I just renewed my lease for my third year of living in the Sophia Apartments. I think the location is ideal. Very convenient to 95, Turnpike, stores and restaurants. This is a very pet friendly complex, very nice amenities such as the fitness center, pool area, business center. The management & maintenance team are very professional, responsive and efficient. I have been living @ the Sophia for about 4 1/2 years! I love the location where i live! I have a nice 1/1 apartment on the 3rd floor! Doesn't have an elevator- but is good exercise! Have nice neighbors- has never been noisy! Look out for each other! Has a nice pool and club house, pet friendly, and nice maintenance crew! Shawn Macnamara ( property manager ) keeps our grounds in order! Elizabeth Castro ( director ) is so nice and sweet- and seals the deal! Maddison Ahai is a young spitfire that knows all about about navigating, so knows her stuff with all this crazy times we live in ( thank God she can navigate for our middle aged and older peeps who don't know how to navigate it at all ) ! I am loving life in my new home at the Sophia in beautiful ABACOA. The Homes are very accommodating and the Amenities are like a 5-Star Hotel (without the breakfast buffet) but you can make and enjoy your own right outside of the pool area! The entire staff and maintenance team are dedicated, professional, in sync and caring. I have found that they provide top notch service to their residents when called upon. Concerns are addressed immediately. I think it is fair to mention: It is up to we, the tenants, to reach out and inform the staff when we see or have issues or concerns regarding ie: maintenance and repairs, quality of life interruptions, hallway/common area problems etc. Lack of doing so can result in an undesirable situation/condition or even cause costly damage if an issue is ignored. So, Back to Reviews, I find it unfair that some folks who may have had personal reasons for moving from the Community have left a few nasty reviews, claiming falsehoods like 'Nothing gets done', As well as deflecting the blame back to Sophia for the negative impact that resulted from their lack of action. My wife and I rented an apartment there while we were looking for a home. The units are clean and well maintained; and the amenities are great. Sean, Jordan, Madison and the maintenance staff take their job seriously and address any concern that comes up. The place is AMAZING SO BEAUTIFUL!!!! The office staff might be the most accommodating people ever. Walked me through the entire process. Sean the office manager has a heart of gold. When I say he is all in when it comes to customer satisfaction I mean it. Nicole helped me fill out my paperwork. She has the patience of a saint. It can be difficult but she took her time and answered every single one of my million questions. I know a new management company took over recently and they get an A +++ from me. Everything is super clean. I always see the maintenance guys running around working. The entire place is getting painted. If you're looking for a new place y'all have to consider The Sophia. Ps. As a resident since 2017, I am moving on from the Sophia and simply wish I had done so earlier. The rent has climbed exorbitantly, leaving far better options in the same range to be found at newer apartment complexes locally, or even single-family homes. I have endured several issues with pests, failed appliances, my garage space (and those of my neighbors) experiences brutal mildew blooms for which the property takes no responsibility (prepare to purchase an expensive dehumidifier), and most-frequently A/C disruptions. The only upgrade made to the property was a lengthy roofing job that saw the majority of our parking spaces blocked for material shortages for months and a sloppy re-paint, during which time porches had to be emptied and nearly all of my plants were stolen. Vehicle break-ins are also common. My final gripe is a punishing lease clause by which you must provide 60-days of departure notice or suffer an additional month's fee, meaning that should you choose to depart, you will have to begin your new lease elsewhere to ensure sufficient overlap, and perhaps still pay the penalty. My recommendation is to avoid. While the new tenant rates may appeal, they do not include the trash fee, additional trash valet fee, pet fees, any utilities, garage, etc. and are guaranteed to rise exponentially each lease term with no room for negotiation. read more

Very unprofessional and inadequate management at the leasing office. The property manager, Shawn MacNamara of Berkshire Hathaway, is simply not qualified for the responsibilities of his title. After my roommate created a request to remove me from the lease and live there alone, I responded with my signature and date of moving out, and proceeded to move out of the apartment. After leaving town and arriving in Chicago, I was told over the phone that I was still liable for the lease since the office's printer wasn't working at the time of my (former) roommate's request to remove me from the lease. Thus, they did not get a signature at the time the request was initiated in their system. Not sure how one can respond and sign off of a removal request that wasn't verified with a signature at the time of the initiating party's request. If your printer isn't working, there are plenty of e-signature options to compensate for your equipment failure... they were simply lazy, irresponsible, and refused to take any accountability subsequently. Shawn's employees and property assistants knew that the situation was unjust and voiced such opinions to me in my many attempts to fix the outcome. After getting this news, I returned to town to sort this out. I then learned that my former roommate decided to break the lease instead of staying there as they had originally planned. When I visited the leasing office, I had to request permission to enter the apartment and any facilities, and was to return my key after I was done with my visit even though I was "still on the lease." I am now in collections for a 2 months penalty for "breaking the lease," even though I never signed ANYTHING to break the lease. The only legal document I signed and dated was a roommate removal request, which I completed as the respondent. They then filled the apartment with new tenants the same month. Unethical, unknowledgeable, opaque, rude, ignorant... words cannot describe how unreasonably bad of an experience I had with this apartment community management led by Shawn MacNamara. read more

