    Great hotel and location if you're making a trip to Destin. The hotel has a private beach access entrance and it's about a 5 minute walk from the hotel. You can order drinks from the local hotel bar by the beach. This was super convenient if you don't want to pack your own drinks to bring to the beach while you're here for vacation. The hotel has three pools and one is specially for adults. Food and drinks are available in both pools. They have staff walking around to take orders and they have fresh water jugs to pour yourself water if at any time you wanted to get some water will laying out in the pool. The spa is pretty small and includes the basic steam room, showers, jacuzzi and relaxation area. The massage I received was really well and did appreciate they have pre natal massages. The hotel has dinning facilities which is great if you didn't want to leave the hotel. I can't attest to the hotel food since I ate out each day. I did try the dinner menu at their sister hotel inn next door which has great view . That's the inn with the beach view. The king bed room was great. The amount of space and the balcony were perfect. I would say some of the bathroom areas could have used an extra cleaning but still sanitary for the most part. The staff at concierge and valet were friendly and welcoming

    I only state this to validate the content and not in a brag whatsoever (personally I like to keep some details private), but this is based on our 5th trip here and a potential of a 6th (we're debating this now). 3/5 based on previous history, but this was a 2/5 experience this time. I wish someone would read this from there so we could talk...but the wifi and phones probably don't work anyway. So, let's get into it! Pros: - The staff around lunch service at the ocean and poolside at the larger pool by the road were stellar. Food was great as well with zero issues. - The resort grounds are beautiful - kudos to the teams taking care of this. - The beach and sand areas that were to the resort were also beautiful, hard to find anything this magical domestically anymore. Challenges: - Wifi was never really up longer than a couple hours at a time. Responses to any requests during this was either "we can't help right now our system is down" or "call back when the wifi is up" - Sometimes calls weren't answered at all...not to mention only 1 of 3 in-room phones were functional. - Maintenance / refresh seemed to be in despearate need: examples 1) cables on fencing walking towards the beach 2) general paint and touch up needs everywhere 3) room furniture worn down or just not functional like lamps and plugs - We saw a lady literally fall in front of the beach hut and the staff had backs turned and no reaction. The only yellow strip was covered in sand...feels like a lawsuit waiting to happen. - The lines to get anything beachside were so long, and the staff overwhelmed. Get those folks some more help, sometimes the sacrifice of staff for profit hurts you. - Dish TV programming was broken. 3 channels worked, we didn't bother calling. - I got my keys threw at me multiple times by valets who i guess were expecting tips - if you're not on cashapp or have an app that people can tip digitally do not blame me. Not to mention gravels and dirt were dragged into the car. We'll call it even. - Dirt and dust in the vents and areas that might be annoying to clean each time...but builds up if you never do. Interesting info: one of the nicest folks (valet / bell mgr) informed us that while all the properties around there are considered "theirs", that not all of the properties are created equal. For example, if you're at the main beach resort you'll likely get prioritized on in-room requests (dining, toiletries, bedding, cleaning, etc) and others they will eventually get to. Another example was the pool and arcade from the recent buildout had sporadic hours despite being advertised on signs as 8-8...we found it as more 10-6. We are okay with what they want to support, just be accurate with it. Do with it what you will. We really want to see this place keep thriving but it's on the edge of decline IMO for a lot of it.

