Honestly, the Monroe is not the absolute worst place you could live in Bloomington but it is CERTAINLY not the best. They are money hungry in a way that is almost sleazy and they don't do a lot of general up keep around the property (there was a mountain of bird poop on the stairs up to my apartment until I finally got fed up and cleaned some of it up). Maintenance can be iffy but those people are nice! The front desk is almost always unhelpful. But the price isn't horrible for Bloomington and the bus is very convenient, although they have no control over that. read more

OUT OF STATE LEASING COMPANY - DO NOT DO BUSINESS WITH THEM My daughter signed a lease in Oct 2024. She then got into a sorority she wanted, so she found a relet in Feb/Mar 2025 and followed their relet process TO THE LETTER. However, they signed her relet to a NEW lease, so as not to honor the early bird discount my daughter had. After that, they kept informing my daughter that the relet did not go through, which confused both my daughter and her relet. I got involved, trying get answers from the leasing office, which was less than helpful. My conclusion was they had my daughter's relet in the wrong apartment, and it would get sorted out on move-in date. In July 2025 my daughter started getting move-in notices, so I contacted them again, and only then did they explain what they did: They signed her relet, put her in the apartment with my daughter's would-be roommates, and reassigned my daughter to another apartment with random strangers, WITHOUT EVER NOTIFYING HER. There is NO information in their portal, in email, or by phone/text about this reassignment. I insisted they release my daughter from the lease obligation immediately, providing all the documentation I had from the portal, and my daughter and her relet's communications. The local property manager then played the "I'm just the local leasing agent, this needs to go through corporate" angle (their corporate is in TX). I received ZERO response from corporate office either. My daughter received no further communication. However in January, there is now a collection on my credit report for their collections company for roughly two months rent. STAY AWAY AT ALL COSTS. read more

If I could rate a 0, I would. Everybody who rates this place well is being incentivized to be entered into a giveaway by the apartment staff. My experience living at The Monroe Apartments in Bloomington was extremely disappointing. From the day I moved in, the unit had multiple issues that were ignored or poorly handled by maintenance and management. Also, At the end of our lease, they charged each of my roommates and I 85 dollars each, and were not transparent about the charges, even though we asked repeatedly asked for them. They did not even send us a statement until after the "damages" charges were due, which appeared in our junk mail. Maintenance and Move-In Issues: When we first moved in, our washer, dryer, and garbage disposal didn't work, and the sink pipes leaked. The front door didn't shut properly or seal correctly. Maintenance eventually came, but the problems were either temporarily fixed or ignored. We even pulled a rag out of the sink drain left by a previous tenant, which shows how little the unit was cleaned. The floors were filthy, turning our socks black within a day. Living Conditions: The WiFi was inconsistent and barely worked, which was frustrating for school and work. The heat was terrible--especially on the first floor where the windows were not sealed properly, letting in drafts all winter. The hot water went out regularly, and I felt that maintenance was rude and dismissive when we reached out. Building and Safety Concerns: There was an older man (not a student) living above us who smoked constantly, causing our smoke detector to go off, and cigarette butts were left all over the stairs. Instead of addressing it, maintenance tried to charge us for the mess. The ceiling in our bathroom fell in, and centipedes were everywhere during the first semester. Despite multiple inspections (often several times a month), it seemed that they rarely fixed anything. Amenities and Property Management: The pickleball court light never worked, the printer in the clubhouse was confusing and lacked color or instructions, and we were constantly spammed with emails and texts about giveaways and gift baskets, yet it seemed that staff took days to respond to actual maintenance requests. The pool area was left unlocked and empty all winter, but once it was finally filled at the end of April, management locked it and didn't allow residents to use it until Memorial Day. General Management and Staff: I found that multiple, not all, of the maintenance staff were often rude and unprofessional, and the front office workers were young, unhelpful, and dismissive. Door hinges and vent levers were even painted over, and a crack in one window was never repaired despite reports. read more

