We rented a house for a week in August, paid over $6,000 for the week, and the house was a total…read moredilapidated dump. Every room smelled of mold and must and had active and attempted-to-cover-up water damage to ceilings and walls. The house hadn't been cleaned in months - cobwebs everywhere, mold in all showers/shower liners, droppings and dirt in kitchen cabinets, and infested with ants. The dishwasher and toaster were broken. The steps to the backyard were broken, loose, with nails sticking up out of the wood. The only positive was proximity to the beach. The staff at Coldwell Banker was horrendous to deal with. Constantly too busy to answer calls and emails in any sort of reasonable timeframe. Nearly impossible to reach. Once we finally did reach them, they offered to bring shower curtain liners and a new toaster... I did further research and found Vrbo reviews of the property from years ago complaining of the same issues, so clearly CB knew, and did nothing about it. They refuse to provide a refund of anything but the $150 cleaning fee. Horrible experience. Will stick with Lingo's going forward.

My standards for a free trip is as low as it can get so that's why I gave it 2 stars....BUT if I had to pay even $1 for this trip, I would've complained up the food chain for this trip. Let me be clear, the property itself was good. It was well furnished and pretty and we all slept and stayed comfortably for the weekend. The property had a surprisingly well stocked kitchen that we were able to use all their tools to cook our breakfast and snacks. I appreciated that a lot. Also, since it was the off season, parking was not an issue. The only thing was the doors stuck and didn't really close all the way...we just dealt with it, not a huge deal. Ok, this is where the good stops. Incident one: No one told us where to pick up the keys. The communication my friend received was to go to the property and there will be a lockbox with the keys. We ended up asking the Hyatt receptionist (because the property is attached to the Hyatt) and she was VERY irritated with us and made it clear that they are separate entities and not to bother her and to figure it out ourselves. Ok, I get that this is not her problem, but really, she could've been nice about it AND Caldwell Bank has an office there so they should put up a sign to tell people where to go to pick up keys! It's very easy to resolve this issue so Hyatt doesn't get bothered all the time. It was clear Hyatt hated having these rental property people bothering them all the time. Whatever, we somehow figured out we needed to go to the Caldwell Banker office to pick up the keys. So we finally got the keys. Incident two & this is what was just unacceptable: We definitely had the place reserved until Sunday as stated on her paperwork. So Saturday afternoon, we're just hanging out in the living room and a random lady and her dog UNLOCKS our door with her keycard and comes inside. Like, WTF? Somehow she had a key to the property! She said "you all need to get out of here because I rented this property for the week." Uhm.... someone really messed up big time. Sure enough, she had HER paperwork that stated she had the property starting today and someone just gave her the keys to our rental property and told her to come! She had a dog with her. She was SO PISSED at us and at Caldwell. 1) we felt unsafe because this lady just came in with her dog and she had a key to our place. 2) how can they double book a property like this?? They gave her a key just now! 3) When we both tried to call the office to sort this mess out, they kept HANGING UP on us. They kept giving the phone to other people who obviously had no idea what to do and then they would just HANG UP. This is UNACCEPTABLE customer service. When something is wrong, you cannot just hangup and avoid the conversation!!! What did you think was going to happen?? That the problem was just going to go away and we were going to sort it out somehow?? NO!. Luckily, I liked dogs, but I ended up watching this stranger's dog while she tried to reach someone to help her. She was embarrassed and furious. She apologized to us once she realized we had no fault in this and directed her anger at Caldwell. I don't know what became of the lady after she left us (she was with us for a good half hour and some of us had to delay our afternoon plans because of this whole ordeal). Even though it set us back, imagine if we weren't there and she came in....she probably would've gotten someone to toss out all our stuff on the street thinking it didn't belong there!! Who knows what she would've done! When we finished with the weekend and went to turn in our keys, the manager was just like "I'm so sorry." Honestly, since it was a free trip, it is what it is. But the fact that this happened makes me distrust this company and I can'y imagine what their real customers go through. Based on the other reviews, it is clear this place is terrible and needs a revamp. You can't run a company like this. I hope they fix their issues. Honestly, giving free trips is a good idea to help promote your company and raise your reputation but even that they messed up. =/

Review of Five Olive - Stay from August 23-30, 2025…read more We rented Five Olive the week before Labor Day weekend and spent over $10,000 for the stay. At that price point, we were expecting a seamless, high-end experience. The house itself is beautiful on both the inside and outside, and it does have many nice appointments. Unfortunately, it became clear very quickly that this is an investment property built for rental income only--not a home that has ever been lived in or cared for as if someone truly valued the experience of staying there. First Impressions When we arrived, the yard was un-mowed and unkept--a disappointing first impression when spending this much on a rental. It set the tone for the rest of the week. Kitchen & Interior While the interior was clean, it felt disjointed and poorly organized. Kitchen items were scattered about, making it difficult to cook meals. The property has an induction stove, yet many of the pots and pans provided weren't even compatible with it, which made cooking frustrating. Another major inconvenience was in the bedrooms. Although there were closets, none of the bedrooms had dressers or any drawers to put away folded clothing like socks, shirts, or other items you'd normally unpack for the week. For a property marketed as a luxury vacation home, this was both surprising and impractical. Outdoor Space The backyard and pool area had great potential but was neglected. The pool itself was dirty when we arrived, and though we requested service right away, a pool cleaner didn't come until two days later. The grills were also filthy--so bad that we had to clean them ourselves before use. We contacted the rental agent, and it took three days for someone to come out, and even then only the Blackstone grill was cleaned, not the main grill. The pool area had overgrown weeds, astro-turf that was dirty and filled with mulch, and generally felt messy. Despite asking for lawn service, no one ever came, and I ended up mowing the yard myself--something I've never had to do at a rental property before. Pool Heating Issue The rental agreement states the pool can be heated for an additional $350, which we were more than willing to pay. However, the owner refused to allow us to heat the pool. As a result, the water was too cold for most of the week, and our kids and guests did not enjoy swimming. This was one of the most disappointing aspects of the stay, as the pool was a major factor in choosing the property. Customer Service Perhaps just as frustrating as the property issues was the lack of accountability from RE/MAX, the rental agency. When we called to explain the disappointing circumstances, not once did anyone apologize or acknowledge that things should have been handled better. Instead, we were met with excuses and vague promises of fixes--many of which never happened. For the price point and expectations, that lack of professionalism made a bad situation worse. Overall This home could be wonderful with proper attention, care, and management. However, the lack of upkeep, disorganization, refusal to honor basic contract terms (like pool heating), and poor response from the rental agency made the stay disappointing. I could have been a repeat renter--especially as I have family who recently purchased a home nearby--but I will not be returning to Five Olive.

