I've lived at Elon for almost two years, and I regret renewing my lease every single day. The only good thing is that some neighbors are friendly and there's a small sense of community. Outside of that, these apartments are falling apart. The buildings are clearly old, and whatever "renovations" they did were cheap, rushed, half-effort attempts to make the place look decent. Nothing about the work is safe or properly done. For example: my living room ceiling fan flew off the ceiling. It came off with force, slammed into the wall, and one of the blades flew across the room into the kitchen. If I had been napping on my couch like I normally do, I could've been seriously hurt or worse. And what was Elon's response? "We're very sorry, I'm not sure why this is happening." They accidentally admitted this has happened in multiple apartments, meaning whoever replaced the fixtures did a terrible job and now the community is just waiting for fans to fly off in individual units before taking action. Completely unacceptable. I've also come home to threatening letters taped to my door saying that if I didn't remove any "dying" plants from my porch by a certain date, maintenance would throw them all away. This would make sense if I had dying plants. I didn't. Every plant was healthy. When I went to the office to ask what they were talking about so I could address it, I was told: "Upper management is who said something. I can't tell you which plant. It was a general note left on multiple doors. We saw something dead but I'm not going to go over there and show you what we're talking about." So basically--no clarity, no help, just vague threats and zero accountability. And then last night, I had a ceiling leak from the apartment above me. This community advertises 24/7 emergency maintenance. I called their emergency line over ten times starting at 8 PM. No answer. No call back. Nothing until staff came in at 8 AM the next morning. I ended up having to track down my upstairs neighbor myself and turn off their water valve at 7 AM--after 11 hours of constant leaking--because no one from this community bothered to do their actual job. And when I finally spoke with the property manager? Her priority wasn't the leak, the damage, or the fact that I was left to deal with an emergency alone. Her priority was telling me to "refrain from cursing" in the voicemails that no one bothered to listen to for 12 hours while my apartment flooded. That perfectly sums up this janky community: ignore the actual problem, ignore the safety issues, ignore the emergencies--but make sure to comment on my "tone." Save yourself the stress. Do not move here.

Apartment Building Condition Without even checking the public records, you can tell the building's age by the cable TV and internet speeds. This isn't just about internet speed - it's about the building's age. Frequent management change Management has changed three times - including one maintenance guy. The good: The staff is very friendly. The bad: Complete…read morelack of concern or consideration for residents. Seriously, there is zero consideration for the residents and attention to detail is lacking as I have been here about 2 1/2 years. Moving at this point is not practical but considered. 1st - Roaches - Upon moving in there were lots of bugs still in my apartment. They were immediately cleaned up but I still get cockroaches if I do not leave my AC on. Given I travel a lot and never cook, I really do not appreciate the guests that I do not breed. 2nd - Moats - We would all like our homes to be our castles, but this is a bit much!! I have had a moat outside my apartment for almost the entire time. The water system sticks out and it is really unsightly. Not quite what I thought I was paying for ... because it is not cheap here! 3rd - Portals - So people get hacked all the time, thus I try to be very discerning with my bank information. However here you have no choice, you must pay through a 3rd party app for rent. It is concerning and a hassle. But wait, it gets better. Because there is little consideration or courtesy for the resident, they arbitrarily decided to change the app. But my time is apparently of zero concern, so the property decided to task me with downloading a new app and then go back and reenter my financial information. Zero respect for my time. Tedious, annoying, and very inconsiderate. Hey LH, how about paying me for my time and discounting the rent 1 month? Remember when a simple check would be allowable? Maybe that was too much work at corporate for someone? 4 - Garbage - Yes, this is a bit frivolous, but you are mandated to pay an additional fee for garbage service. And the fun part, if the garbage people are in a mood, they will leave you little notes on your door. I travel a lot, so I use small grocery bags ,2 or 3 instead of a large, heavy bags. This way I do not contribute to the roach problem. However, on 2 occasions, I was chastised by these people for leaving 3 small, light bags instead of 2? Funny thing, when there is only 2 the can looks empty and can get overlooked. Yep, we got garbage people with attitudes!!! And once I put the garbage can out before I left town ... you know, so I do not contribute to roaches, I received an e-mail threatening me with a $100 fine for the can being in the hallway ... the can I do not want for the service I do not want to pay for. I can carry my trash outside, but nope. I pay about $27 or more to get berated for not handling my trash correctly! 5 - Fobs - This is up there with the app, but they tried to make us use only an APP instead of the convenience of a fob because the residence concerns have little weight. People's phones die, cell reception is a problem and safety issues. So entering can be restricted. Imagine not getting into your own home because your phone died. It happened to people so they finally got tired of our complaints and were so generous as to let us keep our fobs! 6 - Exit doors - States have laws that nothing can restrict exiting a building for fire laws. But often, the motion sensors do not work and you slam into the door as you then need to hit a button to exit. Just an example of the attention to detail! 