    I'd rather be homeless than rent from the current staff! Everything is broken, management is incompetent or liars and should not be allowed to have even the least amount of responsibility, let alone be in a position of power. People are freezing!! No Repairs=No Rent!!!!

    Leak when I first noticed it

    Don't rent here!!! I chose this place for the low prices (should've been my first sign) which honestly aren't even that low. After all their bs fees I pay ~$1,450/mo for a 550sqft unit. I read reviews of this place and saw management has recently changed right before my move in so I had hope. That hope is all gone. To start with my move in: I was coming form out of state so unfortunately everything was done virtually (I guess maybe my mistake). I was quoted and applied for their Sommerset unit only to show up and be in the Sienna unit (which is listed 100sqft less than what I thought I was getting). When I called the office I was told "no those are the same unit and the same sqft. Uhhh no, that's not what their website says? I didn't fight it cause I was there with a truck load of stuff and just had to make it work. When I did show up to move in not only was it the wrong floor plan but basic cleaning had not been done. There was a patched hole in the wall that had not been repainted (in fact the whole unit hadn't been repainted before I moved in), dried liquid on the closet and bathroom doors, black smudges on the bathroom wall, and the caulk all the way around the bathtub was completely separated. Communication is nonexistent between office staff and residents. They changed our locks without sending out an email notifying us first (my poor neighbor was locked out of his unit at 10pm because he didn't know how to get in), changed the laundry room lock and locked us out (kicker is when I complained to the complex manager she said she had no clue the lock was being changed - how do you manage a property but not know a lock is being changed??), they shut off our water for about 45 minutes without letting us know. When they came to reglazing my bathtub they were supposed to give me notice so I could get my cat out of the unit for the day due to the toxic fumes. Instead they just showed up during the day while I was at work, and call me around lunch time saying they didn't realize I had a cat in the unit (my lease says I do and I told the maintenance guy I do!!!) so could they put him in my bedroom. Luckily my cat did not get sick from this. The maintenance guys for the complex are very nice and as helpful as they can be. However, the complex hired some incompetent people to remodel the unit above me. Not only did this include constant drilling/rolling noise (enough to shake my whole unit) for 2 and a half weeks but it also included me getting two leaks through my ceiling. On 2/24 I heard dripping coming from somewhere, when I went in to the kitchen I noticed a bubble of water in my ceiling. I immediately call for maintenance. Instead of one of the two of them coming to my unit to look at the leak, both of them went to the empty unit upstairs. While they were up there the bubble of water grew 3x and started streaming. I had to call the office again and pretty much threaten that if the bubble burst in my kitchen (even though I had a bucket it would've gone all over me and the floor) that I would not be paying rent for someone to finally come cut the ceiling open. So currently, I have a big unpatched hole in my ceiling. Later that night (around 12:30am) I hear a dripping from the bathroom ceiling. About 10 minutes later I check again and the ceiling has started to warp like in the kitchen. I call emergency maintenance to come out. He goes up to the unit about me again to stop the leak, then stops in my unit, looks for a few minutes then says he'll be back in the morning. That was Thursday night, they still have not been back in to check on it. So, I have a whole in my kitchen ceiling and standing water in my bathroom ceiling. The maintenance guys also confirmed these leaks were from the people remodeling the unit upstairs. They took apart sinks and then didn't put the stop valve in correctly when putting them back together so they leaked for 12+ hours until coming in to my unit. We also share the cost of water as a unit so I'm sure that's going to have some increase in our water bill. And with all of this bs I'm sure they will try to charge me a buttload for move out fees

    BE AWARE THEY ARE SCAMMERS Charged me $693.00 of damages when I moved out. Luckily I took pictures of the entire apartment before I left (had a feeling they would do this because of google reviews I had read), and the only things that were damaged were the towel holder in the bathroom, and some paint on one Window sill in the living room. I kept my apartment very clean and even spent an entire day spot cleaning the apartment before I moved out. Needless to say I will be contacting an attorney to dispute these BS charges!! I WOULD NOT RECOMMEND THIS PLACE TO ANYONE IF THIS IS HOW THEY TREAT THEIR PREVIOUS RESIDENTS