Please DO NOT rent here. The staff might be nice and friendly when taking a tour and the apartments that they show on the tour might be nice, but trust me they are not nice. When we moved in the floor was filled with stains from past people and the bathrooms were disguising. 3rd day of living there the garbage disposal broke. We sent a request in and were told we had to pay for the new one, because they did a pre move in inspection and it worked then. At one point a smoke alarm was low on battery and needed changed so we put a request in. They changed it and then charged us each 5 dollars for a new battery. Lastly, before move out my mom and I spent 4 hours cleaning the whole apartment. Only thing we didn't touch was the grout in the shower that was dirty when moving in. So for us leaving that dirty. They charged us 85 dollars each for the bathroom not being clean. In the end do not lease here. They are money hungry people with poor management and awful workers. I cannot stress enough how desperately I am begging every reader of this review not to live at The Monroe. DO NOT LIVE HERE UNLESS YOU WANT TO END UP IN A CLASS ACTION LAWSUIT SOMEDAY. A review that fully captured every bad business practice and negative experience I've had with the staff over the last two years would be impossible to fit into a single post. The main problem is the incompetent leadership of the staff. The people who own and run this place do not care about the residents who are unfortunate enough to live here. They see you only as a way to squeeze out more money and put zero effort into fixing their own mistakes. Example: Over a year into my lease, management suddenly claimed that my renter's insurance had not been submitted properly. Despite resubmitting it with help from the front office staff at least ten times, they continued to charge me fees month after month. Even after my insurance provider contacted them directly, they argued with them, admitted it was their mistake, and then kept charging me fees until I moved out. This same issue happened to multiple other people I know who lived there -- and it will likely happen to you too if you sign a lease here. Other problems: -They've raised rent significantly in the last couple of years. -The apartments are far from campus, and it's often difficult to get a bus ride back during school days. -They bombard you with multiple emails every single day. -You will be charged for anything that happens in your unit, even if it's not your fault. -The only staff you interact with are part-time student workers who have no idea what they're doing. And after I moved out: Things got even worse. Management claimed there was a plumbing issue that caused mold in the bathroom -- but this supposedly happened after I left. I was given no information other than that I was responsible for splitting the bill with the people still living there. They never even told me what happened to my security deposit -- it simply vanished. To make matters worse, they told me they would not respond to my emails because they had already sold my so-called "debt" to a collection agency before even notifying me it existed. I could go on about several other equally infuriating problems, but hopefully you see my point: living in the backseat of your car would be a better option than entrusting your livelihood to the management of The Monroe. read more

