The common areas have modern decor and were always kept clean. They hold your packages and were good in communicating that you had packages waiting. They hold community events, raffles, contests and provide free food and drinks at times. They know residents on a first name basis which creates a friendly environment and even remember your pets names. Residents are respectful and friendly as everyone minds their own. Cons: The area gets shady/ghetto at night with the transit center being there as questionable individuals roam around. Multiple times I saw homeless sleeping in the alley between the parking garage and main building. Also while walking my dog at night I'd see tweakers running around and screaming, makes you nervous. Lastly I had a beer bottle smashed on the hood of my car when parked on their uncovered parking. I asked to have their security footage looked at and I was told they found nothing nor did they see anyone near my car. Months later I found out from one of the maintenance guys that they couldn't see anything in the video because where my car was parked the camera couldn't really see anything due to the angle (blind spot) and he pointed out where I should park if I wanted my car visible to the camera. Really? Lol. The parking gate broke a few times and was left open for over 5 days at one point and before we moved out apparently there had been random ppl jumping the gate and getting in down through the stairs that lead to the alley.

I left the office in tears because this thug Tabitha and her henchmen were not allowing me to get a parking pass. My new car is a replacement for my stolen Hyundai taken from the complex parking lot. Insurance and Hyundai motor finance are taking there time settling claim. Until its cleared I'm on the hook for the car that was found and not salvageable. I can't register a car until it's settled for outstanding tickets and tow fees that i are legally not my responsibility. She tore into me. Tabitha said we don't need to hear your problems. Cutting me off as I explained my internet had been cut off for non payment.. I am one of the many people Covid left without a job in King County. I'm a single mother. Her cruelty was slowly articulated as if she was speaking to a child. This place has towed my car twice for not displaying pass properly. My catalytic converter was stolen two weeks before the car was. I have to step over bums with my infant. The elevator in my building was out of order over a month. There's human waste and bodily fluids everywhere. And now I get to be yelled at and humiliated by two awful office ladies. I only came in person because last Saturday i tried calling and they kept hanging up on me and screening my calls. They go out of their way to show me a lack of compassion or common sense. Thankfully not everyone who works here is dismissive a d rude.. some nice people who work here too. Shout out to Jens and Ashley. My neighbors are pretty nice too. We've lived here since Sept 2018 it was nice and peaceful in the beginning since the apartment complex was brand new and not fully occupied.... BUT things started to seem different, going down hill because I slowly started noticing junkies living there and homeless people coming by. Just making these apartments look run down ghetto. I had to set up a camera because I have had my Amazon packages stolen multiple times. My neighbor CONSTANTLY CONSTANTLY has traffic coming in and out of that apartment all of the hours of the day and night..how do I know? Because I constantly get notifications on my phone "there's motion at your front door" and yes they're all junkies. One of those mutual friend literally opened my package but didn't take anything because it was nothing he wanted. There should have been restrictions on who lives here because there's are kids living here, families and these Apartment management just let anybody move here, making The Villas At Auburn another bad place to live. The smoke CIGARETTES is HORRIBLE There's cops coming by all the time I don't have pets and I have nothing against people having pets but I just thought since these apartments and carpets were brand new there would be a no pet policy... because I've seen poo and pee on the elevator, carpet (imagine the smell and stain on carpet) and when you walk outside the building there's footprint poo (someone stepping on poo) There used to be a person/janitor coming by to clean the apartment entrance hall ways, wiping down the windows, vacuuming the carpets from floor 1-5, cleaning the elevator.. I haven't seen the person in months. (There used to be 2 people cleaning but not anymore) Since living here We always paid our full rent ON TIME, on April 2020 around the pandemic we paid our rent through Money order....a week later we get a letter saying that we owe $500 for our rent and that if we are having hardship because of covid they suggested we apply for some type of assistance. I called them saying No we paid our rent on time and the full amount and I assured them we are not facing hardship. So apparently they lost the portion of the rent $500 money order. I'm glad I kept receipts of the money order I sent them the pictures of the receipts they didn't give us late fee because it wasn't our fault. The management are hard to get ahold of, they say they'll call back same day they never do. You'd have to chase them down. ALWAYS KEEP RECEIPTS OF YOUR MONEY ORDER. THE LAST STRAW IS..my husband was getting ready to go to work this morning, he gets in the car he notices things out of place. Someone broke into our car!. We didn't have valuable things in there but they did take my husband's glasses, face ski mask. Everybody living/have lived here has the same issues. The rent is outrageous for it to be "Affordable" that's false advertising. $50 for a carport? The rent we pay should cover that..matter a fact we shouldn't even have to pay for the car port since it has