I am going to do everything in my power to make sure @Gary Shiffman knows how you are running his resorts and ruining the patrons experiences at Treetop RV resorts.

The sites in the middle are facing all different directions, some smaller and bigger than others. The sites around the outside are generally the same size, shape and position. All of the sites are about a 7.5/10 rating and gravel. The grounds are kept very clean! There are tons of doggy waste stations, trash stations throughout and on site recycling. Everyone I encountered staying there was friendly and polite, and staff that I interacted with were app very nice and helpful. Would definitely recommend staying here

It was a pull-through, but we couldn't because a wood pallet and a piece of plywood was blocking the end. We looked for the hook-ups and couldn't find water and sewer, so we called the office. They sent someone out, and he found the hook-ups under the neighbor's deck. The site was covered in dried dog feces that we had to walk on to get to the electric outlet. He also said that he didn't think we could extend our slides, so we had to move. The only site that was available was a back in at the rear of the park between two permanent residents. It was Friday night and we had nowhere to go, so we took it. I contacted Sun Outdoors to let them know of the conditions. The RV community manager for the company got back in touch and seemed to actually care. Kudos to Ashby! She tried to keep in touch and make things right. On Monday morning we received a call from the front office saying that we need to clean our site due to dog feces. She claimed that a cleaning crew couldn't get around the site because of it. I went out to walk around the site and found nothing. I called her back to see if she had the wrong site and she stuck with her accusation. I let her know that we would be leaving the next day (5th) when we were supposed to stay through the 16th. Again I reached out to Ashby to let her know of the situation and she agreed to cancel and refund the remainder of our reservation. We were so relieved to get away from there. I have shared facts in this review based on our experience.

Fire ants on the kids' play equipment- my son was bitten too. All laundry services were closed- not a single running washer or dryer. Horrible location- smack in the middle of the city- lots of noise, light from the city. Difficult to get in- you'll have to do a U-turn with your camper. Grounds were not very well taken care of either. Things happen, I could let 1 or 2 things go, but if half your amenities are in disrepair or not working at all, it's a you problem. You at least need to let people know when they book/give them a discount. If they show up expecting typical KOA service/amenities and are surprised with all of the shortcomings, you're setting them up to be very "unhappy campers". I want my money back. Don't waste yours!

They have not mowed the weeds in quite some time, there was trash, mud and mosquitoes.

A lot of complaints about mail and deposits:(- rules are rules. Jennifer is the manager, not the owner. Don't shoot the messenger. I've never had a problem. Read your paperwork, and no question is stupid. Communication is key The mail is a post office issue. (I've had mail stolen from my house- it's not the landlords fault, unfortunate as it is). People like to post when there is a complaint. I wish the folks who have had emergency repairs done and errands ran and numerous other neat perks to being here are performed would post reviews. This place, the staff and the people we have met here are priceless:) UPDATE: We LOVE visiting this place!! During our last visit Jennifer was kind enough to take us on a tour of the property! Even showed us different spots to choose from! I am so happy this place is under new management and some great new renovations are being done because of it. The office is beautiful and the laundry room is a great perk:) I hope the new owner sees what a gem they have in Jennifer. I've never experienced the customer service we get from her with any other park.

    This is a nice RV Park for the money. Not too big, not too small, but just the right size as to be…read moremanageable. Roughly 35 lots or there abouts. City water and waste and a dumpster. If you are a long-timer you can get DSL from AT&T but it's sketchy AF. They have a decent shower facility, and BBQ Pit, as well as a small Garden Park area. It's kept clean, and the neighbors are all quiet. When I moved in, they had three rules. 1. No kids 2. No work trucks 3. No large dogs They require you have a self contained rig. No tents have been used since I've been here. Most of the Residents are log timers. A few have 20 years history here. I've been here almost 5 years myself. It's a stones throw away from AT&T (The Cowboys) Stadium, less than 2 miles. Also Six Flags Arlington, and Ranger Stadium, and the Water Park. Also it's not far from the local Mall. Plenty of food places close by as well. They keep the grass cut regularly. The only drawback, and for me it wasn't a deal breaker... is the railroad tracks at the very back of the RV Park. The trains really aren't noisy at all. Just a little background noise at night. It often lulls me to sleep, in a white noise way. The rent is reasonable, and has only been increased to offset city taxes. Management is not intrusive unless you give them a reason. Follow the golden rule here, and it will go well for you. Standard shore power box. 50amp, 30amp, 220 & 110 outlets and a concrete patio pad. Your Rig parks in the dirt, so bring your wheel boards if you plan on staying long term. The turnover is not large here, but it does rotate every now and then. Spots stay filled for long periods, but they do open up, and go quickly. If you want to stay here, be quick if you have a reservation and you get the call to move in. Make it quick or they'll rent it to someone else.

Personally, one of my favorite things about this place is the drinking water they have. It's a five stage filtration system that dispenses water by the gallon. I usually come here to fill up my 18 gallons of water bi-weekly, and I never had an issue paying with credit cards or cash and coins. The water tastes clean and crisp, and the pump dispenses fast. They also sell ice here as well. The customer service is great and friendly, and I'm always greeted when arriving. This is a must stop for your gallon of water needs, and it's especially convenient when living in the surrounding neighborhoods.

We arrived and my husband went into the office to check in but this time was asked what the breed of our dog is, he answered Alapaha. He was asked how to spell the breed and she looked up the breed then told us we lied and couldn't stay because the breed is allegedly made of a mix of pit bull. They cancelled us but didn't give us a full refund. This is the 2nd problem we've had here. During our stay in December 2024, my aunt came to pick me up. My aunt is an experienced RV traveler having made regular RV trips since the 1970's with her last trip about 17 years ago. I exited my rv, took 2 steps and a golf cart came screaming up to me. The female (most polite word I can attribute to this person) tells me my aunt was speeding and she needed to drive the speed limit. I responded with I doubt that and female was just rude and argumentative. Let me say, I was pissed about both incidents especially being denied in October and having to scramble to find a place to go before dark. Thankfully we did. Texan used to be a nice place to stay but things have drastically changed. I'm sure people will still give business to this place. You'll be treated ok until you're nitpicked or just flat out refused to be checked in. Stay here at your own risk.
