Hello, I have signed the apartment lease on the 14th November. On my first move in day at night time I did hear snoring noises from the neighbor, I trust the Verge as a high cost apartment for sound proof because I am very sensitive to snoring when I sleep. I couldn't sleep the whole week after so I spoke to Subrina for the first time in person, and she said she can try to talk to my neighbor without suggesting any options that they could help. That didn't help at all for the whole month. I tried to reach out to them again about the situation I had and they said the same thing without even trying to help me. She told me to put music on or buy a water fountain for louder noise. They would have suggested that I move to a different unit but they didn't. I stayed there for 3 months but clearly I didn't stay the whole time. I had to go find a different place to stay and had to break the lease. They asked me to pay 3 month rents for the payout fee/ - more than $5000 and $3** for move out fee. It was my fault that I didn't read through the contract at first I only heard from Subrina that there was only a small move out fee. So I thought it was only a $3** fee to move out and all my deposit. But it turned out I had to pay more than $5000 and the whole month rent until I could move out was another $1735. When I first moved in, I had to pay for my pet rent and deposit but clearly I couldn't have my cat with me if I was not 100% staying there. I had to have my cat with my parents' the whole three months. When I was kind of trying to negotiate with them via email but it didn't work out so I asked to talk with them in person, all the staff was so not helpful they just wanted me to PAY and LEAVE. Property manager -Hannah was not listening to any of my words, the whole time she was like " PAY AND LEAVE", later Subrina handed me the paperwork to sign and pay with a smile on clearly saying that " I told you already on the email that you will still have to pay" I understand all that, that was why I paid! but the whole time I felt like they just wanted my money and didn't really want to listen to my situation and even try to help. I am really traumatized about the experience of staying at an apartment like the Verge. On my move out day, I cleaned everything, I painted the wall for any scratches. but on the final bill they charged me an extra $600 for the paint job. I asked why and proof and they said they could waive me $150. I still don't have any proof or any answer why I was being charged for 5 hours of painting job. And of course they took all my deposit, cat deposit, cat fee and my 3 month emotionally dealing with them. Plus, the way that Subrina communicated with me on email was horrible, whenever I felt frustrated and asked questions she always sarcastically replied GREAT QUESTIONS!!! Well lesson to learn on dealing with the wrong people. :) Plus at the end payment were so not added up. Everything seems so sketchy with random numbers. Again, I asked for the receipt or proof but never heard anything back but aa random $150 but at my final bill it was still the same $250

The common areas have modern decor and were always kept clean. They hold your packages and were good in communicating that you had packages waiting. They hold community events, raffles, contests and provide free food and drinks at times. They know residents on a first name basis which creates a friendly environment and even remember your pets names. Residents are respectful and friendly as everyone minds their own. Cons: The area gets shady/ghetto at night with the transit center being there as questionable individuals roam around. Multiple times I saw homeless sleeping in the alley between the parking garage and main building. Also while walking my dog at night I'd see tweakers running around and screaming, makes you nervous. Lastly I had a beer bottle smashed on the hood of my car when parked on their uncovered parking. I asked to have their security footage looked at and I was told they found nothing nor did they see anyone near my car. Months later I found out from one of the maintenance guys that they couldn't see anything in the video because where my car was parked the camera couldn't really see anything due to the angle (blind spot) and he pointed out where I should park if I wanted my car visible to the camera. Really? Lol. The parking gate broke a few times and was left open for over 5 days at one point and before we moved out apparently there had been random ppl jumping the gate and getting in down through the stairs that lead to the alley.

Entering the office we met a female, who we assumed work there, although she failed to introduce herself. Knock one star off. We explained what we were looking for to which she pointed to a building about 100 yards away from the office, and told us to meet her there. We entered a secured (card reader) door that was propped open as a female was sweeping the floors in the common area. Got off at the 3rd. floor and immediately detected a strong fishy odor. Carpeting was worn and the odor seemed to be emanating from the carpets vs someone cooking in an apartment. Minus another star . The apartment being reviewed had a musty smell. Could be due to either poor housekeeping or being unoccupied for a while. Needless to say, we weren't impressed. Remember, first impressions. As we exited the building, someone (maintenance, staff, ???) had placed a pair of pliers under the "secured" door, so the apartments could be accessed via the elevators. Minus another star . I'll leave this review on a positive note. In the same complex (ground level) there's a small grocery store, hair salon and a couple of other businesses. There's even a small Police (Kent PD) Department office on the complex. Not certain if that's a good sign or not. As we exited the driveway a school bus was stopped and unloaded about 20 kids that appeared to between 15-17 years of age and as they exited the bus they immediately engaged in a water bottle fight dowsing each other with water and leaving their emptied plastic bottles on the roadway & parking area. Think we'll look elsewhere for our next apartment.

