Julie Flouty is an amazing real estate agent and I recommend her without hesitation. With her help, we went from just starting our search to closing on an amazing home in just six weeks! Julie demonstrated several outstanding strengths during our time working with her: #1 - In-depth knowledge of the market. Julie was very on top of the housing market in San Mateo County, constructing and updating a portfolio of homes for us to look at as she learned our taste and needs. She was able to provide knowledge of homes that would be listed soon, and was able to steer us towards desirable neighborhoods and away from houses that would have problems. Julie's knowledge granted us an information advantage, and helped to ensure that we were able to find and quickly close on the house that we desired. #2 - Connections to Agents, Brokers, and other useful contacts. Julie is well connected throughout San Mateo County, and through her network was able to get us access to tour houses outside of the normal open house hours. She also has a collection of some of the best mortgage brokers in the area, and we were able to swiftly close on our home without any issue at all. Finally, she has a strong network of skilled contractors, which has been immediately helpful as we seek to make repairs and upgrades to the house. I'm a very busy person, and dreaded having to discover all of this myself. Having Julie's connections has saved me time and money where they have mattered the most. #3 - Care for us as buyers and people. Julie showed tremendous care for us as buyers and people, seeking to understanding our hopes and dreams in order to land us in a home we would love. I came to trust her throughout the process, and knew that she always had our best interests at heart. To give a specific example- it had been 15 years since I last negotiated a house purchase and I was unsure of how to think through the strategy of making offers. Julie guided us through the purchasing process and gave us sound advice while we were negotiating, allowing us to successfully close on the deal in the face of other buyers. Without Julie, I don't think we'd have landed the house! I wholeheartedly recommend Julie Flouty as a real estate agent, and would work with her again in a heartbeat. Her knowledge, connections, and care exceed the other agents I've worked with in the past, and directly resulted in us purchasing a home that we simply love. Thank you so much, Julie! read more

Julie was instrumental in supporting me with the successful purchase of my new home. Her extensive local network, industry experience and practical guidance made the process so easy and she went above and beyond to understand what I needed and plug that before I had even asked the questions! She was available, communicative and all round just really easy to work with. We managed to go from viewing the property to closing in under 30 days and she made it look so easy. We had the pleasure of working with Julie over the past year while buying our home, and the experience has been nothing short of exceptional. Throughout the process, Julie became not just our realtor, but a trusted partner. What stands out most is her deep knowledge of the Peninsula, especially Foster City. Her understanding of local nuances such as aviation noise patterns to foundation considerations were invaluable in helping us make informed decisions. Julie is also incredibly patient and never pushy. She takes the time to walk you through every pro and con of a property and ensures it truly aligns with your needs before moving forward. Above all, Julie is highly responsive and approachable, always just a call or message away. That level of accessibility made the whole home buying process so much less stressful for me. If Yelp would let me give six stars I would. We hired Julie to sell a property for us and she was absolutely amazing. She was instrumental in getting the property prepped and staged for us, and had painters, landscapers, and stagers ready to go who did quality work at reasonable rates. The house looked amazing by the time it was listed and she did a tremendous job getting us a really good sale price. We would use her again in a heartbeat and I can't recommend her enough!! read more

Julie was extremely patient with us --- we first approached her 3 years ago, but we could not find something that could fit in our budget. Throughout these time, whenever we saw a property we wanted to view, she was quick to respond and could fit into our schedule on short notice. She would analyze the property critically and give us good advice on the overall market conditions. Julie was also on good terms with many other agents, which made it easy for us to ask quick questions and get responses promptly. We finally closed on a property and Julie was really helpful throughout the whole process. Thank you, Julie! read more

Julie is a nice person and a great agent. She helped us find our new home, guide us gently in making prudent choices, helping us set the offer price such that we have a competitive offer but not over-bid. She made sure she was easily reachable by phone/text and her response turnaround times were great. She guided us not only in the process leading up towards buying the home but also after the closing as well. She helped us navigate issues on the sellers side and helped us close the deal in a timeline that worked for us. I want to add that she always made sure that we were not pressurized and that we considered all factors before making our decision. She helped dig out information about the properties we were considering to lay out all the facts on the table before making the right choice. I highly recommend Julie! read more

My wife and I had the pleasure of working with Julie in selling our home recently. We had seen many advertisements and publications of Julie via Compass as well as heard very strong word of mouth feedback of how she was one of the most professional and knowledgeable agents in the bay area. We personally felt that selling our home was going to be a challenge as it was a newer, bigger home in an established neighborhood, but Julie didn't blink twice and was up to the challenge. She was highly motivated, enthusiastic and determined to sell our home and left no stone unturned to make sure that we had a big smile on our faces when we finally closed escrow. I can't thank her enough and can happily say, she is not only our agent, she is one of our really great friends now. We are so very happy that we found her! read more