I was a tenant for 8 months and got a work transfer that required a lease break. I was told by one of the office personnel that the fee would be waived only to come back in to sign a form and be told otherwise. The attitude from Donna was unnecessary. The only person we have had a positive experience with at the Sophia office is Nicole. She was always friendly and accommodating. The maintenance staff would come in regularly and never cover shoes or wear a mask except for Sam. He was always courteous. They just had a vendor come in to change the sprinkler heads and they left a mess on our floor in several places with drywall pieces and dust. They walked on our rugs with their boots. The upstairs apartment had a flood which flooded one of our bathrooms and bedrooms. We were not offered any sort of break in our rent for the inconvenience of the clean up or fans that had to run. They gave us a gift card which was nice but does not pay bills. The upstairs apartment also had a leak in their shower which caused the ceiling to collapse in our bathroom ceiling. The work was patched very poorly and left our shower a mess without cleaning up. The apartment was filthy upon move in. The grounds are always a mess. There is an insane amount of leaves that are rarely cleaned up and the bushes are never trimmed. We've had snakes on our patio and the leasing office would not do anything to help with the removal. The valet trash service is a huge ripoff. The fee is ridiculously high and several times out of the month, the vendor doesn't even pick up the trash on the scheduled dates. But the leasing office will threaten to fine the lease holder if they do not remove the trash can in the morning. There is only one trash compactor and it's not convenient for most to get to. Our dishwasher and dryer were broken at move in. The dryer was not fixed until a couple months later because they didn't want to do anything with it until they cleaned the roof vents. The roofs were just replaced on all buildings. Our particular building was roped off from parking for almost 3 months. We couldn't access our garage during this time and were not offered any sort of rent break even though we pay more for an attached garage. The neighbors leave their dogs on their balconies and will bark at all hours of the day so if you work from home or have an infant, good luck! We will be glad to move on, paying the lease break and all. It is definitely not worth the price or the description of "luxury apartment". Update: In response to the comment from Sophia Abacoa - I'm not sure what else can be done if I were to come back into the office or call. I wrote this review 5 minutes after leaving the office where I was told "you're lucky to even receive a little bit of a discount on the lease break fee". The attitude I was given when I went to sign the vacate form was completely uncalled for and unprofessional. You have my phone number and email if you would like to make this right. read more

It's a nice place to live nice amenities but they will jack your rent up every year to an incredible amount and when you spend $2000 on a clean out service and move they will charge you 5000 and say it wasn't clean enough Even when you have proof and pictures no matter what you'll be ripped off at the end of your stay Happened to all my friends and it just happened to me!! read more

If you have any intentions of living at Sophia for more than a year, do expect for your rent to be hiked hundreds of dollars. There is no favor afforded to current residents, and your rent will be hiked to (or in my case ABOVE) what is being offered to new tenants for the same layout. I made the mistake of recommending this complex to coworkers who have all since moved out after similar bait-and-switch price-hiking and indifference to residents. It's tough to move after loading your whole life into a place. The Sophia will make you think long& hard about moving all over again as soon as they can. (Posted in 2018): My apartment was nowhere near move-in ready. A month into my lease, I STILL have hurricane-shutters on my bedroom window. I am repeatedly told that maintenance is short-staffed, and that the issue will be resolved. Moreover, my apartment was not cleaned before my move-in. There is literally dust hanging from the ceiling and dirt on the showers. It's disgusting. (5/7/18): Locked myself out of my apartment at 5 pm on a Saturday. Saw Maintenance staff and Christina at the pool, who each told me that they do nothing to assist residents with lockouts outside of office-hours. The emergency line advises residents to call a particular locksmith -- but that locksmith said he doesn't service the Sophia on weekends. It's difficult to imagine a complex more callous and indifferent to the well-being of its residents. read more

Doesn't help with putting up hurricane shutters in an emergency. Property management should be willing to help to protect their own property. Very little is done ever to help out. Maintenance staff full of really nice people but the actual owners of this property care very little for their residents. The management used to be very good I am told but they recently redid the place and switched management. Was told not to make structural changes but when hurricane hits required to put in my own concrete screws...? Rules will bend and change to accommodate their budget and not you. Lower management friendly and caring. Upper management are assholes. Lower management seems to be doing a lot of work with skeleton staff. No hurricane proof windows. Feel very unsafe in Irma with the cat 4 storm coming. Costs hundreds of dollars to install shutters which I do not have paying 1600 plus 100 a month for electric and other bills. Very expensive. Will be moving when my lease is up. read more

