Imagine the situation where buyer decisions can change with accordance to time, so you need the escrow office availability to proceed to next step BUT they stop replying back to you!! The front receptionist actually said, "you have to keep calling persistently to receive a call back". This would be definition of horrible customer service !! I had trying to get in contact for 4 days - left 3 emails, 4 voicemails, and also left my phone number at front desk twice, I Even drive to their office only to be turned away!! WHAT IS WORSE; The escrow office had said upon the due diligence process , if seller has been found to provided false info then earnest money would be refunded. I said okay sounds fair so we proceeded. The buyer later backed out because he made demands I couldn't meet. The escrow agreed to return earnest money to buyer!! I said hey I'm not at fault here because i provided accurate info. She said no I misunderstood the plan on how it works. Oh really!?! Then why do I have email conversations where my understanding is validated. I proceeded as per instructions only to be told "that's not what we said" This is the WORST ESCROW OFFICE EVER!! We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers . What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Realty World has been very supportive against the nuisance of HoA and tenant friendly. In the last months towards my termination of month-to-month tenancy, my beloved friend Kelly handed over the procedures to Allen Ansari who is another nice gentleman. Yet, it has been the first time in my entire life of tenancy that I have lost my entire deposit of 3295$ and spent extra 925$. The main idea is "We have to give the house in the way we leased to you!". In just one year tenancy, with regular tear and wear on the walls, entire house was painted and charged on me. The sliding door in the main room which was already frictioning has been brand new replaced with tenants money. The little cracked windows at the outset brought forward as a claim against me. Towel hangers, toilet lids and small stuff exaggerated. I had no idea that the entire house would be renewed to please the owner and poor tenants money would be generously used for all. I was very ready to pay the outstanding harms like painting garage floor, cleaning, carpets etc . Yet, I believe instead of the owner, if another tenant would move in Realty would not go with same expenses. Unfortunately Realty World has been a very disappointing experience in my life as a tenant. I am sure the house owner is happy that what Realty's priority is. I am a teacher and the loss financially staggered us. The main mindset was pleasing the owner therefore I have been among the ones who lost. Fair? A bigger question mark. Seemingly yes. I cannot claim anything, because before-after photos will give Realty the comfort, documented. Bilal, you are struggling in vain. In my previous tenancies, my kids were much younger and literally the harm on the house was convincing me to leave a great portion of the deposit. They did a great job in making both tenant and The owner happy fairly. But Realty World has left an indelible scar and mark on my and family's memory. Do they care? No...I again want to say that I love Kelly Aronica, I respect him immensely. House buyers, Realty World is experienced more than 30 years and they help you greatly, but think twice, thrice many times if you are going to be tenant. So after 10 days of wasting time I can tell "you will be dealing with disingenuous liars in the Golden State Property Management". My horror story featuring George and Daniel (property manager) went on like this: I applied for 923 Live Oak Drive, Santa Clara on 01/07. Our credit screening and eviction report came clean on 01/09. Didn't receive any update after that regarding my application till 01/10. Called here and spoke with George, he said he needed to verify the employment. He had been doing God knowing what till then. He emailed my supervisor and immediately got a confirmation. I texted him and didn't receive a response on 01/10. Fast forward to 01/13, I had to call again to follow up as these scams will never call you back about anything. Then, I was able to talk to Daniel (property manager) and he said my application had been approved and he is offering me the apartment. YEEEEY! He said he will send an offer, after I accept it, he will send the lease which is 3 to 4 pages of BLUH BLUH BLU. Happy ending, right? NOOOO. You cannot trust a word coming out of these people mouth. They never offered me the apartment. Have been calling them for two days now and they are playing squid game with me. Stay away!

Do not rent from anyone who uses this property management company if you value your time and sanity. They lie on the listing (features and amenities that were non-existent on move in), they do not inspect the unit, they do not disclose pest damage or infestation, they do not read their own leases, they do not fulfill their obligations for reimbursement or timely repairs, and they do not communicate in any professional way. Our property manager, Sandi, has not responded to our emails in about six months, is never available by phone (always on calls--who is she talking to all day?) and her assistant, Lucy, sounds scared, confused and exhausted every time I speak with her. The only person I have spoken to at GSPM that seemed kind and competent was their bookkeeper, Maha. If you let this company manage your property, it will fall into disrepair unless the tenants are extremely diligent and persistent in getting Golden State to schedule maintenance. Their maintenance company (Maintenance Pro) is actually very good, but it can take weeks or months to get work scheduled unless you nag them constantly. Whether you own property or are looking to rent, just run the opposite direction if you see Golden State Property Management. They're a mess and if all their property managers are as unprofessional and shady as Sandi, it's only a matter of time before they land themselves in serious legal trouble.
