I can't even begin to express how AMAZING Yael was to work with. My family and I go to Puerto Vallarta every year and this year our AIRBNB Cancelled on us, less than 48 hours before our arrival. AIRBNB was NO help and Yael came to the rescue. She got us in a place that suited our families needs, for the exact times that our Airbnb was originally booked for. I was in touch with her all hours of the day. She was reposeful, caring and extremely understanding of our situation, and went out of her way to help us find a new place to stay. Echoing what other folks said here - I expressed interest in a property via Zillow and Daniella Chotzen reached out encouraging I call them to schedule a viewing. When I called, they answered 'hello?' 'who's calling?' and proceeded to ask intrusive and irrelevant questions eg. 'what's your budget', 'where are you living now?'. Money hungry. So much stuff in their lease is unenforceable like trying to charge your late payments after three days. Taking a deposit not letting you move until the entire deposit is paid yet they don't inspect the unit for cleanliness or damage at all and they don't need your checklist which is also illegal and essentially make some forfeit the entire deposit. If you're gonna rent for them because they're the only people who will approve you, DONT SIGN THE LEASE UNTIL YOU INSPWCT THE UNIT AGAIN. Be sure it is MOVE IN READY They don't clean their units after tenants leave and I bet you anything to keep their entire deposit. The place I moved into is freaking disgusting and theyre seriously trying to tell me that somebody did come clean it two weeks ago. When someone is very pushy to get you to sign a lease, there's a reason why. The guy who answers your phone Adam is I straight up liar. DO NOT RENT or BUY from Landmark. I rented a house from Landmark from 2009-2013. The worst property management co. ever. Today I looked at Zillow out of curiosity to see what that horrible little house was valued at and LO and BEHOLD, the photographs on Zillow are from when I lived there and the photos show all my personal belongings, photos and artwork. Someone was in my house photographing while I was not home. I never gave permission and I AM UPSET! I've contacted Landmark three times now to have the photos removed. Each time, I get disconnected a few times and after calling back, I'm told to contact Zillow. It is up to the property owner to post and remove photos. Do not associate with this group! Daniella is the most ineffective communicator I've ever dealt with in my renting experiences. Of you're feeling brave and proceed with renting from them, do not communicate with her unless it is written and saved as what she guarantees in person will absolutely not be upheld in any formal documentation she provides later. Don't answer her calls (even if she insists on calling you multiple times in a row). We lived in a unit for 9 months and experienced ants, broken heat, broken microwave, broken garbage disposal, broken fridge (which took 3 weeks to remove the old fridge and replace ; the unit smelled horrible!). Upon our move out, they deducted from our deposit to accommodate complaints against the unit filed by the new tenant AFTER they had moved in and Daniella could not provide proof that a move out inspection had happened prior to the new tenant moved in. Stay away, for the price they ask for their units you're better off renting literally anywhere else. read more

I have been renting a house in Lake Washington Blvd from the Land Mark Group since July 2011. I got the house with completely dirty floor, uncleaned refrigerator, and broken stove (which they refused to fix) They have been increasing the rent for 150 to 200 dollars yearly. In last May, they gave me an offer which I singed and mailed back. In June, the property manager called me that they want to deliver a new refrigerator to the house. That was very surprising for me, as they had been refusing to fix anything broken in the house in last 3 years. They delivered the refrigerator in my absence. When I got home, I was shocked to see there was an old, damaged, dirty, molded refrigerator in place on the old one. (I will post the pictures). The next day, I asked them to remove that immediately and return the old one. They refused to do that until I told them I would get a legal action otherwise. When the mover came to take the dirty refrigerator, he told me that the property manager (He gave me the name) had bought a new one from Lowe's and paid the mover to dump the old one in my house. The next day, they sent me a 20-day eviction notice, in a very clear retaliation act, although we had come to an agreement one month prior to that. When I told them the eviction notice was illegal, they have been using all abusive and humiliating ways against me. Finally, I decided to take them to the court. The Land Mark Group is run by a family who do not have any single clue to professionalism of the real estate business. They easily lie, threat, retaliate, and abuse the tenants. The main concern is that the Property Mangers in the Land Mark Group do not seem to understand what they are doing. In this case, for example, their action will turn against them, but it seems that they don't have enough wisdom to realize that. When they make a mistake, they try to compensate with even worse actions. If one decides to work with the Land Mark Group, I strongly suggest the followings: 1- Ask them to send you an email for any communication. As they will easily change their words when it comes the time of action. 2. Always document the time and date that you ask them to fix the things in the house and make a copy for yourself. They tend to deny the receipt of requests. 3- Be very clear to them that they do not break into to your house. I have had at least 3 occasion that their handy man entered my house without prior notification. 4- Always have somebody or a lawyer review their contract before signing. They are good in making small tricks in the contract which could be used against you in future. read more