Just don't do it. I don't even know where to begin with this place..Perry (front desk) was an airhead. She had no idea what she was talking about and i would've gotten further talking to a rock. My boyfriend and I moved there last year in November of 2017 and lived there for a LONG 6 months. The first day we moved in, the apartment was FILTHY. The floors were dirty, the guest bathtub had red/brown residue inside of it, the master bathroom had mold on the inside of the shower, the ceiling fans had a thick layer of dust on it, there were dead bugs on the floor, stains all over the kitchen floor, the kitchen dishwasher didn't have the silverware carrier inside and we had to wait 3 months to actually get one from them after repeatedly calling, the dryer kept shutting off after 10 minutes of running because it was over heating and that took about 2 months to fix as well. We called the front desk and they had a cleaning crew come in and clean everything which was an inconvenience for us considering we just drove 16 hours and all we wanted to do was relax and start unpacking and we had to wait 2 hours to do so. Every month there was something new added to the bill so they rip you off there by not telling you about this stuff before you sign the lease. Our neighbors across the hall were huge drug addicts. The wife who's name was Patricia (bldg 5 apt 302) came over numerous times to ask for money to "bail her husband out of jail." After repeatedly saying no, my car ended up getting keyed the next day. We called the front desk and told them about what was going on with them coming to our door and asking for money, them screaming at each other every single day and just doing bizarre things outside of our apartment and they didn't do anything about it. So we took matters into our own hands and went out and bought a camera for our front door, inside and outside on the back patio aiming it at our cars parked in the back. I'm actually almost positive that those people are still living there. Long story short, the place just sucks.. they add charges monthly to your bill, they take forever to give you your deposit back, they "aren't" responsible for your car being keyed in their parking lot and they take forever to fix things. Word of advice, if you end up moving into this crappy facility, get cameras for your apartment and talk to someone who knows what they're talking about. Perry is the worst person to get any type of information from and after reading reviews from other sites, I'm surprised she still works there. I hope this reviews helps anyone who is interested in getting an apartment here. read more

RENTERS BEWARE!!! Rent at your own risk. These are NOT luxury apartments. This place is NOT what it seems. There are MANY great options in this area, but it is well known that this property is WOOD FRAMED and really not up to par with the Abacoa area. Longest 12 months of my LIFE. AWFUL - DON'T RENT HERE I NEVER write a bad review but The Sophia deserves it! Christina in the front office assisted us and she was not only unprofessional, she lied to us on numerous occasions through the process of trying to lease at The Sophia and caused such an issue her manager had to take over. The first week of living here our washer broke, dishwasher broke, and a/c was leaking. On another occasion I was spring cleaning the apartment and set a garbage bag outside and received a notice on the door that I was being charged $25 for leaving the bag outside my door... while cleaning the apartment... without any attempt from maintenance or management to reach out and ask me to take it to the trash compactor before finishing cleaning my apartment. I could go on for days and I've only been here since November. Can't wait for the lease to be up!! We've lived in numerous condos/apartments in Abacoa and The Sophia is the only place we've ever had even the slightest problem and been so unsatisfied with. read more

We just moved in two week ago. Beautiful apartment and the move in process was very easy. Nicole was wonderful each and every time I went there with questions or to see the apartment and grounds. Everyone in the office is always will to answer any questions and get any issues taken care of immediately. The area is really nice and there is always something to do. The amenities here at sophia are kept up and ground are kept nice. I like that they are working on painting each building and replacing all roofs. It does show they really care. I think we are going to love it here. read more

The amenities are very good and the floorplan is large with updated look to apartments. However I signed up and applied with the promise of a $750.00 gift card. Moved in 12/17 and although the card would have been useful for Christmas, I never received it. Unfortunately, the roofs are dirty, the exterior of the buildings are very poor and my apartment was filthy dirty when I moved in. I cleaned the entire day and put in service request for things I refused or could not clean (someone came out to clean). It has been almost a month and I still have missing screens, stains on exterior walls and even other issues that I still have to put in service requests for (doors that won't close all the way due to sprung hinges); Had a leak in the bedroom window that caused puddles on floor and windowsill---so although I had to spend 4 days with loud running dehumidifiers and fans (which they did quickly reimburse me for those days)---I am just hoping is fixed (no rain yet to test). I have put in 3 service requests and the second one was not completed although it was "closed" and stated all was finished. (going to send in another service request!) The communication is lacking, when I email I don't receive responses several times. My first service request phone call was never put to action and I had to call a second time to get an order in. Just a bit disappointed for these first few weeks. Although everyone is very nice, the service is sub par. When they came to paint my patio floor (not before I moved in..... but after) they got gray paint on TWO pieces of my new furniture in my living room. I just wish it was a more pleasant experience but I do love the layout and my new apartment so far despite the issues. I just hope it gets better. read more