    Try to avoid this place if you can..I lived there for a year because it was "affordable" but it was pretty terrible. I'm overall a super simple person so I skated by with little requests but once things went wrong the complex truly showed it's colors. If you ever need something from the managers, odds are you'll have to reach out 10 times before you're heard or taken care of. TONS of turnover in the office. Every blue moon you'll get a good person who seems to care about the people living there but they usually quit/get transferred after a month due to the stress. I had a cockroach infestation. The exterminator "wasn't surprised" and said he's at the complex every week. He did a great job over weeks to exterminate THOUSANDS of cockroaches that were already living between my walls and cabinets. I was obviously pretty upset about this and had to get a hotel because it was inhabitable and the complex agreed to reimburse me for the hotel, but never did. Don't even get me started on the stress of getting my pets out, cleaning after extermination, my air fryer/kitchen supplies were destroyed. Overall had absolutely no sympathy or even time from the managers. Power went out all the time, fire place rarely worked, pelaton that was advertised as a perk of the complex during leasing process isn't even free...NOW let's get started on the people..lots of "lost" people in the this complex. Some just trying to get by, but lots of people with substance abuse. It was pretty common to be woken up by screaming or by police lights. I have been screamed at multiple times in just passing even in the middle of the day. Once again, I'm an easy going person so I just try to keep my head down and mind my business. Highly recommended If you're going to live here. I can't speak first hand but other residents have also experienced mold issues and hot water problems. ALSO CHECK YOUR LEASE! Mine made no sense, it was a 13 month + a couple days vs a year and didn't match my Welcome letter. I didn't catch this and it ended up screwing me once I was trying to move out. There are also quite a bit of additional fees to your base lease so definitely expect to pay a few extra hundred dollars...I had a really hard time getting proper lease information before moving in and it was like pulling teeth so that whole process was rushed unfortunately. I asked for a lease to look over before signing for 2 weeks but never saw one until I was there with the Uhaul.. Definitely dumb on my end but I had already put all my eggs in this place and didn't have a lot of time to keep looking. When I arrived they charged me utilities for months even though I had xcel coverage, that was a pain to resolve and get reimbursed..and my closet door was removed because they were waiting on a part which never came in. As an easy person I just removed the closet door and stored it away. Replaced the door with a curtain and really dropped it...However that's coming now to bite me because they're taking it out of my security deposit (or atleast I am assuming.) The maintenance man who was working on this no longer works there so I have no proof of the situation...I moved out in December and have called/emailed 10 times about my security deposit. Have not received one call back, and just got a check in the mail yesterday (3/23) for $20...The place was clean (also not very clean when I moved in!) and really can't think of another reason my $500 deposit would be docked. But none the less, $20 check in the mail no note, no detail, no explanation for deduction, no communication....

I lived here for just a couple vears and there is not enough to be said for the care they take of the property grounds and tenants Everything is kept extremely clean and don't even get me started with the amount of time they put into the landscaping! It seems someone is planting flowers, watering gardens, pulling weeds or tending the vegetable garden daily. (Did i mention there's a community vegetable garden!!) Anyways.. this property is beautiful inside and out and I truly didn't want to leave but my work took me elsewhere. If I ever find myself back I will most definitely go here first before looking elsewhere. I was lucky the first time I just happened to walk in right as a unit was listed but it seems they don't come available very often because nobody moved in or out it seemed the entire time I was there. By far the best in my opinion. When we moved into our 2 bdrm apartment, it was very clean and everything worked. Then a few weeks later our cooking stove went out. I called the office and within 3 days We had a brand new one being installed. The next summer our air conditioner went out and didn't cool any longer. I called the office and they said that since the one we had was pretty old we would get a new one. Then a new one was installed within days. There's a community garden, they keep the yards clean and well kept, there's a gas grill that is operable anytime during the year, a pool that is not kept too cold to enjoy, a playground, onsite laundry and it's close to olde town Arvada, where there is a lot of things to do. I love this place and look forward to a long time here.

When we moved in, we were warned the apartment hadn't been professionally cleaned - they forgot, I guess. The apartment complex was built around 10 or 15 years ago and it's obvious very little has been updated since then. I am charged $10 a month to park my car in the lot and still have to rely on street parking if I get home after 9pm, because the lot fills up and the garage parking is egregiously expensive. I'm pretty sure there's only like 3 people who work here, so the timescale on issues getting addressed really depends on how many people are in front of you. So why is this a five-star review? Because the rent is incredibly competitive for the area, the view from my apartment is breathtaking, I am in Olde Town and a couple blocks from the rail station. Because this is the first place I've lived in 5 years that didn't raise my rent from one lease year to the other. Because this is the friendliest, most supportive apartment community I've ever had the pleasure of calling my neighbors. They can pry this outdated apartment from my dead hands.

    My friend & I have lived here for about a year & found it outstanding until last week. We…read morerecently moved to a two bedroom apartment on the top floor with a view of Olde Town, Arvada & the beautiful mountains. However, last Friday, the elevators started dysfunctioning (my friend was stuck in the elevator until someone opened the door from the outside). Since then they have not worked at all. Management has been called numerous times with no response. Finally, yesterday afternoon, after four days with no elevators email was sent that the elevators don't work. I'm handicap & cannot easily walk up & down five flights of stairs for doctor appointments & groceries. I can understands mechanical issues, but lack of communication to renters is unacceptable. We'll be looking for a different facility. I recommend renters & prospective renters look elsewhere as well. Code enforcement for the city of Arvada has been contacted and is working with management. Lease payments will be reduced accordingly until the issue is resolved in a professional manner.
