I have lived here for just under 6 months and have had nothing but pleasant experiences. From touring and applying, the office (Erin specifically) has been welcoming, friendly, and informative. At move in the apartment was in great condition, the only "issue" I had was the provided washer was giving me problems. I notified maintenance and the office, and after attempting to repair they installed a brand-new one. Contacting the office is super easy, you can text or call them and if they missed an after-hours call, I was contacted the following day. They are very good at notifying tenants with this number, whether that is food trucks stopping by, events they are hosting, updates on amenities, or adjustments to office hours. The area and other tenants are nice and respectful of others, there are some children, but I feel the average is a younger crowd. The pool is beautiful and it seems everyone always enjoys their time there. The trash pick-up running 5 days a week is super convenient. I've never had an issue with mail whether it was dropped at my door or in the mail room. Lots of cute doggies in the area. The apartment itself is very pretty and spacious. Sharing my own experience after living at the Mark for almost 2 years and now officially being moved out: DO NOT MOVE HERE. Living here was nothing short of a nightmare by no fault to anyone other than the management. Last August, I noticed a leak in my stairway and reported it immediately. Needless to say, it was not handled immediately. The leak obviously got worse and started to develop mold. The manager was nothing but unprofessional, disrespectful and did not understand the urgency of leaking water and mold growing inside my unit. The office does not answer calls or emails. You cannot speak with anyone directly about anything concerning this property. The office hours are completely inconsistent and there is no urgency or concern for their tenants at all. Jumping to this past November, I, again, discovered black mold in my garage. I immediately reported it obviously and the garage is still not entirely repaired and it is now May. It wasn't addressed until after I had made it evidently clear I was leaving my unit due to the negligence of the management. My unit was above a car garage and I paid monthly for it. I could not use it due to the maintenance being done to it and obviously because mold was everywhere. Not to mention everything I was keeping for storage in my garage molded and needed to be thrown out. Which leads me to my next issue, the gate. This complex cannot and should not be allowed to advertise themselves as a "luxury, gated community". The gate has NEVER worked in my 2 years of living here. Which is why tenants have their vehicles stolens, packages stolen, and burglaries. Another tenant had her car stolen from the Mark a little over a month ago and NO ONE WAS INFORMED OF IT. No email, no text message warning, nothing. The only way we were informed this was an ongoing issue was because the police informed us of such. Nothing could be done about the investigation of the stolen vehicle due to the fact that there are no cameras on the property other than the front office. Moving forward, we were put on a "water schedule" for a month so they could fix the septic tank and the most they offered tenants was $400 off their lease. $400 off our lease when we could not use the water during the majority of the day for a month. I am fully aware there are things that happen that are out of people's hands and patience is necessary in life. However, this does not excuse some of the things that have happened at this apartment complex. Save your money and save yourself a lot of stress and do not live here. read more

Excellent staff!! Let me say that again....EXCELLENT STAFF!! I first met Holly and she was more excited and proud of the property than just being a property manager. Even early in the construction, she was positive and energetic about the brand new amenities. Mychelle and Khristian are wonderful anytime I have a question and are always pleasant and upbeat throughout the day. They are just really good at what they do. When I had an issue with my windows, James (maintenance manager) was quick to help. He showed up immediately after I requested assistance and was really friendly while he worked. He even remembered later on that I had an issue and asked if the windows were still functioning properly. Overall, this is one of the best places I've lived. The pool is beautiful, patio area is always clean and the resident parties are awesome. Great community to have dogs and stay for a long time. read more

