The worst place I've ever lived in my life. Bug infestations. They claim to spray & charge you for it but I have a consistent problem with bugs in my apartment. I can hear every noise from all of my neighbors. The upstairs neighbor sounds like they are about to fall through my ceiling every day and night. They charge for all sorts of hidden bs fees. Water is "included in rent" I am charged for water & sewage monthly. I live alone so how could I be using so much water that I surpasses my monthly allowance? On top of this all they towed my car from in front of my apartment today costing me $300. I can not wait to leave this hell. read more

I have the misfortune of having to live beside this wretched apartment complex (half of which burned down last year) and every Thursday morning at 8AM, they start an 8-hour long landscaping marathon- leaf blowers, weed whackers, and the loudest lawnmowers you have a ever heard. It is deafening and it goes on year-round (I don't think anyone told these halfwits that grass doesn't grow in winter). So if you don't like to sleep or be able to concentrate, move here. read more

Been living here for almost 2 years now & can't complain. Like my last review said, the only down fall is the noisy upstairs neighbors. Either I've had bad luck or the floors are too thin. No bugs ever. Maintenence is on point. Staff is friendly & very helpful. Amenities are great. (Huge pool, 24/7 workout room, laundry in every building, park with sports courts & fields). Good afternoon, My name is William Culverhouse and I became a resident of your apartments in December. I have never rented an apartment before in my life. I own a home in Atlanta and received a transfer to Charleston. I visited many apartment communities and everyone I tried to talk to acted as if they were too busy to even show me an apartment. I walked in the Palms office and met a Lady named Karolina, in short, she has been one of the nicest and most helpful people I have met in Charleston. She has answered every crazy question I have had, even telling me about stores to visit. Within approximately 24 hours, she had me leased on, power on, and my utilities set up. She has been excellent and even the most patient in showing me how to transfer money on to my laundry card. You need more employee's like her. I really enjoy the Palms, the location, the neighbors and the fact it is 12 minutes from work. Thanks so much!!! read more

When I 1st moved in, in 2017 it was owned by Woodruff. Since November 2018, a new company took over and they have changed a few things. #1 December my oven broke. It's not FREE anymore so thatll be $40 #2 My water bill miraculously went from $18-22 to $48/month #3 July 2019 we are switching to a new convenient portal to pay rent. THIN WALLS & ROACHES! I have lived here on and off since 2012. The location is great if your someone who enjoys the West Ashley/Park Circle/DT area. The neighborhood itself isn't terrible: a lot of retirees, smaller sized families, lower & middle class folks. Unfortunately the two big issues are issues that have never been addressed and I am not sure really can be addressed. Like some other reviews have stated, the issue with roaches still holds true. Especially in the hot summer months. The location is great but the buildings are super old and we are bascially in a swampy area. If you live next to people who are hoarders or dirty, then it will be worse in your unit. The second issue is the thin walls. I don't know anything about buildings, contracting, carpentry etc so not sure if this ever could be addressed or if its just a money issue, but you can hear everyting. If you enjoy first floor living like me, pray for quiet upstairs neigbors. I can hear phone calls, conversations, video games, movies, laughing, sex, knocking on the kitchen counter, blenders....you name it.. So far I have had terrible luck during my lease and have lived under a family with young children and then a frat house of young couples/friends living together who have projecting voices, heavy feet (sounds like the ceiling is going to come down). So much for my quiet Sunday mornings with coffee. Nope! They get started at 6am EVERYDAY with their loud noises and do not stop unitl 10-11pm and sometimes go longer. Not to mention when they play with their dog it sounds like a wrestling match! If you are someone who enjoys quiet, has anxiety, high stress etc and you need/thrive off of coming home to some level of peace so you can re-balance, do not move here or request a second floor unit. Unfortunately, times are hard and it doesn't seem that will be changing so until I can afford to get out of this place, I will still be here. Pros: family neighborhood, mostly EXTERNALLY quiet, park with tennis courts, basketball court nearby, close to interstate, & shopping. read more

