This was, without question, one of the most difficult living experiences I've ever had--due in large part to serious management issues. Like several others have stated in their reviews, the property management and maintenance team here are among the most unprofessional I've encountered. As a new resident from California and a person of color, I hoped for a welcoming and respectful environment, but unfortunately that was not my experience. Incident #1: On July 8, I submitted a maintenance request and allowed staff to enter my unit. Upon returning home, I noticed my shoe rack was damaged, furniture had been moved, and lights were left on--though I had turned them off before leaving. When I raised these concerns with the manager, Nikki Nakada, and maintenance lead, Matthew Hayes, I was met with hostility rather than support. I was told I should have been present for the work order, and the discussion quickly escalated. I attempted to continue the conversation calmly, but the office door was closed on me, and I was physically blocked from re-entering the shared office space. The encounter left me feeling unsafe and unheard. Despite following up in writing and contacting Sentral's corporate office, my concerns about unprofessional and intimidating behavior--some of which I had reported on more than one occasion--were not adequately addressed. I ultimately chose to break my lease early and move out because I no longer felt secure in the building. I have documentation of the apartment's condition after the maintenance visit. Incident #2: On July 28, I was approached in a manner I found threatening by the same staff member while heading to the lobby. This was not the first such interaction, and it added to an ongoing pattern that made me feel uncomfortable in shared spaces like the gym and hallways. After escalating the issue to corporate again, I was informed that steps were taken to avoid future encounters. However, local building management did not communicate or take clear, proactive steps to ensure resident safety or comfort. It is deeply disappointing to feel unsafe in a place that's supposed to be home, particularly when attempts to address concerns were met with defensiveness instead of accountability. While the building itself is aesthetically pleasing, I would not recommend this property based on my experience with the management team. Professionalism, communication, and basic respect for residents should be a minimum standard--and sadly, that standard was not met here. If you're considering living in the Pearl District, I suggest researching other options where resident safety and well-being are a priority. read more

The Sutton is a classic example of a building with so much potential but is completely ruined by poor management. The only reason this place gets a single star is because the floor plans are genuinely amazing and no noise from the floors on top of you. Beyond that, it's been an incredibly disappointing experience. I used to be an advocate for The Sutton. I loved my home and the community here. But over time, it's clear that mismanagement and neglect have dragged this building down. Valet parking? A disaster. Cars are constantly damaged -- everything from small scratches to full-on totaled vehicles. Management? When Sentral took over, it seemed promising at first. But once they hit their occupancy targets, it became painfully obvious they no longer care. Basic services and standards of living in a "luxury" building have completely fallen by the wayside. They cherry-pick when to enforce policies, applying rules inconsistently and unfairly. It's clear they view residents as numbers, not people. Flooding? Multiple apartments have experienced floods--probably over ten in the last year alone. Customer service? Forget it. The general manager, in particular, has been completely dismissive of serious issues, following protocol only when it suits her. I personally experienced a situation where her mismanagement escalated a dispute with a neighbor to the point that authorities had to be involved. To top it off, when confronted, she screamed at me in the lobby in front of several witnesses. Completely unprofessional and unacceptable. There is also an ongoing issue with the shared utilities. Despite several discussions with management, my monthly utility bill continues to rise without a clear explanation. I have spoken with other residents and they are experiencing similar issues, with their bills exceeding $200 and management refusing to give an explanation. It raises concerns about the management of shared resources and transparency in how these costs are calculated. It's heartbreaking to see a place I once loved become so poorly run. read more