These people. Oh my god. I wouldn't go so far as to call them slumlords, but they are pretty terrible landlords. Cheap! I moved out last summer, and am finally ready to leave a review. Major issues: The house I used to lease from them was broken into, and the door frame was broken from being kicked in. They sent this guy, very nice, but completely incompetent, to repair the door frame and put the original (super thin crap wood) door back in place. The new frame is offensive in its flimsiness. I COULD HAVE DONE A BETTER JOB, and my construction experience consists of putting together Ikea furniture. There was a hole in our solid sewer pipe in the garage for months, which dripped, and they wouldn't fix it for a long time. They finally did with many complaints. The heater is ancient, and it died twice one winter. No heater fixing people knew how to work on it, and the landlord's fix was to bring over 3 space heaters after we didn't have heat for around 5 days. No reduction on the rent. No "Sorry it's 30 degrees out and you don't have heat in your extremely drafty house." One of my house mates eventually took the heater control apparatus apart, cleaned it, and then it worked. Then they wanted us to return the space heaters to their office for them instead of picking them up. It's like crashing into a car and expecting the victim to pay to fix both vehicles. Only much less dramatic. The sewer line flooded out the basement and the entire line out to the street had to be replaced. This issue had been around for 10 years, and they knew it, but ignored until half the basement was covered in gray toilet water with lots of toilet paper and they had no choice but to replace it. There are vermin in the rafters/eaves that have just been ignored. You can hear rats having sex in the early spring. It's gross and oddly disturbing. They sent a notice stating since they once saw our back door open, if there were any issues with rodents, we were responsible. Never mind that the rats had been there since I moved in originally, and were not in the house itself, only the attic and eaves. I also just heard from an old roommate that the rent was raised $400 last year, and another $200 just now. Do yourself a solid and avoid renting from these people. Or at least not an old, drafty house with no insulation, ancient appliances, and rats. (To be fair, they could have been squirrels.) read more

They don't even deserve one star. Yelp, please make zero stars a possibility! Terrible people working there. Deceitful, lazy, hard to deal with, argumentative, and money-grubbing. It took months to get basic repairs done, and hours of phone conversations and legal threats in order to get them to follow through. And when they did finally "finish" the job, they didn't do a good job, left tools and materials laying around and tried to charge us for the work. TERRIBLE company, over charges rent and rents out apartments that aren't up to code (it took a few months for them to fix a malfunctioning electrical outlet RIGHT NEXT TO THE SINK). Ruthie is the worst offender, very argumentative and patronizing. She will swindle you out of everything she can. After our unit was broken into, they offered to put in a security system, which turned out to be some terrible third-world knock-off brand that never worked right, and they took half of the cost out of our deposit without giving us another option or any say in what system was installed. "Well it's already installed and you have to pay for part of it." Baloney! If you have any ability, DO NOT RENT FROM THESE SCOUNDRELS. They will overcharge you, rip you off your deposit, and tell you its your fault. What a bunch of idiots, I don't know how they are still in business. read more