When I first moved in it was great. The office staff was friendly and the apartment is in a great location for an affordable price. Fast forward 3 years I can't wait to find another place. As long as you don't want anything from them they will be sweet as pie. But if you need anything repaired they act like you are such a bother. The rent steadily increases every year with no improvement. They have even scammed me twice making me pay double rent by saying my check is no good and I have to pay online. Then calling back saying both payments went through but not giving back the extra money. The girl with the German accent in the office is the rudest individual I've ever met. read more

I absolutely love it here. No complaints at all. The staff is very professional and nice. There's community events and drawings for discounted rent, etc. The pool is great. The gym is small but perfect for your needs with enough different equipment. There's free computer use, fax, and printing. They are now open on weekends which is wonderful!! This review is actually 54 years late. I moved to Charleston in 1967 on assignment for the US Navy. I moved into the Palms when some of the buildings were still under construction. I was the first resident in my apartment building. I lived in a second floor one bedroom unit and was very pleased with it. For the period, it was very modern and very roomy. I made many friends while living there and had many parties, sometimes with as many as 40 guests (always invite your neighbors). I was surprised to see the Palms is still around after all these years. I guess they have provided continued maintenance to keep the exteriors and interiors in good shape. I paid $125 per month rent and I see they are around $700 now. I don't think I would move in today as the units are very dated - small kitchens and bathrooms. There is only so much you can do with small rooms. They were build for the late 1990s and not for 2021. However, if you are a student or have a limited income, I would definitely recommend you check out the Palms. I understand they carefully screen their applicants so it seems like a nice safe environment. Good memories.... read more

I would have absolutely no problem with this place if it weren't for one thing....ROACHES. This place is f***ing INFESTED with roaches. Even when I go outside to walk my dog I see them scurrying around outside of the buildings. The place is so old that they'll never be able to fully rectify the problem. They try to keep the problem at bay with monthly pest spraying, but to no avail. I look around my apartment and can find many spots where I believe they get in through the walls between my apartment and the next, and I even go as far as to try to block these small openings myself because I'm so paranoid about the roaches getting in. I fully plan on breaking our lease and moving on up to a nicer place once my new job begins. read more

I have only been here 2 months and I am far from impressed with the complex. The unit has flooded on 2 occasions in the short time I have been there. My ground floor unit flooded once from the back with rainwater and once from the front with sewage when the sewer line backed up in the hallway. Maintenance was quick to respond both times, but something I do not want to be dealing with on a monthly basis. I have had a few similar experiences as the other reviews. The floors/ceilings are incredibly thin and you can hear every footstep of your neighbors. It's not just hearing steps, though, it's an obnoxious creaking and groaning that the floor makes as they walk. It is impossible to sleep through if your upstairs neighbors are up very late/early. I strongly suggest the second floor units, if you must live here. I was also flat out lied to regarding typical utility charges. My bill was double what I anticipated. I brought it to their attention and they told me that it was a typical charge for my unit and denied ever telling me it would less than that. Additionally, they never changed the occupancy from 2 to 1 when I moved in (there were two previous tenants) so my bill reflected an additional occupancy. They also wanted me to pay the previous tenants past due balance. The application and lease signing was also a painful process. The staff individual that I dealt with was was less than polite, at one point having me wait outside in the rain when I brought my application documents back at 5:05pm and the office closes at 5:00pm. She would also not follow up with me, I had to continually call and prompt her for information. And she seemed annoyed every time we spoke; never at all friendly. The complex is in a convenient location and the prices are decent, $810 for a 1BD, but there are much, much better options out there. read more