I have been living at The Sophia for about 2 years. One of the biggest problems here is that the computers in the clubhouse continuously do not work and the wifi does not work. It is extremely frustrating and management does not seem to care. The other problem is the rodent box that they put outside apartments. They don't have the courtesy to tell you that they are placing these boxes outside your apartment. Apparently, they are placing these strange black boxes outside of apartments to solve the rodent problem here. Although the apartments and clubhouse are remodeled, the building is from the 70's or 80's and it might look cute on the outside, but beneath all the remodeling there must be a rodent problem. Because of this I will be moving once my lease ends. To management - you should tell your tenants about these black boxes, it's not fair to just place them outside our apartments with no explanation. Lasly it's getting very tiring to hear the partying that's going on in this community. Till 3am there's college students partying on their balconies, making it impossible to sleep. I've called management to complain and they just say to call the police. I've called the police 3 times in the past 2 weeks and it's not helping. The neighbors keep partying. I recently applied for an apartment didn't take the apt because of all the extra fees I was required to pay. I had a 769 credit score and my husbands is around 690 but he does have a bankruptcy that's almost 5 years old. I was told I would owe $500 plus another $1728.00 for deposit. Our income is fine. Then they said we owed too high credit card balance. Which is crap because we just paid all credit cards off. So I said absolutely not. I never have had to pay more for a deposit and I'm not starting now. I personally think they are nickel and diming applicants to death. Perry who I was dealing with said they would cut me a check from the home office and I would have within 30 days for $425. Well today all I got was a move out statement showing Sophia owed us $325 which is incorrect they owe us $425. Because we did online we were overcharged $100 for the application fee and I was assured I would get that $100 back. So when I didn't get a statement last week and only got this piece of paper which has the wrong amount on it so I call her and she then tells me it will take 60 days?? WHAT?? The reviews about how rude the ladies in the office are trust me are 100% accurate. Perry was the most awkward person I have dealt with and then someone named Donna answered one day and had to get Perry on the other phone to help me with some questions and Donna makes the comment. "What do you want me to tell her because this is taking time away from the floor" of course I can hear everything. I wish I had gone with my gut feeling then and walked away before wasting my money. Florida law states deposits must be refunded within 15 days. So today 3/13 ( 30 days later) I finally got a check but they shorted me $100. So back to the drawing board. Spoke with Ryan today he was going to call the home office. I told him I wanted this check overnighted and him to call me after speaking with someone. Well guess what that was 4 hours ago and no return phone call. These are the most unprofessional group of people I have ever dealt with and very glad I did not end up renting here. By the way after having to threaten with getting the local news involved in solving my issue I had a check overnighted and had the next day. RUN AS FAST AS YOU CAN! This was a nightmare! I have lived here for over 3 years now and love it here! They upgraded the gym in 2017 and it is now almost like a paid for gym membership. Pool is a nice size with plenty of seating available and not crowded on weekdays - I stay away on weekends - too many children for me. Maintenance is always pleasant to work with and they are almost always here within 2 weekdays of my request and always finish in 1 visit. I have never personally used the clubhouse or the Mac lounge - with huge screens and a color printer - but they are nicely furnished and clean. The new package retrieval service is great! You can pickup packages that weren't left at your door 24 hours a day - you no longer have to pick them up when the office is open. Office staff seems to have a high turnover but everyone I have talked to was nice and knew what they were doing. The Sophia is also in walking distance to Publix in Abacoa Plaza, downtown Abacoa, and the Roger Dean Baseball Stadium. 15 minute drive to the beach and 5 minute drive to I-95. Moved in was surprisingly apartment newly renovated was gorgeous. But place is horribly managed with very rude staff nothing at the clubhouse is kept up to date all office and Mac computers and printers don't work and the community is filled with college aged students and densely packed with foreign exchange people that are extremely loud packed into apartments feels like a university housing. read more

This place was an amazing find from the moment we got there to inquire about moving. The energy was good and the people in the leasing office were very warm and welcoming. Ryen was so awesome and patient with us. He explained everything in detail showed us around a few times and answered all of our questions. And we had a lot! He really sold us on the place they have so many amenities and it's clean newly renovated and feels really safe. After we left we looked at a ton of other places and knew the Sophia was for us. We went back the next day and Ryen spent more time with us. We signed our lease! I'm so excited to move here from New York and Ryen is really a great guy.
