Lower Nob Hill

Avoid at All Costs -- Dangerous, Mismanaged, and Unethical…read more I lived at this student housing location from 2023 to 2024 (approximately 1.5 years), and I would strongly advise others to look elsewhere. The property management was completely negligent. The on-site manager was often rude, unprofessional, and discriminatory in behavior. She appeared more focused on her personal image--frequently flaunting luxury items--than on tenant safety or building maintenance. Serious issues plagued this building: * Multiple deaths occurred on-site, including one individual whose body wasn't discovered for two weeks, leaving tenants to endure the smell for months. * Security is nonexistent. There were armed robberies, break-ins by unhoused individuals during storms, and even reports of gang-related activity that management appeared to overlook or tolerate. * Rooms were illegally sublet via Airbnb by relatives of the manager, while some stayed rent-free--clearly a conflict of interest and a violation of basic housing standards. * Drugs were sold openly, and the safety of residents was never a priority. * To make matters worse, the cleaning staff were underpaid and treated poorly despite working under very difficult conditions. This was not just a bad experience--it was an ongoing trauma. If you value your safety, mental health, and basic human dignity, I urge you to consider other housing options.

There are some permanent residents there and I've stayed there because my family member stays there but the "Tenderloin " area has creeped up close to the location and until SF can push it back where it was it a bit unsavory to stay there though affordable

I stayed in 1080 Folsom Street for 3 months in the summer of 2024. I had an awful experience here…read moreas not only was the place dirty, poorly managed, and poorly maintained but I was frequently sexually harassed by residents and management. I received a lot of uncomfortable comments from several residents and one in particular began stealing my mail and harassing me after I rejected him. When I reported this to management, I was told by Ben that it was happening because I was 'too pretty' then he offered to take me out for a meal or a drink to help me calm down (I obviously said no, I believe he keeps working at this building so that he can try to get with the young women who stay here). He said that he would speak to the resident. I am unsure if he actually did and he clearly had no plans on making an official report. I wrote to the company regarding the harassment and they apologised and offered for myself and my roommate to move to a new building but when we viewed it it seemed to be even dirtier with no kitchen to cook in. Ben told me later on that if I don't want to be sexually harassed I should be careful about what I wear around the building as I was "dangling red meat in front of wolves". They also tried to keep our deposit after we left the room spotless and returned our key to another manager a few days prior to our check out date. They only gave it back when I wrote to them and brought up filing a full report regarding the harassment. I would recommend any women/young girls who are considering this accommodation to take caution as I genuinely felt unsafe here. I was scared to use the kitchen, scared to speak to management, scared to use the showers/bathroom. They don't care about your well-being or safety.

The current complaint process allows tenants to be repeatedly accused of policy violations without any verification or investigation, placing the entire burden of proof on the accused to defend themselves. This system enables abuse and retaliation, as anyone can file unsubstantiated complaints that are then documented in a tenant's file regardless of validity. Tenants are forced to respond to allegations they've already denied, creating stress and an uncomfortable living environment despite full policy compliance. Housing should implement mandatory inspection or verification procedures before contacting tenants about complaints, ensuring fairness and preventing misuse of the reporting system. This is obviously a problem as many others here have reported the same thing.

Shree, the leasing manager, was absolutely wonderful to work with. She communicated clearly every step of the way and truly went above and beyond to make sure everything was set up and ready for us on our first day. She was really welcoming and it made a difference. Anytime we needed something, she was accommodating and quick to help. So far, our experience has been really enjoyable and we're very happy to be living at Strata!

When we were apartment hunting in SOMA and Mission Bay last year (while still expecting our daughter), we toured several buildings -- but Strata was the one that felt like it could actually become a home for our growing family. The apartments have well-designed layouts, new appliances, and wood-like tile floors that feel modern but warm. There's a small gym (no squat rack, but it does have a Peloton bike), and thoughtfully designed shared amenities including grills and a reservable kitchen/living space that's great for hosting. We also appreciated that it isn't an enormous complex since some buildings nearby feel so large that they feel like a college campus or nice but with no personality. Strata feels much more intimate and community-oriented. Most notably, Shree on the leasing/management team made us feel right at home from our very first tour. She was (and still is!) incredibly responsive, kind, and wonderful to work with. She truly feels like part of the community that makes Strata special. All our neighbors have been very friendly and the leasing/management, cleaning, and maintenance teams have also all been friendly and professional. Positives: - Very family- and dog-friendly building in a neighborhood that's perfect for both. We're close to great Mission Bay restaurants, new parks, and playgrounds. - Responsive, action-oriented management. For example, when there were instances of people experiencing homelessness entering the building (this sort of situation is particular to the whole neighborhood, not just our building), management quickly hired security to address the issue. Maintenance requests are typically resolved within 24 hours. Downsides: - No squat rack in the gym. - No pool. - No rooftop views. Overall, Strata has been a wonderful first home for our family in San Francisco. We feel safe, welcomed, and well taken care of here, which is ultimately what we cared about most.

My search started with her colleague, Yesinia Beatriz, who supported me early on and connected me with Madeline who was a great fit for my needs! I wanted a property in a highly competitive, expensive area during a time of low inventory. Madeline never made my goals feel unrealistic. She helped me purchase my dream home in a newly renovated TIC building on the border of Russian Hill and Nob Hill, smoothly navigating the complex TIC financing requirements. Madeline is highly knowledgeable, efficient, and responsive. She educated me using recent comparable sales data and reviewed every document thoroughly. In a multi-bid situation, her strategy secured a home that not only met my must-haves but also my would-love-to-haves (hello private garage, view, and fireplace), on my very first offer, with zero back-and-forth counters. She operates with total integrity and made me feel genuinely cared for throughout the process. I highly and absolutely recommend Madeline and the Ruth Krishnan team. I can't thank them enough!

We had no clue what we were doing walking into this and Lauren helped guide the way from teaching us about the market in general, advising us and referring us to good financing options, and more. The very first thing we did was an exercise to help make sure we had realistic expectations - we looked at a variety of neighborhoods with our price point in mind and looked at previously sold units to understand what we could and could not afford. It was very helpful to then narrow our search to start looking. Lauren walked us through all the options and made sure we wouldn't waste time with things that didn't make sense. When we found homes we liked, Lauren immediately jumped into action, pulling down inspections, sharing intel on the selling agent, and more. She would walk us through the full inspection reports and help flag things we should dig further into. As a family with a kid, she was also extremely thoughtful in guiding us based on nuances of kids in the city. And when it came time to negotiating the home we got, she worked her magic! Up against two cash offers, Lauren helped us navigate a competitive offer in other ways to beat them out. Unreal! Our friends were blown away at how quickly we were able to get a place compared to what they've seen in this crazy market. Our full time from kickoff with Lauren to close was probably only about 2 months total - wayyyy faster than we thought any of this would go down in the crazy SF market. Her team also helped throughout the close process to make sure we were set on moving logistics and getting set for all the new things involved in home ownership. We are so grateful to Lauren and her team who went above and beyond to make sure we were getting the home of our dreams and that we were set up for success. Would highly recommend her and the entire Krishnan team!
