I highly recommend Joseph and Leak Detectives LLC! Make sure you have the right company!! There are several others with variation on the name! 360-798-5698 I first used Joseph about 10 years ago, then again about six years ago, and most recently for another leak issue. Every single time, he has been extremely pleasant, professional, efficient, and quick to get the job started. What really sets Joseph apart is how much he goes the extra mile. He takes the time to explain what he is finding and what needs to be done, and he is happy to answer questions in detail. On one visit, he even took photographs of my water control valves, labeled them right on the photo, and gave them to me so I would have a reference for the future. That kind of thoughtfulness and attention to detail is rare. After using him three times over the years, I wouldn't hesitate to call Joseph again. If you have an indoor or outdoor water leak--or even suspect you might have one--I would recommend Leak Detectives LLC in a heartbeat. Excellent service from someone who genuinely cares about doing the job right! read more

The gentleman I spoke to wasn't able to help me with my issue, but I did get some good advice from him.

I spoke with Joseph on the phone and he was genuine, personable and kind. I wasn't having an active leak situation but more so needing help to find where the water main entered my home so I could install a pressure reducing valve. I appreciated that he took the time to ask appropriate questions of my home and give advice on the best places for me to look, as he felt like his services were not necessarily what I was needing at the moment. He was easy to talk with and caring in his demeanor and despite not hiring him at the present time, I really valued the care and attention and help he extended even though it didn't benefit him at all. If I ever need help with a leak I would reach out to Joseph and his team. Thank you again. read more

I highly recommend Joseph at The Leak Detectives. He is very responsive and returns your calls, lets you know when he in on his way and gives pricing upfront so there are no surprises. He found our leak and recommended and coordinated with our plumber. The communication was excellent all the way round. We will definitely call him again. read more

We have a leak somewhere in our yard. I called Joseph to see if he could pinpoint it so didn't have to tear up my yard. I'm so glad it was. The water line was nowhere near where it should of been. Unfortunately the leak is under my driveway. I highly recommend him. He was punctual, knowledgeable, and reasonably priced. read more

We absolutely loved the service we got from Joseph at The Leak Detectives. He explained his findings to us in a very clear, concise manner and then sent us a report the next day that used photos to document our concerns and his thorough findings. We absolutely loved having the report because we don't have a head for this kind of thing and might forget some key points, but now we have this clearly written document that we can keep on file to refer to. Just great service, all the way around. read more

Called Monday, and Joseph walked me through self-diagnosis steps to try first, no charge. Called him that evening after not finding it myself, and booked Tuesday. He arrived timely, was very thorough, talked me through everything as he went, found the issue(s), and taught my wife and I a ton. I don't post very often, but have to speak up here. If you've got a leak, call The Leak Detectives! read more

I haven't really used the service. The reason I am giving them a 5-star review is that they provided advice through the phone without any cost, which helped me as well. I had a leak in my water meter pit and I called them for help. Joseph told me they can help to detect where the leak is but not able to fix it. He also provided some advices and shared his opinions regarding where the leak is possibly located through the phone. Even though they are not the one whoo actually fixed the leak, I really appreciate the help. read more

Very responsive, professional and courteous. Found our leak very quickly and it was a pleasure to see how logical and thoughtful the whole process was. Also all my questions were patiently explained. I would give more than five stars if it were possible. read more

I called the Leak Detectives after I received a letter from the city stating I was using an excessive amount of water. Keith, and his wife, were very helpful and suggested I first turn everything off in the house, including my sprinkler feed, and check the water meter at the sidewalk. Doing this, I was able to determine that there was no ongoing leak, including from the irrigation system or a leaky toilet. I ran through the sprinkler timer for all zones and could not visually see any leaks. With the help of a sprinkler expert I found a sprinkler head that was hidden under some bushes that was broken off. When that zone kicked on the water just gushed. I also had my time set too long, which only made things worse. Anyway, thanks to Keith's honesty and not trying to take advantage of the situation, I was able to play detective myself at minimal cost. read more

Joseph was prompt, professional, and incredibly knowledgeable. He was able to locate our water-main leak within just minutes. I began digging shortly after the discovery, and he was SPOT ON. LITERALLY the center of the sprayed X was the exact location of the leak. I would highly recommend them if you ever find yourself in need of leak detection. read more

Great, fast, reliable service from a kind and patient person. He quickly identified the problem, found the leak and flagged it for us.

Just outstanding. I hired to find my irrigation control valve, all 6 of them in 6 different, buried locations throughout my yard. If previously hired landscapers, 5 of them over time, and they weren't able to find any. Hiring leak detectives, they were all found in a couple short hours, marked and ready for landscapers to get to work. The landscapers were also very impressed, they said this is next to impossible. Not for leak detectives! They will do you right. read more

My parents received a call from the Water Bureau saying they had a much higher bill than normal, suspecting a water leak. I found Leak Detectives on Yelp, and called. Joseph gave me instructions for me to do my own preliminary check of the problem, and I was able to determine that the leak was not inside the house nor in the irrigation system, leaving a water main leak the likely source. Joseph came out, double-checked my diagnosis, then located the leak: A long-buried water shutoff valve that had rusted. You could see the water pooled in the access cylinder. He charged $350 which I found very reasonable. In addition, he located another shutoff valve for the inside water in the crawl space, unknown to us and very useful for the future. Highest recommendations. read more

Keith is an absolutely amazing guy!!! He showed up at exactly the time of the appointment. I explained what was going on, he asked very good questions and gave me a bit of his background and how he got into his business. He explained what he was going to do and how long it would take. He then geared up and proceeded to find not one but two leaks in the main water line for my house. He explained that his accuracy was "pretty good" and that if the leak wasn't where he said, he would happily refund the call out charge. When I started to dig at the first location, the leak was EXACTLY under the X that Keith had put there. I mean EXACTLY! The second leak was also where he said it was (no mark here due to it being at the meter box). There is no doubt that Keith knows what he is doing and he is extremely pleasant while he does it. Keith answered my many questions and gave me a list of local businesses that could help me fix the leaks he identified. If you have a water leak - CALL KEITH!!! read more

