I lived on the East end where my windows faced some kind of junk yard/farm lot that was pretty smelly in the summer and spring, and it would get really dusty when I left my windows open. But I loved being able to see my car from even our bedroom window. I've loved living here. Most of my neighbors were very nice and my dog really liked the open grass areas. A lot of people told me I was paying too much, but after moving out I've realized they were wrong. I miss this place, but it was time for me to start paying mortgage instead of rent. There were some small things that I didn't like, but the pros outweighed the cons. Pros: -They take pets!!! There is a $400 pet fee of which half is refundable, and a $25 monthly fee per pet. -The apt comes with washer, dryer and dish washer. -Balcony. -Walk in closets. -DISH, Internet and home phone are included. -Maintenance lives on site. -Dog park. -Lots of open, grassy areas for kids and pets. -Gym, pool & hot tub. -Lots of parking. -Great community. -Located right near the freeway, Walmart and liquor store. Cons: -The floor plan is very square and closed off. -The entire apt is carpeted. -Small kitchen. -Lots of theft of gym equipment and once from our car. The TV in the gym was stolen twice. -Ceiling in the bathroom and bedrooms are pretty thin. I could always hear my neighbors in the bathroom. -Rent goes up by $30 when you renew your contract. -The water bill is a little high. It's supposedly based off of your building and is split amongst the amount of people in each apartment. My bill was always about $76 a month for my husband and I. -YOU MUST GIVE A 60 DAY NOTICE WHEN MOVING OUT!!! If you do not, they will charge you for those 60 days even if you move out. -On-site management changed pretty frequently. Just FYI one person may tell you different info from another. Like in the case of my parking stall number. -Guests frequently parking in resident assigned stalls. TIPS: -Try to get an apt that doesn't face West. That summer sun kills. -If your apt is facing outward towards parking, at least you can see your car and your balcony has a little more privacy. -Keep a copy of the move-in paperwork. -Always call maintenance! There is no charge and they are very nice. -Lock your doors and car. There are a lot of college kids here and they just do dumb things sometimes. -Watch your meters and AC. I once had a $213 electric bill because my AC thermostat was broken. -Don't expect your deposit back.

The neighbor used to make very strange noise of laughter and screaming every night, starting at midnight and going on until 3:00 in the morning. I went to Pleasant Springs Office and I talked with the manager and with Kendra, they didn't believe me very much and I said I had recorded audio of the screaming and they asked me to take it for them to listen, I felt very discriminated by the employees and mainly by the manager because I'm an immigrant and my first language isn't English so I couldn't tell exactly what had happened, but when I complained about the noise they didn't believe me, and told me to bring the record. After this they asked me to wait another month with the noise because the neighbor upstairs was going to move out, but one night the noise was too loud and I was very scared and called the police. The next day I sent an email to the manager and she was very angry because I called the police, I had asked her not to tell the neighbor that I was the one complaining because I was scared and she said she would have to talk to him that I complained now because I had called the police. I have all the emails I exchanged with the manager and apartment staff. Also before that I had a lot of problems with people parking the car in my garage. When I went to move out I started to remove the furniture with my fiance a few days before, when I went to the apartment for the last time to check if I had forgotten something and to clean the apartment I noticed that someone had come in there and broken the balcony of wood in the kitchen, immediately I sent an email to the manager with the picture asking what was that, because when me and my fiance left the apartment everything was ok and when we came back the balcony was all damaged. The manager answer and she was very rude, without any professionalism, she said that no one had come in there and that she threatened me to charge a fortune to move out from there. I was never late for any rent payment and I said I would pay what it would be fair, then she said that she would send the bill to the lawyer and that I would have to pay the fees. I took a picture of how the balcony was when I arrived with my fiance there, but even so the manager denied that they had entered the apartment. This was the email I received one month before I moved out: " It seems as though Carmen already emailed you an estimate for what your move out fees would be $679.16. that would be an additional $200 for treatment. She also said that all of your move out fees would be due for 5/20." So I was okay with that, but Carmen sent the bill to the lawyer (on purpose) and they were charging me 1750.00, total. Besides Pleasant Spring isn't a safe apartment, Carmen F. the Manager is totally unprofessional and in the end charged me almost $2000 to leave. I don't recommend Pleasant Spring because starting with the manager they are dishonest, they make it easier for you to move in and then when you move out they charge you something surreal that even for renovation would not be that value specially for 1 bath 1 bad apartment which was my case.

