The entire building of 6016 has flooded with sewage. they just paint over mold damage and plaster the water damage over. There is not enough parking and the maintenance crew damages things more than they fix things. Avoid this place at all costs. read more

They deserve no stars. Filled with bugs, no matter how clean your apartment is. The girls at the leasing office give 0 shits about you and don't help with anything. AND THE POOL IS ALWAYS CLOSED. Sometimes weeks at a time. They're supposed to text you but they don't. The pool guy is always extremely rude about it . Also the complex is ghetto and never clean . If you go to the pool on a weekend then you can see at least 5 families smoking pot. The lawns always need to be mowed and the leafs are never swept . There's places right down the street that are WAYYY nice and cheaper . read more

Avoid renting an apartment here at all cost! The pool is always unavailable, because it's "broken" most times. The apartments are not worth the high rents they charge. They never follow up on requests for repairs needed. And worse, it seems like this company is in a habit of not returning the security deposits to renters. Makes you think that someone is pocketing all the money. Hmmm, someone should report OCU/Harper Grand to the BBB Dept. or Small Claims Court. When I called to schedule the viewing they seemed surprised and informed me that there is only one and it's not available already? Completely miss informed me wasted my time. I read the review by the woman (with kids) who was lied to about her apartment being ready. I even messaged her to get a better idea of what was going on, because I felt like I was setting myself up for the same situation. I visited in May. I signed my lease six days later in June. I wasn't moving until the last week/end of August (28th). I called about twice a month for updates, as I had never gotten to see my actual apartment (renovations and all). And I just wanted to be able to see IT/MINE before physically moving in. On my second call, in August, I was told "I have some bad news". The tenant residing in what would-be my apartment has not left yet, therefore renovations hadn't started, either. I was a bit okay with this, as I still had about a month and a half before my lease was up. So, Diana (prop mgr) said we'd just push my move-in date out a month, to September 28th. On September 10th, I called again - to double-check as far as what I do about utilities and such, and what my actual address number would be, and how everything is coming along. The woman I spoke to (not Diana, not Yoshi) told me everything was on-track - that my new move-in date was the 25th of September, exactly, because they only do move-ins on Fridays (key handoffs and all). I sort of complained, asking if I could push it a week, so that I would be able to see the apartment first. But she said as soon as the reno is finished (September 25th), that's when they have to pass ownership. I settled, and was fine with it. Especially after she offered to show me a model apartment (2/2 vs my 1/1). Then, this morning (25th), I called to ask about picking up the keys. And Diana told me "what?". She informed me the tenants STILL hadn't left, and that the renovations weren't scheduled until mid-October. I explained to her the situation, and the conversation I had to weeks ago. All she could tell me was there was no record of anybody talking to me, and she's sorry. She was happy to provide their corporate number, but wouldn't offer me anything else to move-into ASAP. Complete bullshit. Unacceptable, unprofessional, rude, and ridiculous bullshit. So, TWICE, I was lied to. And TWICE, I was 'sold' an apartment that wasn't theirs to sell. And I'm stuck (after already giving notice) without a place to live. Just like that other woman. Shame on me for holding out hope, huh. Update, since they responded. They were informed I had to be out by November 1. Furthermore, it wasn't out of their control - somebody spoke with me and told me I could come in on the 25th, even provided the information for Brighthouse and OUC for me. So, that somebody lied to me - when the apartment wasn't even vacant or reno'd, yet. Third, an offer for another apartment was not offered. A 2br apartment was mentioned, yes, but for the price of that 2br, 200$+ more than the signed lease I have for my 1br. So, that did me no good, since I couldn't afford that. In fact, I asked for something temporary, until the real/my actual apartment was ready, and I was told 'no', that I'd have to sign a new 7+mos lease, and pay that price instead of the price I had on my lease. Fourth, the office has changed staff so many times since June. I've never worked with or heard of Andrea. So, not sure how she knows anything about me. Dijana is the Prop Mgr. Yoshi is no longer there. Nor is no longer there. And now Vic-something is new, since July. This was NOT out of their control. Somebody lied. And even if they didn't.. If the reno started mid October, they wouldn't have been ready by November 1, therefore, I wouldn't have been able to do that. read more