Pest problems, loud neighbors, repeated maintenance issues due to the units being "old", and the staff does nothing except charge more for the same old apartments. Save yourself the trouble and move to a neighboring apartment community (just not Georgetown, I hear they are just as bad, if not, worse). I love the area and its proximity to downtown Charleston, but the price is too high considering the numerous issues. It's not a dump as some people say, but these apartments are certainly NOT worth the money. It is mostly safe, although I have witnessed drug use from unsavory characters lurking about at times, and I have also had to report illegal activity at the playground at night. During the day, it's fine; there's even a school and a church nearby. It has a pool that is mostly clean, and a small gym area with four or five various machines. Walls are paper thin. Not only will you hear your neighbor, but they will hear you. Heating and cooling costs are high due to such insufficient insulation. There have been thefts and break-ins, but they are working on reducing that thanks to law enforcement's increased presence. Use caution, and know your surroundings. However, most of my issues are not with safety, but the quality for which I am paying. Not only are there multiple problems, but they are not fixed in a timely, professional manner. It's frustrating. The staff is nice enough, but whenever there is a problem, it takes months on end to resolve (if it even gets resolved), and any problems you present to them are brushed off and blamed on other things, usually the age of the apartments... Yet the rent rises every year. My sentiments are not just my own; they have been shared and expressed to me by fellow tenants (those who are current residents and those who have moved on). Hopefully things will change, but I doubt it. Normally I wouldn't complain about the price, as it's not particularly expensive, but I would expect more, considering the fact that there are newer and better apartments nearby that charge the same, or maybe slightly more, and include things like free water and cable. The product doesn't live up to the price. It's unfortunate, because this could be an outstanding place to live with some changes. read more

We lived in the Palm Apartments and had an absolutely amazing experience. The apartments themselves are wondeful - spacious for us. Staff is so helpful and attentive. Great amenities and we felt great living here. We were sad to leave but bought a home. Would recommend - best value for the price point. Closets are huge! read more

I've lived here for 3 years now, and I've loved it!!!! people and management are friendly and the maintenance is always on it. The new guy managing the maintenance crew knows what he's doing. The Pool is Amazing and the rent is Cheap and they have been remodeling like crazy, putting in new flooring and brushed nickel fixtures. I gave it 4 stars, because you can hear everything, wether you are on the first or 2nd floor you hear everything. When I lived on the 1st floor I could hear my upstairs neighbors having sex! (I mean good for them) but it was like they were in the next room. I moved to an upstairs apt. I can still hear everything, but now it's just kids getting yelled at by their parents. Also the parking situation is ridiculous, if you work late you will have to park clear across the whole development. But I figure I can deal with all that for the price of the rent and the convenience of getting everywhere in town in 10 minutes. I loved living here despite its bad rep from the past. If I could give negative stars I would. I lived in the Palms for over a year. At first it was not that bad until black mold started the grow in my place. They were accommodating by letting me move into a temp apartment in the complex but I came back to all of my furniture moved into my kitchen, a lot of my personal belongings broken, and a huge mess to clean up. My apartment flooded more than one time and the only thing that was done about it was a company was sent out to "vacuum" up the water. Then they left an industrial fan under my carpet enabling me from using my living room. No one ever came to replace or clean the carpet therefore when I moved out I did not spend money on it as I was advised not to, after moving out I was hit with a ridiculous amount of fee's for things that were out of my control aka carpet etc. I contacted the leasing office NUMEROUS times to try to get an explanation and reduction in fines since they kept both my deposit and pet deposit (and still wanted around $400) the last contact I had was they were going to reevaluate everything and get back to me..... Now I am dealing with collections. read more

do everything in your power to find somewhere else to live. i've personally witnessed roach infestations, hard drug use, decrepit buildings and no pride of ownership in amenities, all in the past few weeks. this place is an absolute NO across the board. the pest control professional who came out for the monthly (once a month, no matter the size of the bug problem) pest treatment said he'd never seen anything so bad. i lost count of the number of german roaches i killed every day in the week i spent house sitting here. i did not feel safe walking to and from my car at night, everyone has dogs in lieu of a sense of security. not kidding about the drug use, either, pot is the least of it, but still no one goes to any length to hide it. laundry is 1 old washer and dryer per building (this building has 8 apartments), and the buildings themselves are never locked and require no key/code access, so anyone can come and go anytime. if someone's cooking or burning dinner the entire building smells, sliding door to the "balcony" doesn't lock, bathtub was disgusting beyond salvage, kitchens are dingy and brown speckled counter top allows bugs to hide in plain view, the tiny, tiny dishwashers are another favorite spot for roaches. guaranteed, i'd sooner live in my car than at The Palms. read more