    I recently stayed at the Henderson for ten days with my mom, during the third week of August 2025. PROS: -the resort is very close to Destin's main activities and restaurants -beautiful private beach -during the time we stayed, the resort was empty which was awesome, we had the entire place almost to ourselves -many pools available, our favorite was the family pool near the path to the beach, this one was open late - the staff were helpful and responsive when we needed more towels and toilet paper, the items were promptly brought to our room - bell hop service was nice upon check out, you can call and a bell hop will bring up a luggage cart to your room and assist you -our room was lovely and had a large shower and incredible free standing bath tub! Along with a small balcony. -the massage I had at the spa was very lovely CONS: - this stay was extremely expensive and I didn't feel it was worth it. Last year we stayed at the Ritz Carlton in Key Biscayne, it was less expensive but way more luxurious. Between the resort fee and self parking rate, the trip was an extra $700, which felt absurd. - I understood this to be beach front property based on my research however, the beach is actually about 1/2 a block away, it's not a bad walk but again, the Ritz was actually beach front which felt like such a luxury - beach chairs and umbrellas were available at the beach for RENT, you had to pay $70 for two chairs and an umbrella. Absolutely ridiculous considering the expensive daily resort fee. Again, at the Ritz Carlton the chairs and umbrellas were free to hotel guests. If you didn't rent chairs, you couldn't bring your own either. Since we didn't want to spend that much on two chairs for a couple of hours, we just sat on beach towels. This element really turned me off to this property, I felt like they were trying to ring out our wallets and get any possible penny. Charging hotel guests this much for chair and umbrella rental at an expensive resort was very tacky. - the resort had multiple restaurants but none that we considered to be good. We ordered a salad from the Italian restaurant off the lobby and I'm not kidding, it came with four large pieces of lettuce. We asked for tomatoes and croutons to be added, and when the salad arrived we were shocked. If we hadn't asked for those two extras, the salad would have only consisted of four lettuce pieces, some kind of seeds, five thin slices of avocado and some cucumbers. I guess this was some attempt at a fine dining-like small course? It was a fail. The other food we got was fine, just pasta and meatballs. We also ate at Horizons which was the other bar/restaurant off the lobby. We got a pizza and a turkey club. The turkey club was good but my mom didn't enjoy the pizza, and she is not picky when it comes to pizza. The best places to eat were the poolside bars, but stick with a burger or sandwich. - the cafe called Sprinkles was overpriced, didn't have many options, and closed at 8pm. No late night snacks at this place! - the pool with the lazy river looked much bigger in pictures and videos and seemed to close at 6 pm everyday which seemed extremely early. - the spa section of the Henderson's website boasts a 10,000 square foot spa, where?? The relaxation room where you sat and waited for your service was nice, but the locker rooms were tiny and the area with the hot tub was so small I was confused when the attendant led us in, I was like where's the rest? The amenities consisted of one sauna (out of order during our trip), one shower experience (some kind of small tiled room with colored lights and a shower head), the small hot tub, and about four lounge chairs. There was a bathroom with four stalls and a shower room as well. I was really shocked when I didn't see multiple indoor pools or other steam rooms or saunas. Typically, spas usually have both dry and wet sauna options along with two hot tubs at least. If you're in the area I'd say find a spa elsewhere that's more luxurious, the services and the staff were very good but the amenities were extremely lacking, and of course it was expensive. Two 50 minute massages, one 50 minute facial, and one 25 minute facial was $800. Overall, I had a great time because of who I was with. However, I wouldn't return to the Henderson. Destin is a beautiful area with gorgeous beaches, so I'd come back to the area but stay elsewhere. The advertisements made it seem much more grand than in reality and it cost a very pretty penny.

    Beautiful resort - well maintained property. Hospitable staff. Sharice, breakfast hostess, was very accommodating and pleasant. Enjoyed the breakfast hash and chicken/waffles. The avocado toast was disappointing - no flavor. Thank you, Mary, for suggesting not to get the biscuits. Elevators are very slow.

    Had a wonderful stay at this beach resort. It is very family-friendly and walking distance from the beautiful beaches of Destin. It's not right on the beach, but I think there's another portion that is right on the beach. They had a very large pool area with a restaurant and bar outside located by the pool. Is also surrounded by a lazy river. The service was very good while we were here. We had a plated at steak and lobster dinner and it was absolutely delicious food. The rooms are not really my style because it is more of an old-fashioned look and I prefer the modern look. They had live entertainment at the upstairs bar. The property was well maintained and clean. They have an on site spa and multiple restaurants. Also they had crafts and lots of family friendly activities.I recommend and would definitely return.

    I thoroughly enjoyed The Henderson Beach Resort! Parking and check in was easy. It was clean the atmosphere was peaceful and food was amazing! I would stay here again.

    The Henderson Beach Resort is so nice! I stayed there for a week for a work retreat, and had a wonderful experience. The staff was wonderful, and all of our food was great. The rooms were so nice, and the pools were amazing! Access to the beach is great too. I definitely would stay here again and recommend it!

