    To preface, I have never written a review. But Millpoint was terrible…read more 1. Towed illegally. In the paperwork, it states to have the parking pass hung up on your mirror. We did. We came out to find our car towed. We had to pay $350 to get our car back. We called Millpoint and provided picture proof of our pass in the window. Millpoint said that they were not contracted with the company and couldn't do anything about it. This is illegal. There needs to be a contract in place for a company to tow. Millpoint even handed us a packet of information in the beginning with the towing company. When called out on the lie, the receptionist hung up the call. 2. Uncleanly hallways: The first thing you notice when walking into the building? Nice living arrangements? No. An aroma of trash and dog feces. Absolutely awful. Hallways were usually littered with trash. 3. HIDDEN FEES. We budgeted for an apartment of $1600-1650. Our rent turned out to be $1900 a month plus power. AND the power company kept disconnecting our service because we "moved out". 4. Our first month, we used a credit card to pay rent. This card had worked for other purchases, so we assumed that it had worked when rent was due and not a word was said. Three days later, we got a "late rent notice". When we asked the reason behind it, they didn't like the name on the card. It was my sister's full name, found on the leasing paperwork? Still confused on that one. When asked why they didn't notify at the beginning, they didn't answer. 5. Withholding Security Deposit. Fair warning, you WILL NOT get this back. There are a plethora of reviews stating this. We thought we would be different if we deep cleaned the place ourselves. We used toothbrushes on the grout and windowsills, and rug shampooed. They took the whole sum and charged more over a "missing" parking pass. 6. For the cleaning fee you pay when you move out, it doesn't go to any use. My sister and I had to scrub our apartment when we moved in. The cabinets had left over food, and the showers had bodily hair (not the nice kind either). It was so disgusting that it made us physically sick. Great bonding moment. 7. Dog feces everywhere. They claim they do DNA tests on the dog feces left out. They can't with the amount out there. You couldn't walk on the grass without stepping in a pile. 8. You terminate your right to a class action when signing the lease. This was one of the shadiest parts of the lease. FAIR WARNING, a lease asking you to waive your right to speak out against their shady practices, isn't a lease worth signing. 9. Office staff often left an hour early before listed closing time. I understand having a family and emergencies. But leaving early multiple times a week? This left the door locked for packages. 10. The apartment boasts of "controlled access". This means doors are locked to get into the buildings. My sister and I felt safe reading this. They had key fobs. We never thought to test it before signing the lease. A few nights after we signed the lease, we tested it. Doors are NEVER locked. Anyone can wander in. 11. They bend the lease to suit their needs. Towing incident was one. The second one happened when we were turning our parking passes to vacate the property. There was a dispute over a missing parking pass. We turned both of them in. We asked for video footage and the person who checked them in. We never heard a response on that part, what we heard was that we needed photo evidence of us turning them in. When we questioned where this was stated in the lease, they ignored it and said they would send us to collections. 12. SOLICITING FAKE REVIEWS. My sister and I occasionally watched the google reviews when we began to realize the shadiness of the complex. It went from a 3-star to a 2-star. That's when fliers began appearing in the hallway. They promised a chance to have your name entered into a raffle for a prize in exchange for a 5-star review. A month later, the apartment climbed from a 2-star to a 3-star on google. 13. Rent was FAR HIGHER compared to neighboring complexes. The Vine and Concord at Geneva had cheaper prices and more amenities. You're getting gypped staying here.

Which is part of why I'm writing this review because they're too kind to say something publicly but people deserve to know. Not to mention the absurd parking situations. And if you think you're getting help from the office you are sadly mistaken there's an employee I can't recall her name but I wish I could she's incredibly rude and vindictive. She has made multiple false claims to try and get money that was never owed and when proven wrong with documentation time and time again rather than drop the situation she made and entire case on false accusations and attempted to send it through collections the second they moved out in complete compliance with their lease. She has no right to work there and be a part of billing when she's fraudulent and holds one-sided grudges because of what a sadly inflated ego? Just sharing my side of the story in hopes she won't fool any other vulnerable university students with her empty threats and aggressive demeanor. Very disappointing experience and one I hope fellow renters can avoid after reading this, and all I can say if you still choose to rent there is good luck! You'll need it. (And document EVERYTHING!)

