I have been a resident at The Orchards since 1982 and have been very happy here. Length of stay should tell you something! I have seen (4) different property owners and the current one (First Pacific) is by far the best one ever. They have constantly been making so many upgrades to the apartments and outside the buildings as well. This apartment community is in a great location, close to everything and also on the bus route. I feel very SAFE and SECURE here. It's quiet at night. Office and maintenance staff are outstanding. Your work orders are completed in a timely manner and the techs are very nice. Once again, I have been here for so many years and am very happy to say this is my home. read more

If i could give this place a zero i would. The "show" apartment looks nice and up to date but when we got our apartment it was old and outdated. The people here are not landlords but SLUMLORDS. Our whole building has been dealing with hot water problems (as in no hot water at all) since the summer of last year even though we have paid our bills on time its a 50/50 chance it will work. Us alone have probably called the office about it more than 20 times so who knows how many other people have called about it in our building. They said a new boiler system was going to be installed but nothing has changed. The painting in the apartment is trash. The best way to describe it is they literally just threw paint on the wall. They definitely just cover up the problems and not fix them. Our window and sliding door to the balcony had mold growth near and around the trimming. Did laundry once here and got our basket stolen, never did laundry here after that. read more

When my boyfriend and I first moved in, we were in a very bad spot and needed to find a new place to leave quickly and a place that would be affordable considering our situation. This was the first place I applied to and the staff were super quick to get back to me and get us moved in, in less than a month! When we moved in, our apartment was clean! It smelled strong of cleaner, but that was okay because it saved us a lot of time on top of having to move in. Everything (from what we could tell) was in good condition considering the fact that it is an older, more outdated unit. The hallways were far from busy, making it an easy move-in, with no neighbors or children blocking the halls. Our first week was a bit rough. We had a few complaints about our dog barking as she was adjusting, but given the offices advice to write a note to the neighbors to apologize and explain why she was barking - we haven't had any further issues, and we have actually made friends with our neighbors! They always tell me they love when the dog says "hi" to them, which makes us feel a lot better about having our pet with us. Maintenance is always quick and friendly. I have never had a true problem (one time I could not reach them for a few days, but when I contacted the office I was answered right away!). Anytime there is an issue, they come right away. As a young couple, this place is great for us. We have a one bedroom unit, second floor with no balcony, giving us a spacious living room. The apartment itself is basic, but easy to personalize. I am very satisfied with the way our apartment looks. My only complaints would be the occasional sketchy folks that walk around outside. I do feel a bit nervous at times given the people who walk around here because the complex is so close to Alpine Ave. But, there is security who drives around. I have also had to complain on neighbors for partying and blasting music on a Wednesday night at 11pm-1am, but after complaining, it had not happened again. There is a lot of trash outside our apartment, it isn't the best view out our window. We fortunately plan on renewing our lease and possibly moving into a two bedroom within the complex once our lease is up and ready to renew. I recommend this place for young couples looking to get started and even preparing to buy a house. It's close to Grand Rapids and all necessities are nearby! read more

been living here for going on 6 years now .The orchards are great affordable apartments in a excellent location on the bus line and next to all kinds of stores and restaurants .The staff is very friendly and helpful we often have community events here at the Orchards like the summer carnival that the staff put on. The maintenance team always fixes anything in a very timely manor. The grounds are always kept clean . I love using the pool and grill area in the summer .Overall awesome place great neighbors glad to be a part of this community read more

This place is a dump. It used to be a good value when I moved in but they raised rents every year and and now it's totally not worth it. Especially since I've lived here for years and every single winter there's multiple days out of each winter month with no heat. I saw a mouse this morning, again. When you have a problem rather than try to fix it they talk to you with no respect. Even though I've lived here for 4 years and I've paid my rent on time. Even though it's close to the highway it's not a as good of a location as you think. There is no where to go running or go walking without having to drive 10 to 15 minutes away. The Meijer which is right down the street ends up being 10 minutes away with traffic. At least York Creek exits out to Suburban areas where you can go running and not limit yourself to run during the daytime so you don't get hit by Alpine avenue traffic. read more