7 - Coffee - Really! The rest of the world drinks coffee in the morning, which was once nicely provided at 7am. Pleasant to have when leaving for work. I was told by mngmt that they were running low in the afternoons so instead of putting more coffee out, they moved it from 7am to 9am. Nothing epic but silly. 8 - Another APP issue. When I first arrived, given that I come from earth and believe people should speak to each other, I made the mistake of asking the front desk for maintenance help as my A/C often goes out ... maybe once a month. This is not tolerated as ALL requests must go through the APP. Heaven forbid people talk to each other and communicate issues in the moment. 9 - The gym - I like to use the gym. Nice treadmills when the TV's are working. But they often need to be reset. Guess who resets the treadmills? C'mon, guess!!! Yep ... and I do not get paid for that either. I taught a lady in the front office and some other residents, so I have some help. Also, there was a jump rope for a year, which was very nice to have. But it ripped so I brought it to the attention of the office and was told they could not replace. $6.99 on Amazon is too much. 10 - Plumbing - I get a clicking sound in the master bathroom due to plumbing issues they cannot fix. Most mornings it's like an unwanted cricket in my bedroom!! I gave up on that w/ the moat! I would continue but I need to go download an app and enter in my bank info because my time is free and taking 12 seconds to write a check is too much of a problem for Landon House.

This does not make me feel safe about the security of my apartment and my belongings. As a current resident, I am severely disappointed with this complex. Let me outline some of the…read morereoccurring problems with building two (it's long but honest review). I cannot write about building one, other than that's where they take most of their website pictures and where you start your tour. First, one of the leasing consultants told me and my family that there was "temporary" construction occurring in building two and that it should not be a problem. This was over a year ago, active construction is ongoing in building two with workers constantly drilling and working the hallways starting usually around 8:30 am until 5pm. Working from home is not possible as you hear the construction through your walls. They block off entrances into the building without warning. The halls smelled of chemicals and paint for weeks. I cannot express the frustration about this construction enough, it is truly unbearable and continuous. Attempts to clarify the construction deadline is fruitless. They give you blanket statements and fail to make any accommodations as a result of their construction. Instead, they say oh well and good luck. You really don't know construction is going on until 8:30am when you hear a drill or yelling down the hallway about something they are fixing. Second, good luck getting any peace and quiet here. You can hear everything, and I mean everything, through the paper thin walls. You can hear when your upstairs neighbor comes home and all their movement. Same goes for your next door neighbor. If there is a noise complaint -- such as parties blasting throughout your hallways-- you are directed to call a courtesy officer who never responds. Instead, you are left to deal with the issue or attempt to sleep through it. When you call the leasing office to let them know about the problem, they tell you to call the courtesy officer. They constantly change the extension number for that officer as well. Third, the general upkeep of the building is disappointing. Doors with key fobs don't work. They have been aware of the issue for months and have done nothing to get it fixed. Your door, even if you don't lock it, will lock you out and you will have to pay a fee to get into your apartment. The trash areas are a disaster and stink up the hallway. They had fire alarms go off at random times; not because there was a true fire, but because the system itself was malfunctioning. They were aware of the problem. The biggest and most worrisome event occurred this past May where the fire alarms went off from approximately 8pm to 3 am. Each time fire rescue showed up, saying this was "a building problem" and that they would be delaying their arrivals throughout the night because they know there is no fire. The office said that maintenance came to the complex to help with the situation. Maintenance arrived, then left 10 minutes after the fire department left, and then the fire alarms would go off again. Myself, along with other residents, voiced our concern. After informing leasing that I wish to be communicated to about this issue via email, they called me and spoke rather harshly to me about my concerns. I told them that I would not feel safe for myself or my family to stay until the system was resolved, the assistant manager said something along the lines of "well it's head of maintenances job to determine that".... Lastly, the apartment requires frequent maintenance requests. The washing machines consistently clog or won't work. The fridge will continue to leak, they delegate tasks that are not designated in the lease agreement to tenants. All and all, the only good thing about this complex is location. But I recommend looking elsewhere. Many tenants are looking for other options and voicing the same frustrations in building two. It may look like a beautiful location online and when you get the tour, but once you move in it's miserable. I wish I could say I enjoyed this place, but honestly myself and my family are excited to move and get a goodnight's rest without worry of fire alarms, construction, stomping, and can get into our new place without issues.
