There is a really nice table to eat outside and the fire pit was great! I would give the cabin 5 stars. It isn't a luxury cabin and isn't supposed to be. Go to a resort if you're looking for that. Now let me give you a result of the pre-sales. Larry seemed to be very nice. He met me at the cabin and when we were running late getting out of town he was nice when we called him and told him. When we got there he was a really nice guy that obviously took a lot of pride in his cabin. He showed us around and even offered my wife a glass of wine. We thought we had it made! When he left he left both copies of the rental agreement. I guess he realized what happened and turned around and sent his friend in to get his copy. His friend took both copies. That's where things started to go South. When we left, we left the place spotless. All dishes were clean, kitchen was clean, we swept the floors and made the beds. We left the key on the hook and locked the place up tight. A few days later, Larry called me. They couldn't find the key. I told him it was on the hook and he said he'd tell his cleaning lady. I figured I'd get my $150 cleaning deposit back soon. 2 weeks after we rented the cabin I hadn't heard from Larry. I finally called him and was very nice (remember, he was REALLY nice to us when we met). I got a different Larry it seems. He was down right rude! He said "he didn't know if we were going to get the cleaning deposit back." He said we didn't take the garbage out, I told him we did and left it in the can. He said we were supposed to take it home with us. Then he said we didn't make the beds, I said we did, and he said the sheets weren't clean. I told him I didn't know we were supposed to and he tersely replied that "it was in the contract, didn't you read the contract?" I was shocked and a little hurt that he could turn on me and speak to me that way. I guess once he has the $$ the real Larry comes out? I ended up having to file a PayPal dispute for at least part of my cleaning deposit. $150 to take a couple of trash bags out and make 2 beds seems a little steep to me. And the lack of communication and his attitude after I called him certainly earns him 1 star. Stay away from this place!!!

The location was perfect, right along the Sacramento River where we could watch the geese swim in the water, or walk right next to them as they wobbled through the grass in the large outdoor space at the back of the property. There was even a bench swing along the water, to enjoy the view, and boats available near the storage area for fishing. There are plenty of tall trees on and around the property, creating shade but also adding to the scenic view. It was lovely out there, a giant deck with great lighting and mist nozzles around the perimeter spraying water to keep guests cool as we walked in and out of the house. A good sized pool with floating tubes included. The fenced pool area with umbrellas and seating, and a bbq grill. Actually, there were 2-3 outdoor bbq grills on site, the one in the pool area was ideal because as one of our family members grilled burgers and hot dogs, he could just jump in the pool when the temperature became unbearable, lol. I mean Anderson seems to have 100 degree weather almost 24/7 in the summer... But not really, it dips in the evening, great for use of the hot tub near the deck. It's a really nice hot tub with jets that massage your back, neck, and legs at different pressures/speeds. It was soooo relaxing! On one of our nights, we made smores in the outdoor firepit. It's a beautiful setting with seating all around, including another bench swing. The fire wouldn't stay on at first (using the propane tank), but we eventually got it to work.. if you're not as lucky, there's coal hidden somewhere on the property if you look hard enough :P The inside of the house was perfect for our group, a spacious wide open space in the living room, kitchen, and dining area with lots of seating all around, enough for more than 12 people, almost half of them young kids (of course that's including the cottage). In the house, two smaller rooms, one master bedroom with a shower and jacuzzi, and a large office/writing/ multipurpose room which had multiple board games available, but we used this as another bedroom. Note there are no curtains or shades on the floor-to-ceiling windows on the whole backside of the house that opens to the porch.  Heavy duty kitchenware and appliances made cooking and serving family meals easy and convenient. Also, there are beach towels and bath towels in the closet for guests to use, which means you don't have to bring your own. There is no washer/dryer on site, but there is a laundromat down the street, near the 7-Eleven. The coffee table in the living room was metal on the surface, so that was ideal for the kids to use their magnetic toys on top. The TV was large, and we were able to connect to different apps, such as Netflix. And all of the couches were comfy for sitting and/or sleeping during our stay. At Riverside Homestay, pretty much everything you would need for an entertaining and relaxing getaway with loved ones is on the property. One problem we ran into is that some of the outlets in the cottage were not working. But other than that, the property's many amenities, with lots of fun waterplay outside and much needed AC indoors, made this hot summer weekend enjoyable. Pair that with good company, and it's all about creating great memories.

