    I got the wonderful chance to visit this unique gallery - which is part of the overall apartment…read morecomplex by the same name: The Gallery - a little over a week ago. Invited to an opening art showing of two artists by my friend - who happened to be DJing the art showing, I was able to geek out on some dope art by a couple of local Orlando artists as well as admire the unique interior design. As noted, this gallery, was part of the overall apartment complex located in the heart of the Mills 50 district. The complex is located just next door a plaza that is home to numerous eateries, The Fresh Market grocery store and various other businesses. The actual art gallery is small and focused primarly down a corridor that opens up into a lovely event space that allows for the showcasing of art pieces of varying sizes. The event space and gallery as a whole, blends modern, barn-style, and industrial architectural themes making for an interesting juxtaposition of textures, materials, and decor. The only thing, as an architect, I would have changed out were the lighting fixtures. They were a bit underwhelming but nonetheless, the space itself was pretty nice. There's an ample amount of seating and the lighting in the space is quite adequate - especially for the showcasing of art. The expansive window storefronts also adds to the overall feel of the space. While I am not a resident of the apartments themselves, I am not privy to how renting that space for events would be, but I am sure they have some sort of straightforward process to do so. Nonetheless, as noted, I was there for an art showing and the art showing went off without a hitch. I'd definitely go back for any future shows and even recommend to any of my artist friends as a potential venue to showcase their art within.

The units themselves are acceptable overall, but it's clear they're constructed with cost-cutting in mind. Details like misaligned or missing trim, low-quality fixtures, and awkward placements reflect the lower-end finishes. My primary concern, however, lies with the management practices, particularly regarding fees and transparency. The rent payment portal is not user-friendly, and there's minimal visibility into charges. Most notably, the so-called "security deposit" functions more as a non-refundable fee. Over the past decade, we've moved eight times and have received our deposit back in all but two instances--both of which were in this building. After less than a year, we moved from one unit to another within the same complex and were charged $600 for alleged carpet damage that was not visible. I had requested a move-out walkthrough at the time, but no one was available. On our final move, I again requested a walkthrough and was told the same--no availability. I took a detailed video myself, but was still charged $100 for three small white command strips left on a white wall behind a door--something that could have been removed in under two minutes during a walkthrough. Ultimately, while we enjoyed living in this location, I'd caution prospective tenants to manage their expectations around the return of their security deposit. From what I've seen and heard, our experience is far from uncommon. Update: There were some hanging hooks in the closet when we moved in. They are saying it's My responsibility to document any issues with the apt on move in.... Why would I document a hook in the closet I assumed was suppose to be there. These people should be embarrassed. If someone starts a class action lawsuit about their post move out billing or withholding of security deposits please sign me up.

    We have lived here since September and not too much to complain about. Normal tenant issues like…read morethe walls being super thin, so any outside or neighbor noises are loud. This seems to be an issue with a lot of people in the complex, but thankfully we are in a good spot with respectful neighbors who we hear rarely, it is more of the chaos outside that causes issues. One complaint - the fire alarms go off randomly at least once a month, and always late or middle of the night. Aside from these few things (minor in our eyes), the location and complex is great. They keep the amenities fairly clean and maintenance is attentive to any issues with a typically quick response. The management and leasing office has always been very nice to us and the move in process was easy. There is a good mix of young and older tenants. We will be resigning next year if all stays well!

