    I had an incredible stay the Sundestin Resort. I booked the one bedroom 1 1/2 bath with side view. It had a fully stocked kitchen was able to make daiquiris and cook, dinning area full living room as well as a king sized bed. The bedroom balcony and living room balcony connected.

    We booked this resort online for a small vacation. All the team members were so kind and friendly. The gift shop had decent priced items for souvenir's and snacks. The gift shop also sells coffee in the mornings (like a gas station type coffee), and the beans are from a local coffee place. So good and smooth. Due to the off season there wasn't much action with the pool or too many people. The pools need a lot of cleaning up, but the hot tub was VERY well taken care of. The splash pad was not working. The resort is right on the beach front and you can hear the waves. Our room was OK, stayed in better, but it was perfect for a short stay. The kitchen was fully stocked with appliances and general kitchen tools and plates. Very clean!! The decorations were not over done and represented Florida nicely. The bedroom smelled odd, potentially thinks it's due to the old carpet. The bathroom did not have a shower liner and had to use more towels! The resort has a small grill and bar, that was awesome and delicious drinks!!!! Small mystery.. when we were sleeping we found in the middle of the night the TV was on (which we did not use it at all). We woke up and found the screen was loading. We were a bit flustered and scared that it turned on randomly and was playing.

    I see the three stars and cast my vote equally or less. What a rundown place. Here we are time share owners who traveled cross continent and the resort put us in a back unit. It had ancient dusty furniture and no washer/dryer. The bed was so incredibly hard, that we actually flipped it to see if it would help our back's. It didn't work! And my partner got eaten up alive by bedbugs. So, that first day I went downstairs to see if we could change out that room. Well the answer was: either we called our timeshare to have them switch us or we had to sit through one of their presentations to buy yet another timeshare Wyndham. I wouldn't want to sit through any presentation for a purchase of this broken down place. Even the halls and interior elevator area is flat out dirty. Just not like the pics one sees posted online. The only saving grace is the beach. The deck before you go down to the beach has a great view. At least they had a few chairs for free on the deck; other than that you have to rent by the day to go out to sit on a chair on the beach. Additionally, there are two swimming pools. Both are teaming with little children starting here in there. And lest I forget, I am a gym shark. This gym is so phenomenally run down and ancient; In fact, one day one of the managers was walking through the gym. He stopped and listened to the elliptical; It barely works and makes an atrocious noise as if the grinding rusty gears need replace. He looked at me and promised to send a maintenance man. But my whole two weeks there, I never saw any maintenance come and fix anything. I probably shouldn't have been riding it(especially if it threw me off!), but I didn't feel like there was any options. Oh and There's a spa off the gym on the inside with a steam room. However, the thermostat doesn't work inside the steamer, and they shut down the spa for the fact that it wouldn't heat either. So there you go .... a luxury resort. After all is said and done, I definitely won't come back. Only if you belong to Wyndham timeshares do you get the royal carpet and the great view.

    Listen to the reviews. Outdated rooms - mold - garbage and units are not maintained. We rented from an air bnb couple unit on the 4th floor. It had run down elevators,gym equipment didn't work. Outdated furniture ,mold on the curtains. The entire unit needed a deep clean. I went to the store and purchased bleach and wipes bc I got grossed out. It's close to the beach and there's a shop downstairs that sells essentials if you need them. The lobby is the only modern thing. The bar was closed and a lot of the outdoor amenities. The pool had garbage floating. This was the only thing available in the area. Never again during spring break. There's a lot of traffic this entire area is sketchy.

    This was our family's third visit to the Sundestin, and my, have things changed! Our last stay was in 2009, when things were newer and in much better shape. This was a disappointing visit for the following reasons: Upon check in, we were told that 4:00 was not accurate, even though all of my paperwork made it clear that 4:00 was check in. We were told that check in would "begin" at 4:00. We weren't able to check in until after 5:00. We were also told that our luggage couldn't be held while we went to grab a bite either. We had already unloaded the car when we arrived at 4:00. Had to load it all back up. Ugh! Our unit - 305 - was in terrible shape. The screen door was completely off of the hinges and leaning on a wall on the balcony. The toilet paper holders were coming out of the walls. The bathroom ceiling was moldy. The sofa was so uncomfortable! And when we sat down it made this horrible screeching noise. We cracked up every time we took a seat. I'm giggling about it as I'm typing. It was hilarious!! The washing machine on our floor was out of service for our entire stay. My bad - I thought we had a washer and dryer in our unit, but we weren't so lucky. The gift shop was a nice plus, but if closed at 4:00 during the week. Much too early for folks vacationing. Our AC unit made this noise, kind of like a backfire, every time in came on. During the night, my husband and I woke up every time it happened. I think we must have been delirious due to lack of sleep, because we would look at each other and laugh every time it happened. Now I know this all sounds horrible, but there were pluses. The view of the beach from our unit was amazing! The water was crystal clear and the sound of the waves as we sat out on the balcony at night was so relaxing. Since the Sundestin is on the beach, we were able to throw on swimsuits and in about 3 minutes, literally be swimming in the gulf every day. The cafe on the premises was as good as we remembered. Solid beach food and drinks - sandwiches, quesadillas, and such. My daughter loved the quesadillas. The price was also reasonable. $1400 total for 4 nights. That included all taxes and cleaning fees. The complex is convenient to so many things. Restaurants, gift shops, beautiful shopping areas (Destin Commons), a small aquarium, a water park, go carts, an arcade, grocery stores, drugs stores, and most anything you might need while vacationing. We didn't spend a whole lot of time in our unit, so we didn't complain.