    After a disappointing booking at the Pelican Beach resort I called over to The Henderson Beach resort to see if I could book a room for the weekend. What a pleasure it was to deal with the staff at The Henderson resort! It was 1st class all the way, We got a gulf view room that was just perfect! The restaurants, the pool area, fitness center and overall hospitality is exceptional. What could have been a disastrous weekend turned out to be a wonderful experience! We'll be back for sure!

    Our 3 bedroom condo was absolutely beautiful. We were in 5101 which is the last building in the back of the property. It has a partial gulf view from the balcony with a view over Henderson State Park. I wish I had taken pictures of the condo but rest assured it was modern, clean, and comfortable. No updating needed. That's the good. Now, the not so good. Check-in is 4p. Pretty standard. We were running early so called a little after Noon and asked if we could check-in at 2p. We were told that they couldn't promise anything but our unit was currently being cleaned so it shouldn't be a problem. We went to the grocery store - bought cold items - arrived at 2p and were told, no can do. We were given cards to access amenities but the direction from the front desk REALLY lacked details. We ended up hanging at a nearby restaurant until 4p. We are then told it's $40-somethjng a night to park yourself at the resort but our unit does not have covered, assigned parking like all the other units so we could just find an open spot in the back of the lot. No direction given on where our unit was but we just drove until we found it. We unpack the first of several loads, get to the door. None of the five keys work. Back to reception for the 3rd time. It was frustrating to say the least. Especially after a 12 hour drive. Our unit was close to the banging, daily construction as was the pool by our condo. Oddly the pool had 3 gates but the two closest to us were padlock which required us to walk all the way around to enter. The pool is big. Never too crowded. There is a lazy river but let's just say it is VERY lazy. Like floating a river when it's been a dry year so the river requires more walking than floating. Well, you don't have to walk but you move, you might need to paddle. Tubes are provided by the hotel!! The private beach for guests is crowded. You have to pay for chairs and an umbrella and if you can't book first row and don't show-up at 8am, be prepared to be rows and rows back. We ordered room service on night. The food was less than average. Want to close with a positive. Outside of check-in, everyone was so kind, friendly and attentive. Service was never an issue. It was impeccable, really.

    This resort was fantastic. Did the self parking and it wasn't too bad. Reception area was big and open, it looked out onto a deck that looks out onto the state park. This resort takes advantage of being next to a state park with the open views, I don't blame them! Room was bigger than I thought it would be, very upscale, but beachy vibe. Heated pools were fantastic and really enjoyed the adult pool. Quiet, warm, padded lounge chairs, nice large hot tub and beautiful views. Beach access was easy and we enjoyed the walks on the powder white sand and clear emerald waters. Overall, we will be back. Wish it wasn't so expensive, but I guess it keeps the rift raff away.

Throughout the years I've stayed in almost every condo on the first floor, and 209 and 211 on the second floor. Every time it has been wonderful. Check in is at 4, which is kind of late. But if you show up early and your room has already been cleaned and inspected they will almost always allow you in. The front desk staff is extremely friendly and helpful. I've never had a bad experience with them. They always greet you with a smile and are super kind. Almost every condo has a king size bed, 2 bunk beds, and a pull out couch, so you can easily fit 6 comfortably. There is a full kitchen with cookware, 2 bathrooms, and one shower. From the living area there's a back porch that overlooks the gorgeous powder white sand and emerald coast. You're provided with 2 chairs and an umbrella. On the first day you go to the beach you can reserve your spot for the week so I would recommend getting to the beach early the first morning. There's also a pool and hot tub in the complex for when you need a break from the beach. One huge plus of staying here is that there is only 3 stories. The beach area behind Destin Beach Club is reserved for only residents so the beach is never overly crowded at this condo. Since you're right on scenic highway 98, you're close to everything there is to see and do in Destin. There's a plethora of restaurants, souvenir shops, and shops. You're also right next to the Destin harbor and all the new things it has to offer. Because of the great staff, amenities, view, and less crowded beach area, I would definitely recommend Destin beach club to anybody who is traveling down to Destin. Absolutely love this place, so many happy memories. Can't wait to be back!