The devil resides in Bloomington Indiana at the Monroe. It is comical how terrible this place is. Doors don't shut, cabinets don't close all the way, you do not get a pantry in a 4 bedroom apartment, etc. I am living on the second floor and there has been an "unfixable" leak going on since we moved in. The people below us haven't been able to get it fixed this entire time, so the place is not put together at all. At first maintenance thought it was an issue on our part, but even they had admitted that the remodel wasn't much of a remodel. I could go on and on. Recently, they decided it was a good idea to switch Wifi Networks in the middle of the semester, so now nobody has working wifi! Management isn't horrible, but they will make you feel like you're inconveniencing them if you have any questions. It almost feels like this place would be willing to do anything that will make it worse. Also, they add hidden fees in utilities. They have a "3 day grace period" if you miss rent, but its actually only 2 days since the "late period" starts on the last day you can pay rent (ex: the first day of the month.) Other places will give you the entire month to make up last month's rent, but this place lies about a "3 day grace period". Hilarious stuff. The only explanation for this level of neglect is they are doing it on purpose. I would say the only benefit of this place is it has a decent gym, but then again, it took them 2 months to fix the smith machine. This place has certainly earned its 1.5 rating on yelp. Read through their reviews and you should pick up how combative, defensive, and entitled they are instead of assisting to resolve issues at hand. Please seriously do not live here. Aside from the cockroaches, water damage, and thin walls/floors- the management SUCKS. All of their good reviews on google are because they give out free stuff IF you leave a review. I don't live there anymore so I can be honest now. STAY AWAY. The staff get annoyed at you when you ask any sort of questions, and everything is "out of their control" or "run through a third party system" they happen to not have access to. They are not there to help. When we had cockroaches, it took three weeks for pest control to come and 3 phone calls on top of 5 maintenance requests. They came into the apartment one time with no warning, fixed one of my roommates blinds, with her scared dog in the room. When we asked about this they said they "didn't know anyone was living in that room" I don't know HOW they wouldn't know this because she had her lease and everything right- but even if they DIDNT- they came in, saw her stuff, and just continued anyway with her little dog cowering in the corner?? After this, the dog was extra scared and bark-y anytime a stranger came in. AND ON TOP OF THAT it was the wrong room, my other roommates blinds were the ones that needed fixed. The whole year too, our upstairs neighbors would move furniture and stomp around all hours of the night, they'd have sex so loud we could hear them moaning. Thin walls/floors. Also, we just got charged after moving out for "damages", and when we asked what those damages were they said they didn't have that information and gave us an email for corporate. My roommates and I sent 7 emails over the course of 3 weeks with zero response. I then called the Monroe to ask again what the charges were, or if they had a phone number instead of an email and the girl got annoyed at ME. She basically said she had the same info I did, there was no phone number (which is a lie, we called a monroe property in another state and they were happy to give us the number). The gym and pool are nice, the apartment itself isn't horrible, but I've been moved out for months and am still dealing with their bullshit. Steer clear. A friend asked me to check on his apartment with the new "remodeling" going on. For reference he lives in building B, and is one of the first apartments to be renovated. It's been over a month and the only thing completed is the flooring. Their microwave was taken weeks ago, showers were unable to be used for an entire weekend, bedrooms were trashed and items have been broken by the remodeling team who have family gatherings in your own home. Upon entering my friends unit, a woman was digging through personal belongings, and a man was in a dresser drawer. (luckily my friend is a male, so nothing creepy happened.) When asked how much longer, the team and office all gave different time frames. There are loose nails on the floor, and the remodeling isn't even quality work as paint has already begun to chip, and lights have been going out. The monroe gave a two day notice of the remodeling but the team comes in randomly almost everyday. One morning my friend expressed it was 8am and they were destroying the kitchen with no knock and forced entry, another it was 6pm, way past time for them to be working in private homes. The monroe offered no discount on the month's rent, no temporary housing, nothing. While this remodel is going to be the only one for hopefully years, the communication and lack of empathy for students who pay 500-800 dollars while already paying for school is outrageou, especially considering half their staff are students (but who are obviously uneducate in the world of customer service and apartment information regarding legal issues and leases)... If you want an alternative, Reserve on Third isn't amazing but it's definitely a step up for around the same price. read more

The apartment itself isn't that bad but the management is some of the worst I've ever had to deal with. They are entirely incapable of communicating anything of value and created more inconviences for residents than I can remember. This apartment complex is horribly ran and you would be better of exploring better options elsewhere. First of all, if you live here on the ground floor and have a neighbor that's up from the hours of 2am-7am and you ask them to do something about the noise, good luck. They will tell you to call the police for noise complaints, make it make sense. They also don't care how many videos you record of the noise, they will never do anything about it and will also make you feel stupid in any possible way while emailing you about anything at all. This place is lucky they got their gym and office upgraded or really no one would be picking this place because of how terrible the living conditions are at least now it looks kinda presentable. I have complained so many times about a guest living at our place for MONTHS and the management refused to do anything about and wouldn't let me in touch with a manager. Absolutely horrible. The unit was filthy when I moved in. There were inches of bird droppings in multiple areas of the stairwell in my building. Mold everywhere in the bathroom. There was water damage throughout my unit- under all sinks, on walls, on ceilings. Tiny, tiny kitchen with little storage space or counter space. The Monroe advertises their units as being "modern," which could not be further from the truth. The newest appliance in my kitchen was the dying microwave, manufactured in August of 2001. Every single appliance was faulty in some minor or major way. Loose wiring in the stove, an unsafe fridge that was tepid at best, leaky dishwasher, moldy washing machine, old and dying HVAC system, and much more. I have been continually charged $25/month for renter's insurance through the apartment's insurance provider despite purchasing my own plan and receiving email confirmation that the plan was accepted and I would not need to continue paying the other premium. Bar none the absolute worst value for the price in town. RUN away!!!!! read more