    Wouldn't been 5 star if the air conditioning unit wasn't on the balcony completely blocking the sound of the waves.

    Major fly problem. When we reported it they brought us a can of fly spray. For $375 a night you would hope for better.

Due to recent VRBO scams, we rented directly through Compass Resorts. Their process is very easy and reliable and we found the sales staff very helpful. Check in was flawless and the fastest I have ever experienced at any resort. In less than 15 minutes, from the time we pulled into the resort, we were stepping into our condo. The condo is centrally located with a stop light right at the road into the complex. This is important because the road is very busy and you want to be able to easily make a right or left out of the complex. Parking at the condo is assigned, so that is not an issue. There is also ample additional parking. The complex itself is very well laid out. We did a lot of vacationing at, for example, places like the Beach Club in Gulf Shores, and the elevator situation was an absolute nightmare by comparison. During our entire stay thus far (we are halfway through our stay), we never had to wait on an elevator. In fact, it was a rare experience to even have to share the elevator. Total time from our condo to stepping on the beach? Less than five minutes. About three minutes to the pool and two minutes to the parking garage. Our condo itself was immaculate. Note, the condo we stayed in was managed by Compass Resorts. However, it was very clear to us that the owner took great pride of ownership. All electronics worked perfectly, there was surround sound throughout condo and on balcony, three flat screen TV's, modern new furniture, excess quality bath towels, a fully equipped kitchen, bottled water, etc.... I am a fanatic about cleanliness and look at a number of items to assess cleanliness, including baseboards. The boards were spotless, even in the corners. It is clear to me the cleaning /servicing company they use takes their job seriously. Even after a military type inspection, I could find no fault with the condo. A note on security: This condo does not mess around with security. It is clear they do not want to become another Panama City Beach, which I will never go back to again. There are security cameras throughout the resort including inside elevators and at the pool. Compass Resorts also staff's the facility 24 hours a day and the staff subtly patrols the grounds and take their job seriously. They inspect balconies regularly (from the ground), are constantly cleaning, help guide visitors, and ensure rules are followed (such as pool closing at 10pm and smoking is only done in designated areas). The resort uses an RFID key Fob system and wristband for access to parking, garage, building, pool, and even the private beach. If you do not belong in the resort, you will have a hard time getting in. I appreciate this level of security. However, if you want to drink and get rowdy or have kids that you choose not to control, this is probably not the place for you. The resort has two of the cleanest pools and hot tubs I have ever used. There was never any garbage in the pool area. The pool and beach entrance are equipped with showering areas and everything always worked perfectly. A common grilling area with gas fired outdoor grills is provided and pretty good, with a seating area. Bottom line, Destin Florida is now our favorite Gulf Destination stop and we will be back to Silver Beach Towers. This location, perhaps due to price, seems to attract a different type of crowd than Panama City Beach. Once again, if you are the type of crowd that intends to get rowdy, not follow rules, or otherwise intends on tearing the place up, this place is not for you. Also, if there is any underage drinking, they will evict your group immediately.

However, the queen beds didn't feel like standard queen size. The hotel provides a complimentary breakfast buffet and offers made-to-order omelettes. The best part was the made-to-order option, where the chef prepared the omelettes exactly to the customer's specifications. The hotel also has a convenient private beach. You can easily access it using the gate code, and we all enjoyed spending time there. Embassy Suites was an excellent choice, offering good amenities including the private beach access.

They gave us a voucher for $25 to use at the restaurant. We moved to a new room and it was much cooler. I was very pleased. The housekeeping does not clean your room. They exchange towels and give you new coffee bios and coffee. We had sand on us from the beach and it's very visible. They did not clean the floors nor the bathroom. The only reason we stayed here is because of the ladies at the front desk. Otherwise we would have found a different hotel. Breakfast is included, you get 2 free drinks per person a night and snacks. There's not very much to see at this location except the beach and a nice walking strip.

We loved how close the hotel was to major attractions like HarborWalk Village, Henderson Beach State Park, and Silver Sands Premium Outlets--all less than ten miles away. The hotel's modern design and the layout of our suites were appealing, especially with the separate bedroom area from the living and kitchen space. Having a kitchen made it convenient so we didn't have to eat out for every meal, and we enjoyed using the jacuzzi as well. However, there were some significant downsides. My suite wasn't ready until around 6 PM, which was well past the designated check-in time. My daughters' suite was available by 4 PM, so at least we could refrigerate our groceries then. Cleanliness was also an issue: the sofa in my daughters' suite had visible dirt marks and a pet odor, and we found strands of hair in the towels and other places in both suites. Also, the "partial ocean view" advertised for our suites was so restricted that calling it a partial view seemed almost comical.

    I called about my Netflix not working last night and was told an engineer would come out and fix it…read moretoday. That did not happen, so I went to the front desk and the young woman said I had to call the Guest Tek internet service. I did. I told them what had happened. They asked if I had a previous ticket number. I said no. They had me unplug and plug the TV back in. It still did not work. He told me he would put an order in and give me a ticket number. He said he would also communicate with the hotel. I went downstairs to give the order number, but she would not take it. I asked why I was told an engineer would take care of this. She said they are gone for the day. Well, they weren't all day, but now it's 5:30 and I'm getting very different versions of how this should be handled.