    I decided to sell my condo in North Orem recently and diligently researched active 55 and up…read moreapartment complexes in Utah Valley and Heber. I only found four that were NOT assisted living and did NOT feed you any meals (things I don't need yet and quite frankly, couldn't afford) but welcomed my little Pom/Chi dog with open arms. I only found one that gave me my very own covered parking spot not too far from my room at no extra charge and had a luxurious lawn with a lovely dog park and pool and a hot tub. I was also thrilled that the entryway and large inside community rooms were kept so beautifully and there was a baby grand piano I can play. When I moved in, I found out that complex I now call home is what residents lovingly dubbed "The Villas". I also love, love, love the Humanitarian projects our community helps with, the pot luck dinners each month, the beautiful library, the movies, exercise classes and games we share. It is like having our own little Senior Center right here at our house with no extra charge. But the very best part of all was the thing that none of the other three have or will ever have and that is two sweet ladies in management who love and care about each and every one of us (you can feel it) and help us as much as they possibly can to have a great experience here and make our lives a lot easier. You should look into it. We would love to have you at the Villas too.

Our 2 bedroom 2 bath apartment on the fourth floor is wonderful and we have a terrific view. I wish we could box up the place and move it to Colorado with us.     The Aston struggles to get the bare minimum done and I think it's because ICO doesn't properly…read moreincentivize its employees at the ground-level. Move-in wasn't the issue, but throughout my time living there, maintenance and front office response times were bad. For even simple service requests, the turnaround time was horrible. Average 4-day turnaround time. Of all the properties I've lived at (e.g. Kielo at Grass Valley in WA, Vector in OR, Aura Uptown in AZ, Camber & Cinq in SLC UT, list is not-exhaustive) I can see that service requests were turned around in less than 24 hours, at most 48 hours. Then there was the issue of front office just dragging their feet on things like emails. I don't understand how a staff of 3+ can take more than 2 weeks to reply to one email. The properties I just mentioned, I'd get same-day replies, sometimes even same-HOUR replies. With LESS STAFF and MORE TOTAL UNITS than The Aston. I'm convinced that Utah County just has a bunch of lazy people, because a similar thing happened at a NXT-managed property I had lived at (VALO in Payson). That resulted in residents reaching out to the NXT corporate office, which then resulted in everyone in the VALO front office and VALO maintenance teams getting fired because of negligence. Aston is ALMOST that bad but is ICO managed. Then there was the move-out issue. All those other properties I just mentioned use Parcel Pending. I KNOW from past experience that the property management team is supposed to do something in ParcelPending after the moveout of a resident. And I have the emails to prove it (Kielo/Vector/Aura/etc). The Aston will not. So my Parcel Pending account at the Aston stayed LIVE for almost a year after I had moved out, and after sending them an email to address this because a package was erroneously delivered there A YEAR LATER, the Aston's front office team didn't reply to me for (1st) 3 days, to which I replied SAME day, then they ghosted me. It's been over 2 weeks since.. So, I had to call Parcel Pending (a company based out of California where people actually want to work) to get things addressed. Parcel Pending themselves told me The Aston has a horrible habit of not addressing former resident accounts. All of this to say, I don't think ICO incentivizes their employees and it shows at The Aston. For example, if you work at a Greystar (e.g. CINQ/Camber in UT), or Avenue5 (Aura in AZ), or Holland Partner Group (Vector in OR) you get comp'd for contacts in addition to comp'd for resolving service requests quickly -- e.g. at Greystar the maintenance teams get paid a monthly bonus for resolving service requests quickly. I doubt the Aston's maintenance team has it set up like that cuz good god it was a nightmare waiting for maintenance to show up for the simplest of asks. and Holland withholds bonuses from employees for failing move-out checklists -- if only such checks and balances existed at The Aston because (according to Parcel Pending) they get this complaint a lot from former residents at the Aston because the Aston workers WONT DO THE BARE MINIMUM. Forget going above and beyond. Now, why 2-star and not 1-star? Because at least the space was livable, and rent didn't go up between my year 1 living there and year 2. But again, the bare minimums just weren't done, like regular recurring maintenance on HVAC filters every 2-3 months. But hey, maybe that's the ICO management standard. Maybe they keep the money at the top, and refuse to properly incentivize employees at the ground level like the front office and maintenance teams at The Aston. After all I do remember seeing maintenance rushing back and forth between Exton (some other property) and The Aston so maybe ICO's just too cheap of a company or the owners of the Aston (perhaps separate from ICO) are too cheap. Whatever the reasons are, I think a 2-star review is justified for The Aston.