I genuinely do not want anyone going through what my roommate and I experienced living here for a year. (1) First, there are no lights by the dumpster, and no lights around the complex. There are lights by the entrance, and that's it. (2) They claim they have security patrolling but during my whole year there, I had not seen one officer. (3) The dumpster overflows constantly, all around the sidewalk near the dumpster. It's disgusting and the smell radiates. (4) On April 1st, 2021, about 8-9 of us had our tires slashed. I had 2 slashed and my roommate had 3. The police were notified. Our complex was made aware of this. We did not receive one e-mail about condolences. Not one phone call. No help in terms of offering us a late rent payment since there's no cameras and no security and it happened on their property, and we had to pay HUNDREDS of dollars to get multiple tires. What they did do, when I went into the leasing office, instead of apologizing for the incident, was hand me the "security page" of our lease, stating they don't provide security. (5) People are allowed to pay for reserved spots, not use them, take up all other parking, and then leave their reserved spots wide open that no one else could use, therefore taking up all available parking. My neighbor left his broken car with 4 slashed tires in a free spot right in front of my apartment for months and left his reserved spot open. That car did not move for months. Talked to the leasing office, apparently that's fine. (6) Also on the issue of parking, be prepared to park extremely far from your apartment if you plan on returning after 5pm. There will be no spots available. People also park alongside the curb which is prohibited, and block your car in your spot. (7) Our whole building had a plumbing emergency. Our toilets overflowed into our whole apartment. Maintenance did not resolve this for hours. Once again, no e-mail, phone call, or any kind of condolences, or even a warning of the issue or a time when it would be resolved. (8) I had called the leasing office several times and they never answer their phones. One time, I called 3 times over the course of 30 minutes, then immediately showed up in person, seeing 2 people just sitting right next to the phones. When I addressed this issue with the lady at the front, she had no excuse why she didn't answer the phone. (9) My neighbor was working on his car outside which is a violation of the lease. Usually I would ignore it, but his car was parked across the curb (which again is not allowed) and that day I had rented a UHaul for moving, and his car was very much in the way. I informed the leasing office, and they told me they can't make him move. I had to tell her to do her job to have her send someone out. (10) Half of the electrical outlets did not work (11) When moving out, we spent all weekend making sure the apartment was clean as a whistle. Some of the vinyl flooring was ripped, but other than that it was spotless. Not only did they hold our deposit (which I understood for the ripped flooring) they tried charging us an extra $200 for "vinyl scrub" and "replacing a towel holder" and "dry wall fix." My roommate and I had to send an official certified letter to dispute this, stating we have a video showing THE DAY we moved out the towel holder was in tact, and the floors were cleaned. I had to threaten them several times to take them to Court before they reasoned with us. They removed the towel holder/drywall charge, and tried to keep $150 to scrub the floor, following with an email sheet "common misconceptions" when moving out. This was NEVER provided in our lease, and under Florida law normal wear and tear cannot be charged to us. I had to highlight that and once again threaten to take them to Court, for the response of, since this was not given to you "at move-out" we will take the charge off. If you do not provide this IN THE LEASE you cannot legally charge for this. Learn this. Please, do not live here. There are other apartments much, much better and just as affordable. Take it from me, I found one. read more

Horrible leasing staff, they do not communicate with one another. Did a leasing application, process was 3 weeks long. The first time I called they said everything was fine and going great just waiting to hear back from our jobs. Then every time we called after that they said something was wrong with our account. We gave them everything they needed, then we waited a week still nothing. Yesterday I called they still had one apartment available and they said they was waiting for something from my room mate to fix her account, mind you it's something she turned in a week ago, she went by the office 45 mins before they closed and waited, apparently they close at 5pm and not 6pm like they google account said. Called them as soon as they opened and they found the missing information it was in our files the whole time. Then they said they never got my ID information, which I emailed on day one, of the process but then it was somehow was found in another co workers files. After finding all our information that they needed, which they had for WEEKS, the apartment was taken within them opening up for 15 minutes this morning. And after reading other reviews seems like they do this a lot, starting to think they just want everyone to pay they application fees and just take them around the world for no reason. If you can stay clear of this apartment, they staff are not willing to help you, they don't care, they don't even do their jobs. read more

Is the gym open yet?? Will it be open anytime soon? Months of waiting for some "permits" seems like an awfully long time? Does anyone have any answers on when it will be open to tenants?? It'd be nice to know when it will open. Seriously though, what's the hold up? It's a bit disappointing to have been offered the facilities initially when touring the property. To then be told that the facility should be open by the time you move in. To then be told now that they just don't know when it will open. Just a smidge misleading.... Management may as well take the photos down of the gym since it's not even available to use for current tenants. read more

