Don't let the photos fool you , they did us . This place is disgusting . I co signed for my daughter when she decided to attend school in Tx . The management is awful , the place is run by college kids mainly . My daughter's unit the 2nd year was infested with cockroaches . Which were actually in her stove , fridge and air fryer . Her roof leaked and window in her bedroom. Nothing was ever fixed correctly and therefore the problems continued. Her carpet was wet from the window leaking . She lost various books, stamps and her desk was ruined . Her air fryer and various kitchen things were thrown away , not to mention the food that was contaminated by roaches .We managed to get out of the lease without having to get legal help. She documented with photos the roaches in the glass door of the stove and various places the mold on the ceiling that was just painted over .After she left they are now threatening to send her to collections for $81 to clean the bedroom carpet. Don't walk from here RUN. The place is owned by Greystar company in Washington state . Total slumlords . I hope one person reading this will avoid anyplace owned by this company . I called them 6 times never got a return call .Unfortunately they will get their $81. that they are demanding . Shame on this large company taking advantage of college kids !!! read more

If I could give camber villas negative stars I 100% would, the front desk people are not respectful and they "make up there own rules as they go" there's people jumping over fences to go swimming, there's family's of 10-20 that come to swim when they don't live here. the gate is NEVER closed and I have asked about it and the said there working on getting a vendor but it's been years since the gate has been closed maintenance is HORRIBLE.... Lord help us they will beat around the bush and not fix anything, they make it take longer than it needs to take. Long post, sorry, but good read! Putting my experience on here! Lived here in 2020-2021. In February of 2021, a snow storm came through & a pipe burst in the apartment above ours. Our apartment flooded overnight/the ceiling and walls were extremely damaged -- resulting in us having to move out. Instead of relocating us to a different unit - they stated they would pay for us to stay in a hotel. I will never forget the name "Woodspring suites college station" - this hotel was prorated weekly I believe, so there were lots of older construction workers staying there as well. It reeked of marijuana & my sister & I would get whistled at every time we would come "home" to here. It was so bad I asked to move in with my friend. This being said, it was 4 years ago so I don't remember exactly how many weeks we couldn't access our apartment or the things in it because it was all under construction. Most of February we were not in it. After many complaints to the manager with this whole experience, they stated we would not have to pay rent for the month of February (gee thanks that should be the bare minimum since we ARENT even getting to live here). We moved out when the lease was up and it still showed the month of February due on our balance - they said not to worry it'll get taken off since that was our agreement. Everything was settled. Fast forward to June 2025, 4.5 years later, I get an email saying I owe $900!!!! Like what the heck for?? They are saying just kidding! You actually owe us that money. After many attempts to get ahold of anyone, no one has still yet to answer, so here I am! Beware of this scam place!!! Having a nice apartment is not worth this headache! read more

BUYER BEWARE - Scam and Fraudulent Company. Move out charges a scam - you have been warned. Our son rented a room there and was placed with 3 other random students. At the time of move-in, the complex offered $0 deposit to sign a lease. Why would you do that unless can't get people to rent or have a scam business plan? Our son moved out early, so we went and helped him pack and clean his room and common space in apartment. Manager did not want to come and inspect saying there was no deposit involved. A couple months later they tried to stick us with a $350 bill for cleaning saying the other tenants left the apartment a mess. Obviously we are not paying.... My girlfriend moved out of camber villas August of this year, she got charged for a carpet cleaning fee and a carpet replacement fee. They didn't clean the carpet but replaced it so there should be no reason to charge for both. The management are corrupt and just want money regardless of common sense, they didn't clean the carpet, they just replaced it so we should've been charged for only the replacement. No, I do not recommend this apartment complex. The Unit assigned was infested with roaches! Even when pest control was requested many times, the infestation was still the same! It is totally unhealthy to live in those conditions with roaches everywhere (bedroom, walls, bath and mostly in the kitchen), totally disgusting. The cable TV service has never worked (and they charge extra fee for the service) Internet connection is poor (unless you pay more for a faster speed). On the other hand, have in mind that the monthly fee they offer will apply for the entire year, not only for the student calendar, so you will pay from August through July. Unfortunately, I am very disappointed with Camber Villas, please, look for a better option! read more

