I have lived at Perch for just two weeks in a 2x2 floor plan in Building 3 (first floor), and my…read moreexperience so far has been very disappointing given the cost of rent. Upon moving in, we immediately noticed several issues: the dryer was broken, the refrigerator's water dispenser and ice maker did not work, there was visible water damage in various areas, one bathroom door had significant scratches and damage, and both balconies were extremely dirty. Being on the first floor in a corner unit, our patio area floods and forms large puddles when it rains due to poor drainage. This has created additional problems with insects. Within our first week, my roommate and I had to kill multiple bugs -- including spiders, roaches, and silverfish -- some of which we even found on our beds. This has made living here extremely uncomfortable. Despite submitting maintenance requests, the bathroom drain in my unit still does not drain properly and appears not to have been cleaned thoroughly. On top of that, the water in the unit takes an unusually long time to get warm, which is inconvenient for daily use. The most frustrating part has been the dismissive attitude from maintenance. When voicing our concerns about the insect problem, we were told we should "be used to the bugs" since we are from Texas, and they could not identify where the insects were entering from. Comments like this, combined with unresolved issues, make us feel our concerns are not being taken seriously. Another challenge is the extremely limited parking on the property, which makes it difficult to find a spot near our building, especially during peak hours. For the rent we are paying, we expected a clean, functional apartment and respectful, timely service from staff. Unfortunately, that has not been our experience so far. I would strongly recommend future tenants ask detailed questions about unit conditions, pest control, water heating, parking availability, and maintenance responsiveness before signing a lease.

I would've recommended this place until very recently. Within the last 6 months it seems management…read moreand staffing had changed and what once was a place full of friendly people willing to help is now the opposite. When I moved out, I had a professional cleaning crew to deep clean the apartment to make sure that nothing would be charged, since most student apartments in San Marcos will try to scam you out of money at move out. I took videos and pictures of everything. Now the Outpost is trying to charge me $250 for carpet replacement. I lived in my apartment for 2 years, my roommates carpet had been replaced in between then but mine never was. So, the carpet was at least 2 years old already, but I'm assuming it was older because I did not have what appeared to be fresh carpet when I moved in. Obviously the apartment knew the carpet was old, because they decided to rip up the carpet once I moved out. However, they took a picture of the under side of the carpet that was ripped up trying to hold me responsible for a stain that they found. They were obviously replacing the carpet anyways as the pictures showed the carpet already ripped up before they found something they believed they could charge for. I have pictures of videos of the carpet when I moved out and there is not one stain, tear, rip, or hole in any part of the carpet. They could not send a picture of the top of the carpet showing a stain was there, they sent a picture of the underside of the carpet after it was already ripped up. Trying to dispute this charge has been impossible. I first contacted the apartments and they refused to talk to me about the charge and said everything needed to be through email. So I emailed and they pointed me to a third party company that is supposed to handle the disputes. The third party company is legit an AI company as I've tried to contact them and speak with them, but can never get a human and get AI responses back. The third party AI response told me to contact the apartments about these concerns and the only option I had was to pay the charge. So I've contacted the apartments again requesting information on how to file a dispute, but since then they've been ignoring all communications. I have emailed several times and called several times, no responses to emails, and all phone calls have been sent to voicemail. My father was the guarantor of the apartment and he called, which they answered and already knew who he was without asking his name. He also requested assistance on how to file a formal dispute and they told him he would "have to fight the credit bureau on the charges". This is not legal as there has to be a formal dispute process, not taking up to the credit bureau when the collections will have already impacted credit score. They said there was 90 days for people to pay or dispute charges before the charges go to collections, but so far the only option I've been presented is to pay the charge. They are refusing to discuss with me any dispute process. I am very disappointed in how they've handled this matter and they will try to take any money they can out of you. It's not worth it. I know they will reply telling me to contact the office to figure it out but that's a lie. They're refusing any communication with me when I am just requesting how to do a formal dispute so it can get figured out before hitting our credit.

I would strongly encourage prospective residents to carefully document everything and review their…read moremove-out charges closely. After moving out, we were charged $2,685.17 for full flooring replacement. We acknowledge that our dog damaged approximately 3-5 planks of laminate flooring near the back door, and we have never disputed responsibility for reasonable costs associated with that damage. What we dispute is being charged for replacement of the entire floor. We formally disputed the charge on July 26 and requested photographs, an itemized invoice or estimate, an explanation of why the affected planks could not be repaired or replaced individually, the age of the flooring, and an explanation of how the charge was calculated. After receiving no response, we followed up again on July 31 and gave management until August 7 to respond. As of August 8, we have received no response or supporting documentation whatsoever. The property's initial notice also stated that the resulting $2,321.67 balance could be sent to a third-party collection agency if not paid. We have made multiple good-faith attempts to resolve this directly and have been clear that we are willing to let them retain our security deposit toward legitimate move-out charges. We simply do not believe we should be required to pay an additional $2,321.67 for a full floor replacement without documentation demonstrating that it was necessary and that the charge is reasonable. We have now escalated the matter to W3 and are giving management until August 14 to respond before pursuing further action. Our experience has been extremely disappointing, particularly because we have tried repeatedly to resolve this privately and professionally and have received no response at all
