I applied for the apartment and was denied because of issues with my credit. I have no issue with that decision but my issue is how I was treated. I received a call by Jasmine the property manager who told me that I had an opportunity to appeal the decision by going through this process that asked for a lot of personal information (doctors' notes, proof of payments, and etc). I received an email from Jasmine accusing me of falsifying my rental history saying that I lived in a place that I never lived in before. Once I was finally able to give her the information proving that she never offered an apology. Weeks later after I applied I received another denial noticed from them saying that I had a criminal history, was evicted, and falsified rental history information which is all FALSE!!!! It's ok to deny someone but to waste weeks of their time and keep pull up information from whatever source they get it from that is awfully incorrect leaves me with a bad taste in my mouth!!! It is also interesting that I was able to obtain an apartment from another management group with a larger deposit which is what I expected. They treated me like I was just pond scum. Their loss.

Oh...and very good at passing blame and making excuses too. This complex is in a great location and has potential to be a nice place to live. Reality is Stoltz management is a slum lord. Most of their efforts are focused on making sure you pay rent on time and making excuses. The pictures that are used here and on their website are old and pre-renovations. Yes... renovations made the place worse. The building is dirty, many of the amenities are not available. The worst part is, management is either non-responsive or combative... it's never their fault and sometimes they make you feel like it's your fault/problem.

The pool is small and utlilized my 50 something year old alcoholics. The entry doors also malfunction so be ready to have your packages stole. Yes this is a very common occurrence. Within the apartments you'll find constant plumbing, cooling, and appliance issues. I'd love to say this is singular to my experience but these issues are shared by all residents. I find it lame when someone says "but maintenance is quick to respond!" Well maybe they do but they don't fix the issues bc they persist thereafter. Lastly management. yikes. Unresponive or you're connected with an AI agent. Somehow the rent keeps skyrocketing with only downfalls. Please please do not consider ESF.

    This review is about the poor, ignorant and the worst apartment management I experienced…read more Here is what happened: I was a tenant in Charleston Greene from 2012.9.15 to 2013.10.31, my initial lease was 2012.9.15-2013.9.30. on 2013.9.1 i went to leasing office told them i want to change my lease from month to month after 9.30 and terminate lease at 2013.10.31. A lady(i was under the impression her name is Lisa,i could be wrong) told me no problem, she will contact HQ and drop off paper for me to sign. 2 weeks later i realized i never received any paper so I went back to leasing office and told them again. on 9.25, their property manager(Marylin Redmond ) email me back said she's sorry not getting back to me early and ask me to confirm my month to month lease change and ask for written termination notice for Oct.31. I send the notice in email and she said, I quote,"Thank you will send you confirmation letter." Guess what, i did not receive ANYTHING. On Oct.1, i send follow up email to her, again No response. On Oct.31. i moved out the apartment as planned, washed carpet. Now the drama begins: Some time Jan. 2014. i got a letter from them stating i early terminate my lease, with a statement asking me to pay $2800 early termination fee. Funny thing is on their statement, dated Oct.6.2013. get my forward address wrong! No wonder i did not receive this early. I call their HQ office, talked to Lynn Smith, and told her i have email chain to prove that i give notice for 60 days and Marylin got it. She asked me to send her the email chain and said will get back to me. I sent her the email right away and Again, NO REPLY FROM THEM And two days ago, 2016/7/16, I got a mail from some attorney asking to me pay the bill or they could sue me. Haha. Isnt this hilarious? I kept communicate with them, not response whatsoever, and now they want to sue me. You know what, I'm not taking the bully. If charleston greene doesnt remove the collection, i will sue them for ignorant and not return my security deposit. I recommend you to stay away from this apartment, if you can not, one thing to make sure is get everything on paper, prepare to be sued or to sue them.

Very approachable with any concerns. Anything we need maintenance wise is quickly addressed. My favorite is to adorable community feel. It is very kid and pet friendly! We live right by the playground which is great for our dog who loves kids (he is becoming quite popular with the little ones). It's also a short walk into town which is wonderful! Malvern is great.