Here are the key points: 1. Once we came up for a site visit, we waited for over 2 weeks for her to send over the draft contract. We checked in frequently with text messages/emails to keep things moving, and we would either not get a response or she would promise the contract by a certain date and fail to deliver or even follow-up. 2. Once we received it, we attempted to make contract modifications as the language in her stock indemnification language is extremely punitive for clients. She initially refused to even engage with a discussion... finally I was able to get her on the phone. 3. During the discussion, she became irate, going so far as to tell me to "go find another venue" when I was trying to explain my position. During the call, her language was abusive, mocking and unprofessional. It was so far over the line, her husband -- who was participating -- told her that if he were me, he wouldn't want to do business with or pay her money at this point. I walked away from the call realizing that she was gaslighting me and felt generally terrible (not exactly what you want going into your wedding). She seemed unable to grasp that she was our vendor and needed to treat us with respect. 4. Regardless of red flags, we agreed to go forward with her standard language because we really wanted to have the event there. However, she refused to countersign the contract, stating that typically she signs the contract day-of the event. Given how things had progressed to that point, we weren't comfortable handing over a 5k deposit for an unsigned agreement with her. My partner tried multiple times to get her to sign, but she ignored his communications (he went so far as to send her a video explaining how to electronically sign it as she said she didn't know how to do it using her own contracting tool!). Pulga was a cool spot to visit, if only it were in better management it would be a great place to host a party of event.

Location: it's about a 3 hour drive from Oakland and the view along the drive is absolutely gorgeous! The largest city next to Pulga is Oroville so stock up if you need supplies - bug repellent, sunblock, etc. There are many cabins with 1 - maybe 5 beds. Basically you have a choice. Some cabins have 1 bed and others have bunk beds or full mattresses. Some cabins have electricity and bathrooms, others do not. No worries, there are bathrooms near the cabins without. Activities: you can hike to a waterfall, sit and/or swim by the river, lay around in the hammock, and just relax. Food: Betsy is an amazing cook and studied under significant executive chefs. Bring an empty stomach because you WILL eat very well. Every meal I ate was a delight! Customer Service: Betsy and her team are really nice. They brought drinks and snacks every couple of hours and just to check in on you. Very nice staff! The highlight of my trip was taking a shower outside. There are a couple of outdoor showers and tubs. Some are private (i.e. people can't see you) and public bathing areas. Highly recommend renting the Town of Pulga if you want to disconnect and relax!

We were bbqing with our 5 year old boy who approached invisible fence and the Rottweiler charged at him. Our Labrador ran between our child and Rottweiler trying to protect our child and was severely injured by the Rottweiler and had to go to the vet. Owner of house was texting us constantly about reports from neighbors that we used other docks ( we didn't), and let our dog run loose ( we didn't, but there were 4 other white labs in the street, and we were constantly being observed. Excessive demands on cleaning the house by removing sheets from beds and doing laundry. We even put the outside trash cans in the wrong location ( but where we found them), and owner notified us by text and photo. We were so nervous about getting the $2000 deposit back that my daughter in law scrubbed the floors on her hands and knees. What really surprised us was when owner withheld $1,500 from the security deposit for the damaged blind that was broken upon our arrival and we notified her within 18 minutes of arriving. We didn't break it and she expected us to pay the cost and eventually we settled with us paying $140 for the price of a repair man to travel to fix it. We should not have been expected to pay that but we were tired of dealing with owner. We learned to never rent directly from owner because they can put unreasonable demands on renters.It was difficult to enjoy what is a beautiful house and setting. We will never go back.
