People treat you how you treat them PAUL and his whole crew were amazing with me and my family. Paul is a fair and mild mannered person. What some of you entitled Washington folks don't like is his direct manner and unwillingness to do more for you than you'll do for yourself. They never missed my calls, never didn't make a repair unless the owner held it up!! And those were normal human reasons also Paul has many properties and many personalities to deal with I'm sure. The increases on rent are imposed on renters by the OWNERS. I was not the BEST tenant on the planet. But I wasn't treated like less than that. I had issues that I was actually fairly surprised to be treated better by Paul than the rest of the world over. Lol but seriously. I have told many people to go to The Sunworld Group and though I'm out of state... I still say the same. Go ahead and try to find better. You may get comparable at best.

For starters, they use a terrible 3rd party company for their application processing fees. Sunworld themselves are extremely hard to get ahold of for ANYTHING. I had to call numerous times and ask to be transferred and leave voicemails over the 4 days it took to hear back about the applications that my partner and I spent $110 on. Their ads are extremely deceitful & do NOT accurately reflect the amount of fees that you will be subject to, especially if you are a pet owner. The specific unit we applied for said it was pet friendly for both dogs & cats, required a $75 admin fee per pet & $35 a month pet rent per pet. Nothing less, nothing more. Our application was finally denied after 4 days, with the reasoning on mine being "low income" (I'm a stay at home mom with really good credit), and my partners reason being bad credit. We immediately contacted the property manager named Sharon & offered her a higher security deposit if they would be willing to accept that. We then asked if paying off the specific credit problem would make us eligible for the unit. She said if we gave her proof that we paid off the debt she would get our application approved. We immediately paid our debt, got proof & sent it over to her. She then sends us an email apologizing for the "confusion", and saying that they are now choosing to deny us due to the property owners 2 pet maximum which was NEVER brought to our attention or stated in the ads or on their website AT ALL. Mind you, we have one small border collie & two small indoor cats and would have never wasted money on applying if we were aware of this policy. We then called Sharon to ask why they would accept our application without being up front in their ads about the pet maximum, and we were met with a repeated answer of "there's nothing we can do" so we requested to speak to her manager. We were then connected with Paul Van Baalen who agreed to speak with the owner of the property & Sharon about a possible exception of the "rule" due to it not being stated in the ad. We then received an acceptance email stating that we would need to pay a $1495 security deposit AND a $1500 security deposit for our pets, which would be $500 per pet. This $500 per pet security deposit was never stated in the ad and when we questioned this, we were told "sorry it was left out of the ad, but it's company policy and you can look at any of our other listings and it will tell you that." I then told Sharon that we were not going to be renting from them due to their deceptive ads & lack of transparency causing us to lose money and time. After I thought all was said and done, I received a phone call from Paul Van Baalen AFTER HOURS telling me that we "ought to find someone else to rent from because this is going to be a bad marriage if it's already starting out this way" and that he "knows that people like us will throw every RCW in the book at them". Since he wants to bring up RCW, here's one for him. Under RCW 59.18.257, landlords must provide written disclosure of all tenant screening criteria, including policies that may lead to denial, before collecting application fees. Failure to disclose a $500 per pet deposit in the initial written criteria violates this statute and constitutes an unfair or DECEPTIVE PRACTICE. In the end I'm EXTREMELY GLAD that we aren't stuck renting from this deceptive company & will never be involved in anything that has Paul Van Baalen attached to it.

Just…read morebought a home that was previously rented through them and they are still just as bad, if not worse. They will treat you as any other property management company would until 1) a homeowner brings something up 2) you decide to move (which you inevitably will) 3) you call them out for not following through with something on their end. On multiple occasions while renting we found them sitting in their cars outside of our house checking on the property (no notice given whatsoever, even though 24 hour notice is legally required), they failed to give the renters of the house we were purchasing proper notice regarding moving out, pushing back our closing date 3 weeks (even though the homeowners had notified them and the renters far in advance), they never followed through on their end regarding lawn care, but then harassed us and refused to re-rent the property we were in because we didn't realize that 'basic' lawn care included precisely edging the lawn, removing our vegetables from the garden weeks before we had planned on moving, removing grass that had grown between paving stones, and cleaning all surfaces of moss (we mowed our lawn on a regular basis). They will always side with the homeowner, blaming and harassing you for things without waiting to hear your side whatsoever. No matter how perfect a property is, run as fast as you can, do not rent from Ross Pacific, I guarantee you it will not be worth it!

I was more professional and said ok have a great day! I wouldn't handle business with anyone who didn't have answers right off and be escalated to another and didn't sound confident! At least I ended the call with a positive tone!