I can't say enough good things about this building and the new management company that has completely transformed it. Previous management had left many problems unaddressed, and residents were constantly fighting battles just to get the bare minimum that was promised. In the two months or so since Sentral took over, it's a whole new world. The HVAC was known to be dysfunctional for months before we needed AC, but nothing was done to address it. As soon as Sentral came in, not only did they start working on fixing the problem immediately, they gave us the option to get heavy duty portable AC units as well as rent rebates on purchasing our own. They communicated with us throughout the entire process and have ultimately been able to completely replace the system. Parking was a nightmare. We paid the premium for valet parking that didn't exist and never heard a word from management after numerous pleas for information. Valet parking is now finally being established starting tomorrow. Additionally, long-awaited window cleaning was recently completed. Add to all of this the fact that the social calendar has absolutely exploded! This week alone we had a launch party for a new, specially-curated vending machine packed with local products, a whiskey tasting, and a Sunday brunch, all of which were free for residents and very well organized (shout-out to Diana for setting an entirely new standard for this place). We weren't sure we'd stay here earlier this year, having had so many issues and such little communication from the previous management team. Seeing how things have changed, I can't imagine leaving. The units here (both the size/layouts as well as the views) are completely unmatched. The management team know our names and really make the place feel like home. The entire place now truly feels "luxury" in every way, and they've barely even gotten started. I'm so excited to see what comes next, and I highly recommend this building to anyone looking for a next-level experience! read more

3 months ago I couldn't wait until my roommate and I's lease was up. Trainwreck doesn't even begin to describe this building. Our unit was awesome but we hated the building. Nothing worked, nobody was around, nobody cared. It SUCKED. Sentral came in and started turning things around immediately. The staff is amazing and they are always available to help with whatever is needed. You can find a real live human greeting you from like 7am to 11pm. They even escort our door dash up instead of us having to come down. The maintenance team is always working and respond to work orders same day. They also are easy to talk too. The sales people (Aubry and a new guy I don't know his name yet) are willing to help too which I think is super rare). They are really working hard to build a community. Tonight we had a private whiskey tasting with a local company. We had drinks, fun, food, and LIVE music. Last night they rolled out a high end market in the lobby and we had a ton of local vendors come to the property sampling their goods. Every other week the experience team- Diane, Kora, Jordan arranges for a new food truck and they provide beer and wine and set tables up outside. Tomorrow we are having Brunch! Hell yess For all the haters (we were too for a long minute) AC is totally fixed. Valet starts Monday. This is an awesome property with an awesome team that does fun stuff all the time. You can find cheaper apartments for sure but now that this building is being managed by people that care THERE IS NOT BETTER UNITS IN PORTLAND. Size, views, gas stove, full sized appliances. This building is magnificent! From it's location near the Willamette, to it's impressive lobby dècor, and most importantly, to the tasteful aesthetics of the units themselves. I find it very pleasing to return home to such a clean and beautiful environment. The building is far enough away from other buildings that street parking has never been an issue, at least not since I've been here. The Sutton also provides valet parking in their garage and an alternate parking option in a lot next to the building for those who would prefer to not brave public parking. The gym is one of my favorite amenities because it has been outfitted with top of the line equipment. Although I have heard of some of the issues that others have listed, I have been fortunate enough not to have experienced many of them. Especially since the new management company Sentral has arrived. They have visibly dedicated themselves to elevating the living experience here. I can see how hard they have been working and I am grateful that they are here. They've even started hosting regular events here at the building that offer an opportunity to socialize and get to know the other tenants in such a convenient and fun way. All in all this has been my first experience living in a city and it has not disappointed. Portland, and more specifically, the Sutton has been a superb experience and I'm pleased to call this place my home. read more

A Pacific Northwest native, I moved home to Portland in November of last year after spending the proceeding two decades in Los Angeles and New York; among Portland luxury buildings, I believe The Sutton best provides the sophistication and sociality of those world class cities with the homey warmth and traditional hospitality of Portland. The views from either the riverside or the city facing side are unrivaled anywhere in the pearl, and our location across the train tracks has the perhaps unintended but much appreciated effect of keeping our surrounding Esplanade along the river free from overwhelming foot traffic. My dog adores the dog park-- just a hop skip and a jump across the train tracks and through a hole in the fence-- at The Fields park, certainly the preeminent destination for Sheep's Meadow-style summer sunbathing once the weather turns. The staff have been unfailingly supportive and kind. The residents are social, but not intrusive, and intra-building dinner parties are common. Uncommon young creatives of a diverse racial and socioeconomic smattering are preeminent in the demographic with several families and a few older couples rounding out the mix. The gym is excellent. I would recommend The Sutton both to transplants and Portland natives as a place they will feel luxuriously comfortable and fully at home. read more