I love the gated community, gates stay closed all the time unless another community member breaks them. maintenance is requested and they are there with in the next day. Potential residents - BEWARE This complex actively admits that they use cheap construction parts for all assorted amenities outside and inside the apartment units while also putting residents in direct danger of gang related activity. Specifically, the ceilings have a tendency to experience significant water damage resulting in water dripping to the point of eliminating and exposing the covering wood above. The front gates were inoperable for over two semesters despite break-ins in units throughout the premise. Fellow residents and guests follow no parking protocols and when inquiring to the front office staff, it turns out it's their significant others who are parking in other's spots and will then leave posters with disgusting imagery on your vehicle. To further cover their tracks, Camber Villas has currently (04/14/2020) deployed a marketing campaign that seeks to exploit the limited financial means of its' residents by bribing them with free Taco Bell for a 5 star review. Totally mismanaged 'student living'. The notion that this should be a normal set of occurrences quite frankly baffles me. Students with self respect should not rent here. read more

Maintenance does crap jobs and never fixes the issue. The dog trash bins are always full and smell so bad. Even the one by the dog parks is on the ground. And the dog parks are nasty. I lived here for a year and all I can say is maybe instead of hiring college students that can't answer questions, they should hire people who can actually help since we are paying money to live here. The office girls (mostly tatiana or however you spell it) are rude and far from helpful. As a person that doesn't usually complain, I feel the need to put a review so that's really saying something. I moved out in July 2024 and at that time we still didn't have internet in our apartment from when it went out in JANUARY!!!! When I would ask the office they would say they are working on it and its a big expense so its going to take time, but this long without wifi is ridiculous. Maybe instead of spending money on stupid stuff like "free oreo's for residents" or the other stuff they would come up with that nobody cared about, maybe they should spend that money on fixing the wifi, something that actually matters. Aside from that there never seemed to be a real manager or adult around to answer my questions therefore I was left to deal with the less than professional college students and their attitudes. Finally, when I moved out I turned in everything (keys, pool passes, car sticker, etc) and took a picture of the paper as proof that I turned it all in, but low and behold my mom got a phone call weeks later saying I turned in nothing... I gave them a call then they magically found the paper saying I turned in my stuff (probably another tactic to get more money out of people). When I got my deposit back that was supposed to be $300, it was only $250. I cleaned my room and did everything I was supposed to so naturally I was curious as to what they came up with that I did wrong. IT WAS A LIGHTBULB, it was a lightbulb that went out and the fact that some of the light bulbs were dusty (this is what the girl working in the office told me when I called). $50 for a lightbulb change and some light dusting is ridiculous. Obviously Greystar is going to respond to this review and say things like they care about turning things around, but don't believe it, they just want your money and that's all that matters. You have to pay a 300$ fee if you have an animal to clean the carpet and then they make you pay 400$ to get new carpet without telling you. So where did the 300$ go in the first place? Great floor plans to choose from; beautiful clubhouse and pool area; great exercise room; valet trash service; we'll-marked parking, and 2 dog parks for your furry friend! BUT... the VERY rude attitude from Rainey-at the front desk- takes all the shine out of it! There was some miscommunication as to when we could move in and Rainey was rude/disrespectful with an "I don't give a flip" attitude from the very beginning! I asked for the manager and he quickly took care of things; two thumbs up for him! But, with Rainey's negative attitude at their front desk, they might start losing business. If u are thinking about moving here bc it is close to blinn don't!! 99% of the apartments in college station have a bus stop at the complex & u can ride the aggie spirit bus for free to blinn. Camber villas is terrible!! There is always construction going on. the gates r NEVER closed. They bought really low quality light bulbs& i counted 33 light bulbs went out at my apartment in one year. I had to buy light bulbs for my apartment so they wouldn't keep going out. I paid for even the wifi upgrade & it didn't work. So get ready to spend an extra $100 on internet. There is dog crap everywhere. I am on my way to class &stepped in dog crap 5 times. The hot tubs never work & the fountain right next to the hot tub is broke too so its all green & reaks! I had a roommate