    I lived here for approximately three years, and in that time, this complex went through four…read moredifferent management. The chaos caused by this turnover is evident in every aspect of the resident experience. While the rent may be lower, you absolutely get what you pay for--and often, less. 1. Immediate and Severe Safety Concerns: The management's complete lack of action regarding severe resident disputes is alarming. * Assault and Threats: My spouse was physically assaulted and threatened multiple times by other residents. We witnessed instances of neighbors attempting to run over residents they disliked with their car. These serious incidents were reported, and the management consistently failed to take any effective action. * Neighbor Issues: It took a two-year process to finally get an annoying, disruptive neighbor evicted who repeatedly broke their lease and engaged in confrontational behavior. * Pet Safety: Due to a lack of enforcement, our dogs were attacked by pets who were not properly controlled. 2. Complete Financial Dishonesty & Move-Out Charges: The move-out process revealed a disturbing level of financial and operational dishonesty. * Security Deposit Fraud: When we moved units midway through our lease, we were explicitly told (and have documented email proof) that our initial security deposit was being transferred to the new unit. Upon moving out, we were suddenly told the deposit was used for "other things" and we had no deposit for the second unit, despite never being asked to pay a new one. * Unjustified Cleaning Fees: We spent six hours deep-cleaning the apartment, following the move-out checklist, and documented the clean unit with detailed photo and video proof. The manager, Mason, stated during the walkthrough that only minor cleaning was needed, and the price for professional cleaning would be heavily discounted. We were later charged $501.47 in move out fees. * Hidden Fees: We were charged an undisclosed $60 pet carpet cleaning fee that was never mentioned to us during the lease or move-out process even when we paid the mandatory carpet cleaning fee. 3. Management and Maintenance Failures: * Zero Accountability: With four turnovers in three years, nothing is ever correctly notated on resident accounts. New managers consistently refuse to help, claiming they "don't handle that" or blaming all problems on the previous management. * Poor Maintenance: Maintenance issues, like broken water heaters or water pressure problems, are constantly given cheap, temporary "band-aid" fixes using low-quality replacement appliances rather than permanent solutions. * Filth: The community allows dog owners to routinely neglect picking up after their pets; the grounds are often littered with dog feces. And our dogs have gotten giardia multiple times due to licking paws after walking through infected sprinkler water grass and eating grass. (Giradia is a parasite in case you are not aware) Conclusion: This apartment complex is not worth the stress, risk to safety, or financial turmoil. I would strongly advise against moving here, especially if you have pets or work from home. If you choose to, you must DOCUMENT EVERYTHING--every email, every conversation, every photo, and every payment--as the management cannot be trusted to handle resident accounts or safety issues responsibly. Also do not trust the reviews, there have been incentives in the past for a rent discount or free parking spot for a month if a review was left.

    Oh boy. To be fair, the actual apartments are very nice. They are spacious and have great storage…read moreroom. The community area is pretty and feels like you can walk around with ease. Now to the stuff they wont show or tell you in the leasing office. The rules here are strict, the amenities are constantly being turned off and back on (might as well flip a coin on whether the hot tub will work at any given time), and the staff express very little care. They will make it seem like they do- think President Snow from the Hunger Games smelling like roses but only to really cover the extent of his sickness. Pretty much any concern I brought in was met with the basic premise of, in the words of Gigi Goode, "I understand your concern but I do not share the same concern." For example they gave notice of road work and because I did not move my car in time it got towed to another part of the lot. Fine, I get it. They stated in the email a specific price for it (happy to pay). Later, they changed the price in a different email with no explanation. I had to fight to understand why it was changed. When I went to the office and pointed out the contradiction and email exchanges about differing statements of cost they said, and im not exaggerating, "You wouldnt be having this problem if you didnt get towed." Okay?? I didnt mind paying the initial COST (not estimate) given but why cant the change in cost be acknowledged as misleading? I recently moved out and after leaving we were given the final estimate costs. Oof. We are being charged $410 dollars for repairs/ cleaning. I had to call twice and my roommate once before they finally sent an email with pictures. Listen, I dont mind paying for some damages- you put something up here and there and chip paint. Normal. We were charged $175 for paint alone and told, "As for the paint charge we had to paint nearly every wall in the apartment." I was literally squinting at the pictures they sent to understand what damages they were talking about. I will attach photos they sent to me so dust off your reading glasses to see for yourselves. Again, I dont mind paying for damages- there really are some things that were put up that require a little painting. But $175 is ridiculous and I was greeted with this lovely retort when asking about the paint costs: "If we were to have hired a professional to come paint your apartment it would have been nearly $600." Anyway, nice rooms and spacious living but clutch your purses and dont touch the walls if you decide to live here.
