Hello every one. I am current resident at Alvista Metrowest apartment. I live here 2 years, and lost 15 month we have big problems with manager of Alvista Apartment and maintenance. They DONT want works normal. In 15 month we waiting to fix: Swimming pool (2.5 month) Hot tube (3) month. Freezer (3week) Wash machine (3 weeks) And now 5 days our shower doesn't works. Today manager in office tell "You have two bathroom ,you can use another one, your problem NOT EMERGENCY". Just chill and wait. ))) Every year rent go up, quality of this apartments go down. Hey! So disappointed. Lived here for over 6 years. Once items in the apartment needed repaired, Not upgraded but Repaired or replaced was given a hard time...that I would need to pay extra per month for carpet to be replaced, cabinets repaired etc...or have to live with the 10+ year old carpet, broken cabinets as well as the other issues in the apartment. When finally replaced after extensive complaints I was told the repair was "just to be nice", out of courtesy". Even though my rent increases by $75 each and every year. Extra rent each year for you to be courteous. So the Management team, offered for me to..."just move out".... "I can let you out of your lease" is how it was put. Thanks. So I need to move and in-cure the financial burden of that ? So unbelievably inappropriate to ask me to leave, MOVE... The requested repair, the cabinet doors. Pictures included. We viewed these pictures at the office....The Awful cabinet doors they brought to replace my old ones....are the ones in the photos. I asked simply for cabinet doors that were not falling apart and full of mold. And I was told to wait....or pay extra per month for the repair to be done on time and with new parts and pieces. Alvista Metrowest has been my home since 2013. The leasing Agents , managers and maintenance are top notch. They also give back every holiday with a party for all residence with great catered food , activities and they give away gift cards. My husbands wants to get a house .After 6 years. if it aint broke dont fix it is what i tell him. He really doesnt have time to do his own maintenance repairs and lawncare so why not stay another year in this lovely community. The pool area is beautiful. Someone said it wasn't. Sometimes it rains and is windy so we get branches in water. Our pool maintenamce maintains the pool several tomes a week. I rate this pkace a 10. Thank you Lincoln Management Staff for all you do. read more

The entire complex will be without running water for 8 hours with less than a 24 hour notice because of a sprinkler problem. The office wont even provide water jugs and/or cases for tenants that may not be able to leave and purchase water for this major inconvenience. This affects everyone's livelihood and the office staff isn't showing any signs of concern. I feel incredibly sorry for those tenants that cannot leave their units due to illnesses, or any form of limitations. As I understand emergencies occur, I also understand that a company should prepare themselves to relieve the inconveniences that emergencies will cause. read more

Made an appointment for a tour and Carla was so sweet!! She made us feel really good about our possible move. It was super busy but she was super attentive to us. I appreciate that the staff wear face masks and the clean leasing office! I like that they make everyone coming in wear them as well as I'm immune compromised!! Over great experience. read more

It's very quiet and the office respond very quickly, even the problem it doesn't resolved. The location is very close to many places and we have a respectful community here ‍. They are following all the recommendation for the Covid-19 and that is very important. read more

HORRIBLE!.. I don't know where to start with this place but I am going to give my honest review from someone that has now been a renter at Alvista Metrowest for 6 months now. I will start off with the noise at the pool.. I would understand if the noise was during pool hours but it is all hours of the night EVERYDAY!! It is now 3am in the morning and they just stopped. It's from drunks at the pool to teenagers..tonight it was adults by the pool which led to the parking lot! The worst thing is we have security lol (they do absolutely nothing) I have called them every night the noise went pass 12:00am and I promise you NOTHING gets done. I have even started calling the cops because the noise is that bad. I told the management in the office NOTHING gets done! Now let's get to the cleanliness of the buildings staircases.. absolutely disgusting. I have contacted the office about the cigarette buds and the ashes being left on the stairs I was told to call security and have them create a report.. I did just that and guess what nothing was cleaned this was two months ago. I just want to warn any future residents thinking about renting at this place.. I remember seeing one negative review before I moved in and I ignored it! And here I am today sometimes that one negative review is the truth DO NOT BE ME!! I truly believe that the people giving this place 5 stars are friends with the office staff and the over night security. At this point I will be contacting corporate for the management company something has to be done. read more

Unsatisfied a) our neighbor smokes inside his apartment. The smell comes from the laundry room in my apartment. We complained many times (in person and via emails), there was no response. The smell of the cigarette has been bad for us. We have been having constant headaches and taste of cigarettes in the mouth and throat. Our clothes and furniture smell like cigarettes. b) In recent times, everything we have asked for has not been resolved. lamp exchange, washing machine concert, bathtub, among others. Remembering that when the service comes, it is half full and they do not come back to finish or do it badly. Sometimes my husband does the job because we don't get back from the office. read more