Overall Rating: 3/5 I've been living here for a year, and the experience has been a mix of positives and frustrations. Here's a breakdown: Likes: The location is fantastic! It's relatively close (15 minutes or less) to downtown, shopping, dining, and major roads, which makes commuting a breeze. The community feels safe and quiet. The modern appliances and cabinet space are also a nice touch, which makes the place feel updated and functional. The apartment itself is roomy, and the layout is comfortable. The community center is a great spot for relaxing or socializing. The pool is well-kept, and they provide light refreshments (drinks) and access to computers and printers, which is a thoughtful bonus. The gym is basic but gets the job done for my workout needs. Nothing extravagant, but it's decent. I appreciate that they sometimes host events like food trucks. It creates a small sense of community. The screened patio is a great feature. It's perfect for enjoying the outdoors without worrying about bugs or bad weather, although smoking is prohibited. Dislikes: The office staff, specifically Shelby and Heidi, could use some improvement in terms of communication. They are always difficult to reach by phone, and when they do respond, it's often impersonal. They also don't always keep us informed about important things or changes, like office closures. The gate is inoperable, which is concerning for security. It's a big problem, especially considering the complex is supposed to be a luxury secure, gated community. The dog park needs a lot of work. There are holes in the ground, very little grass, a broken gate, and the occasional mess left by irresponsible pet owners. It's not a pleasant place to take your dog. The complex could use more than one dumpster. On weekends, the trash piles up, and it's not very "luxury" to see trash overflowing. The exterior windows and breezeways could definitely use a cleaning. There are stains and residue that give a rundown appearance. The complex is partnered with Clearwave Fiber, so you're forced to use their service. While it's affordable, it's disappointing not to have more internet options to choose from. The complex isn't particularly accessible for people with disabilities. For a place that brands itself as "luxury," this it's kind of a letdown not having a elevator. You're automatically charged for valet trash and pest control services, but they're inconsistent and not always reliable. The quality of service doesn't justify the cost. The landlord no longer accepts checks or money orders for rent, requiring you to pay online or by cashier's check. This comes with service fees, which feels like an unnecessary hassle for already overpriced apartments. There's no real storage space in the apartment unless you pay extra for a garage. This can be inconvenient and again another tactic to force residents to spend extra money. This place has a lot going for it with its great location, spacious units, and amenities. However, the poor management, lack of maintenance in some areas, and additional costs are significant drawbacks. read more

Management is an absolute hassle to deal with. I've been without Air Conditioning since Thursday. Management was informed and I've yet to see a maintenance personnel even attempt to check the issue out. It's currently Saturday and no one will be able to inspect it due to no workers on Sunday. I see it's been 11 months since Summer A's review below - and SURPRISE!!! nothing has changed. Gate is still broken. Staff don't know Luxury service as the name of the complex states. I've been in luxury hotel management for 8 years now, and I would hire not one of them. When I call to ask questions I'm greeted with an attitude. But I'm the one who has been woken up not once, but twice to fire alarm "wiring mishaps". No compensation offered, nor apologies. Instead, they raised my rent by $500. Do not move here! Inconsistent service and lacks proper management. I literally just found out they sent me to collections by checking my credit report. Before leaving, I connected with the leasing agents and the property manager (changes like the win, to ensure everything was buttoned up. Still, they sent me to collections for failure to provide notice of my intent to vacate, as well as numerous cleaning charges, and late fees. Might I add, I had provided them with a forwarding address, my cell phone number, and email address. They never updated my Email or phone and the email forwarded to their own property?? I mean what a joke. If you want to deal with these kind of unethical people, go ahead and move there. The property is not worth it. Never felt so scammed. Be careful!!!!!!!! Be careful!!!!!! that you may not get a deposit when you leave. Even let you pay more money. The reason is not the cost of consumption. It's a groundless late fee!!!!!!! My roommate and I moved out on time on May 31st, 2023, having dutifully communicated our move-out plans to the staff in advence 2 mouths. According to Georgia law, our deposit should be used to cover any reasonable expenses outside the time of the housing contract. However, due to the negligence of the employees, the rent of the apartment was extra a week (June 1 to 7). Although we have vacated the property and handed over the key on May 31st, we were told that we would charge this fee. And you have to pay the late fee. Unfortunately, the final account statement we received not only failed to apply our deposit in this manner, but also included a late fee of $175, claiming we had not paid rent for the grace period (which, as noted, should have been covered by our deposit). Even after clarifying this issue, the discrepancy remained unaddressed, leaving us with an outstanding balance instead of the expected refund. Adding insult to injury, the management resorted to threats about damaging our credit score if we didn't comply with their incorrect charges. Such intimidation tactics are unacceptable and unprofessional, especially given that we have disputed the charges in good faith. read more