My husband and I met Julie at one of her open houses in Foster City. From the start, we could tell how keen she was on the real estate market trends. We immediately asked her to be our agent to help us find our forever home. Throughout our experience, Julie was cordial, respectful, and professional. I can't tell you how many times we heard, "You are in good hands with Julie", or "Julie is very good at what she does" from other realtors in many open house visits. She obviously had consistent, glowing word-of-mouth praise about her professionalism and deep market knowledge. We 100% agree from our experience. When we found our home, we had a few questions about easement property that was associated with the home. Julie was helpful in getting us the right guidance, did her own research, and referred us to the right folks that we needed to talk to. The easement property "issue" was a new and unique challenge for Julie, but she maintained enthusiasm and tireless dedication to help us close escrow. Now, we have to sell our townhome and have no hesitation to have Julie be our seller agent. That's how good she is- we asked her to help us find a home and now we are asking her to sell our original home. She has a successful reputation and is an accomplished real estate agent with true professionalism. I feel that we've gained a true friend in the process too :) read more

I reached out to Julie after struggling to sell my home for several months. She responded within an hour, took on our home and within a few weeks of preparation, and only 1 week on the market she was able to get us several offers. Julie's experience and network in the San Mateo area are invaluable and her proactive efforts are truly what got us over the finish line if there were any bumps along the way to closing the deal on our home. I would highly recommend her to anyone looking to sell their home in the area! read more

Julie helped us tremendously to buy our home this past summer. She was really involved, several steps ahead from the get go, and takes real ownership. She knows the market and area very well. She is highly knowledgeable and dependable, but not pushy at all. Truly a pleasure to work with as you can see how much she cares for her clients. We felt comfortable asking her all our questions and she addressed our concerns. She is warm, personable and really cares. She was also very helpful after we moved in such as connecting us to contractors and answering several questions we had. read more

We could not have made a better (or financially prudent) decision to trust Julie to sell our home. We contacted Julie at the very beginning of our thought process to move out of state, with no experience selling a home and had no idea which direction to go in choosing a selling agent. Julie never pressured us and provided valuable insights off the bat on timing, whether we would want to be living in the home or not (we had this flexibility luckily), staging and other aspects. At the time, we were not in a hurry so we took our time to think through various options. Then, we very quickly found a house out of state and purchased it, accelerating our original timeline.  Julie mobilized and listed our house less than 2 weeks after moving (which was less than a month after buying our new home). Throughout the process Julie stated clear options and helped us understand the pros and cons of decisions we needed to make. She guided us to not overspend in improvement areas while achieving an ROI for our improvements (another agent quoted us more than 5x in improvement costs than we ended up spending). Most importantly, she was transparent and honest about where she thought we might land given uncertainty in the market and provided valuable guidance around our listing price.  Ultimately when we listed our house we had tremendous interest, obtained 7 offers above asking within 6 days and we're able to achieve the price we wanted. Julie kept us up to date multiple times per day since we were living out of state. The relationships she had with other agents helped us achieve a higher price and we were extremely pleased with how smooth the offer process was.  On top of all this, since we were living out of state Julie frequently went to the house to check on it and even took our trash cans out to be collected (or had someone on her team do this). We had a huge peace of mind despite not being there to monitor the empty house.  We can't recommend her enough, especially as first time sellers who knew little about the process going in. Thank you Julie! read more

Julie provided exceptional service in selling our home. Throughout preparation and sale, her professionalism, expertise, and dedication were unparalleled. Julie went above and beyond, offering on-target advice on staging, pricing, and marketing our home, which resulted in a quick and smooth sale at a great price. Her knowledge of the market dynamics and network of local real estate and trade professionals are a true asset. Julie managed the end to end process with great communication and organization. This was vital to us in keeping everything moving forward and lowering stress levels (after living in Foster City for decades we were buying a new house and moving cross-country in parallel with selling our old house). We wholeheartedly recommend Julie if you are looking for a skilled, trustworthy, and hardworking real estate agent! read more

After my grandmother passed, my family and I looked for a real estate agent to help us sell her home in Foster City. We met with a small handful of agents and decided to go with Julie based on her history and experience in Foster City, her helpful and kind demeanor, glowing reviews from her past clients, and her overall confidence and knowledge of the market. Julie turned out to be the perfect fit for what we needed. Because I live in Southern California, it was important for us to work with an agent who could help us make decisions from a distance. Julie was knowledgeable and communicative, keeping us constantly in the loop on renovations and other updates. Being a homegrown resident of Foster City, Julie also has a comprehensive understanding of the city's housing market and knows a large network of other agents in the area. We felt very safe in her hands were thrilled with the outcome of the sale and the whole process. Highly recommend! read more