    Update: After I wrote my review I was sent a letter from Nancy 0's LAWYER "commanding" me to remove…read moremy review, threatening to sue me if I didn't. The lawyer claims my review was spurious, so, rather than being bullied by a big corporation with lots of money, who's clearly trying to use their influence and power to scare me into living in inhumane conditions I am updating this review with more evidence. I have been living in a house without a working kitchen sink for over 3 months. Attached is an email from Nancy O herself where she literally says "Stop playing the Blame game and take responsibility for your actions you continue to cause. According to the last two sink issues, Pay attention to what is falling or being put into the sink and your washing down the drain." So apparently the 1st time the sink stopped working it was because the food disposal (which is over ten years old, past warranty, and according to our contract I am NOT responsible for appliances that have outlived there warranty) stopped working. She says her plumber (who failed to fix the problem) found a bread twist (A BREAD TWIST!) and THAT is what made the sink break 3 times in a row! So im supposed to "take responsibility" for delapidated appliances? Also attached to back my statement that things started falling apart as soon as I moved in is a screenshot of long list of work requests I had to start putting in as soon as I moved. She actually once told me "Tomorrow the owner of the last plumbing co is coming to the 9 am appointment .Your in luck, they made a spot this week or you could be doing the dishes even longer in the bathroom sink. .I highly suggest you be there." (also attached) is this how you talk to a tenant? Is this professional? Did I mention she sent me a COMPLETELY BASELESS eviction notice (also attached) as well when I asked her to fix the fence? It took her over two months. My rent was paid up but i was given a "3 day notice to vacate" due to "waste, nuissance, and unlawful use of premises". Ummmm i don't have any waste at my house I barely even have furniture. I live like a hermit and don't even have a sofa and I've been here for over a year and make about 75k annually. As far as being a nuissance I've never had a bad interaction with any of my neighbors or had a complaint filed against me by any one in the neighborhood. And illegal use of the premises? Just racist and baseless. So baseless I completely ignored the "3 day notice" and she didn't even have the gumption to TRY to bring this before a judge. Just scare tactics and bullying methods of a management company that preys on minorities and working class renters. Literally, these people will harass you endlessly if you ask them to make repairs of any sort. I would only rent from the people if you are minority looking to hit it big with a racial discrimination lawsuit. These people are so sloppy they leave themselves wide open for litigation. FInally attached is the complaint notice where she is trying to bully a single father with her lawyers about a yelp review. Nancy I know you're reading this and you should know I will not be bullied by you.

The…read morefirst time we met to discuss the sale of my home he was so negative, telling me all the reasons why my house wasn't worth our asking price. I actually cried during that meeting. He made me feel like our home was a dump. We had a lovely home in a desirable area of Vancouver. He did NOTHING to help us. We had 3000 views on line and not a single offer. I was constantly having to ask him to use different tactics and every time I would suggest "listing here" or "let's post there" he was negative, telling us none of my suggestions would help! He took photos and posted our house! That was it. We had ONE open house for two hours the day the listing went live. He forced my husband to move out (who was staying until the house sold). He insisted this was why we had had no offers. The house was completely empty and clean except for my husbands bed, TV, and Chair. So now we have to pay our mortgage AND $1600 in rent. Every day was stressful. He never followed up with the showings. After 3000 views and 30 showings we I told him I was done. Our goal was to sell by July and I had already wasted 6 weeks with this realtor that stated he's been doing this for 20 years. Every conversation I had with mom ended in tears. I asked that more effort be put in to this sale. Every thing I asked was shot down by Guy, telling us it wouldn't work. I lived with debilitating stress and anxiety while under contract with this man. It was one of the worst experiences of my life. I've never sold a house before. Circumstances put us in this position in that we never ever thought we would have to sell our home. It was a terribly emotional for us. I will never understand what he did for the $11,000 commission he would be getting. We finally asked to be released from our contract with him. He was so unmotivated and we wasted so much valuable time. We lost out on so many potential buyers. We hired different realtors from a different company who went over and above to help us. They staged our home. (Guy insisted the home had to be completely empty). They kept the yard up and helped us tear down our shed per the buyers request. They also painted one of the bedrooms for a better and brighter presentation. They sold out home within 4 weeks, kept in constant communication and overall fabulous. Guy Jensen could certainly learn a whole lot from this amazing team. They actually earned their commission!!! I would NEVER recommend Felida Realty ti anyone. It was 6 weeks of unnecessary hardship for us. I am grateful it's all finally over.