I've let some time pass before deciding to post this review, but after *almost* becoming a victim of the Landmark myself, I felt the responsibility to let others know of my experience. I first saw a listing for a one bedroom stand-alone in the Central District on Zillow. It looked great, and was in just the location I wanted. From the time the listing was made until I actually saw the unit was about two weeks. I first called and left a message with Ruthie about it and was called back shortly about the possibility of seeing it that weekend. Well, I didn't get further notice so again I called Ruthie and she pushed it yet another week. I felt like up to this point I was doing all of the leg work when it should be the other way around. Finally, I was able to see the unit. Another person opened up the unit for us to see (there were two other people there that were scheduled at the same time). The man was really nice and said that was the first showing they had.. almost three weeks after the posting. The others must have found it on Craigslist and said the address (or map) given was totally wrong. I also asked them if they had trouble with contacting Ruthie, and they both did. When calling, it is near impossible to hear her; as if she is speaking through a pillow. The fact she didn't even show up personally for the showing seemed a bit odd. Nevertheless, I decided to go ahead to the office and talk about more details. At the office, nobody was at the front desk. I rang the service bell several times and nobody came to greet me. I finally called Ruthie and she came out a couple minutes later and invited me into a room to talk. Like another Yelper said, she seemed to dive into questions about how much I made, if my credit was good, and if I was sure I could afford it. She claimed that since I'm a freelancer, income is hard to prove and thus I would have to pay in quarterly payments instead of monthly. I've *never* heard of this before. They also seemed to shy away from the fact they were automatically adding on a storage space fee (though I did not need one) and a claim that I could get a parking space as well, but they never showed me exactly where this space was.. other units in the area seemed to already have their own personal spaces, I can only imagine where it was located. During this whole process, Ruthie never seemed very friendly. Little did she smile, and almost acted as if I were a burden on her day and she just wanted to get it all taken care of asap and get rid of me. The money issues seemed to make the place stink of desperation. They seemed to want to get everything taken care of very quickly, which is great if there's a place that you want and would enjoy living in, but in this case it seemed like a means to get as much as they could from me at once. About the unit, the inside seemed nice. There was someone still occupying the unit, but I could see how it would be a good place. The outside is something I quickly noticed was a stark contrast to the adjacent units, which I highly doubt were owned by Landmark. The unit had wood shingles and paneling that seemed in disrepair, along with some of the overgrowing vegetation around it. The nearby unit was very clean and seemed kept up and freshly painted. I did go through with an application process and regret not checking Yelp prior to this, as I often will do my homework. In hindsight I realize that the company name wasn't listed anywhere on the original listings so I probably wouldn't have thought to anyway. After walking back to my car I checked Yelp and my guts pretty much hit the ground. I couldn't believe what a horrible rating they had, yet it made total sense based on my strange experience. The very next day Ruthie called me up (the first time her voice actually came in clear) and said I had been approved and could move in at the end of the month. I told her I had changed my mind, and when she asked why I told her about the reviews and my experience. She claimed the Yelp reviews were wrong and that I should talk to some of her long time tenants. I knew this would be and endless ping-pong match so I politely told her I simply changed my mind. Her response to me was "Good luck" It seems like such awful business practice. I am so thankful I didn't rent from here because it really had sketch written all over it. Hopefully potential renters will read up on Landmark and think about things carefully before signing a lease. read more

There should really be a 0 star. This company is awful to deal with. I haven't even rented a property from them yet. I am just looking for a rental and contacted them through an online advertisement. The person who answered my phone, Daniella, was both argumentative and lazy. She did a rude and invasive "screening" with me the first time I called. She asked what I did for living (which is strange thing to ask before filling out a rental application) and when i proceeded to ask about a specific apartment I saw on craigslist she asked me "if i was sure, I could afford the apartment?" she doesn't even know my income, but apparently my voice just exuded poverty to her. In addition I asked her to email me information to follow up on our conversation, but then she said " actually why don't you just email me instead, it is easier that way." Apparently emailing is too difficulty for this incompetent management company. read more