DO NOT MOVE HERE!! Management is shady and if you live here and are moving out, take photos to avoid extortion via manufactured issues. If you contest these issues, they avoid dealing directly with you regardless of you going through the proper channels. They would rather ruin your credit than act like a professional business. absolutely do not recommend to anyone. We've lived here since last fall and it has been pretty much the worst possible outcome of apartment living. There's been a dead bird in the hallway for months-it's still there. The window frames and slider door are constantly leaking. In fact, there are HOLES where you can see straight outside on both windows and slider. We were seriously 'infested' by brown stink bugs. They were everywhere. We killed atleast 5+ a week. We also are continuously getting black mold and some type of pink mold growing on our window sills. We have had our laundry stolen from us. Also laundry machines are not affordable. They barely wash and they do not dry. We've had to invest in a drying rack. We are woken up at 3am almost every day to a loud plow truck. neighbors somewhere in the building smoke cigarettes inside. Also, I constantly hear my neighbor in his bathroom. Walls and windows are paper thin. Some of the outlets don't work. If you shut the fridge too hard, the freezer pops open and vice versa. The bathroom tiles actually leaked onto our neighbor below us. There has been one positive attribute here, that being the ceiling fans. I'm honestly worried they're going to try to get us when our lease ends. DO NOT LIVE HERE. read more

They lost my paperwork twice and forced me to resign it or evict me instead of looking for it. They forgot I paid rent and threatened to evict me and then just said sorry afterwards. I cleaned the house spotless before I left and nothing was broken (I only lived there 3 months) and they did not give me back my deposit because of "cleaning and damages." The staff was always rude when there was an issue. A dog barked every night from midnight to 7am and I told them each day and for 3 months they did nothing to stop it. There were tons of hidden fees and convenient to charge you fees even after I asked about hidden fees, causing what they told me I would be paying a month $780 to actually be $980. Edit: Oh and upon further inspection it seems if someone leaves a negative review they mark it as "not useful" so no one sees it and then comments with how its slanderous and false claims. So glad I left this terrible place. read more

I've been living here for the past year and just re-signed for another year lease. We have an updated apartment and the way it is modeled is nice -- I like the color scheme and the backsplash in the kitchen as well as the black appliances. The floors and the carpet are nice as well. Maintenance is quick to come when you need them and they do well with maintaining the grass and the trash here. My only complaints would be some bad experiences with some of the staff in the office being rude once in a while but the manager is nice and I have nothing bad to say about her. And I have some issues with plumbing that I've had maintenance come fix on more than one occasion. Small problems, but recurring problems. I wish the bathrooms and closets were a little bit bigger but there's not much that can be done about that. Other than that, I don't really have any complaints. read more

Absolutely no. This was my first ever apartment, and we moved into the NEW buildings. I read so many reviews saying not to move here, but I thought they were just irritated tenants. I wish I would've listened. I lived in 1014. First of all, my neighbors upstairs were abusive toward each other, their children, their animals. Throwing stuff off of their balcony right in front of our window, screaming and fighting in the parking lot, cops being called all of the time. The office did nothing to get this to stop. We had to suffer, up all night, our baby up all night because of this. Secondly, ROACHES. Yes!!! ROACHES. In the kitchen sinks, bathroom sinks, bath tub, INFESTING the laundry room. We had an exterminator come MULTIPLE times, it only got worse. So bad to the point we kept all of our laundry in our car, and broke our lease. Third, they shut the water off without notice, CONSTANTLY. I would be in the shower, all the sudden no water. Our bathroom had a leak, and it was so bad, they "repaired" it the easiest way possible, it was never fixed and BROKE THROUGH our bedroom closet, got our clothes wet, the carpet was soaked and smelled horrible, there was mold. It was a nightmare. LITERAL POOP WATER, coming up from our kitchen sink. I would hear a flushing weird noise and run into the kitchen, and there would be dirty, smelly brown water OVERFLOWING, on our kitchen floor, clean dishes, etc. This was such a horrible experience for us, we never rented again. We bought a house immediately after leaving here. DO NOT MOVE HERE. This place has to go out of business. It's endangering. Not a safe space for adults, LET ALONE CHILDREN. read more

I have been here for almost two years, and it has been a pretty good complex. Like anywhere, there are both ups and downs, but overall it has been a great stay! The building is quiet, we do not have loud neighbors. I don't see a lot of police presence. I see the security patrolling like they should be, which is a huge comfort. The office staff are friendly and helpful in any situation, which is much appreciated. I would recommend someone to live here! read more