I've been here for four years and ever since this management company took over everything has gone downhill. - Nobody in management knows what's going on, so you'll be told three different things by three different people. I almost lost my security deposit because one person told me I could email my move-out notice and sign the paperwork on Saturday when I was off work, but was then told that was wrong. - I've had multiple packages stolen from the "receiving room" now that office management doesn't keep the packages up front anymore, when I've tried to report it they've just shrugged it off. - Maintenance requests? Forget it. Unless you call and hound them your requests will be ignored for days or even weeks on end. If you have an issue that requires more repair than can be done in an hour they tell you to deal with it because they'll "fix it when they upgrade after you move". The linoleum floors have been peeling for over a year and they've refused to fix them! - They give minimal notice for work being done on the property that is often incorrect. They currently have roofing work being done on my building (during the RAINY SEASON! Who thought that was a good idea?!). The roofers are supposed to have been gone by 6pm, but stay until 8pm, twice as many parking spots are being blocked off than was originally noticed, and they aren't listening to complaints of debris (including NAILS AND SCREWS! people have pets and kids that could get seriously hurt by that!) being left in the breezeway that they aren't cleaning up when they leave every day. I'm particularly salty about this one since I'm in the process of moving out and I'm having to carry heavy boxes three buildings down to my car to take to storage.... - Speaking of ignoring resident complaints, they have yet to do anything about the kids who play in the parking lot during rush hour and crash their bikes into cars. Parents nowhere to be seen. At least send out a courtesy notice! I have a scratch in my car all the way down to the metal from some kid with an absent parent that I have to fix! - If you call and have to leave a voicemail, do not expect a response. Ever. I'm SO happy I'm leaving in a few weeks. read more

Carla was very nice and patient to us throughout the leasing process I changed my mind a lot of times about which layout I should get and she was always friendly and ready to help. We've been living here for 4 months so far and it's been great, cool neighbors, quick repairs when you need maintenance, etc. I also like that they do some fun contests there's always something going on read more

Highly Recommend. Alvista is an excellent community and has made great improvements since Lincoln Management. I'm excited to see the planned renovations for 2018. Location is near to theme parks and central to other popular Orlando attractions, shopping and schools. Apartments are not too expensive and in a safe area of Metro West. Call and ask for Nick. I live 3 months at the Alvista and can not wait to leave. My apartment is full of big cockroaches, the hallways are all dirty, the condo is dirty, the management is horrible, the management staff does not solve anything, would never indicate this condo to anyone. I visited my friend here and I just have to post how awful the living conditions are at this community, so I'm posting a review on her behalf. They took 7 days to "repair" her A/C (if you can call it fixed) in the middle of our Florida summer. Her appliances are ancient and the stove looks like a fire hazard waiting to happen. The carpets look like a science experiment. There was trash and maintenance debris all over the grass near her building. I was shocked when she told me they bumped her rent to $1200. Shame on Lincoln Property Management for treating people this way. read more

I have lived here just over 3 years, from a 2 bedroom to transferring to a 3 bedroom a little over 2 years ago. Since I first moved in July 2018, Alvista MetroWest has redone the roofs, along with a complete, new, brighter paint job on all the buildings. The parking lot has been repaved. The property was just remulched. They took a 1 car garage and converted it to a secure, security camera equipped, bike room for residents. They also took a 2-car garage and converted it to an on-site recycle room. The office staff is very communicative, keeping us (the residents) up to date on everything. Plus, the maintenance team is frakin' awesome! I have two dogs, and this is a great place for them to call home too. They love the off the leash area on property. Plenty of parking, along with garages. I do not swim in public pools, but ours looks great. The gym is supplied with a great mixture of equipment. The office team does many themed events along with bringing in food trucks. read more

I've just recently moved into The Elements and thus far I love it! Neighbors are friendly and charming! My unit is extremely clean and has been completely remodeled. The front office has been very accommodating and has been more than helpful. My main concern is cleanliness both inside the apartment as well as outside. They could step up their game when it comes to blowing off the sidewalk where the leaves are concerned, and I have not requested that to date but I'm sure they will do their best to help with that issue. I'm happy with the cleanliness to date. Hopefully, this will not change. My next concern is safety as this complex is on the cusp of Metrowest and I was forewarned not to move here. We do have patrol that is out walking at night, and they will interact with you if they see you out, quite friendly chaps! My unit is alarmed so that's an added feature as well. So far so good!! The community is quiet with the exception of a young man and his Harley. Soooo, neat, quiet, friendly, clean. That's what it's all about! If anything changes, no worries, you'll be the first to know! I'm living in a 2 BD/2 BT apartment. The surroundings are beautiful, with lots of green. The apartment is big, neat and cozy. The pool area is lovely and the 24/7 fitness center has a racquetball court, which is very nice. However, the thing I loved the most, and made me decide to rent this property instead of any other, were the friendly and kind staff members that helped me with all of my requests, and went beyond what was expected of them to make me feel at home. Really enjoy living here - the best part about it is the location, really. It's within walking distance to Publix, Bill Frederick Park is just down the street, golf course right beside us (not that I golf, but it's a pretty area around here and you'll often see people jogging and walking their dogs). Staff has been friendly ever since we moved in - we just renewed our lease for another year. Some parts of Metrowest can be a bit sketchy, but this is a nice little pocket to be in - lots of restaurants and businesses nearby which is a big plus for us. The community just started hosting a Saturday Farmer's Market nearby. Our apartment is great too, bigger than most 1/1's by far - we have a solarium instead of a balcony floorplan, which gives us a bunch more living space. Upgraded features - vaulted ceiling, fireplace, nice cabinets and granite counters, garden tub - the only downside is that the electric is a bit higher since we have all of that extra ceiling space. Nice fitness center, nice pool - I'm pretty lazy and haven't taken full advantage of these components over the year but I'll try to make them of use going forward. I really like that the hallways are brightly lit and that they have security patrolling at night, helps us feel at ease coming home late. Maintenance is pretty responsive and fast. The only reason I can forsee us moving eventually is because we'd like to get a townhome or something of that nature in the future. read more

These people are theives. Iam not the only one who has had a similar experience. I was set to move-in to The Element and 4 days before my move-in date they told me the previous tenants were not moving out. I asked them for a refund of my $225.00 application fees. It has been 6 weekes and I still do not have my refund. Do not move-in here or even apply for an apartment. read more