that moved in & it reeked of cat. When she vacuumed her floor the day she moved in she was sucking up cat sand from the carpet. That 1st weekend she back home. when she returned she discovered that there was a leak in her closet ceiling & it ruined her clothes.they also wrote down that she didn't want to move in w/any animal &i have a cat. I also had to move original apartments bc the first set if roommates one of them was allergic to cats. I had maintenance or the floor cleaners walk into my house w/out an email or notice to steel yeezys, timberlands & other shoes from me. when i brought it up to management the just swept it under the rug. The old manager T yelled at me over the phone when i asked him y aren't u doing anything about it? at the very least u should want to invest the situation to make sure the safety of ur residents &staff from a guy u just hired which was an 18 year old kid. After that i stopped going to hm w/this situation i went to Allie &she admitted to me that T was sweeping it under the rug & they didnt do anything to look into the situation. Moreover the maintenance will just walk into ur apartment to fix a request. If ur not there they will walk right in. even in an all girls apartment... that is scary. A resident should always be there when a guest walking into their home. It gives u such a false sense of security. That was my biggest issue. & let me reiterate that bc the light bulbs were always gong out & other maintenance issues they were constantly in my place. also when COVID was at an all time high they would walk in w/out a mask on. Furthermore, expect when u move out a huge fine. Each one of my neighbors got fined around $1200 in move out fees. I was told by corporate i was getting charged for paint &room cleaning for covid. ahhh i shouldn't be responsible for paying for a cleaning the apt of covid . I also should not be charged like $100 for a cleaning fee bc i paid a $300 cat stay deposit &paid $25 extra a month for my cat. i also got charged $100 for room painting. After going through the contract it said that u won't be charged for natural wear. so I them my room was not beyond natural wear & tear it was in great condition. send me pictures or proof that its beyond natural wear. After plenty of phone calls they decided to drop the charges. the building are cheaply built. I watched a random men climb from balcony to balcony moving residents stuff around so i called the front office & told them i think ppl r getting robbed & the worker juli answered the phone & said its a contractor, as buildings r settling on the foundation it is causing the balconies to crack & crumble . then i think she caught herself &goes hahaha i mean the building is safe but they r just fixing the large cracks. then i said yall need to send an email to residents saying that the balconies r going to be worked on so they can move their stuff & other residents don't assume they r getting robbed. ok i have rambled for to long if u made it this far reading i just want u to know that this is only half of the problems i have had &its not just me who has had these problems. Honestly, when we first moved in it was great. 2 months later, everything went to absolute sh**. The front office girls are fake. People drive around the parking lot like crazy people. If you need something fixed, good luck charlie. There were multiple robberies and drug busts, which we had to find out from the people who got robbed and the cops who knocked on our door, not the front office. Parking is an absolute joke. Maintenance randomly walks into your apartment, without warning and they're are very rude. The wifi was horrible. They don't keep up with landscaping. The pool looks like it has never been cleaned, hot tubs never worked. Random fire alarms. When you move out, be prepared to pay $100+ in charges for things that were probably in your apartment before you even moved in. Our rent we were promised was a hoax. Furniture was ripped and in horrible shape when WE ARE PAYING for fully furnished and then walk in to that like are you kidding. The mattresses were disgusting, stains all over them and could tell they have sat in water at some point. There has been mold in the washer since move in day and they still won't even say a word when I bring it up to them. When I first moved in I realized my room had multiple spots on the ceiling that looked like water damage... called maintenance and all he kept asking was do I want him to paint over it... I told him no. I want you to tell me will I have any issues later on because those spots do not look good. He just kept on about the paint. A couple days later it rains and my ceiling leaks. ONTO MY BED. it was literally pouring from my ceiling fan ONTO MY BED. When I called to tell them, the guy on the phone said "do you have a bucket to put under it" EXCUSE ME????? NO, come fix YOU'RE MISTAKE!!! that is where I have to sleep and you're asking me if I can just put a bucket. Sorry pieces of shit who run this place. Every time there's been an issue the girls write it down on a sticky note to make you think they'll do something and then do absolutely nothing. This complex is absolute shit. read more