Renters beware--The Orchards at 4 Mile has buildings infested with bed bugs--they spray when someone moves out, which only kills visible bugs, have you sign a "bed bug contract" and then wait for them to reappear, and be charged $475.00 and forced to use their crappy company to "resolve" the issue. Additionally, despite signing a 12 month lease, you don't get to leave your lease at the specified date of termination, unless you inform them 60 days in advance if you intend to leave--In writing (phone call not good enough).. what's the point of a term lease if you don't get to end your time at the end of the term? Further, the online payment system is a joke.. loads of issues this fall with their "new and improved system" only to be hassled with late fees, threatening emails etc, that took weeks to resolve. Once set to auto pay, of which we can verify all payments fully on time and use of the system, it suddenly didn't pay last month and we were charged a 10% late fee and received an eviction notice. I noticed however, when I go into the portal that the system is still showing set up and that to the right of the screen it says they will debit our account on July 1st for all past due rent.. interesting to say the least. Finally, don't let the model apartment fool you, we were duped. Supposed to get a newly renovated apartment with hardwood floors, only to find we were in the dumpiest, most unkempt building in the complex, with carpet and some new paint. The grounds are riddled with pet waste and the building is literally falling apart. Maintenance issues are dealt with laboriously slow and our history of requests in our portal have mysteriously disappeared. This place preys on low income and first time renters with outrageous rules, fees, poor management, and even poorer maintenance. Don't be fooled like we were-- we are taking this one to court. Oh and the pictures shown above are NOT anywhere near what the apartments actually look like. Night and day. read more

I have lived at the orchards for 2 years and have been satisfied with the apartment. Anytime I have had an issue the staff has been prompt to resolve the issue. The area is family friendly with a pool and park and often puts on events for the local families. read more

Let's start with the small problems. The outlets hardly ever worked. The ventilation in the bathroom is horrible. They turn the heat off without letting you know this at lease signing so let's hope March and April aren't cold in michigan(eye roll). Maintenance barges into your home, my wife was in a towel at one point, just getting out of the shower and the guy asked if he should wait outside. Like there would be some kind of fantasy played out or something. He shouldn't have even been in there until she let him in in the first place! They had to fix our bathroom ceiling from the paint peeling(see complaint above) and did not clean up after themselves. Now onto the crazy things. I watched police chasing a man on foot through the complex and watched drunken fights regularly. I had a neighbor upstairs that decided that she wanted to spit all over everything from her landing! To the point where there was frozen spit pools at the bottom of the stairs all the way from the 3rd floor! The railings where covered in it like spit webs and they weren't going to be bothered to clean it up. My door and the wall next to it was as well. And not normal spit. It was brown and green and red and all kinds of colors and I'm talking covered all over. Complained and I got my truck spit on for my trouble and nothing changed anyway. Complained again because they where spitting on my deck and dropping cigarettes and burning my furniture I had on the deck as well. Again they said something and nothing happened. It was a huge health hazard and I wasn't going to deal with it anymore and they wouldn't stop it. So I broke my lease with only a few months left. And when I did they had a field day with it. 15 bucks because I hung pictures. 100 to clean my kitchen. Wouldn't stop charging me rent until I handed in my keys and they charged me for a missing key anyway so why didn't they just charge for keys and not 100s in rent? I got hit with $1,000 fees twice which I will be disputing since they never bothered to take me to court which I was really hoping for to show proof of the reason I left since it's law you can break a lease if conditions are hazardous and God knows what that lady had. They never even bothered to clean it up! For months! All documented in emails sent back and forth to them and myself. In the end they took my deposit and I still ended up owing $2,300. That is robbery. Even if I didn't have a reason to break the lease with 2 months to go! read more

First, I want to say that I truly hope your experience was better than ours and if it was, I wish ours had been like yours. The only reason I'm giving it two stars instead of one is because it was a roof over our head for a year and fairly inexpensive for Grand Rapids (although extremely small). The only other good thing was Brad from maintenance usually responded to our emergent requests quickly. There were a lot of things that we didn't like about living here, beginning the first day we moved in. It was nothing like the model -- we excepted a really nice place to live, that it wasn't. - Everything was falling apart when we moved in. There were drawers that wouldn't open in the kitchen, two broken closet doors, everything was dirty and grimy and there was nasty old food in the sink. We had to buy four different cleaners before our cabinets came clean and had to line our cupboards/drawers because they were so gross. It took 2-3 weeks before our broken things were fixed. There was hair painted onto the walls. It was just gross. - There was ALWAYS trash in the parking lots, wooded areas, grassy areas, everywhere. - During the winter the the parking lots usually didn't get plowed until later in the morning/day so with a car it was difficult to get out. - There were so many people that didn't pick up after their pets. They say they enforce a strict $25 fee each time it's not picked up, but clearly that's not enforced. - We didn't have heat twice during the winter and it seemed like the washer/dryers rarely worked properly. - There were 3 fires while we lived there & a shooting. I NEVER got an email, text, phone call, etc. about the shooting saying everything was okay or that we shouldn't be concerned. I had to hear about it on the news a few hours after it happened. - We constantly had bugs and spiders, like an abnormal amount. There were many other things, but really, those were what irritated us most frequently. We moved out in June. When we handed in our keys I specifically asked when we moved out, who the check would be made out to. In the time we had lived there we got married and my maiden name was still on the lease. By asking, I was trying to ensure that we would be able to cash our refunded deposit check even if it had my maiden name on it. I was assured it would have my husband or my name on it. When we got the check it was made out to the co-signer on our lease. I understand sometimes co-signers contribute financially, but the only reason we had to have one was due to the fact I was a student and didn't yet have a full time job at the time of signing our lease. When asked why this happened they told me to take it to the bank with my lease and ask the bank to try to cash it. This being said, I hope if you're looking to live here, you have a better experience than we did. read more