Julie is amazing to work with, especially if you are a first time home buyer! I wasn't familiar with the buying process and she took the time to help me understand every step of it. On top of that, she has great local expertise in the area and was honest to me with her opinions on the home. All in all, Julie really cares about her clients (pre and post sale!) and will go above and beyond to assist me and make me feel comfortable throughout the process! read more

My husband and I were not in the market to buy or sell but on a Friday night around 10 pm, a house in Foster City was listed on Zillow/MLS and we knew it was our forever home. I texted a friend around 9 am Saturday morning who was into flipping houses and asked "who is the best realtor you know in Foster City?" He said "Julie Flouty." Within 10 mins of me texting her, she called me. Long story short, within 6 days - with our first offer - we closed on our dream home! Friends told us "you won't get this place" - and we got it. Fast forward - we needed to now sell our current place... so in November 2018, off market, during an election AND over the holidays while the market was showing signs of going very soft - she got us an off market buyer when 2 other units in our same complex had been sitting for months... and closed for a good desired asking price. Most importantly, through all of it - she was faster than me (and I'm super fast) in regards to getting the paperwork turned around to title, with the buyers agents, with the loan officers - she guided us through the entire process. The icing on the cake - I saw a house that closed during all this that I loved the remodel in San Carlos and swear to you - she got me the paint colors down to the room trims from the owners!!!! Who is this woman? I am a big believer of "sticking with the winners in life" - people who have good life values, who do the right thing but back themselves up not by their words but with their actions... and Julie's actions totally define her. If you want to sell or buy - my friend who referred me said it best "Julie is a pro. Relax. She's got this." - and he was right. Thank you, Julie!! read more

Julie Flouty - Compass - Thank you for helping us close our forever dream home in Foster City-in 6 days! and selling our place in San Mateo... off market! The best! - Real Estate Agents Near Me - Burlingame, California

We interviewed a handful of agents before working Julie and we selected her primarily for her strong local expertise and her straightforward no-BS approach. As first time homebuyers, we didn't know what we didn't know and had so many questions for Julie, for which she took the time to answer to our satisfaction. When we looked at a house where we might be getting in over our heads or over-extending, she would also steer us on course and gave honest feedback when she thought the final sales price would be way beyond our budget. Perhaps the most comforting thing for us as first-time buyers was her availability. Whether it was text, email, or voice - Julie always found time to connect with us and never seemed far away. Our whole process took several months but we never felt rushed or pressured. She's a true professional and local expert in the peninsula, and we'd recommend any potential buyer/seller to at least have a conversation with Julie to see if she matches your working style. read more

Julie helped us successfully sell our house this year, when we did not have success the previous year due to the uncertain economy. She found an off-market buyer who was interested in our property. It saved us time, money and stress by not having to do some large remodeling projects we thought we needed to do to sell the house. The buyers liked the floor plan, saw the potential and with Julie's negotiating skills, we came to an agreeable price and the house was sold with minimal fuss. We have told friends of how successful Julie was and would highly recommend her to anyone who wants to buy or sell a house in Foster City or on the peninsula. read more

Julie Flouty of Compass provides a very professional, efficient, and reliable rental property service on the Peninsula. Julie Flouty helped us lease our house in Belmont. She inspected the property, prepared marketing materials, and posted information about it on websites. A few days later, she began showing the house to potential tenants. The entire job was completed in less than a week. She selected a reliable tenant based on their credit history, employment history, and personal references. After signing the contract, Julie walked the tenant through the house with a move-in inspection. The rent is fair, the entire process went very smoothly, and we highly recommend her services to anyone looking for tenants. read more

Julie has been responsive and excellent since the first phone call! I bought my residence from her and used her again when I needed to sell. I didn't even consider anyone else, as Julie is the best! She has expert knowledge of Foster City / San Mateo and extensive contacts. I will definitely use her again for selling or buying! read more

