3 different apartment complexes (in Davis/Woodland region) over the last 5 years and life at Willows has been the best experience. I can definitely say that it is my favorite place in my last 10 years in the US. When I first moved in, I lived in their model unit and later moved to a regular 2BR unit. Excellent management: The entire team goes above and beyond to address any requests. Every single time I went to them, I have walked out of the office as a happy person. I am moving out of Willows next week and the management was also very helpful with the subleasing process. Commute to campus: Well connected by P and Q lines. D and K lines are about 6-7 min walk from Willows. Shopping: For any quick needs, K-circle is just across the road. They never say NO to give quarters for laundry. Gym/Laundry/Parking: Gym is small but is open 24 hours. Laundry is also open 24 hours. It is busy in weekends. Parking is free and there are no reserved spots. Pleasant surroundings: Lot of green spaces within the complex. Also, very pleasant to go for a run along the adjacent farms. As a Willows resident, one can also avail membership for the Stone Gate Club for a 10$ fee (per month). read more

I'm legitimately sad to be leaving The Willows this fall. I've been here for two years and can think of nothing but stellar things to say about both management and the maintenance team. There have been several occasions wherein The Willows team has gone above and beyond to address an issue for me. Specifically, I once had a family emergency and had to extend my stay out of town longer than I thought. I didn't know anyone in Davis and was concerned about not being able to feed my cat as soon as I had planned. I contacted the office, gave them permission to enter my apartment, and Danielle actually took care of feeding my cat for me so I wouldn't have to drive 4 hours out of my way to do it. Now they're best friends! :) Aside from their communicative and caring nature and outstanding professionalism, The Willows team keeps the grounds of the complex spotless, the pool, laundry room, and gym in excellent condition, and they've even planted a beautiful vegetable garden that puts my apartment-grown cherry tomatoes to shame. I never thought I'd have such fond memories of some apartment complex in Davis. Thanks for everything that you all do! read more

The staff at the willows is the greatest. Recently I became very sick and was put in the hospital for about thirty days. The staff here was very concerned and kept in touch with my wife and gave her a lot of support and kept asking my wife how I was doing. That was a big help in my recovery. I would like to give a BIG shout out to the maintenance crew,SAM. if you have a problem with your apartment, they are on it. In most cases the same day or the next day. That is so cool. Sam is not afraid to come out in the middle of the night to fix it also. A good example is I need a raised toilet for my illness, I mentioned it to Sam on one of my many walks, the next day I set up a time and date to have it installed. This maintenance crew is the best. It is more like family around here. I have to do a lot of walking due to my illness to make my legs stronger. If I see one of the crew, they are not afraid to stop and say hi. They are never to busy to be friendly. The office crew is great also. They are always friendly and smiling . Living here is like living in a family place. read more

I've moved into Willows Apartment since Nov,2015. That time was an urgent request, and I should share 2b1b with two undergraduate student. Though a little bit messy, but maintenance is always great. The management usually comes immediately after report of problem. A great policy to tenants here is, you have great advantage to get any update of your living condition before non-resident requests start. I've benefited from this since I had to move out the following year. Leasing office helped me with application of 1b1b, which was unbelievable in Davis! That one year living experience was awesome, even it was a challenge before I left US, because there were two months lease should be taken over by others. Leasing office lady helped me quite a lot, and all the procedures were the best and trustworthy I've ever seen in Davis. Initially, I left a one-star review due to frustrating experiences with what I thought were Willow's maintenance team. It turns out they were not actually part of the company. Willow's management promptly clarified this and took action to resolve my concerns. Recently, maintenance personnel came to address issues in my apartment, but the use of paint caused discomfort for my asthma. Upon contacting the office, they immediately halted the painting and decided to postpone it until the end of my contract. This response demonstrated their attentiveness and care, which I truly appreciate. Overall, I am satisfied with their service. Mistakes can happen, but what matters most is communication and responsiveness, and Willow has shown a commitment to improving their service. read more

We were living at the Willows for the past one year. I would say this is one of the best apartment complexes in Davis in terms of location, space, and rent. I love cooking and I always look for the kitchen space. The kitchen is nice and open with plenty of cabinet space. The bedrooms are good sized with large closets. The bathroom space is separated from the vanity, so two people can get ready at the same time. It has been a very peaceful stay. No noisy neighbors, very clean and quiet place. In fact, my neighbors are very friendly. Above all, I just love the people at the office and the maintenance people. They are very kind, friendly and helpful. Immediate attention was given to any maintenance issue. You will never be disappointed with this place. read more

This place is horrible, loud neighbors, very thin walls that you hear everything from neighbors; day and night which makes it very distracting for somebody that is going to college and studying. But don't get me started on the residential apartment manager called nidia. what kind of name is that first of all. 2nd, i had my number of issues with management, specifically about fixing the ac in my apartment unit, water leaking to name a few. what a waste of time talking to the so called residential apartment manager. i got so mad that after a few times I just gave up. They also leave free cookies out every morning and have a beautiful club house where you can sit down and relax and study. If you want to go out for a swim they got a nice little pool. Willows is hands down, leagues above the rest and one of their biggest selling points is the staff.