    Unit A201 - Recommendation: Do Not Rent in 2025/2026…read more After 2.5 years of on-time rent, steadfast apartment upkeep, and quiet acceptance of community dynamics, my wife and I made the difficult decision to break our lease. Beginning in late May, early June, our apartment became uninhabitable. This was not due to environmental problems, poorly maintained property, or landlord harassment. Instead this is due to the extremely loud neighbors who moved in upstairs, in unit A301, making moments of quiet enjoyment non-existent. If you enjoy waking up extremely early, hearing out of tune scringing (a cross between screaming and singing), and just generally want exactly 0 hours of quiet time in your apartment, please apply to rent this unit. It is the place for you. On the other hand, if you work from home, enjoy sleeping in (or work late-shift), or simply want a quiet place to spend your time, then I highly recommend you avoid this unit. You will not experience a moment of silence, during any reasonable time, while living here. Alone this is problematic for most people, making the apartment uninhabitable, at least for sleeping, working from home, and enjoying a quiet place to live. When this is combined with a few other community problems, you begin to wonder if the high rent is worth having signed a lease to begin with. For instance, in our 30 months, the elevators were down for almost 6 of them, making it difficult to bring anything large or heavy to the apartment. We experienced 5 months where direct access to our building was completely impossible, forcing a reroute through the other buildings to gain access to our apartment. If you own a dog that complies with the 35-lb limit, great, but around 40% of the dog population is significantly above this limit. One large white dog bit a smaller dog, unprovoked, during the community dog event this year, and yet it still lives here. In our time here, there were multiple instances of cars being broken into, in the garage. On the same topic, the security gate has been broken on at least one side for more than 12 of our 30 month stay. The list goes on and on... There are some positives to the community though. The staff is very nice. The maintenance team is absolutely top notch. They maintain the property well and the apartments. They are also very friendly and make accommodations in their work format despite their heavy workload. Judy, in the office, always gives the dogs treats and is a kind soul. She is very personable to the owners too. The amenities are adequate. The gym has decent equipment for its size. The pool is well maintained and has plenty of space to catch some rays. The dog run is easily accessible, and frequently available. The entire community is keyless. There is an Amazon locker bay on the premises. There are security cameras and an app to remotely allow visitors entry. The location is great. Winter Park Village is right next door, a 3 minute walk away, and has the many amenities you would expect near a luxury living space. The gorgeous Martin Luther King Jr. park is walking distance, and just underwent massive renovations. There is even a public library within the walk radius. Despite these good things, when you cannot sleep for months on end, and repeated complaints to the office and the tenants have no effect, you start seeing things in a new light, and realize that this place, where you've built your life, is no longer offering what you agreed to receive. It is a shame that we have been forced out of our home by new inconsiderate neighbors and inaction towards reconciling the noise. I only hope the next occupant, if there is one, can cope with these harsh living conditions. **PSA: One important thing to remember: in Florida, you must give your landlord a 7-day notice of your 60-day notice, if you value the ability to pursue legal help. Without this, no matter what your living conditions were, nor how much you complained, you are the offending party when you ultimately break the lease.** Also, I have never met a Sarah B. in relation to living here. I see she responds to every post here, but she is not part of the staff for sure. We have 3 maintenance people, all men. The office has 3 people, Judy, Jeffrey, and Meg. No Sarah. Makes me wonder if she is a paid consultant.

    The current management is inefficient, unreliable, and unresponsive. They don't respond to work…read moreorders, which sometimes means I'm forced to just deal with it or repair it myself. They routinely require that I come downstairs to retrieve my food deliveries, as some of the ppl at the front desk just don't let delivery people (or even guests) into the building despite having been granted permission when they call me. Once, a front desk staffer dismissed my uber and told them they were not allowed to pick me up on the property. I had to walk to a parking lot on another property for pickup. There are leaks in the lobby and elevators sometimes. I have water damage in my apartment that they took two months to respond to, and then inadequately "repaired." The gym machines never work. The elevators are frequently soiled in dog urine. People leave trash in the hallways that the building fails to clean up for days. The parking lot entrance is often broken, making it difficult to enter/exit and compromising the safety of our vehicles. The some of the front desk staff are rude and dismissive and frequently are not at the desk, leaving delivery people and guests waiting in the lobby for upwards of 20 minutes. The leasing office staff is no better, as they often claim they cannot assist with basic issues, including months old work orders.

Read through all the prior negative reviews and the tenants basically state the same issues. You will be hit with bogus fees during the move out process. THIS IS NOT A LUXURY BUILDING, IT IS FAR FROM IT. IT HAS TURNED GHETTO WITH HALLWAYS THAT REEK OF URINE!