I am a senior and the Monroe is the third apartment I live in during my college. Location is good and the lake view is awesome. Everything else, however, failed to satisfy me for the eight hundred dollars I pay each month. Do not believe the low rate they offered. There are so many additional charges like mandatory liability insurance, green fee, rentplus fee. Some of them are even untold and hard to cancel. My rate was $740 and I ended up paying more than $800 each month. For this price I can live in a better place in this town at least. When I first moved in, the room door can't be closed, lots of women hair in the bathroom, and slide mirror is broken. They said they are not responsible for cleanning a subleased room then why charging a $350 subleaasing fee? guess stealing money from poor college kids. The management is extremely slow in responding emails and handling issues. For some reason I had a dispute with my roommate earlier this year and we tried to solve it with the managers. The management kept mentioning different kinds of lease violations and fines but take actions passively and inefficiently. Anything can produce them money the management seems happy to deal, on contrast, if you ask things need them to do additional service, you have to wait for a while or get ignored. My car was hit and damaged during the night. Again, no camera, no evidence, nothing they can do! Police iccident report was approved but meaningless. Apartments I lived in all have cameras, in the parking lots, at least. I drive an expensive car and hope they can install some cameras to ensure property safety. I will never choose this place again after a series of unsatisfaction happened on me. Hope my feedback is useful to others. read more

Ideal student apartments. Good facilities for residents

There has been water leaking in living room, bathroom, and kitchen since day 1. Then mold grew in living room, bathroom, kitchen, bed room wall, doorframe. They only painted the mold, not even try to understand why it grew and to fix the root causes. So in the last month, it expanded and grew everywhere. The air-conditioner room is molded too. Their treatment is to blow air to dry the room. They basically blew contaminated air from a confined small area into the whole flat. It made we all sick. I also diagnosed Rhinitis, there was no noises in my chest. But the vent has been blowing moldy air into our rooms. We asked to clean the vent, they refused. The wall against the vent in my room has blackened due to the contaminated air from the vent. Three weeks later, doctor could hear tiny noises in my chest. We donot feel safe and asked HAND (a governmental bureau) to inspect. The Monroe promised to move us to a safe apartment and painted the mold during the inspection. But weeks later, they told some of us there was no availability to move. They told me that I can move. But kindly reminded (threatened) me that my current moldy one is better. I wanted to terminate my lease. They said everything is up to code according to HAND. But I called HAND who told me that the inspection is still open. The Monroe has no certificate of occupancy yet. So, the Monroe has been lying and putting our health and safety at risk. They didnot respect our preferences of pet. Sometimes, they walked in our apartment without any notice or even knocking the doors. They discriminate non-local students. They charge me higher monthly rent than my local flat mate. We moved in 17 August, they charged me whole August but proportionately to her. They also charged me three months rent at the first month. Even they corrected it when I called them, but I found online they over-changed people quite often. read more