    DelVal managed my property (1 unit) for 6 years *Price…read moregouging and nickel and dime-ing *Failed to make for smooth transition from one tenant to the next Example of prices plus: 1. Quote to make my place ready for new rental was $1,215 more than the price quoted by the management company I have since moved to and who has stellar reviews. Some items in the quote were clearly unnecessary, in my view and, apparently, in the view of the management company I've gone with since there was no mention of "ripping up carpet," for example. 2. Over 3 times more to renew my rental license than it would cost me to do by myself (which I have done every year). $70 versus $283 3. $180 to "supply and install" 3 smoke alarms. (By the way, 3 functioning alarms were there on the bannister. I was charged $95 to go to the unit to turn off one that was going off. 4. $200 to remove items left in closets and "haul to dump." Note: one item was a portrait of me when I was a child and the other items were photo albums. No questioning of whether I or the previous tenants wanted these items that clearly were personal. They knew that the previous tenants were my family members. Regardless, I would think that one's first instinct would be to see if family photo albums were left by mistake and to see to whom they belong. 5. $150 to inspect my property after the previous tenants vacated 6. $125 to replace a handle on a sliding door to the indoor balcony 7. No reports emailed to me (as other management companies that I have researched do) and a portal that does not at all make the reports easy to read. Indeed, I had to ask for a report to be run for what I needed to file my taxes. 8. An attitude of my place looking nearly like a dump when the person I am going with said it was a nice place (including a functional fireplace) with not much work to do to make it rent ready--painting was the main thing, which DelVal also said but, again, at a MUCH higher quoted price. Instead of seeing the dirt on the steps that lead to the unit as "normal wear and tear," DelVal's inspection saw it as "damage." These are examples. I very quickly learned to simply take care of matters myself. As I recall, it was going to cost 2 or three digits to replace an air filter, for example. The mark-up for repairs and maintenance is 20%!! Other management companies with reputable reviews and with years of experience charge anywhere from 0 mark-up (they have their own General Contracting Company) to 10%. In doing my personal research, I have found no other company to charge a 20% markup. Lack of Smooth Transition: For example, no arrangements were made with the tenants who were leaving in terms of keeping the gas on (putting it in my name) or changing the electricity into my name. Again, I am taking care of these things, including having to travel 2 hours to wait in person for the gas company to turn on the gas. Bottom Line: A landlord can do MUCH better without DelVal and with another management company.

There is not enough parking, and recently "reserved" spots have been placed throughout the community (not handicapped, just reserved with no explanation or communication regarding them).. I certainly hope these folks using reserved parking are paying extra to do so, because even when they aren't there, everyone else has to leave the spot open and park in Timbuktu 2. Raising rent prices is a bit of a pain point for me personally. The same day I got my lease renewal with a rate hike, the same floor plan I'm living in was listed on the MP website for ~$100 less per month. I called to see if they would match that and they told me my options were to pay my offered price or to move into another apartment within the complex to get the listed price online. WHAT?! They would've been out more money in their resources cleaning and flipping our apartment over for the next renter than they would be matching the online posted price or meeting in the middle and keeping our rent where it was. 3. Overall, I still enjoy living at Madison Providence. We haven't had major issues with anything within our apartment, the maintenance people are nice. It's these few pain points that have become frustrating.

I've submitted three maintenance requests asking for it to be power-washed--something that should've been done before I moved in. Every time I follow up, I'm told: 1. I can't hire my own service (due to lease rules), 2. And there is no timeline for when the complex will clean it. So essentially, I'm stuck. I can't clean it myself, and management refuses to give me a clear answer or solution. I've reached out multiple times and even asked for the corporate contact--no one will provide it. I'm paying premium rent for a luxury apartment, but this situation is far from luxury living. This isn't just about the patio anymore--it's about accountability, basic cleanliness, and respect for tenants. To future residents: if you're considering moving here, ask to see your patio first--and make sure any promises made by the leasing office are actually followed through. I'm still waiting, two years later.

    This place needs to be condemned and the owners need to spend years in prison. My apartment is…read morewarping day by day as it sinks into the floor below. My door does not lock most of the time. The complex had multiple bursted pipes in the two weeks, flooding the garage, which doesn't even have a working garage door. The air conditioning/heating works about half the time, sometimes unable to be turned off, flooding elderly in their apartments with never-ending heat and one older tenant died from a stroke a couple of weeks ago (which might be related to the HVAC). There are roaches and rats. Tenants have been trapped in the elevator, with staff unable to help them multiple times. We've been asking since we moved in to get repairs on our unit, but they say there's some magical system you can go to where you can request repairs. There is, but we have not been given access, and I've been calling them without any clear answer because they outsourced the calls to a black hole where nothing is done with the information. I've been going downstairs to find any type of management for two months. I saw ONE for the first time today. My wife has talked to both leasing agents while I was at work, they seem like lovely people who have not been given no power to help tenants in even simple ways. They're screwed just like us. I don't need to worry though, they don't actually respond to maintenance requests, according to other tenants. If you receive packages to this complex, good luck receiving them; the staff taped mail room door open so that anyone can enter and steal them, and at least one of the side doors is unlocked at all times. The front door is broken and doesn't really open a lot of the time. Maintenance are here after hours breaking into apartments, in the leasing office going through the leasing staff's possessions. One of the maintenance guys walked came out of the bathroom with a used condom and left it on the bench outside on an empty container of swishers, for reasons only the perverts at Sentinel understand. They've been reported multiple times for stuff like this, and no action has been taken. For tenants reading this, do what I'm doing. Get a lawyer. It's the only thing these criminals will ever understand.