Yael was a great resource while finding my first home. She was professional, always made time when I needed to see a house or get feedback, and her strategy to win the deal was what got us the house. What I appreciated most was that she looked out for my best interests - she wanted me to get the right house, and made sure we kept our bidding at the right levels. In the end I found a perfect small house and thanks to her we won the deal in a very competitive environment. She also has good contacts, with her pre-inspectors really helping me understand potential issues (we skipped bidding on one house in part due to the amount of issues found, for instance). I know 2 other people who used Yael as their realtor and both have had similarly excellent experiences. I'll be recommending her to others that need a good realtor, and know she'll help them as much as she did me. read more

Pacific Northwest born and bred, retiring to Florida was never on our "Bucket List." But when our only son and his wife settled in South Florida and started a family, the proverbial die was cast. Only the desire to be close to our grandkids would have motivated us to leave our Seward Park home of nearly 25 years. Referred by many trusted friends and neighbors, Yael and the Landmark Group were our first and only call. Yael was endlessly patient and held our hands throughout the entire process which -- when one factors in all the time it took to sort through, give away, haul away, or pack away decades of accumulated possessions, make all urgent repairs / upgrades, deep clean the space, landscape the yard, stage the house, photograph it, market / list the property, show it to potential buyers, negotiate the sale, manage the signing of documents (not to mention the closing) -- took more than 6 months. For a considerable part of that time, Yael and the crew at the Landmark Group were the "Go-To Guys" overseeing every aspect of the operation because we had already relocated to Florida. In our case, we found letting go of the home we loved and moving away from our extended family and friends to be a very emotional experience. We were fortunate to have someone as compassionate and caring as Yael in our corner. We needed a realtor we could count on when we were feeling overwhelmed (which was pretty much constantly). We recommend Yael and the Landmark Group highly and unreservedly. When it comes to Seward Park and the adjoining neighborhoods -- whether one is buying or selling -- no one who knows the area better (Yael not only grew up there, she still resides there with her family). read more

The Good: The property (The Atrium) was amazing. It's a wonderfully designed apartment in the Mt Baker Neighborhood with 360-rooftop views of Seattle, the Olympics, Mt Rainier, Bellevue, the Cascades, and Mt Baker. Landmark was very responsive and flexible when we first looked at the apartment and negotiated move-in dates. Very dog friendly. The Not So Nice: We broke our lease due to a new job move 1,700 miles away. We helped Landmark find new, responsible tenants who took over our lease right away. We also left the apartment in pretty good shape; really, our pet deposit should have covered everything. What Landmark failed to be transparent or upfront about during our move-out negotiations was a $1,500 fee for breaking our lease. It was exorbitant and done in a sneaky way that made me feel icky. Advice for others: Enjoy the property because it's stellar! Moving in will be a breeze, but don't be surprised if you get hosed when you move out or negotiate in good faith. read more

Repair calls where quickly responded too and resolved within short/reasonable amount of time. I do not recommend renting from this property management group. We recently worked with them on a short-term rental and it was the worst, most disingenuous and unprofessional experience of my life. And, from what I heard from other longer-term tenants this was par for the course. The unit was filthy and poorly maintained when we arrived and they never showed up to clean despite multiple requests. Plus, the company nickels and dimes you for everything, and they are incredibly rude and unreliable if you ever need to work with them on issues with the units. I am glad our experience was only short term because I can't imagine working with them on a long-term basis. Save yourself infinite amounts of frustration and find another landlord. read more