I lived here for a year, and it was just alright. The unit I was given to live in was nothing like the one I toured, so be wary of that. But otherwise it was just an average college living apartment. HOWEVER. My greatest dissatisfaction was moving out. You don't need to pay a deposit when moving in, so they get you with additional charges at move out. I lived in a unit with carpet only in the bedrooms (old, worn carpet that's been there for years). At move out, I was charged ~$200 for carpet replacement, for carpet that was old and worn when I moved in. I had NO stains on this carpet, kept it vacuumed, and cleaned it again right at move out. My roommate also was charged for carpet replacement for her bedroom too, even though she did the same. I called to dispute this charge, but was told by the Monroe that they are handling everything over email. I emailed twice, and heard nothing back. I ended up just paying the charge because I didn't want further charges to add up on my account, but I am very upset. This business steals from poor college students, to pay for building upgrades that they should be paying for themselves. EDIT: I would like to respond to the comments left by the Monroe: 1) I NEVER had any pets in my apartment, I have no idea how there could be the smell of pet urine, there were no pets in the apartment for the entire year I lived there. @ Monroe, You can check my lease and see that I was never paying pet rent, and I never owned a pet. So if it even had any smell (which it didn't), it would have been before I had even moved in from prior owners. 2) The General Manager never spoke to my father. We have heard silence since disputing this charge. Maybe you should check my apartment number and make sure you have the right apartment. read more

The Monroe Living apartment complex demonstrates unfair practices in the leasing tasks. The Monroe intends to reduce my security deposit for unfounded charges for cleaning in an apartment that was spotless at moveout. The Monroe provided no evidence of their claims. After 21 days they provided photos of the apartment condition that provide no evidence of their claims. ( I suspect they have activated this practice on other tenants) Customer service is not a strong characteristic for the Monroe management as it relates to the move-in and move-out process. I have reported this to the BBB and the Indiana AG. The bathroom toilet was never set properly over a 1 year period after resetting the toilet. The breezeway contained bird crap on the concrete and handrails in the stairs. The repair work done prior to move-in left glue, paint and clips all over the apartment. I would not recommend The Monroe Living to anyone as a place to stay that cares about the tenants. read more

NEVER EVER LIVE HERE. I've never written a review for anything, but I will gladly make this the first if it helps anyone. I moved in as sophomore and walked into the most disgusting, borderline unlivable apartment. There was black mold all around my bathroom sink, toilet, and bathtub/shower. My bathroom door was rotting on the bottom and shedding black pieces of mushy wood and the maintenance man told me he would "paint over it." Had to practically beg to get a new door. Every light fixture was filled with bugs. All of the kitchen cabinets were yellowed with dirty film that couldn't even be scrubbed off. My bedroom walls had countless black hairs PAINTED over and stuck on the wall that I had to scrape off when I moved in, then would periodically find through out the year (I have blonde hair). Those issues don't even get close to the amount of issues I had. I had to get 5 new appliances throughout the year because they all broke : water heater, dryer, oven, exhaust fan, broken lights, and my rotting door. Not to mention the putrid smell of smoke in the floors; we had to spray room spray every day to keep it smelling decent. My family, roommate and I spent 8 hours upon arrival trying to make this place livable. Before moving out, we cleaned as much as a human can when living in a filthy place like this, yet still got charged for whatever they thought was dirty. News flash: it was 100x dirtier when we moved in. "Leave the place as you found it..." you should be lucky we didn't because you'd be gagging! These are the most disgusting apartments in Bloomington and the MOST unprofessional business I've ever come across. Save yourself and look elsewhere. read more

When I moved in there was cat litter and a claw in my closet. The leather furniture is torn up by a past tenant's cat, for which we have called and complained and sent in maintenance requests...to no avail. The maintenance staff can be intruding and condescending for no apparent reason. The Monroe makes everything as inconvenient as possible, is not handling covid well. The gym and office area can only be reserved for 30 minutes at a time during office hours, when we have key cards and there are already cameras and they could tape up signs or only allow so many people at a time. Just about any other plan would work better. The management is negligent and stubborn to fix things unless lawsuits are threatened or there are consistent complaints. Our heat went out and the apartment got down to 58 degrees recently and the Monroe would not fix it until we threatened them and harassed them for making conditions livable. Our fourth (random) roommate was hostile and threatened to beat the rest of us up for not wanting a man to sublease from her and the Monroe did not switch out her units or do anything to neutralize the situation. They told us to just call the police if she showed up in the middle of the night to beat us. If I could give -10 stars I would. read more