They keep the grounds looking fantastic here. This has got to be the nicest apartment complex to live in in Auburn. The maintenance people are very professional, trustworthy and reliable. The management is friendly, helpful and respectful of their tenants privacy. I have never had an apartment under 1000 dollars with a view as amazing as I did here. Drawbacks: No storage facilities and single pane windows which made our bathroom a chilly place to visit first thing in the morning. Other than those two little things I have no complaints and would absolutely recommend The Landings at River's Edge in Auburn WA. Moving out was a breeze and they were totally upfront about any cleaning fees that were going to be due after we left. The kindness didn't end after the lease was signed like it does at so many other apartment complexes. They strive to create an atmosphere of inclusive community that is both welcoming and fun!

You will need to go until state inspection and even lawsuit to force landlord fulfill repair. Utilities are oversized. You will pay common shared bills for water. And these include overnight spraying of grass. Btw, this loud spray will not allow you to sleep. Since they do not remove animal feces from grass, spraying it makes situation worst. Belive or not, our monthly price for just sewer was $150! Overall, utilities WITHOUT electricity were more than $300 (for details please see one of the pictures attached, it contains our bill)! So with electricity it could be up to $400! I wrote a letter to landlord with a question: "The water tap outside of our building is always leaking. Does it affect our sewer bill?" Landlord responded: "Address all maintenance questions to special form at website". Once due to road repair, they needed to free park slots. When do you think they told us to remove cars? 12 hours before! At night! Not paying attention that someone could be on a vacation. They sent message to every tenant saying that we can take any other parking slot. When we did that, they posted on our cars towing tickets! In her letter, manager said: "if we tow your car, we are not responsible for any damages". Apartments have no air conditioning. During the summer, to be inside is like taking 4-hour sauna. Even at night! There are often feces of pets, garbage and even dangerous iron fittings at the grass (see photo attached). It makes impossible to play for children. Feces and garbage are laying there for a months, grass is not cleaned. There is no security at all. Somebody broke into our car at night, stole jump starter. Of course, as per landlord, renter's insurance that we are forced to pay, does not cover such things. Overall, for such level of service apartments are extremely overpriced. At the time we moved in, drying machine worked bad, toilet and bath did not flush. There was no baseboard in the bathroom at all. Half of our keys were not compatible with locks. We left personally to manager an urgent maintenance request about that toilet and bath do not flush. Nobody from maintenance team contacted us. After that, we repeated request twice by phone and personally at the lease office. Nobody reacted. We are a family of 4 people including children. All of us needed bath and toilet. We lived during a week without service. 8 days after our request we got an email response from the Landlord: "I'm not sure at all what you're talking about but non-emergency maintenance request must be handled within two weeks. Also per your lease emergency requests need to be called in to 1-844-692-7955 to be handled. Please make sure to call the emergency number in the future if you feel it is an emergency." Nobody answered the phone and nobody made any repair... 8 days.... In another 10 days we left a written paper notice on the Landlord's leasing office. Only after that, repair guy came. Landlord knew, that he is subject to lawsuit and huge penalties if no repair is made after written notice. Repair guy did something with bath, toilet, drying machine and... finally everything was left in the same condition. I suppose we need to wait for another 9 day for the next "repair" visit (18 days in total)... I would even call external repair agency and pay by myself to get things done. But most probably rental contract prohibits to do that... Finally, no repaid was made. As a result of constant water in toilet and bath, mold appeared... Almost in 1 moth since first request for repair, Landlord still refused to make any repair. Then I filed complain to city of Auburn for State inspection of apartment. Immediately after that manager called me, was very rude, screamed and tried to tell "how hard it is to serve 500 units". She did not listen me, interrupted. Finally, she told me that I must create another repair request in their system. To start the 1-month waiting process again... What they always like to do is to send me fraud emails like "we did repair everything in your apartment, please confirm..." Despite on that they even did not start a repair... Finally, they tried to do something with our bath in 1 month (!) after initial request while Washington Code requires them to do that in 3 days! And they started repairing it only after we called City inspection! "started repairing" means "started" but NOT "repaired". So, our bath still does not flush properly... In 2 months after request, our stove with burner does not work, part of baseboard in a bath is absent, dryer does not dry properly. On 01/27/2018, I called to ask about working hours to get my mail. Lady answered, that today work is since 10. I did a ride and office was closed. I called again and rude lady responded, she dosn't care about that. It is not her responsibility because her shift is over, she said. She refused to provide her name.