I would agree that that applies to neighbors for the most part. Have had only a few issues with hearing neighbors. However, MAKE SURE to ask and check out WHICH apartment you will be signing a contract for, bc they did not show us our exact apartment. If they had, we would have seen that it is RIGHT next to both a dog park and an elementary school. I assure you, I can hear them both very clearly all day. I just think it's a little manipulative and dishonest to really make a point about how quiet the apartments are and how you can't hear anything, only for them to not tell you about some really big noise making factors in the vicinity. They also do 6+ hours of lawn maintenance (6 continuous hours of lawn mowing, leaf blowing, etc) every single week on Mondays, sometimes starting as early as 7am. When I asked if that length of time was really necessary, they said it was. You also get to practice what it feels like having a HOA without actually owning a home. They are pretty strict about what decorations you can and can't have and will fine you if you don't clean up your halloween decorations in time, for example. To be fair, this is something we knew about and considered before signing the contract, some of it is reasonable, but some of it feels pretty ridiculous. The apartments themselves are nice, the gym is good, and the hot tub and pool are greatly appreciated amenities. And I will say they are quick to respond about maintenance issues. Just be sure to take into account all the little things that they're not upselling you on.

Immediate and Severe Safety Concerns: The management's complete lack of action regarding severe resident disputes is alarming. * Assault and Threats: My spouse was physically assaulted and threatened multiple times by other residents. We witnessed instances of neighbors attempting to run over residents they disliked with their car. These serious incidents were reported, and the management consistently failed to take any effective action. * Neighbor Issues: It took a two-year process to finally get an annoying, disruptive neighbor evicted who repeatedly broke their lease and engaged in confrontational behavior. * Pet Safety: Due to a lack of enforcement, our dogs were attacked by pets who were not properly controlled. 2. Complete Financial Dishonesty & Move-Out Charges: The move-out process revealed a disturbing level of financial and operational dishonesty. * Security Deposit Fraud: When we moved units midway through our lease, we were explicitly told (and have documented email proof) that our initial security deposit was being transferred to the new unit. Upon moving out, we were suddenly told the deposit was used for "other things" and we had no deposit for the second unit, despite never being asked to pay a new one. * Unjustified Cleaning Fees: We spent six hours deep-cleaning the apartment, following the move-out checklist, and documented the clean unit with detailed photo and video proof. The manager, Mason, stated during the walkthrough that only minor cleaning was needed, and the price for professional cleaning would be heavily discounted. We were later charged $501.47 in move out fees. * Hidden Fees: We were charged an undisclosed $60 pet carpet cleaning fee that was never mentioned to us during the lease or move-out process even when we paid the mandatory carpet cleaning fee. 3. Management and Maintenance Failures: * Zero Accountability: With four turnovers in three years, nothing is ever correctly notated on resident accounts. New managers consistently refuse to help, claiming they "don't handle that" or blaming all problems on the previous management. * Poor Maintenance: Maintenance issues, like broken water heaters or water pressure problems, are constantly given cheap, temporary "band-aid" fixes using low-quality replacement appliances rather than permanent solutions. * Filth: The community allows dog owners to routinely neglect picking up after their pets; the grounds are often littered with dog feces. And our dogs have gotten giardia multiple times due to licking paws after walking through infected sprinkler water grass and eating grass. (Giradia is a parasite in case you are not aware) Conclusion: This apartment complex is not worth the stress, risk to safety, or financial turmoil. I would strongly advise against moving here, especially if you have pets or work from home. If you choose to, you must DOCUMENT EVERYTHING--every email, every conversation, every photo, and every payment--as the management cannot be trusted to handle resident accounts or safety issues responsibly. Also do not trust the reviews, there have been incentives in the past for a rent discount or free parking spot for a month if a review was left.

After his passing, my sister and I spent several weeks cleaning out his apartment. During that time, management was consistently unavailable, despite posted office hours. Calls were never answered or returned, and multiple visits to the office revealed other tenants also struggling to reach them regarding various issues. The level of disorganization was astonishing. Additionally, we discovered that my father was being charged for a garage he never had. When we were finally able to reach a manager, they insisted that he had a designated garage. However, when we went to check, we found another tenant using the space for his vehicle as it was HIS garage, not my dad's. Management then claimed there was no way to determine which garage was assigned to him without a garage door opener. After weeks of searching for the opener, we attempted to contact them again but received no response. When we finally located management at a different office, they informed us that any belongings that may have been in the garage were considered "abandoned" and would have been tossed out. During this time, management also changed the locks on my father's unit without conducting a final walkthrough, leaving us unable to access the apartment due to their ongoing lack of communication. This is just a BRIEF account of mine and my sister's experience, and it was nothing short of horrendous. Even at the corporate level. I would NEVER put anyone I love and cherish in a place owned or operated by a PEAK LIVING employee or employer.
