Now everyone is always…read morerecommending someone and I have spoken to a few agents now and Polly is such a professional but very understanding and sweet. I don't like feeling pressured to start services with someone, I don't give out any contact info but a email at first because I don't want someone hounding me. Polly is the opposite, she has been super helpful when I need her but hasn't hounded me once. She has given me more confidence and more information based on where I live, what I can sell for and what I can buy in the area's I am looking for. What I truly love about Polly is that she is very very informative but she is also very positive. I spoke to other agents that I've kept in touch with for over a year and never received the information I have received from Polly and the other agents are always a Debbie Downer. Explaining that I might not get that much for my place where as Polly was positive and explained based on the market and in my area, I can get a heck of a lot more than what the other Agents were thinking. So I just feel very good with Polly and will recommend her to anyone looking for a great Real Estate Agent/broker.

The agent I was working with was late for appointments (didn't show up for two of them), continued to show us the same kind of downtrodden properties, neglected to inform us of critical financial information, and didn't appear to have any real interest in finding us a home. It was only when I contacted our agent's boss (Brian Ends) that we were able to locate a property that was suitable to our needs. To top it off, after the closing, the agent placed all of our signed documents under our door mat and then drove off (only later calling me while on the road to confirm that the closing was done and the house was ours); mind you, I was home when she dropped off the documents. Finally, their recommended lender (through Countrywide, prior to the BoA buyout) was an absolute joke. Disorganized, short-tempered, and also uninformative. It's been three years so I hope things have changed, but I would avoid working with Paloma @ Realty Executives at all costs. She's too young, immature, and non-communicative to be left in charge of your home buying experience.

Along the way, I've worked with numerous escrow companies--each with its own strengths and shortcomings. Some were decent, others not worth mentioning. But every so often, one stands out in a way that leaves a lasting impression. Capstone Escrow is that company. What makes Capstone exceptional isn't just the pricing--though their rates are fair and competitive. It's the way they do business that sets them apart. Every transaction feels like a priority. Every detail is double-checked, every milestone is acknowledged, and every party involved--no matter their role--is kept fully informed at every step. There's a level of coordination and communication that simply doesn't exist in most escrow experiences. One of the most impressive aspects is how they treat timelines. Whether it's a standard 30-day close or a tight contingency window, you can trust that Capstone will meet those deadlines with accuracy and professionalism. It often feels like there's a dedicated team of ten working behind the scenes on just one file--yours. That's how seamless and dialed-in their operation is. And while the process itself is handled with technical excellence, there's also a human element that can't be overlooked. Velia and Brenda, two of Capstone's escrow officers, bring a rare combination of competence and care. They're not just responsive--they're proactive. I can't count how many times I've received updates or confirmations from them before I even thought to reach out. Their professionalism is consistent, their communication is clear, and their tone is always balanced--firm when needed, kind when possible. In an industry where silence, confusion, and last-minute surprises are far too common, working with Capstone feels like discovering a secret that only a few are lucky enough to know.

Despite…read morethe craziness of the market, we were able to buy (relatively) low and sell (almost absurdly) high. I'm convinced that Merry and Steve played a big role in our good fortune. They were constantly available, immediately responsive, and patiently waited as we remodeled the new home over six months and then prepared the old home for sale. No pushiness on their part and a lot of flexibility to make sure we felt comfortable. During the process they both referred us to excellent professionals, both for our mortgage and for home repair. You can't go wrong either buying or selling (or both) with Merry and Steve.

There's so many management companies to choose from in the Santa Clarita area when you're new to…read morethe area. When we first arrived and began looking for rentals, we were overwhelmed. Not to mention we arrived in the springtime and the rental market was CRAZY! Good homes only stayed on a the market for a couple days. GREAT rentals were gone faster than that. It was extremely frustrating to find a place because of that and because we found ourselves going through so many different property management companies because of the levels of supply and demand for the rental housing market here. After several weeks of looking, we finally found a rental through Gable. They were so nice, professional, and flexible with their meeting times. The schedule flexibility was the first thing that stood out to me because the market here is so crazy busy. Candy and Lisa must be great at time management. Everything went fairly quickly with the lease signing and move in. It was low stress and that was a big plus with everything else going on for us with the move here. During this rental period, there have been minor maintenance issues. They have a great online site for maintenance requests and rental payments. It's so convenient and (more importantly than that), they are very responsive. Even if the repairs are not able to be done right away, they let us know they have received the maintenance requests and begin working a fix to the problem(s) right away. This not only shows care for the renters, but also a lot of care and respect for the property owners. We're about to renew our lease and the whole experience with renting and renewing has been very laid back and low stress again. Candy has been answering any questions that I have had about the new lease. Thanks, Gable for making our time here low stress in regard to renting a house. We should have just signed the 2 year lease up front! It would have been even simpler. Maybe this review will help future renters (maybe owners too?) to decide on Gable.

Their team acknowledged the issue, sent contractors to assess, and even took a cabinet door to match for replacement. The work stalled, and they never completed it. Deborah Correa, their VP of Warranty, was involved throughout the process but became increasingly unresponsive and dismissive. After years of follow-up, she suddenly claimed Williams Homes had no responsibility and referred me to an outside risk consultant who has done nothing to resolve the issue. This is a clear case of warranty mismanagement and a deliberate attempt to avoid accountability. All communication came from Williams Homes. They handled everything until I escalated the complaint. Now they are trying to rewrite the facts and shift blame. Save yourself the frustration. Their homes may look nice, but once you close, the support disappears.

I ordered a survey in May for my burned lot. They indicated à 4 week turn around time. Did not happen. They had 90 days to get it to the County for review which did not happen.Very bad communication after they took the money. After many excuses, such as they delivered it to the County and do not know what happened "since it was on their dashboard", (even though they did not have an Epic LA number for the project as per County Mappings so not possible to have a dashboard reference for this). After some pressure, they finally delivered a faulty corner map survey in October. The survey was very poor quality, for example references to reference markers with no number, so how could anyone verify this? We are now on a third correction which is more than likely not going to happen. Kacie lost her surveyor license and as a project manager she is failing, the person signing off is apparently in Texas and looks like they may have some issues. So therefore, add me to the people where they took my money and did not deliver. This is all going to be reported to the State Licencing agency and to the County Economic Development Department who is collecting info on bad actors in the firezone. Will update if anything good happen but I already lost valuable rebuild time. My advice after this experience, check with the State Board for Engineers before you hire a surveyor to avoid this situation. Yelp not quite doing it though I do see some similar complaints like mine after I checked this site. Based on the additional reviews posted since April, I would not have hired them when I checked this site. I got no explanations for my map or conference calls...but did get ghosted a lot!