I moved from The District Baldwin Park. I've been living at Harper Grand for about a month now. The staff here are super amazing! Dijana & company make you feel right at home. Despite the complex going through a much needed renovation process, they're hospitality & vision are clear. It's all about the tenants experience. The new pool area looks very impressive, striking entrance off Curry Ford stands out from all the other complexes in the area. The only other place I looked at with interest out of the dozen other complexes was the Sawgrass complex. Lastly, the people in the neighborhood are mostly family's & are quite. Loud music isn't an issue majority of the time. But at times ppl bring personal radio's to the pool & make noise pollution is my only gripe. The type apt I moved into is called "The Western" & I couldn't be more satisfyed. You just have to see it for yourself! Harper Grand is a work in progress in the right direction. This place is awful and will literally find any reason to take money from you and will evict you if you don't fork over ten dollars for whatever magical reason they come up with. They harass you and are legit awful people that are nice at first but once you sign that contract, become awful awful people. read more

If there was an option to give 0 stars believe me I would! Where do I start? We moved in and IMMEDIATELY had NOTHING but issues with this place. We moved into a unit that had not even been cleaned properly, paint splattered onto carpets and floors, drains in our bathrooms not working properly, bugs painted into the walls, spiders, ants and lets not forget ROACHES crawling out of everywhere in this apartment. I voiced my concerns ASAP the first day to the office- they sent over pest control and maintenance to fix the issues we had....while in our house maintenance told me that this property used to be all section 8 housing and that there were still over half of the community that was under the old section 8 leases. He also proceeded to tell me that there were 3 buildings specifically that had roach infestation so bad that he was not sure how the people even lived there. Had we known that this used to be section 8 housing we NEVER Would have moved here! Never in our lives have we ever seen/dealt with roaches- NOW we have to worry about our belongings being infested by them all because of this TERRIBLE experience. It is going to cost us a tons of money to get them out of our belongings-and on top of it to break our lease.... we had to pay one months rent plus extra for everyday that our place goes un rented. I believe that the Florida state law says that the home must be PEST FREE....this is NOT pest free at all- if anything it is taken over by pests. They claim they have security at night roaming the property-yeah nice try.... its a random guy who sits on the trunk of his car on his cell phone. What a joke! Not to mention that you can hear EVERYTHING your neighbors say or do as the walls are paper thin. You also get the luxury of listening to people revving their engines ALL hours of the night and blasting their music so loud that it wakes your children up! We got bamboozled by this apartment because they make the model look SO great... the pool looks amazing... fitness center is nice... they never once showed us our actual unit empty as they claimed that they had none to show us when we toured. They put up the facade that it is a higher standard place to live... when in reality the place is a dump covered in some paint, fake marble looking counter tops, white cabinets and fake wood floors. The staff in the office is nice I will give them that for sure... but the apartment complex and the company itself all the way up to higher level "management" that sits offsite... complete slum lords!!!! PLEASE DO YOURSELF THE FAVOR AND DO NOT RENT FROM THIS PLACE OR ANY OF THEIR SISTER PROPERTIES!!!! read more

To whom this may concern, I have been a resident there for 4 years total; For two years with my 2 roommates. My stay here was less than sub-par. Discussing with the staff has been infuriating and subtly rude at times. The parking permit system is faulty. I'm not sure why you have to repave the lot 3 times in 4 years Well, what a waste of the money we give you not like you added more spots and the road still looks like shit. Many would agree to not want to have to pay additional fees to park their vehicle safely on property after being rent bound. I don't understand how a "luxury" apartment has no parking spots and are infested with roaches. I had to park my car many times across the complex in order to get a non reserved spot. At times I could not find space, I had to park on a curb and walk further to my apartment, a parking spot is not luxury or is it safe for me or my car to be in a non specified parking area. If it had got hit would you have said it's my fault for the inaccurate amount of space for the residents who have with cars in your complex? Also only on a couple occasions did I hear gunfire so that's a plus right..... Rather than making the community a better living area it seems that the focus is only the employees and there shared common space. The office definitely got an upgrade but where is the residents upgrade? With our apartment, no matter how much we sprayed, killed or complained to the maintenance there was always pest in our apartment. the infestation was so frustrating, no one likes seeing bug scurry to the dark spaces every time you come out to the kitchen. or see the egg sacs just chilling on the walls. When I watch the maintenance spray they only did a line around the kitchen floor, that I was mopping at the time. So what he did was pointless and completely futile. I had countless of rude interactions with the office staff and the maintenance team. To name a couple instances when my water heater broke it took 2 days for them to fix it. When they did they tracked oil and dirt from the job they were previously at all over my apartment to change a water heater. The water heater was handled with little care and ended up at the bottom of the stairs cracking steps as it topped down. So I went to the office to try to explain what happened I was told by the office that it wasn't their concern and they would not clean the carpet. The water has never been right since. I've mentioned it to them on 3 separate occasions and got help the last two times. Yet it's STILL NOT FIXED. The hot is on the left and cold on the right but the knob turns off facing upright in the middle? So its blistering hot or cold-warm. I reported everything because the maintenance never reported it, my roommates never reported it, but this difficult for me because I'm always motivated by something because I'm a full time working, student who has 2 jobs. With lack of communication from my roommates and from the office, I am at a standstill don't move in! read more