We hired Julie to sell my childhood home in Foster City after my mom passed away this spring. This was a difficult time for our family and a difficult decision for my siblings and myself to sell our childhood home. It is one of the higher end homes in FC located at the end of one of the islands, i.e. large water view. My dad bought the house new in 1974 and there was a bit of work to do to make it ready for sale. Since I lived out of state, I needed an agent who not only knew the market well, but also had a team to help us stage the house properly. We interviewed a number of good successful agents and chose Julie based on her market knowledge and her direct communication style. She had clear ideas about staging and what needed to be done.....trust me there was a bit to be done. Julie was very prompt on all communication regarding all aspects of cleaning out the house and staging it well. I felt she went above and beyond in her understanding my logistical issues and stopped by on numerous occasions to take care of some major and minor issues which normally would not be handled by a listing agent. Bottom line, she took ownership of the listing and made sure it was well prepared and marketed. We listed the home a bit aggressively based on market conditions, i.e. not expecting any bidding wars due to increasing interest rates. The home sold relatively quickly for above our asking price. Despite living out of state, I have a good understanding of the market and where the house should have been priced. Julie saw the value in the house and we came to an agreement on the price which, as mentioned, was aggressive, but realistic and which my siblings and myself were in agreement. As of the sales date it sold for the highest amount for any home in FC prior. To conclude, Julie was very professional, pro active and aggressive in not only marketing the home, but getting it ready for market which it seems is where most of the heavy lifting is done. I recommend her to anyone looking to sell and/or buy a home. read more

As promised 4 years ago, Julie continues to be our real estate agent and is hands down the best! She not only was able to help us buy our move up home UNDER asking in San Carlos, better yet, she was able to sell our first home (that she helped us purchase ) OVER asking in this particularly tough market. Our home sold in less than a week!! I'll continue to recommend her to anyone who needs an agent as I truly think she's the driving force of getting GREAT deals done. read more

I used Julie to sell my house. She was fantastic. I think the thing that amazed me most is that as busy as she was she always got back to me instantly. I never waited for a call back more than a minute. That's really important when selling and buying and everything is so stressful. I was greatly impressed with her being on top of everything. She is pleasant, knowledgeable, and a joy to work with. read more

Julie was referred to my husband and I by our lender, who we had just met - so a relatively random connection. That said, I'm so glad the connection was made! Julie's knowledge and experience in real estate was obvious from the very beginning - coming through in the way she asked questions and guided the conversation to really understand what kind of home we were looking for. When we were ready to put an offer down, she not only helped us through the process but she was patient in guiding us through forming a strategy...and our offer was accepted on the first house we bid on! But it was once our offer was accepted that Julie really shined and showed that she truly works in the best interest of her clients. Long story short - there was quite a bit of back and forth necessary with the seller/selling agent to work things out. Julie brought her expertise to the table to make sure things we didn't even know about were taken care of before we closed. The bottom line with Julie is that you have an agent who really knows her stuff, and more importantly, is a true advocate for you in your home buyer process! read more

We went from kind of thinking about selling our house, to testing the market, to thinking through plans A, B, and C, to selling our house (off market), to an outcome better than we could have dreamed of all in a span of a few months. Along the way, Julie helped us navigate the most important steps, not over- or under-do anything, strategize, and do all the hustle needed. We knew we were dealing with a professional the whole time. She was opinionated in a good way, gave great advice, showed deep insights, and was highly communicative and responsive. We learned about Julie from a recommendation from a friend and we have already recommended her to my friends and neighbors. Can't recommend her highly enough! read more

Julie helped me buy my first house and I'm so grateful she was there to help me every step of the way. As a single first time homeowner, I did not have much knowledge as to what I was looking for. Julie was extremely patient, kind, and helpful as she took me from house to house. She did not once pressure me to buy anything. She was very responsive and flexible in meeting. She would send me comps ahead of time and flag anything to me she thought I would like. Even though she focuses in San Mateo County, she helped me buy my house in Mountain View. I've recommended her to my friends and look forward to working with her again! read more

Julie helped us buy our first home in Foster City. It was a delightful experience! Sine day 1 Julie was very responsive and patient as we had a ton of questions as we went through the process. We were very anxious about buying our first home as we had heard several folks complaining about their agents, how pushy they were and that you never knew if they were working on your best interest. However we did not experience anything bad with Julie, quite the contrary. Julie introduced us to our loan agent who was great as well and ended up having the best rate and great service as well. Julie helped us figure out the right offer and made sure we had a competitive offer package. She was responsive (almost real time) and explained in detail every single step of the process. I found Julie through sheer coincidence and what a happy one it turned out to be. Her local knowledge helped me stay away from properties with questionable budget management practices. Following that, she came up with an innovative way to get our foot in with a property. Finally, she used her early agent network access to keep me in the know about upcoming properties, at a time when it felt like nothing was working out. I eventually closed on one of those properties. Julie's manner is direct and no-nonsense. She is completely transparent and always helpful - even with the (sometimes) bizarre questions I would come up with.