We started out with really high hopes when we moved our daughter here in August 2017 for her first year of college and her first time living on her own. The grounds were nice, the units very cute from the outside....but she had nothing but problems with this property from day one. It took months to get a remote for the gate entry, meanwhile, it was left open all the time, not exactly what we had in mind for security. The mail keys took several weeks to be distributed. Over the course of her 12 month lease, she had at least one (HUGE) rat that came and went through an unfinished, area near the water heater in her ground level, corner unit, which was finally trapped and removed after a couple of tense weeks. Again, not what a parent 125 miles away wants to hear. The smoke detectors in her unit were faulty, going off every couple of weeks. She would put in a maintenance request and they would eventually come to repair it, until they stopped coming to repair it. Like, just stopped responding to requests. The longest time she waited for that was about 2.5 weeks, all the time with the incessant beeping. She was told she could fix it herself (single girl, on her own with no ladder!), or they would get to it eventually. She finally stood on the bar where she could barely reach the detector, and ripped it off its base. It stayed like that until she moved out despite repeated attempts asking to repair it. Pretty sure that violates some sort of fire code. There was an upstairs neighbor who jogged around her apartment at midnight, lifted weights that banged on the floor, and had a non-registered dog that barked during the night. When my daughter reported this, the management/staff/kids that worked in the office, said ok, thanks, but no action was taken. Upon move-out, they tried to stick us with the bill for cleaning that we'd already done. Thankfully, we'd actually taken pictures during the cleaning and the results afterward. They tried to stick us with a "trash" bill because we left garbage bags of trash on the porch for pick up when we left for the last time....because there are NO dumpsters for tenants. It's a "valet" service that comes sporadically. They billed us for a re-paint job in the bedroom even though we noted paint issues when we moved her in. I have had dealings via email that still continue six months after us moving her out, with the most rude person I've dealt with in a long time, trying to scare us into payoff these things. The internet wifi was awful, even with us paying more for "faster" service. She was constantly told they were under "new management" and that was why there were delays. That's believable, but still unacceptable when it comes to rodents and faulty smoke detectors. Living there was a stressful situation for her, and us as parents. Can't recommend. As I saw in another review for this property, I will tell everyone I know that to live here. read more

Our son stayed here while in college. He was treated very well by staff. They worked with us to make sure he had a very good experience. The apartments are incredibly well-kept. Recreation areas are up-to-date and well-kept. I'm only sorry we could make that kid stay in college. I'd recommend this as a place for students to stay while in Bryan/College Station. read more

Welcome to Camber Villas, the worst place to live in BCS. Do not move your students here, they will take advantage of them and mistreat them. Let's start with day one. We were supposed to get gate clickers, front door keys, and mail keys. We were not given mail keys or clickers. The clickers they didn't have yet. The mail keys they just forgot to give. The front door key didn't work. Then the AC was off for weeks. Tried calling and they didn't come fix it. Then water was turned off for 3 days. Then AC went out again. Finally got that fixed. The management changed at the beginning of the semester and both were terrible. We have no online rent portal to pay rent or make maintenance requests or see bills like they said we would when we signed. The trash valet was just changed so that we only have from 3-5 pm to put our trash out. Who can do that with school and meetings and work? Tried calling them and they don't care. Down stairs bottom bedroom flooded so that girl had to move. The new room had no doorknobs, a beaten up door frame with sharp things sticking out, no hot water, and no AC. The fridge stopped working 3 times so all of our food went bad. They finally replaced it with a dirty one. The regional manager came by and was extremely rude. Always took forever for them to put all these maintenance requests in. (Only good thing is the maintenance guy Daniel is very helpful). Had a bug infestation and had to request they come spray and take care of it multiple times. Package system is terrible. They have to go pick up your packages from the post office and if they don't feel like, they don't. So no packages for you. They mix up mail. They gave us a (small) rent credit for all of these problems and then called saying we owed money because they have no communication. They don't enforce their own rules. There are dogs that don't meet requirements and people smoke (it's supposed to be non smoking) and throw their cigarette butts everywhere. People also work on their cars in the parking lot which isn't allowed. It's right by busy roads so it's so loud. Sirens all night. A power substation EXPLODED right outside our units which was terrifying. They never explained or checked into it. Went up to get packages the other day and the girl took a call in the middle of getting them for me and left so it took forever. The WiFi doesn't work great. They gave us the wrong information to set it up also. The manager is never there when we need them. The kids at the front desk never have any answers. We could go on and on. Everything they promised was pretty much a lie. I will tell everyone I ever meet not to live here. read more
