We first met Alex at a an open house that the LAM Team was showing. We were very early in our buying process and not super serious yet, but Alex took us seriously, was friendly, and offered a lot of advice. We left that open house with a gut feeling that we wanted to work with the LAM Team. After interviewing a couple realtors, including the LAMs, our gut instinct was solidified. Our process was quick with the LAM Team, we knew the neighborhood we wanted, we had a budget, and Alex was on top of sending us new listings. When we saw a "coming soon" sign posted in the exact neighborhood we wanted to be in, Alex reached out to the seller and began to form a relationship with them. I'd be remiss if I didn't also share that the other half of the LAM team, Kristle, was also a huge support. We were looking for a home in the peninsula and were referred to Alex's team by our sellers. Alex and Kristle are so personable and kind. Over the course of 2-3 months our goals and our expectations and our budget evolved, and Alex's team was there supporting us every step of the way. Alex's team also continued sending us emails and working late into the night even while they were out of town due to the time sensitive nature of our deals. They also gave us sound advice and I never felt pressured to buy a home until it was just right. In fact there was a home that we were going to close on, but Alex cast some uncertainty about some of our renovation plans which had us cancel last minute. Alex is simply one of the most stand-up and fundamentally decent people I have had the opportunity to work with, and I'd strongly recommend you contact him if you are considering buying / selling in the Bay Area. I was referred to him by a mutual friend (and a former client of his), and he ended up representing me on the sale of my peninsula condo in 2019. This is the first time I have ever sold a property, and there were some additional logistics on my end that required stretching the process out to maybe 10 months in total. Alex was exceptional throughout this entire, almost year-long process. During that time, he continuously tracked market conditions, suggested the necessary improvements to prep my condo for sale, leveraged his network to provide contacts on financial advisors, contractors, and everything in-between, and at times oversaw chunks of the remodel work and communicated with the general contractor on my behalf. I was introduced to Alexander through a friend. After our initial phone call I had a very good impression from him and he seemed professional. He asked me what I was looking for and told me that he will be in contact with me and send me a few properties to look at and rate them. Unfortunately I have never heard back from him. He put my email in his mailing list and I keep receiving his newsletter but there was never any follow up as it was promised. From my experience, I would not recommend him as a realtor. This is a long, overdue review. Alex was amazing to work with. He made the whole process as simple and painless as possible, which was crucial for us as first time home buyers. He always went out of his way to accommodate our needs and busy schedules, even keeping an eye on our infant son as we walked through homes during evening showings. Alex was the listing agent for my husband's and my Downtown San Mateo apartment. He was incredibly responsive throughout the process, and he has remained so in the months since we moved in. If i had to summarize the traits we looked for in a buyer's agent, i would say thoughtful, knowledgeable, meticulous, and attentive without being pushy. Alex exceeded our expectations in every single one of these categories. Let me start off by saying I'm a complete real estate nerd. First, I'm a Bay Area native, whose family weekend pass time was visiting open houses. Even when we weren't on the market for a house, visiting open houses to gather design inspiration and understand comps was perceived as fun family bonding time. Second, part of my career was assisting a real estate area in the SF area. Third, I thoroughly enjoy assisting family and friends with property management. Last but not least, I purchased a place of my own in the Peninsula in 2014. Needless to say, I would categorize myself as an inquisitive and curious buyer that's knowledgeable about the area I grew up in and lived in for the last 30 years. All aspects of real estate fascinate me but because I have been surrounded by it my whole life, I think my family and I know a bit more than your average buyer. That being said, when it came to buying the first house my husband and I would own together, where we would build our family, Alex took GREAT care to ensure we were clearly guided through every step of the way. This started from the search process, through the especially complex negotiation, the rent back period, the close and even move-in! THE SEARCH: We weren't just sent generic listings from a listserv. As someone who obsessively monitors the market, it's kind of a pet peeve of mine when someone just runs a general search and plugs in generic parameters in the hope that while bombarding you with search results, something "will eventually stick". He took time to carefully curate only the properties he felt we might be interested in and detailed why each property he felt hit some of our "must haves". Some of these listings he had insight to even BEFORE they hit the MLS! WHEN WE FOUND THE ONE: Admittedly, because our family is so real estate obsessed and to be fair, the house we ended up falling in love with was outside of our initial intended price range, my family found "the one" for us. Alex wasted no time to put together an offer for