Entryway on West Rittenhouse Square

The Dorchester is absolutely one of Philadelphia's "Great Buildings". It is situated on the Southwest corner of Rittenhouse Square, directly on the park, with ~550 condominium units on ~30 floors. Most units have at least one balcony, and about half of all units have either a view of Rittenhouse Square (simply beautiful) or an unobstructed view (above floor 8 or 10) of the city toward the south (great light, neighborhoods, and stadiums) or west (amazing sunsets and University City). The building provides all the expected luxury amenities and services including professional doormen (at curb and lobby), valet parking in underground garage, rooftop pool, fitness room, etc. Building common areas and systems are very well-maintained by CAMCO (property managers), and their communication (work notices, policies, etc) are superb. Elevators are generally quick and smooth. Security cameras are present but not intrusive. The resident mix is evenly spread; you will see about as many graduate students and young professionals as you will older singles and married couples. There are also a reasonable number of small/young families. And I could write another 3 paragraphs about the quality of the immediate neighborhood! But that's a separate topic...

Negatives: Poor management and board oversight, high condo fees (800+), significant assessment fees…read more(20k+), no digital/online billing or communication portal, lack of transparency and timely documentation of charges, residents are forced into cable and internet packages regardless of preferences, construction projects overrun timelines by months and years, and worst of all unequal treatment/favoritism based on management preferences. In my experience, building management will retaliate against you if you question their approach and actions. They will use their legal team to intimidate you instead of simply working out a solution. They prey on the fact that they know it will cost you more to hire an attorney to fight back, rather than to pay inaccurate and undocumented charges. I also believe they do not want a digital system because they don't want residents to be able to share their mutual challenges. As much as I love the location of this building, I can not personally recommend purchasing or renting a unit in this building given my horrific experience. My experience was beyond stressful, and I actually sold my unit recently because the harassment wouldn't stop. Personal history: I bought a unit for myself at Independence Place in 2016 and completed a 65K+ renovation to create a beautiful unit. I had invested in a few condos as a young woman to build equity and invest in the city that I love and grew up in. I've owned three condos in center city over 12 years, and with my corporate work assignments outside of Philadelphia, I also rented in many other condos. Independence Place is the ONLY condo association that I've had challenges with, and the ONLY one that does not have a digital system and billing transparency. Positives: location and the kind doormen and front desk staff - frankly management/board could take a lesson from staff. Additional information: I have a written response that provides all of the details of my challenges (quite lengthy) over my time living at IP. You may reach out if you would like to learn more about my personal experience when doing your due diligence in buying or renting in this building. I wish I would've known what I was getting into when I purchased here. Note to Independence Place: Please do not continue your bullying behavior by responding within an inaccurate response. The other residents were friendly, quiet and for the most part kept to themselves. We were definitely the loudest family there as we had young babies but no one complained. Loved Three Bears Park. Many young families and many children's activities offered in the area. Great restaurants and shops. Safe and very livable. One down fall is that you have to pay for parking in the garage. No one is allowed to own a spot. If it weren't for our growing family, we'd still be there. Very convenient.

Most of the units are small studio sized ones, meaning below 400 sq/ft and in most cases well below. This is included the closet and bathroom. All have "utility kitchens", meaning room for a sink, electric stove stop and a mini fridge. That's it. No counter space at all and depending on the unit, say goodbye to the only closet, because that tiny kitchen is sometimes build covering that door. Additionally, i have not seen any reviews mentioning this, but good lord, the fucking pests!!! I've been here a little over a year and really really wished I didn't renew. The first bug showed up within two weeks of moving in. Since then, it's been every few days having to deal with full sized water bug/crawlers or cockroaches now. Apparently the subbasement is just beyond infested, I wouldn't be surprised, since you can be in the lobby or laundry room and you can just see them crawling across the floor. The noises are also rather annoying, please check where your unit is. There is a building, or maybe it's our building, that has an extremely loud droning sound from there HCAV unit. It turns off (typically) at 10:30pm and you realize it's almost dead silent now. it will start back up around 4:30am. I also have the misfortune to have the first window above the dumpsters on Watts St. Meaning that dumpster pickup involves about 30-40 minutes of loud, violent smashing and banging. They also typically show up at 4:00-4:30am, so lucky you youve got a free alarm clock. However, they have shown up as late as 11am and as early as 2:45am dumpster smashing. Units are tiny, all need work and repair, poorly lite unless you have a good facing unit, all incredibly small, dirty (dust accumulates instantl) and you have to deal with pests almost on the daily. I'm actively looking elsewhere, I'm honestly at the point where I don't feel safe or comfortable in my unit.

Not that…read moreI've been to some of the places you have also posted negative reviews of, but negativity seems to be your M.O. I have lived here with Tony Bruno (yes, that Tony Bruno) going on 5 years now and we couldn't be happier. Let me go down your list and let's compare. 1. The management is probably the BEST part of living here. Super nice and friendly and they go out of their way to accommodate any request, even helping us out last minute cat-sitting when we needed it. 2. I have never, in the 5 yrs gone down to the pool and/or hot-tub and found it not working. The maintenance and cleaning guys are here on a daily basis cleaning, vacuuming, scrubbing floor to floor on a rotating basis. Somebody spilled something in our hallway once and maintenance was shampooing the carpet the very next day. I will concede that some of the gym equipment could be updated, but I've always found everything clean and in good working order, so have never had any complaints. 3 Yes, the Fire Alarm is loud (isn't that kind of the point?) and in the 5 years we've lived here, I think it's gone off about 5 times. Usually during the day for maintenance. I do remember once at night. Yes, it was annoying, and they probably could change the repeating message to play less often, but I'd rather have that happen than an alarm not going off when it should, but whatever. 4. We have a Basketball player who lives right across the hall from us. Always super nice & respectful. Pro Athletes do live here, along with Professionals, etc. Like most Large Metropolis Apartment Buildings you'll see residents from all walks of life that can afford to live in a secure building such as Dockside. 5. The security in the building is top notch. They know everyone by name and go out of their way to help with carrying something, opening doors, getting mail, whatever. I have never heard them be rude and they don't expect or take tips other than when we give them XMas tips. 6. The only time I ever hear anyone is when I'm walking down the hallway and you're right outside someone's door. Then you can hear the TV or people talking. Once inside our apartment we never hear anyone. 7. The Location is probably the best of all. Easy access to all Highways. And yes, the Delaware isn't someplace I'd go swimming and debris does float down it sometimes. Have you EVER lived near a river before? It's kind of what it does. As for the canon from the USS New Jersey, the most decorated warship in American History, which has been turned into a museum and is moored across the river. The canon goes off maybe once a week, more on special occasions. Scared the crap out of me the 1st time I heard it. Now it just makes me smile. Dont' know if it makes alarms go off or not. I don't hear them if it does. 8. Never ever ever, has maintenance come into our apartment without permission or warning. 9. I LOVE that this is pet friendly building!!!!!

Recently visited a friend of mine who bought a condo at Dockside and I only have nice things to…read moresay. The location is a tad isolated but really only steps away from the action of Philadelphia. We never drove when we went out for dinner - just walked across the bridge and we were right there. Being right on the water is also great -- the views were fantastic! The building seems like it is well kept up and the amenities (pool, fitness, clubhouse etc. ) are wonderful. All the people I met were friendly and really seemed to like living there as well. Seems like a great place to live if you want convenience and privacy at the same time.

I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------