Due to recent VRBO scams, we rented directly through Compass Resorts. Their process is very easy and reliable and we found the sales staff very helpful. Check in was flawless and the fastest I have ever experienced at any resort. In less than 15 minutes, from the time we pulled into the resort, we were stepping into our condo. The condo is centrally located with a stop light right at the road into the complex. This is important because the road is very busy and you want to be able to easily make a right or left out of the complex. Parking at the condo is assigned, so that is not an issue. There is also ample additional parking. The complex itself is very well laid out. We did a lot of vacationing at, for example, places like the Beach Club in Gulf Shores, and the elevator situation was an absolute nightmare by comparison. During our entire stay thus far (we are halfway through our stay), we never had to wait on an elevator. In fact, it was a rare experience to even have to share the elevator. Total time from our condo to stepping on the beach? Less than five minutes. About three minutes to the pool and two minutes to the parking garage. Our condo itself was immaculate. Note, the condo we stayed in was managed by Compass Resorts. However, it was very clear to us that the owner took great pride of ownership. All electronics worked perfectly, there was surround sound throughout condo and on balcony, three flat screen TV's, modern new furniture, excess quality bath towels, a fully equipped kitchen, bottled water, etc.... I am a fanatic about cleanliness and look at a number of items to assess cleanliness, including baseboards. The boards were spotless, even in the corners. It is clear to me the cleaning /servicing company they use takes their job seriously. Even after a military type inspection, I could find no fault with the condo. A note on security: This condo does not mess around with security. It is clear they do not want to become another Panama City Beach, which I will never go back to again. There are security cameras throughout the resort including inside elevators and at the pool. Compass Resorts also staff's the facility 24 hours a day and the staff subtly patrols the grounds and take their job seriously. They inspect balconies regularly (from the ground), are constantly cleaning, help guide visitors, and ensure rules are followed (such as pool closing at 10pm and smoking is only done in designated areas). The resort uses an RFID key Fob system and wristband for access to parking, garage, building, pool, and even the private beach. If you do not belong in the resort, you will have a hard time getting in. I appreciate this level of security. However, if you want to drink and get rowdy or have kids that you choose not to control, this is probably not the place for you. The resort has two of the cleanest pools and hot tubs I have ever used. There was never any garbage in the pool area. The pool and beach entrance are equipped with showering areas and everything always worked perfectly. A common grilling area with gas fired outdoor grills is provided and pretty good, with a seating area. Bottom line, Destin Florida is now our favorite Gulf Destination stop and we will be back to Silver Beach Towers. This location, perhaps due to price, seems to attract a different type of crowd than Panama City Beach. Once again, if you are the type of crowd that intends to get rowdy, not follow rules, or otherwise intends on tearing the place up, this place is not for you. Also, if there is any underage drinking, they will evict your group immediately.

(St. Martin 1407) We loved watching the sunrise and sunset from patio. We could also see large fish and stingrays. There was seating for all 8 of us on the patio to enjoy the amazing view. Overall nice building and we enjoyed the gym, pickle ball and basketball court. Here are the cons: - It's odd that there were no beach chairs or toys in our condo or the office to borrow for your stay. There are chairs to rent for $55. I did see some condos had them in the garage space though. - The water in our unit tasted and smelled like chlorine - leaving three of us with upset stomachs until we could buy water. We were able to drink from the water fountain in the lobby and that water tasted good. - There were very little notes/instruction left in our condo for how to navigate this large resort. The map we got upon entry was not detailed. It was frustrating when we arrived. Where do we park? Where is the fitness center and what are the hours? How do we borrow pickle ball or basketball equipment? Where is the office? Where do we eat? Get coffee, etc? How do we use TV? - The pool is advertised as 'heated' but it was COLD. I'm thankful that the hot tub was fairly large! There were some little things the owners/management could do to make a 5-star experience. I did find out that you could go to the main office (by Ruth Chris steakhouse), and they allow you to borrow pickle ball equipment and a basketball. It would be awesome if they allowed you to checkout chairs or beach toys and bikes. It would also be nice if they sold coffee! The coffee shop next door doesn't open until 10. Overall, we had a nice week. The highlight was the view and being able to watch the sunrise and sunset from the patio.