After looking at many luxury apartment homes in the downtown Portland area, I ended up comparing them to The Sutton every time, and they always fell short. Many floor plans and views to choose from here. The views are spectacular, and appointments are first class. Although we have had several issues with management changes, HVAC and missing amenities, they are all being addressed by Sentral, the new management company. They are doing a fantastic job - going to extreme lengths to restore The Sutton to its intended aspirations. There are many social events planned monthly - all very creative and fostering social community. They have spent considerable time on the details, i.e. adding a commercial refrigerator to the package room for grocery and food deliveries, adding a full-time concierge to assist with packages, visitors and more. They had the exterior windows and common areas cleaned. 24 hour valet service! Maintenance requests are fulfilled in hours, not weeks. I find new and improved features and benefits weekly - and look forward to what they come up with next. Any new community has growing pains and I think the way we are headed is much better than when I originally moved in. I like it here so much that I renewed my lease and upgraded to a larger unit. I recently had the pleasure of staying at The Sutton for a week, as part of their Stay suites, and it was an absolutely wonderful experience. We have booked with them twice and are returning again in August. From the moment I arrived, I was impressed by the luxurious accommodations and the stunning views from the rooftop terrace. The apartment was beautifully appointed and had everything I needed for a comfortable and relaxing stay. The Sutton is located in a fantastic spot in the heart of Portland's Pearl District. I was surrounded by great restaurants, shops, and parks. I loved being able to walk and bike to so many places. The neighborhood is also very walkable, and I felt safe exploring the area on foot. The staff at The Sutton were top-notch. They were friendly, helpful, and always went the extra mile to make sure my dogs and I had a great stay. They always had a treat ready to greet our pups with. I would highly recommend The Sutton to anyone looking for a luxurious and convenient place to stay or live in Portland. read more

The Sutton is most definitely one of the most luxurious buildings in the northwest of Portland. Before moving in I used to drive passed it all the time and for some reason it caught my eye. The management prior was absolutely horrendous when I moved in. They tried to switch and bait me on my apt. There were beyond so many issues with the place. The one person I loved was Jessica but there's only so much one manager can do with zero resources. With that said SENTRAL MANAGEMENT has brought forward their best foot and really stepped it up. They installed a new central ac system after several failures. They've stepped up activities between tenants. Their team is absolutely amazing. Aubrey, Diana, Cora, and more do their job to the utmost of their abilities. I'm very impressed in the way things have become around here. I had a very challenging experience living here. The management was difficult to work with, and I found the overall experience to be unprofessional. I had to make the tough decision to move out early due to ongoing issues. Additionally, it seems that the business actively responds to negative reviews on platforms like Google, which could be affecting their overall ratings. Unfriendly staff, gym it's filthy full of sweat, loud music. Elevators are not cleaned properly. I have reported these issues and nothing has been done. We pay a porter fee in a "luxury" property and I expect a clean property. The entrance smells like urine. The lobby is dirty sometimes and no one bothers to clean. The trash chutes are dirty and eventually will cause pest infestation. No parking available in the upper lot because they want to fill the valet parking. A smile does not cost a dime. All staff needs to be professional, friendly and approachable. read more

I've lived here for four months, and have loved it so far. The building itself is beautiful, with lovely amenities, maintenance is super responsive, but what makes me the happiest is the great community. Diana (the experience director) runs frequent events for residents which has made meeting my neighbors and making friends easy. There are free fitness classes for residents, which isn't very common in this area, and it has ended up being my favorite amenity by far.