I moved to Orlando from Indianapolis and this was a scary thing but the staff at Harper Grand Apartments made this the most amazing move ever!! The transformation is amazing 2015 was when they began. They came into to what was a destroyed property and made it THEE most beautiful place you could ever want to live. I lived there through the entire transformation and the maintenance team and the office team made it so comfortable. The rates are amazing, the grounds are breathtaking, the staff is incredible.....they are like my family. I just signed my second lease and plan on being here for as long as I can. I love it here. I have never been so angry in my life. I found Harper Grand Apartments a month ago, seemed nice. The model was great, even mind blowing. So sure enough I signed on the dotted line and put money down with the reassurance that my apartment would be ready to go on July 17, 2015. Now I'm not one to trust people. So 2 weeks after signing about July 2 I came back in after driving by Harper Grand to see if the work had been started on my apartment... Nothing... So I talked with Nora in the office about my worries that it wasn't done. And she assured me again that it would be fine. The inside would be done but the outside may still need painting. So satisfied with her answer I went about my day. Now July 15, 2015 at 5pm I get a call that my apartment wasn't finished... no no in reality after talking with Nora it was never started. They knew this entire time it would not be done. They are telling me this 2 days before I move in, I already gave my notice for my place, already rented a truck, I already set up electricity, and everything else is ready to go and now I have no place to live with my 2 daughters. My lease ends in 7 days and you tell me now. So angry isn't the word I should use more like deathly calm. I will be contacting my lawyer and I will be posting on every site known to man so that this doesn't happen to anyone else. read more

I've been living here for about 2 weeks now and I'm really pleased! I was very skeptical about living here because the reviews were really bad. However, I'm so pleased I ignored them. Those are old reviews because this place was renovated. There are new floors and countertops. My gas company had to come in to check some things and the man was telling me about how the place used to look and how much work has been done. That proved to me that those reviews are completely outdated. I have the smallest unit (1 bdr, 707sq) I was also worried about the size vs the rent but honestly, it's absolutely perfect! The staff is incredibly nice, and they move quickly with your concerns and requests. I met some of the maintenance staff and they're also very polite too. The pool is beautiful! The only thing is I wish the gym was open, but it's being renovated now and they don't have an exact date of opening. But that's the only thing. If you're staring at them old reviews, skip those and read mine. I'm not one to leave reviews, but reading those and then actually living here makes me want to tell the truth about how it is currently. It's NOTHING like it was in 2015. 5 stars all the way. read more

Harper Grand has been an amazing place during our time there. I would've stayed a lot longer if It wasn't for the promotion I was offered in Jupiter, FL. Our only concern when we arrived was the landscaping and the older exterior; however, since we moved in Aspen Management has been consistently upgrading everything. the new landscaping looks great and the new facades they have put up make the place look so vibrant. The staff have been so helpful and attentive to our place. We rarely had any issues and our move in was quick and simple. it was great being apart of a smaller community because the management staff knew you and was able to have a better relationship with you. I would recommend this place to any one. Its also great to get in with the apartment since their rents are a bit lower than other spots in the same location. I'm sure once they have completed all their renovations, the rent may rise. Good luck! and enjoy read more

This apartment does well of giving the facade of a higher standard, but a few months in is so impersonal and fails to deliver anything but distaste in the management. Pest control comes Fridays, maybe. I have had to put in so many requests due to the ant problem that occurred here, and they didn't come for two weeks. Any late fees you may have do not come up on online payments, so they will hit you with more late fees as the days go by. Impersonal and money hungry is how I would describe this company. They really just want a nice face forward but have no interest in helping anyone after that, I would not move here or renew. read more