I was shown the demo apartment, as It was stated that I would be recieving an apartment very similar to this one, which was a walk out ground level,just a different location. It appeared to be well maintained and in good care. I was pleased with workmanship and was excited in anticipation when I would be able to view my actual unit in which I was told would be available August 25th. 15 days away. I counted down the days as they passed by. My dog has been staying with a friend for 3 weeks and I would visit him everyday before work, on my lunch half hour and after work. I then would leave and drive around or go to storage, sleeping in my car in parking lots, or go to Dennys and stay for hours. I could not wait to not live in my car and out of a storage unit. to live in my own home again with my dog. I was able to view the apartment. At the time it was explained to me, upon questioning the paint, that they (sub-contractor company) did not repair, strip paint but just paint over and over. ~ Window frames, windows, screens, weather stripping and spline is in poor condition. . Severe build up,bugs and debri in track of window, is also broken to pieces. Brick on exterior which supports window and frame is deteriorating which may be causing frame of window to fail. metal window frame is sinking in. Gasket is mostly not present. What I do see, is worn and failing. Middle window is off set. and does not move very freely. Their are some obvious signs of previous cover ups in the paint. 4 mounds that are in alignment located in the bulk head of the window which connects to ceiling. Paint is poorly applied. registers and covers were plugged and not maintained. paint was present throughout the build up of dust, webs and debri. When the removal of carpet occured, they failed to remove the waste, dirt, dust, nails, screws,bugs and other items before they applied the new padding and carpet in which is now ruined due to the foundation leak. Screws are obvious and painful through out surface and underneath carpet. During the continuous cleaning, my friend and I discovered that the carpet, padding, trim pieces, tac strips and any surrounding structure was very wet. We determined that it was caused by the deterioration of the foundation in which the rain over the course of the day has further proved other obvious signs of leaks. ) I contacted the office immediately upon discovery. The on call maintenance person answered and said that he was unaware on how to respond to "this type" of call. I educated him that Most maintenance teams abide by any situation that may be considered an emergency due to water leaking, flooding, fire, or lack of heat or air conditioning during extreme weather,immediately respond to assess the situation to determine the existing damage and perform immediate repairs if needed to prevent further damage from occuring. (It concerns me that he did not respond to prevent further damage from occuring) Especially when they assume no responsibility if my belongings are damaged. As well as electric being present on that wall, as well as having my belongings in there, I was severely concerned. He stated "I will call my boss to see what he would like me to do" I asked that if he were to contact Eric, it would be appreciated if he could come to assess the situation and I could recieve direction on how I should proceed. I had not heard anything in an hour so called again. At this time he stated he refused to respond to the issue and had not heard from Eric". I contacted the office and left a message. Then contacted security whom was very kind and concerned. She agreed to meet with me to take a report and photos. ABSOLUTELY UNDER NO CIRCUMSTANCES SHOULD YOU RENT HERE. It's not a good place to live but it's not the worst place either. My main complaint is that I got broken into and the apartment complex wouldn't offer me anything that would make me feel more secure. I had to make myself feel more secure by installing an alarm system and a few other things that would make my apartment more criminal proof. But the apartment wouldn't let me break my lease for free when I really didn't feel comfortable in my own home. They said it was a fair housing issue and that if they offer that to me they would have to offer it to everyone. But if you think your apartment is a secure place, wouldnt that not be a problem to offer it to everyone? My other problem is the showers. The pipes will often rumble when I turn them on. And the water temperature often changes without warning or any rhyme or reason why. I don't believe that high shower use would be the reason, because I work weird hours and during the time that I shower I don't think many people would also be showering. on the positive side they do allow pets and they ask you to have a picture of your pet on file just in case your pet gets lost. They also have a pool, which is a pretty solid feature for the low price you're paying. You can't beat the location. Driving on Alpine Avenue is sort of a pain, but you have everything you need within walking or driving distance read more