I can't say enough about Joseph! He is wonderful! He came to my home and found my leak. He explained everything he was doing and answered all my questions. He showed up when he said he would and got right to work finding the leak. He is very reasonably priced, and I would highly recommend him to everyone! Keith did a great job finding the leak in our under ground main water line. We had a fairly busy day with traffic and airplane noise, but regardless within about an hour he had marked a spot on the grass. We dug down to find the leak exactly where he said it was. He had very competitive rates, was very personable, and guaranteed his work. I know who to recommend next time something like this comes up. read more

The Leak Detectives - Plumbing Near Me

Keith arrived on time and was very pleasant and courteous. His location of the leak was within the allowed 4' radius - the plumbers found the leak 3' 5" from the location marker. Unfortunately all of the 3' 5" was underneath a concrete slab - the location mark was on the edge of the slab. The total charge was $400, a $250 charge call out fee plus 2 hours at $75/hour. It is often an emergency when in need of a service like this and usually one has little option but to accept the charges. A call out fee of $250 is excessive to say the least. read more

Awesome service !! Joseph quickly found my leak that was initially caused by a tree company 10 months ago when they damaged my main line and repaired it but not up to code. He saved me from a $5000 complete line replacement which is what I was told I would need !!!! Thank you Joseph !! read more

I am planning to build an extensive garden which would require a good amount of digging. Keith came out to my property (a ways outside of town) this morning to locate power lines and water lines surrounding the water pump to my well. He was on time, incredibly knowledgeable and even gave me some great tips on how to keep rabbits and other unwanted critters out of my garden area. He quoted and charged a very fair price (lower than anyone else I had spoken to). I would recommend Keith to anyone who needs to map water/power lines. A pleasure to work with! read more

The Leak Detectives - Plumbing Near Me

Keith was fantastic. He showed up on time, had a great attitude and quickly went to work after hearing and understanding the situation. In our case, we had a leak in the main water line between the street and our house. Keith was able to accurately locate the leak and was even able to tell me that the pipe was roughly 4 feet down. He could have stopped there, but he performed another test to confirm that he had truly found the leak. He was even able to tell me which way the water was spraying. He was right on all counts and was polite and professional the entire time. Even when my 2 yr old was running around the backyard with no pants (we are potty training). I ended up fixing the problem myself and Keith shared some solid advice on how he would address the issue. Great experience and I would recommend him to anyone who needs to find a leak. read more

Joseph at The Leak Detectives is AWESOME. I called after getting a water leak notice from the city. He was able to solve my problem over the phone and didn't charge me a cent. I bought a house with a sprinkler system with 4 zones already installed. When two zones of the system started to lose pressure I started looking for the valves to fix the problem. I couldn't find those valves because they had been overgrown or buried over the years. After many hours of searching I called the leak detectives. Keith came out the next morning before I went to work and in less than an hour he had found both valves, one under several inches of grass and one under several inches of dirt at the base of a tree. I don't beleive I would have ever found them without Keith's help. His work saved me the money it would have cost to rebuild my system. Ron L. 09/05/2012 read more

I called Keith to find a main line water leak under the slab at a commercial car wash I manage in Vancouver. He was able to meet me within an hour even though he was sick and it was a holiday week. He was able to find and locate exactly the source of the leak. He explained his process along the way and guaranteed his work. He quoted and charged a fair price and there were no hidden costs. I would recommend Keith to anyone who needs to find a water leak at their commercial or residential property. read more

Keith is a very understanding and helpful person. I bought a new home last year in Vancouver. A week ago I noticed a large puddle of water next to my house. I did not see where it was coming from so I called Keith because of his reviews on yelp. As he was on his way for our appointment I noticed where the leak was coming from, he came and confirmed that it was most likely where the leak was and did not charge me for the trip or his professional opinion! (Some people still know how to treat customers or even potential customers) Very positive interaction with Keith, if ever I need to know where a leak is coming from he is first on my list of who to call. Thank you! read more

Echoing other positive reviews regarding the professional and personable qualities of Keith is easy to do. I'll add thorough, thoughtful, and considerate to his qualities. Yesterday the city stopped by to read my meter and let know I have a leak. I did the basics and determined the leak was in my main line but I wasn't sure where. I left a message for The Leak Detectives and was hoping for a call back in the morning but to my surprise Joseph called me right away and scheduled for the following day, early afternoon. He was right on time and the service surpassed my expectations. He did a thorough job and was extremely knowledgeable, giving great advice for next steps. Even recommended a few plumbers to contact. This is a GREAT local business. Keith at The Leak Detective went OUT OF HIS WAY to help me with an issue I was having that was outside of the scope of what he normally does. The Leak Detectives came they looked they recommended! These folks are very good at what they do and I need mention Honest. Our newest home [not new] Built in 1973 has a sprinkler system which we didn't really know even existed until after we moved in? A large pond started to form on the lawn and we were told by another landscaper that it was a broken underground pipe and they would be more than happy to fix it for a fee of course? We decided to call in the leak detectives first and see what we were dealing with? As it turned out it was only a couple of faulty sprinkler heads and some of the ones that did work were set to excess or covered by overgrowth grass which caused water to back up? So no underground broken pipes to dig up and replace? These folks are worth the fee to save money on knowing not to order work that is not needed? 5 stars of course*****! Keith is a very nice guy and knowledgeable however he had a hard time finding my sprinkler valve the first time.
