In my estimation, the owner considers the place a cash cow and doesn't bother putting any money into it to keep it in good condition. Very concerning. Beware of unit 701.

If your concerned with Covid 19, book with this place! When we drove in on Saturday and saw the lines at LINGO, coldwell, etc for welcome kits and so fourth. We had gotten ours 3 days earlier via email and it's great!!! No need to stop at the office, you go right to your rental and put in your access code which they provide to you in the email and hour golden, no need to stop for nothing. Our dogs loved the home, especially the upper deck.

The home we selected was brand new and only 3 blocks to the beach. It was also only 10 minutes to the center of Rehoboth Beach which was a nice bonus! The price was very reasonable. They kept us informed leading up to our stay and provided all the relevant information in a handy app everyone could put on their phone. The home was spotlessly clean and exactly as pictured. We appreciated all of the check ins throughout our stay (including a reminder that parking downtown is free!) and that the front door was a code so that everyone in our party could come and go as they please. Overall, we recommend Seachange to anyone who wants a great Delaware beach stay!

Upon arrival to Long and Foster, I was told by two people working there that in the future I should rent from them directly to avoid all of VRBOs fees. When I looked up on the LF site I saw how much cheaper it would have been to rent direct. Red flag number 1 - no more VRBO renting for us. It almost doubled our price. Then I was told I had to pay $55 a person to use the Bear Traps pool. Considering there were 7 adults with me, do the math. And Since the weather was so bad. we could only use it one day. Now over to the property. When we got there we were surprised that there was no toilet paper beyond a roll with enough toilet paper for a child. There was also no paper towel, soap besides 1 gross dried up hand soap in one of the bathrooms, no tissues, no napkins, nothing! The place was not workable. We had to immediately go buy necessities. There wasn't even a decent size glass to use. All baby tumblers. And then there are the beds. The master bed is fine. All other beds are a foam mattress, no box springs and provide no support. And only 1 pillow per bed. My whole family had back and neck aches the whole time we were there. There are 2 old TVs in the bedrooms upstairs but non in the master. Lastly the furniture was old and stained. Oh and there was a website to report any issues but the instructions made no sense and after 3 hours you could not longer report anything. This was truly a bad experience

I was given the personalized meeting, filled with promises of how they would be more attentive than the next company, but I have not found that to be the case. The photographer didn't bother to show after being told repeatedly by L &F that they were on their way (due to mishandling by L&F) when I took a day off and drove 2 hours to meet them. Then, the listing did not reflect our agreed upon terms and pricing when it posted, a change that took weeks to fix. I have also been reaching out for weeks about my listing being left out of the map guided search on their site and vrbo, an issue that other listings also faced. I have gotten zero responses beyond "we're working on it". I also pointed out that my listing doesn't have a map on it. No response. People will move on to the next listing when they can't see the location. I was told they would put a "vacation rental" sign with their contact info on my lawn. That hasn't happened. I was told to leave keys at the Rehoboth and Lewes office, so guests could check in at either office. I left them in the after-hours box for both. I still don't know if they received them. When I stopped at the Lewes office a week later, they said the keys were probably sent to the Rehoboth office, but they weren't sure. They added that guests DO NOT check in at the Lewes office. I have gotten zero bookings after being told it would rent well. Now I am trying to get in contact with them (no response) about canceling the contract. I have zero faith in leaving my property in their hands at this point, and now I am at risk of an entire summer with no rental income. I

They are super responsive and I can't speak enough about my stay in the Summers. They have a shuttle that takes you to the beach or if you feel like a walk it's not terribly far away. Yet in recent years, we've faced repeated problems getting our security deposits back -- endless delays, vague accusations, and outright lies about the condition of the properties. This past summer was the final straw. After a storm from Hurricane Erin, we reached out several times to have the pool cleaned. We were ignored for most of the week, leaving the pool filthy and unusable for our kids. Still, we cleaned the house thoroughly before leaving -- wiped surfaces, swept floors, scrubbed bathrooms, and made sure everything was in better shape than when we arrived. We even took photos and video as proof. Months later, we were told we wouldn't be getting our security deposit back because the house was supposedly left a "mess." That claim is completely false -- and honestly insulting. Our family includes members with health conditions that made us extra careful about cleanliness. The whole experience has felt dishonest and exploitative. After decades of happy memories in Bethany Beach, it's heartbreaking that Sandcastle Realty has made it stressful to come here. Based on how they've handled our last few rentals, it feels like the owner, Doug, is running a scam -- taking people's deposits under false pretenses and violating Delaware law. Too many delays and lies on why the security deposit was not refunded has resulted in our conclusion that the owner Doug is running a scam operation taking tenants security deposit based on false allegations and in violation of Delaware law. To those reading this review and considering renting a house from this business ... BEWARE! The security deposit you pay is most likely to become a donation to Doug unless you want to retain an attorney and file suit to get it back.

The only bummer being we overlooked the pool - which was always PACKED during the day (and noisy). However, we did have a lovely view of the beach. That worked out great as our last evening they had some life guard competitions on the beach and we could see it better from our balcony (2nd floor) than we could from the boardwalk. The staff was very friendly and helpful, especially when we managed to lock ourselves out of the room. We were able to rent the beach chairs and umbrella through the for a 10% discount. We got passes we presented to the actual vendors. I highly recommend you go down before 8:30 am and get the vouchers to stand in line at a vendor tent at 8:30 when they open - to avoid long waits and get a good spot on the beach. The room itself was fine. We had 2 double beds. Linens were clean but the towels were not the best. They looked new but were not soft. Room had all the basics - large fridge, microwave, coffee machine (K cup) and OK sized TV with pretty good stations. They have a restaurant on site as well as a little coffee shop. Nothing is free (no complimentary breakfast). We packed our own stuff so we were all set The room was pretty quiet and fine for sleep. I think the only downside was the price. Costs are so much higher this year or maybe here - compared to what I paid prior years for other beach boardwalk oceanview rooms. The boardwalk was decent. A fair number of classy restaurants for us to pick from. Prices were high but perhaps that's the area. They had cheap food, too - as well as souvenir and beach shops. All in all, the hotel was exactly what we needed. A good location on the beach with everything we needed without having to drive anywhere. I found this place to be better than some of the reviews I read prior to booking over the winter. But we usually find places acceptable and more like the positive feedback than the scathing reviews. I recommend this place and would most likely stay here again - as opposed to the limited other options we saw in the area. However, this is not our favorite boardwalk so we won't be back. Our favorite is Wildwood so that's we're were headed next now that we've tried all boardwalk beaches.

The other days they just said we could get more towels and to leave the used ones on the floor outside the room. Also we found blood on the sheets. When we wanted new ones we were told they would be coming but after 30 min when no one arrived we called the front desk and were told to go to the lobby to get the new sheets. While we were there the fire alarm went off 4 times. This was startling and jarring. No one could assure us of the etiology or that we were safe. It was not pleasant. We did not sleep well. I would not go back to this property. Don't waste your time or money here.