Most unprofessional "property management" group I have ever dealt with. This is specific to AirBnb properties that they manage, but still thought it would be good to share. I rented out a short term place for them through AirBnb for my mother while she visited for a weekend. For starters, the place was listed at one price but they added on $100 "cleaning fee", which was obviously excessive for a small condo but the place seemed nice so I booked it anyways. Made it very clear my mother would be staying there upon booking and they approved the dates. A week later I get a call from Daniella that the property was unavailable for those dates and that I would need to find another place for my mother. When I asked why she said they had a longer term tenant they wanted for the space and they shouldn't have booked me there, so I should cancel and look for another spot for my mother. I was disappointed but I tried to help them out and decided to go ahead and book another place for her before canceling. Found a new spot in Seattle and booked it immediately. Once I attempted to cancel my reservation with Daniella and followed the prompts on AirBnb, it explicitly says that I should not cancel because of my host and that they should be the one doing the cancelling. I told her that, and she got argumentative on the phone then backtracked and said she only would cancel the reservation if I was the one to do the canceling...she wouldn't do it because it gives her a bad review on her end. She promised she would pay me herself after I canceled. I said no, that I would rather follow the rules on the website and that I don't want to trust her to pay me with that much money. She proceeded to call me and message me multiple times trying to get me to cancel on my end and insisted that she would pay me rather than having her cancel it. After a few hours of not responding, she then tried (in a last-ditch effort) to void the agreement by saying that having my mother stay at the property was a violation of terms and conditions because "I booked it but I wouldn't be the one staying at the property", even though I was very clear upfront that my mother would be staying at this property. Ended up getting a full refund from Airbnb going through the proper channels. Completely and unbelievably unprofessional. read more

By far the worst landlords ive ever dealt with. The Berkley apartments are a JOKE. They refused to clean the place before we moved in. Everything was completely filthy when we moved in. When we wanted to repaint, they refused to pay for all the supplies and left us with the bill. Our sink has been leaking since the day we moved in and yet they dont want to come out and fix it. If you send them an email, never expect a reply. Ruthie, shes a slumlord. Sad i know. Dont move into these apartments. read more

They always handled maintenance requests on time, and when we needed to move out unexpectedly, they were very flexible and understanding of our needs. They posted a wonderful advertisement that showcased the apartment very well, highlighting all of the things which made it so great! They found a new tenant and made the transition easy. I was a tenant of a Landmark Group property in Greenlake for 2+ years and had the best experience I could have possibly had with them as property managers. Yelp ends up being a place for frustrated tenants to vent, but my duplex rental was comfortable, updated (the property manager and landlord immediately replaced a leaky toilet when we put in the work order) and Loren was extremely kind and responsive to our needs. My previous property manager/landlord before living at the Landmark Group property, namely the Roanoke Group, was an absolute nightmare (we ended up taking them to small claims court and winning our case). So by comparison, the Landmark Group was a most welcome change! Professional, communicative and easy to work with! I loved my time living there. read more