the unit # posted and pay rent. I'm in the process of looking for a different place. Please read reviews before moving to a place, if there's not review posted online, visit that location and ask tenants who lives there questions about the management, Apartment complex and other tenants I also captured these pictures today. Dogs have pissed on the carpets multiple times but children have literally been kicked out of their events. neighbors have complained to me about this. Seems ridiculous. The office staff was always very kind to my kids so I didn't have this issue but it was a complaint of others. I moved from a one bedroom unit to a two bedroom because I gained two foster kids and was in a lease. They charged me $400 for a microwave because something had burned in it. I was shocked. The amenities are the best part, if you can use them. The theater was our very favorite. So amazing! The problem is the rooftop is such a gorgeous place but you can hardly use it due to Washington's horrible weather this is the same if you get a unit with a balcony. Pretty pointless. They don't set out the cushions for the furniture on the rooftop except for 3 months out of the year so like I said, pretty useless. They will try to charge you for every little thing like one time my daughter left a box on the floor in the garbage room by accident and they were going to charge me. Everything comes with a fee. I understand they have to do this sometimes to manage the property but it felt like a lot. Also, if you don't get garage parking it will be a nightmare for you. All street parking is 3 hours max and windows have been busted and ticketed, even towed. Management is really good about alerting everyone when parking enforcement is out so that's nice. They have events monthly that are sometimes put together very nicely especially if you like to drink which I never do. Some of the events were kinda ridiculous though because one time they did caramel apples and my kids had been looking forward to it for days but it was literally one slice of apple. Two bites. Another time they did an event celebrating 3 years in business and the picture shown is what they offered. For the entire complex. This complex is very unique and does offer a lot of amazing amenities but I personally didn't feel the pricing was worth it considering the downsides.

I moved Into the place last year and from the beginning there were problems. They also find any reason whatsoever to enter your apartment- Oh have to check this, have to check this, check this..Like 5 inspections in one month, very irritating and i feel they are looking for something AND being nosey. Had a new door put on and they didn't even do that right. The knob keeps falling off when I pull it and when they use their leaf blowers EARLY AS HECK IN THE MORNING since the door wasn't put on right, all kind of WONDERFUL debris gets blown in my house. Just awful. One of the tenants here said the maintenance man just walked right in AFTER she told him to hold on and he heard her. The staff was and is very rude when it came time to get stuff done in my apartment. All kinds of people park in your PAID carport all the time and nothing is done. The amount they want for this place per month is not worth what you get inside. They also gave me notice to move before 30 days. They are shady and remember always to READ WHAT YOU SIGN. Condo is right in the center of Federal way where most conveniences are, like post office , groceries, restaurants and etc. So some errands can be done even by foot. I'm the president of the Board of our association. I'ts hard to know where to start with how awful…read moreand costly it was to work with this worthless scam of a company. They neglected invoices, leaving us in arrears with vendors. They mismanaged our property, refusing to visit or saying they had visited when we knew they hadn't. They didn't show up for meetings. They canceled meetings the day of. They failed to notice billing issues that wrecked our vendor accounts and then refused to fix the problem. They told us repeatedly that it was not their job to manage our community. They refused to tell us how much money was in our accounts or answer any accounting questions. They accused our Board of being unresponsive because we didn't answer emails within an hour or two and then ignored us when we did answer. They completely ignored our residents, including during emergencies. They didn't provide any emergency contact number for our residents, and when our Board members tried to contact their after hours emergency vendor they refused to take any action without Bell Anderson's approval. They didn't answer our phone calls, text messages, or emails for days on end and then when they did answer they were curt and maliciously unhelpful. Their community association manager refused to take part in meetings. Bell Anderson's policy is to not take minutes during meetings, forcing us to hire an outside contractor to attend meetings and take minutes for an additional $400/month on top of their management fee. The association managers they assigned to us were a 90 year old man whose executive functioning abilities were long gone, and then when he finally retired they gave us a woman who *openly* treated us like she hated us from day one. Meanwhile, through all of this and much more, they had no trouble pocketing the management fee check month after month. When we finally had enough and planned to fire them, they got wind of it and "fired us first", stopped paying all our bills, and refused to cooperate with the incoming new mangement company. The owner of Bell Anderson and the operations manager were unapologetic and arrogant through all of this. If you are considering hiring this company, please don't hesitate to reach out to me at onetaothree @ gmail, I have many references and testaments to what a horrible, incompetent, outright toxic company Bell Anderson is.