Worst Apartment Ever! Worst Manager Ever! I never imagined that, as a resident, paying close to a thousand dollars a month in rent, I would be unreasonably kicked out of the office by the manager while we were talking. Firstly, there is a great safety hazard in the glass door of bathroom, which threatens the life and personal safety of every resident. Secondly, the mark's management has huge problems. Keep changing managers, and every manager is inefficient. Third, the current manager, Arianna attacked me personally and racist today. If you are a person who values your own life, don't live THE MARK. The glass door will kill you one day. If you are a person who value apartment's management, don't live THE MARK. Complete inefficiency will waste all your time. If you ara an Asian, don't live THE MARK. You will receive unjustified racism and unfair treatment. I am the first one, but I am definitely not the only one! July 12, 2021, the glass door of my bathroom suddenly shattered by itself. At that time, me and my friends, including my cat were in the living room, and the door of bathroom and bedroom were closed. I heard the sound and went to check. The glass was everywhere. I even can't go inside bathroom. I immediately post this situation on the website for repairing. I went to office, the first manger who worked last July told me they need time to order a new glass door. Then, no response. I remember this February, I received a messgae or a call that told me the new door is ready. I went to office, the second manager who worked this February let me pay for this door. I patiently explained the situation to the second manager again, and told her that it didn't make any sense for me to pay especially for such a serious security risk. She said she will ask her boss. Then, no response. This August, I went to office and asked about my glass door. The third and the worst manager, Arianna told me she would ask last manager after my description again. She said:"I can let you know what's going on next Monday." Then, no reponse. After a week of waiting, I came to office again. She said this is the fault of my cat based the conversation between her and last manager. Before this moment, nobody talked about my cat. I asked her why you suddenly talk about my cat, why last manager mention nothing about my cat and told you this my cat's fault. She didn't answer me and asked me why I didn't tell her I have a cat. I said I pay the pet fee every month, and my cat's name even is on the record. I showed her the pictures of broken glass door again. I said if it was me or my cat that broke the door, look at the glass all over the floor, how could I or my cat survive or not be injured.She said maybe you used some tool to attack the door. Why did I attack my door on purpose? She let me pay this door and I said I can't accept. In the face of such a serious safety hazard, I didn't ask for more, just wanted to return my door, but now I am asked to compensate. She said only my door was broken and and there is no history of broken door, so that's my bad. I was so shocked. Faced with such a dangerous situation, she even used such an excuse to escape and shirk. I asked her if the first person with a broken door deserved it all, and the second or third broken door who can have a historical record to prove it is the problem of door's quality. She just repeated there is no history, and they can't pay for. I feel this conversation became meaningless and asked for the contact of her boss. She said:" I will email you my boss, Tracy's email." Then, no response. I asked a lot of residents of the mark apartment. A resident's glass door had parts falling off. I came to the office with this evidence and told Arianna that there was a problem with the quality of the door. She said:" So what?" Once again I was struck by her arrogant and aggressive attitude. I asked her why you didn't give me your boss's contact. She said her boss knew that and she will contact me. I said it's a waste of my time. She said so what, you've been waiting for a year and a half. Immediately after, she was yelling at me in the office with such a offensive, aggressive and rude attitude. Price you pay is not worth what they "offer". I've lived here for almost 2 years now and quality has depreciated significantly, while the rent has gone up $300. I can go to a complex down the road for better service and cheaper. Amenities (especially the front gate) stay broken, yet you will keep paying the price for it. You can tell this complex gives their residents the run-around, whether it's maintenance issues, price issues or anything else you might call them out on. I've brought things to the leasing office's attention before that still have not been resolved. I have now come to the review boards in frustration. read more