As a property owner, ReMax's accounting practices have been…read moreunprofessional. Midway through the year I received a refund check for another person sent to my address. I also received a $200 bill for a leaky toilet that was never correctly fixed, another guest broke a lamp. It was replaced by ReMax without a lightbulb causing another service fee from the building management for a bulb. I ended up firing ReMax for several other issues. I would highly recommend using another rental agency.

Absolutely terrible experience -- DO NOT rent from Sandcastle Realty…read more After years of wonderful vacations in Bethany Beach, our family's trust in this company has been completely shattered. We've rented from Sandcastle for many years, always taking pride in leaving every home spotless and following every checkout instruction. Yet in recent years, we've faced repeated problems getting our security deposits back -- endless delays, vague accusations, and outright lies about the condition of the properties. This past summer was the final straw. After a storm from Hurricane Erin, we reached out several times to have the pool cleaned. We were ignored for most of the week, leaving the pool filthy and unusable for our kids. Still, we cleaned the house thoroughly before leaving -- wiped surfaces, swept floors, scrubbed bathrooms, and made sure everything was in better shape than when we arrived. We even took photos and video as proof. Months later, we were told we wouldn't be getting our security deposit back because the house was supposedly left a "mess." That claim is completely false -- and honestly insulting. Our family includes members with health conditions that made us extra careful about cleanliness. The whole experience has felt dishonest and exploitative. After decades of happy memories in Bethany Beach, it's heartbreaking that Sandcastle Realty has made it stressful to come here. Based on how they've handled our last few rentals, it feels like the owner, Doug, is running a scam -- taking people's deposits under false pretenses and violating Delaware law. To anyone thinking of renting from this company: beware. The home might look lovely online, but the peace of mind and trust that make a vacation special are long gone. What a sad way to end so many years of family tradition.

Despite taking pride in how we leave the properties in accordance with the check-out instructions and leaving it in immaculate condition we have experienced difficulty getting our security deposit back the last few years. Too many delays and lies on why the security deposit was not refunded has resulted in our conclusion that the owner Doug is running a scam operation taking tenants security deposit based on false allegations and in violation of Delaware law. To those reading this review and considering renting a house from this business ... BEWARE! The security deposit you pay is most likely to become a donation to Doug unless you want to retain an attorney and file suit to get it back.

We recently rented 66 Henlopen Ave in Rehoboth through Jack Lingo and unfortunately had a very…read morenegative experience due to the condition of the home. Upon arrival, it was immediately clear that the property was unsafe and uninhabitable due to mold and mildew issues. The overwhelming smell of mildew hit us the moment we opened the door, and within minutes we developed headaches. The carpet by the front door was damp, adding to the unhealthy environment. When we called Jack Lingo immediately upon arrival, our concerns were dismissed. We were told the property had been "rented heavily throughout the season," as if that somehow undermined or excused the condition of the home. They also refused to refund any money, claiming the problem was due to the AC being set to "on" instead of "auto." This explanation is not credible, as an AC setting does not cause widespread mildew, damp carpet, and an overwhelming smell the moment guests arrive. Beyond the mildew, the home was simply not maintained to a professional standard. We found a spider on a pillow in one of the bedrooms, cobwebs throughout the corners of the house, dirty dishes, and greasy residue on the countertops. These conditions made it clear the property had not been properly cleaned or prepared for guests. The one positive was that the outdoor porch and shower were wonderful, but that in no way offsets the unsafe and unsanitary condition of the home itself. Thank goodness we had the means to immediately get a hotel room so our vacation wasn't ruined. However, the next renter may not be as fortunate, and no one should be subjected to these conditions on what should be a relaxing vacation. The fact remains: a house in this condition should never have been on the rental market in the first place. We share this review not out of anger, but to warn future renters to ask direct questions about property condition and to hold the agency accountable for the homes they represent. Travelers deserve transparency, safety, and basic habitability when booking a vacation rental through a trusted local agency.

Returning after our 4th annual cousin's reunion to Rehoboth Beach, it was quite memorable and in no…read moresmall part to the unit we rented which was spacious and beautiful, and the top notch service we received from Lingo Realty. The past 3 visits were contracted through Lingo, and we look forward to our 5th visit next summer and of course we plan to use Lingo. It is impressive how well oiled of a process they have to check you in and out and they carry their commitment to putting the customer's needs first by responding to our queries. While this trip was without any issues, a few past trips had minor issues with the A/C and a call was placed after hours and I got a call and a technician was sent to get everything working. I applaud and organization that values quality customer service and that's why we'll be back next summer.