Based on the conversation I just had I will not be doing business with her, and would encourage others to avoid the Landmark Group as a whole. She was not only condescending and abrasive, but also intrusive and explicitly rude. I called to inquire about an apartment and she refused to set up a time, and asked me questions that were completely illegal for a landlord to ask. We rented from them for a year, and I highly recommend that you don't. I have lived in many different apts and have yet to rent from a management company that is so sketchy about their utility costs. They would occasionally send us emails telling us we owed them hundreds of dollars. Then, when we asked for accounting records and did the math, it showed we didn't owe them any money (or that we owed them a negligible amount). They've either knowingly taken advantage of other tenants who don't do the math, or their accounting department is woefully incompetent! The guy who does maintenance work is nice, but the management itself is terrible to deal with. My fiance and I dreaded calling them about unfair costs, as they are argumentative, rude, and irrational. We rated to write this review until we moved out, as we were concerned that they would reduce our deposit refund! Seriously sketchy on so many fronts, and other tenants said the same thing. I signed up for yelp strictly to warn others about this company. I have to agree with everyone else, Ruthy is unprofessional and combative, and just a general nightmare to deal with. Besides Ruthy, in general any contact we had with them, was unfriendly and cold. Fortunately we are free of that place! My partner moved in two years ago, to a not clean duplex. It wasn't dirty, just obvious that it was not deep cleaned after the last tenant. I moved in a year after. I can say in all of my years in renting I have never had such a frustrating experience, in submitting maintenance requests. The first one submitted was for the "on-site: laundry. which consisted of one washer, one dryer, no big deal, until finding out that the dryer did not dry, only left dark streaks on our clothes. We were told that after after they were able to wash a total of 5 t-shirts there was no issue. Every other time we put in a service order for this or that, we would get a 20 minute warning that the maintenance man was on his way. Never a scheduled time, just when it was convenient for them. Working from home, made this very irritating as we would have to arrange our schedules on a short notice. even when things were fixed they were fixed in the cheapest way possible, more like a band-aid rather than an actual fix. Upon move out, we cleaned to the level of what my partner moved into. My partner then received a call from Ruthie where she made unprofessional, and insulting remarks, then proceeded to advise that she spent 5 hours to clean a 30sqft. bathroom and that would be reflected in our deposit. This honestly just feels like a ploy to get more of our deposit, and unfortunately we do not have the emotional capacity to fight them on it, we are JUST GLAD TO BE DONE. I, unfortunately, did not have the pleasure of actually renting from The Landmark Group, as the rental agreement never came to fruition. As a dog-owner, it's difficult to find a nice apartment that not only accommodates dogs (even perfectly well-trained ones), but also meets what I am looking for as a renter. So I was delighted to find a very nice place through Landmark Group that was dog-friendly, with dogs being accepted on a case-by-case basis. Everything went swimmingly during the walk-through. During the application process, however, things started to go awry. I met with Landmark Group staff, who hurried the paperwork along and demanded a large amount of money immediately in order to secure the property. Even though these requests were a bit stressful and felt rushed, I complied, all in the name of securing a good (but not perfect) apartment. The fact that I own a dog did not seem to be an issue so long as I paid a pet deposit. After this initial meeting, plans were made to meet again to finalize and sign the rental agreement. The morning of this final meeting, I received a call from the same staff member stating that the owner had reservations about having a dog, and needed more information. After giving some additional information as well as all of the information that was already given, our phone call got abruptly cut off and I heard from no one for 20 minutes. The conversation ended with me under the impression that a pet agreement would need to be signed in order to put everyone at ease, so everything seemed fine. Then the silence came. I heard nothing back except for a phone call saying the meeting (which was due to start in 45 minutes) needed to be postponed. After waiting about three or more hours, I called back and was told that they needed to call me back in 15-20 minutes. After another hour, I called again, still promised to be called back. When I was finally called back, I was informed that they could not accept pets. So, in conclusion, they lied to me. After all of the hoops that I jumped through on short-notice, the deal was off. If you haven't read anything up to this point, know that I was lied to, rushed through the whole process, felt like I was not heard when I asked questions or made requests about the rental agreement, and generally was uncomfortable with the whole process from the minute I met with staff. This is all very unfortunate because it was a good apartment that would not have been ruined by my dog, and would probably have been improved from its current state as I'm a responsible renter. Please keep this and the other reviews in mind when considering their properties, as I read all of the previous reviews and ignored them, thinking they were anomalies. read more

I have only wonderfully positive things to say about Yael and Uri Chotzen of the Landmark Group. They were our agents hired to sell our family home of 35 years. From the moment we met them, they put our minds at ease helping us in a calm, professional manner. They helped us prepare our home for the sale by recommending not only what needed to be done, but helped us in hiring the right people for the job. They came up with a fair sale price by reviewing with us the similar homes in our neighborhood. They marketed our home by creating a beautiful brochure to give out to prospective buyers (so beautiful that I framed it to keep!). Incredible photos were placed on our website taken inside and out including photos taken by a drone from above! Virtual tours were available so those interested could really walk through our home without even stepping into it! We were amazed! Within five days we had numerous offers on our home and in the end, it sold for several hundred thousand dollars above asking price - largely due to their expertise in negotiations and overall wonderful way of dealing with the buyers' agents . I just moved into one of their recently renovated properties. I was truly surprised how quickly I was contacted to see the apartment and how fast they processed my application.