us. He was very forthcoming with the flaws and potential concerns he had about the house. He didn't try to downplay or push anything that might have been worry some for us. He wanted us to go into contract with eyes wide open about potential problems. COMMUNICATION: He made himself so incredibly available for us. My husband and I were astonished with how Alex would be up all hours of the day every single day to quickly text/call/email back to either answer our questions or gather the right answers we were looking for. 90% of messages were answered within a 15 minute window. He was extremely responsive and thorough with his responses. TIMING: He provided clear timelines for us and was incredibly polite while reminding us of upcoming deadlines. He always kept track of the dozens of forms we needed to complete and when they needed to be submitted. Though my family was in Asia for a month during the negotiation, he was still able to help us close on time! NEGOTIATION: The sellers were really attached to the house since they had purchased the house as newly weds, they raised 3 children in the home and all 3 children had moved out and have kids of their own as well. A large majority of the home had beautiful custom cabinetry that the husband had all handmade himself. For all of these reasons, it made it extremely difficult for the sellers to let the house go for anything less than asking price! Ultimately after 4-5 counters back and forth, we got the house for $169,000 under asking :) It goes unsaid that Alex's strategy with negotiation played a big factor in why we were able to close on the house. GOING ABOVE AND BEYOND: Alex has truly become a friend to us. He knew we threw down everything we had into this house and to even get the house was a stretch for us. He identified a neighbor that was giving away a couch for free. He took pictures, asked us with we were interested in it, picked it up, AND delivered it to our house in two trips. Words can't describe how thoughtful he was and what a pleasure it was to work with him. Both my husband and I would recommend Alex to anyone with 100% percent confidence. Right off the bat, we could tell he was a go-getter with great work ethic and a drive you felt lucky to have work for you. Alex was always very accessible. Normally, I dont write these sorts of things but I am tired of the lack of quality of customer service, pretense of integrity and lack of responsiblity. I was contacted by Alex as a buyer was interested in seeing my house that had been on the market. He told me that buyers wanted to see my home which entailed requsting to have me current renters accomodate this. As such my tennents have now given notice to move out. He said this is good news probobly hoping that he could become my agent. Alex tried several times to work at becoming my agent since I was contacted by him. When I have told him that I am not interested in using him he directed the buyers elsewhere. He has insulted me and attempted to manipulate me into using him as my agent. Because I would prefer to represent myself or use a real estate attourney to protect myself he directed the buyers elsewhere. What a shame for them as they really wanted this house and I am sure that we would have worked something out. He threatned to turn a friend of mine who works for a reputable real estate company in, insulted me and asked me to make my home available to show during the pendemic then went on a trip to tahoe over the weekend. Who knows what he told the buyers. Would not recommend using him. It seems the people who protest to have the most integrity seem to be the ones who are lacking in the end. Copy of his email to me. Someone who blames others and takes no responsiblity read this for yourself. Just a heads up if you want to work with someone with no customer service skills unless he is making money off of both sides of the deal. Puts a bad name to realtors. He had the buyers send an offer that was very low and thought because I was not represented I would accept this offer. He mentions before that it was trouble to show the house. He contacted me I did not have teh house on the market, I have renters who needed to accomodate the showing of the house for this past Saturday and he cancelled and went to tahoe. Talk about irresponsible and insconsiderate. I have this in the form of email as well. Addressed to me from Alex. Note the lack of responsibliltly and blame and no that you could find yourself in this position. I am so sorry that you actually feel this way. I have no intentions to use you for any reason. I do not want to shift any blame anywhere but I almost lost these buyers because of the offer I sent to my friend name redacted. My buyers may have felt I had no control of the situation. There was never any clear direction when speaking with you or my freind . I sent an offer over and blank did not respond to me. I had to call her to follow up. I understand that the offer may have been lower than your expectations and I asked blank to submit a counter but she said you wouldn't. That's when I had an idea that she was not officially representing you. I personally was uneasy about the situation and was considering calling blank broker but I decided not to. I had considered it as a lost deal. Then you contacted me and asked me about my buyers. Scheduling a showing was trouble, getting inspection reports was difficult and the disclosures are not complete. Again, I'm sorry you feel this way but there was so many red flags with this process that would raise concerns for any realtors. Please note, our job is to facilitate the process but to also make sure our clients are well informed to make their own decisions.
