I lived at Cayman for about 1 year, my overall experience was positive. I was moving out of BCS; thus, I didn't renew my lease. The complex really is a no frills place (aka no pool, no gym, and no club house) primarily focused on providing affordable apartments with consistent maintenance. The buildings are actually older, but the property manager is consistently updating each apartment. When I first moved here, there was an option to have a washer and dryer. My apartment originally didn't come with one, but Gary (property owner/manager) placed a new set in my apartment prior to me moving in. When my dishwasher malfunctioned, he quickly evaluated it and had a new one placed in less than a week. Somethings to be aware of is that this is situated adjacent to a neighborhood and nearby the rail road tracks. The other thing is that this complex is not gated. I personally never had an issue with safety, but things can always happen whether in a gated or non-gated community. In addition, it is a no pets apartment complex. It may not be the fanciest of apartments. However, it's spacious and maintained well and all at an incredibly affordable price. Also, you have private parking right in front of your building. The selling point is the great ownership, which is definitely not always common in BCS. As a side note, Gary hosts monthly events, ranging from BBQs to burgers. They have free cable and free Wi Fi which is great so you only pay for the Tivo and NFL extras, which for us is only like $50 since we pay to rent the wifi, the Tivo box and the extra channel for NFL. The closet is amazing and huge! It's a walk in with shelves inside so you can really store alot of shoes and towels inside. The bathroom is kinda small and the counter is only big enough for 1 hair appliance (talking to women here) so makes it a bit longer to do hair styles and since only 1 restroom then it can become a hassel. The bedroom holds our full size bed and the gigantic bed frame that includes drawers so we don't need an extra drawer. However, the room is big enough to hold a queen size bed with an extra drawer. It's huge! Never had a roach problem which was a huge factor and pest control is only a $1. You have to call for the pest control guy to come but they schedule for him to come in a timely manner (within the 1st week not like a month wait). Quiet place absolutely perfect for students to study. There's families here too but they are separate from the students so everyone is living peacefully. The pool is always nice and clean and so are the grounds. They always maintain the land. I definitely recommend living here it's great especially if you're a student and Elephant bus route stops right in front here!

When I visited the office about a year ago to inquire about my position on the waiting list, the Managers Ms. Natasha and Ms. Rita looked up my name and informed me that I was nearing the top. They provided me with a clear outline of the necessary steps to take moving forward, ensuring we were prepared when a two-bedroom unit became available. I frequently visited the office to update my information and request status updates, and the Managers remained helpful and accommodating (even though I know I drove them crazy lol). After approximately 14 months, my persistence and their efforts resulted in my approval. Since moving in, I've encountered nothing but kindness from the residents and staff, who have gone above and beyond to assist me and my son. I love the cleanliness and safety of the premises, it's been a long time coming, but my son and I have never been happier. Ms. Natasha and Ms. Rita are the managers that helped me through this entire process and I would like to to give a shout out to there dedication to making this community FAMILY The maintenance men have also been so helpful anytime I need anything at all they never hesitate to lend a helping hand. Whichever means you attempt to get a problem dealt with, email, phone, or literally in person in the office, you WILL be funneled into their "system" which is basically waiting weeks on end checking your email, while they run out the clock. The actual living conditions are obnoxiously poorly managed. Depending on how soon trash day is, the halls will have stacks of trash waiting to be picked up, which is the sorriest excuse for a system. Regularly, the trash will be puddling and stinking and drawing flying insects which of course will migrate into the living units. They obviously don't regard this as a failure needing redone at all. Basic repairs, addressing failing appliances, electrical problems (which some were straight-up fire hazards they were in NO hurry to confront), were each and every time a solid pain in the neck to deal with. The reason I'm back to even leave this review is despite having moved out months ago (thank jeebuz), we're STILL disputing them trying to bleed more money out of us to replace a refrigerator that was working fine and other petty expenses. Clearly, trying to grab a bit more money as people head out the door is baked into the system here. And of course, NATURALLY, they don't practice/are unavailable for formal walk-throughs to prevent such tactics; they rely on hitting people long after they're back home states away and less capable to formally dispute them. All I can recommend is finding whatever else accommodations you can possibly get, whatever you think is a worse option, trust me, it's not, take it. And for whatever reason you find yourself being corralled into moving in here, instruct your college child to gather evidence of everything, moving in and out, and DEMAND a walk-through to be scheduled. Maybe even invest in a civil attorney, in advance. You will regret it not preparing, because this is obviously how this place makes ends meet. It's not a bug. It's a feature. When I toured Camber Villas, I was told I needed to sign a lease as soon as possible because the floor plan I wanted sold out quickly. I felt pressured to sign early, only to later find out my roommates were paying a lower monthly rate because the complex was struggling to fill units. Move-in day was disappointing. The floors were covered in black hair, my toilet seat was completely broken, and the shower rod looked like it was about to fall off the wall. Despite the apartment not being cleaned properly before I moved in, residents are still charged a cleaning fee when they move out. Throughout the year, maintenance repeatedly entered the apartment with little or no notice. Pest control was also unprofessional and did a poor job. One time, while I was out of town, our A/C stopped working, so maintenance entered my bedroom. Afterward, they told my roommates that there had been a small flood in the utility room that was affecting the A/C because they claimed my bathtub was clogged. I had never experienced any signs of my tub being clogged, and I wasn't even home when all of this happened. They decided to go into my bathroom to "fix" it, leaving my bath mat covered in dirt. I never received any notification that maintenance had entered my room--I only found out because my roommates told me afterward. When my roommates and I brought up our concerns to the front office about maintenance and pest control entering apartments without notice, their main response was to remind us that they were checking for any pets that weren't listed on the lease. That completely ignored the actual issue, which was residents' privacy and the lack of communication before entering our living spaces. Safety was another major concern. The entrance gates were almost always left open, there was a shooting at the complex during my lease, and another resident's car was broken into. To make matters worse, the security cameras weren't even working. Pests were also a constant issue. Ants and crickets regularly got into the apartment, and when pest control came, they barely sprayed half of the room before leaving. It felt like the problem was never actually addressed. Overall, my experience at Camber Villas was disappointing. Between the lack of cleanliness, poor communication from maintenance, repeated unannounced entries, safety concerns, and ongoing pest issues, I don't feel like the cost of living here was justified. If you're looking for a clean, safe, and well-managed student apartment, I would strongly recommend looking at other options before signing a lease at Camber Villas.