The only reason that this apartment even gets one star is because I don't have the option to give it none. The only positive about this apartment is that price tag, and even that isn't that amazing considering how horrible the living conditions are. The management is utterly unprofessional and disrespectful. It's a disgrace with how horrible they are. Maggie Baker, the assistant manager, will start there and put you on "hold" yet not actually and LAUGH at your situation. She, along with the rest of the staff here, do not care whatsoever about any of the residents. There have been so many issues with mold that they play off as "mildew" and refuse to test it. They also charged me over $100 in "additional fees" after I moved out, yet they REFUSED to explain them and in their email told me to neither call nor come in to refute the claims. They're lucky that I'm too busy to get a lawyer and take them to small claims court. Among myself and the friends I have that have lived there, NONE of us have had a good experience. It has been atrocious. They let their tenants have animals that defecate and urinate over whole apartments, leave trash everywhere, and refuse to clean. BEWARE BEWARE BEWARE!!! They say pet "friendly", but thats hardly the term I'd use. If you have a pet, they will NOT forewarn your roommates. Lots of ugly surprises that end with "your pet must stay in your room 24 hrs a day unless they use the bathroom". There is no clause to be a good roommate. They will not intervene if the roommate doesn't clean, if they smoke in the unit, even if someone brings over a STALKER ( yes that happened and they never did anything). If you have asthma and allergies that your roommate is agitating they wont do anything to help. If your roommate wants to turn off the AC in the middle of summer, too bad. If they leave dirty dishes in the sink for 4 days, too bad. You're not even allowed to throw away thier trash! They will match you with anyone of the same sex, regardless of that pointless profile you creat for yourself. They are hands down the worst I've ever rented with in regards to caring AT ALL about their tenants' happiness. And parents: you will have to threaten a law suit if you are worried about your kiddo renting here. They will roommate match them with people in their late 20's, early 30's. They will charge them for everything and put them in units that collect mold faster than a dirty suana. I cannot stress enough how little they do to help roommates be happy. They will give you a fantasy story about how they take time, but after they get your signature its a bunch of attitude and "i don't know what to tell you, live with it or pay the sublease fee". If you don't know the person you're living with, my suggestion is bite the bullet, pay a little more and live literally anywhere else by yourself. Also if you are international, expect to be over charged by "accident", spoken to like you're IQ is in the double digits and moved from unit to unit every year without an explanation. All of this comes from first had experince. I recently moved out after living there for 3 years. The only good years was living with my friend who is international and I was sick to my stomach after seeing how differently they spoke to me vs her. If I could give this no stars I would. Beware, they try to charge you when you move out for cleaning things that were already clean. The place was filthy when we moved it. Not to mention, we didn't have keys the entire move in day so had to keep going back to the office if we wanted to leave and come back. Then painters left all of their paint and tarps in the apartment and never came back for them. Tub in one of the bathrooms was painted to hide rust and gross-ness. Don't even think about moving the fridge to clean, there was a meal for a small nation on the side....so this place was absolutely not clean when we moved in. Problems after problems...I've actually started a notebook and I'm keeping track of all the issues I'm having until my lease is up. I'm very disappointed by this place, their management, cleanliness, and organization of their records. The pictures are deceiving online as well. I cannot wait to move. Would not recommend to anyone. Wow, the apartment was NOTHING like the model we were shown. Filthy dirty! Broken dresser, buckled floor and FLEAS. Our cat sure as hell didn't ha e them when he left home. Cost my kid money for frontline and now the entire apartment need to be sprayed, including all her new bedding. Their exterminator only comes on certain days and it falls while she has class so that means a trip for me so that I can remove the cat from the apartment for his safety, because according to an exterminator I checked with, if it's done properly, the pet must be removed for 4-5 hours for their safety. Affordable and comes with utilities but terrible office staff and management. Wasn't clean when we moved in, moldy food in the fridge, dirty underwear left in the laundry area. It took 3 weeks to get our dryer fixed because it was broken when we moved in. You could do better for another place with similar pricing read more