It's has a private entrance that requires a code to enter by foot or by car. - The larger area of Sandpiper Cove is just a quick walk across Gulf Shore Drive & has all the pools, tennis & pickleball courts, 9-hole golf course & putting greens as well as the restaurant (Louisiana Lagniappe). That side also has a gated entrance. Most security guards seemed friendly checking car tags & waving guests in. BEACH: The private beach access with chairs, umbrellas and a snack shack was so convenient. The chairs/umbrella perk seems to be dependent on the individual condo owners so make sure check your condo's listing to see what's included. BONUS: We spotted a pod of dolphins our first morning- there had to be at least 6-10 swimming around so close to the shore. Our particular unit seemed to be recently renovated with a nice kitchen, new & well maintained appliances, comfy beds and decent size patio which was fenced in so our dog could walk around too. We were in the larger area of SPC & only a few buildings over from the security gate so that translated to a quick a 5 min walk to the beach! The location was perfect especially when we decided last-minute to try to catch the sunrise & sunsets. PETS: Welcome in some units & the fee is very reasonable. Guests must present current shot records at the security gate when checking in. My pup was even issued her own Sandpiper Cove resort band (so cute!); the tag isintended to go on your dog's leash. Units vary by owner so it really depends on what you want & need: upstairs or downstairs, quicker access to: golf, tennis, pickleball, beach, pools, hot tubs. There is a tower with 3br units just across a parking lot but easy access to its own pool plus the beach. There is also a partial ocean view from the tower units at least from unit 204. There is a elevator in the tower and also some covered parking which is nice. The units will never be fancy but everything was clean and comfortable. The 3br is very big except for the small 3rd bedroom that is more like a walk-in closest with bunk beds. Resort staff are friendly and helpful. The location is excellent and close to everything you need. You can even walk across another parking lot to Dunkin Doughnuts if you need a fix. The beach it's self is beautiful and we saw plenty of manatees and dolphins.

Keep in mind, depending on which room you get, you will hear construction late into night and starting early in morning. View was nice from porch but it is West facing so not full view of beach (as back of property rooms) This property was a drag, because it is UNDER CONSTRUCTION!! Outside pool/kids water area are closed, however you can use indoor pool, which looked dirty to me, but there was construction going on all around that one, too, so may be why it seemed that way. Handicap ramp only gets you down one flight of stairs, but you'll have two more flights if you want to go onto the beach. Gym is a complete joke, and dangerous OLD equipment makes it not worth using, so we walked and worked out in our room. There is what looks like it used to be a sauna/steam room, but you guessed it, under construction. But no worries, the elevators are also under construction so you can just ride up and down over and over and you'll get the same feel as the sauna. The beach was magnificent (clean and pristine), especially if you go out before 5AM or after 6:30PM, because that's when they start setting up/taking down the commercial umbrellas/chairs that you must purchase. $50 for all day (9-5) or $35 for half day (9-1 or 1-5) or $250 for the week. We brought our own umbrella and chairs and they will not allow you to set up ANY umbrellas (b/c it is hot as he** and they know you can't lay out there for long w/o one). Because of this and the construction being much worse than property let on, we won't stay here again. However, we found a wonderful state park appx 1 mile from property, Henderson State Park. The beaches are gorgeous and not blocked by the stupid commercial umbrellas. We brought our own and we had plenty of room!! Find a different property, at least until they finish updates, however, after reading reviews from 5 years ago stating property was under construction, they may never finish.

A giant flat roof and a sliver of ocean peeking over it. If I wanted to stare at concrete, I could have stayed home. This is false advertising, plain and simple. They charge a premium for "ocean view," but what you're really paying for is the chance to sit on a balcony and look at rooftops. Only if you lean out and crane your neck can you even see the water. I feel completely ripped off. For this price, honesty and transparency should be the bare minimum. Instead, they hide behind vague wording and hope guests won't complain. If you're considering booking here because of the view, don't waste your money--you will be as disappointed as I am.
